How to Protect Mass Timber During Construction from Rain and Moisture Damage

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Protect mass timber by planning weather exposure before delivery, keeping water draining away during erection, enclosing the structure quickly, and measuring moisture before any low-permeance layer conceals the wood. If CLT or glulam becomes wet, remove standing water, dry it gradually under controlled conditions, and verify multiple calibrated readings at vulnerable and deeper-wetted locations. WoodWorks guidance uses 16% moisture content or less before low-permeance encapsulation; that is a project-control target, not a universal code limit.

Why rain control is different for mass timber

Mass timber panels and members can absorb substantial water during an exposed construction period. They are also thicker than many light-frame components, so water can remain in end grain, joints, splines, laps, seams, and other interfaces after the visible surface appears dry. Drying becomes slower when a membrane, topping, acoustic mat, roof assembly, fire-protection finish, or other low-permeance layer blocks the path for vapor and air movement.

Cross-laminated timber (CLT) must not be treated as permanent exterior protection. The USDA Forest Products Laboratory’s CLT Handbook, Chapter 10, states: “CLT panels are not a cladding material and are not designed to be exposed to the exterior environment.” The permanent enclosure, temporary weather protection, and drainage details therefore need to be designed as a coordinated system.

Construction moisture is not automatically a failure. A properly enclosed building can recover from some wetting, but recovery depends on climate, duration of exposure, water pathways, enclosure timing, and whether waterproofing traps moisture. A Portland, Oregon, building dried consistently after completion, while monitoring at University of Arkansas Adohi Hall found roof CLT moisture trapped by waterproofing and drying more slowly.

Moisture ranges to use as planning references

WoodWorks reports the following ranges for mass timber. They describe observed or recommended conditions in the cited guidance, not universal acceptance limits for every species, product, or jurisdiction.

Condition Moisture content How to use the figure
Typical fabrication moisture content 12% to 14% WoodWorks value for material leaving fabrication; confirm product-specific requirements with the manufacturer.
Normal jobsite exposure 15% to 20% WoodWorks range that may occur during ordinary exposure; locally wetted areas can exceed 30%.
Typical equilibrium in an occupied enclosure 7% to 12% WoodWorks range at approximately 30% to 60% relative humidity; actual equilibrium varies with conditions and species.
Before low-permeance covering or encapsulation 16% or less WoodWorks recommendation using multiple calibrated readings, species adjustment, and checks focused on deeper-wetted locations.

Do not use one convenient surface reading to declare an entire panel dry. Meter output depends on calibration, species, probe depth, and location. A joint or concealed interface can remain wetter than adjacent flat stock.

Make the moisture-control plan before delivery

Assess climate and the exposure window

Use the project location and construction calendar to estimate the precipitation likely between delivery, floor installation, wall erection, roof installation, and dry-in. A short exposure window in a dry season may need a different package from a multistory erection through a wet winter. Identify wind-driven rain as well as direct rainfall, because wind can force water under laps and seams that appear covered from above.

Record the expected time between successive floor installations and the earliest date each level can be made watertight. The plan should identify who can act after a storm, what equipment is available, and where water will be directed if temporary covers are installed.

Choose protection as a system, not a single product

Temporary membranes, tenting, barriers, tarps, curtains, and temporary roofs can all be useful. Selection should follow the exposure assessment and the sequence of work. A cover that blocks rain but has no drainage path can create a pond; a sealed wrap that cannot be inspected can hide wet joints; a temporary roof can protect a large area but may affect crane operations and schedule.

Decision factor Questions for the project team
Climate and rain exposure What rainfall, wind, temperature, and humidity are likely during erection?
Time exposed How long will each floor, wall, roof, or member remain open to weather?
Coverage and sequencing Can protection be installed before a storm, and can it move with the erection front?
Drainage and removal Where does water go, and who removes pooled water?
Inspection access Can crews see and probe splines, end grain, seams, laps, and covered interfaces?
Drying potential Will the permanent assembly allow vapor and air movement after enclosure?
Trade coordination Will toppings, acoustic mats, roofing, fire protection, or finishes conceal wet timber?
Cost and schedule What labor, equipment, access, and delay risks accompany each protection option?

Assign responsibilities and hold points

  • The owner and design team should define moisture-performance objectives, enclosure assumptions, and inspection records.
  • The general contractor should coordinate temporary protection, drainage, weather response, drying equipment, and the sequence for making each zone watertight.
  • The erection team should protect exposed end grain and joints, keep covers and seams functional, and report water entry promptly.
  • Concrete, roofing, glazing, fire-protection, and finish trades should identify when their work will hide timber and what moisture verification is required first.

Transport and jobsite storage

Protect bundles without trapping water

Keep members and panels protected during transport and unloading, but do not assume factory shipping wrap is suitable long-term weather protection. WoodWorks warns that retained wrap can trap moisture during storage. If wrap remains, loosen its edges and open the bottom so air can circulate; do not leave a sealed bundle in the belief that the wrap alone provides safe storage.

Inspect bundles when they arrive. Note torn wrap, wet surfaces, standing water, damaged edges, and any condition that could delay installation. Keep the storage arrangement consistent with the manufacturer’s handling instructions and the project’s lifting plan. The objective is to prevent additional wetting while preserving a path for moisture to leave.

Plan the move from storage to erection

Schedule deliveries close enough to installation that timber does not sit exposed unnecessarily, while leaving enough time for a safe inspection. Coordinate crane picks, access, and temporary covers so a weather delay does not leave panels open overnight. If a bundle must remain on site through a storm, revisit the cover and drainage plan rather than relying on the original delivery packaging.

Control water during erection and rain events

Keep water moving

Temporary drainage is part of the moisture plan. Direct water toward drains or off slab and roof edges, and remove pooled water promptly. WoodWorks illustrates temporary drains and squeegee removal because a flat deck can hold water even when the surrounding cover appears intact. Inspect low points after every significant rainfall and after covers are moved.

Protect the locations that absorb or hide water

  • End grain: Panel and member ends can take up water quickly; keep them covered or provide a deliberate drying path.
  • Panel joints and splines: Water can enter narrow interfaces and remain after the broad panel surface is dry.
  • Laps and seams: Check that temporary membranes overlap correctly, remain secured in wind, and shed water rather than funneling it into a joint.
  • Penetrations and edges: Coordinate temporary covers around openings so water is not directed into concealed interfaces.

Respond immediately after a storm

  1. Make the area safe and identify active leaks, damaged covers, and pooled water.
  2. Remove standing water with squeegees, pumps, or other approved methods that will not damage the timber.
  3. Record where water entered and which joints, ends, splines, seams, and laps were exposed.
  4. Open or adjust temporary protection to improve drainage and airflow while maintaining rain protection.
  5. Schedule visual inspection and moisture measurements at the affected and adjacent locations.

Enclose the building in a sequence that preserves drying

Sequence floors, walls, windows, and roof work so sensitive areas become watertight as soon as practical. A panel should not be considered protected merely because a roof membrane or temporary tarp is present; verify that water can drain and that the assembly still has a route to dry.

Coordinate enclosure with toppings, acoustic mats, roofing, and interior fire-protection finishes. These layers may conceal wet areas or reduce vapor permeability. Before installing a low-permeance material, establish a documented moisture condition for the timber below it. If a design requires an impermeable or nearly impermeable layer, the enclosure consultant or engineer should confirm how any residual moisture will be managed.

Control-layer continuity matters at transitions. A discontinuous membrane can admit water, while a continuous but poorly drained layer can trap it. Detail laps, penetrations, edges, and temporary-to-permanent transitions so the system sheds water and remains inspectable until the work is complete.

RDINSCOS Replaceable Pins Moisture Meter
  • FIND HIDDEN WALL MOISTURE EARLY — Check suspicious drywall and building surfaces after a leak, water stain, or other moisture concern. Detect abnormal moisture before a small issue develops into more extensive damage and costly repairs
  • CHECK BEFORE YOU REPAIR — Don't rely on a wall looking or feeling dry. Use the moisture meter to check questionable areas before painting, repairing, or covering the surface, helping you make decisions based on actual moisture readings.
  • CHECK FIREWOOD BEFORE YOU BURN — Test firewood before placing it in your fireplace or wood stove. Knowing the moisture level of your firewood helps you choose wood that is ready for burning and avoid relying on appearance alone.
  • PIN-TYPE TESTING FOR DIRECT MEASUREMENTS — The contact pins penetrate the material to measure moisture inside wood and building materials. This makes it useful for checking areas where surface conditions may not tell the whole story.
  • ONE TOOL FOR TWO IMPORTANT HOME CHECKS — Keep it ready for two practical jobs: checking walls for hidden moisture and checking firewood before burning. A simple way to make informed decisions before a moisture problem becomes expensive or wood goes into the fireplace.

Inspect and measure before timber is concealed

Use a repeatable inspection routine

Perform visual inspections throughout construction, with extra checks shortly after rainfall and immediately before concealment. Look for darkened areas, water marks, pooled water, open joints, damaged protection, and locations where a finish or membrane will soon block access. Visual dryness is not proof that deeper wood or a joint is dry.

Use a pin-probe meter correctly

A pin-type wood moisture meter is a practical field tool. Select a meter that can be adjusted for the species or product, keep it calibrated according to the manufacturer’s instructions, and use extension probes when deeper readings are needed. Record the species setting, probe depth, location, date, weather, and reading. A few convenient surface measurements cannot establish that a wet spline or hidden interface is dry.

Pre-concealment verification

  1. Map the areas that received rain or could have trapped water, including end grain, splines, joints, seams, laps, low points, and penetrations.
  2. Take multiple readings at representative dry-looking areas and at the locations with the greatest wetting risk.
  3. Use deeper probes where the assembly or joint geometry permits; avoid treating a surface-only reading as evidence for the full section.
  4. Adjust readings for species and confirm that the meter is calibrated.
  5. Compare results with the project specification and manufacturer requirements. Where WoodWorks guidance is being used, target 16% moisture content or less before low-permeance covering.
  6. Document who took the readings and obtain the responsible design professional’s release before concealment.

What to do when CLT or glulam gets wet

First remove liquid water

Stop the source, repair or reposition the cover, and drain or squeegee standing water. Do not begin by sealing the surface with a permanent layer. Water removal shortens the drying path and reduces the chance that a later finish will trap moisture.

Dry gradually under controlled conditions

Once rain is excluded, promote drying by enclosing the area and increasing temperature slowly. Fans, heaters, and dehumidifiers can be used in short intervals while temperature and humidity are monitored. The aim is controlled moisture movement, not the fastest possible surface change. Rapid drying can contribute to checking, shrinkage, or warping.

RDINSCOS Digital Moisture Meter Pin-Type Wood Moisture Detector
  • Quick moisture detection: This moisture tester can detect hidden moisture in wood. The probe reaches a measurement depth of 10mm, leaving only two tiny pinholes on the surface.
  • For accurate readings, fully insert the pins into materials. The full-length electrodes detect true moisture content even if the surface is wet while the interior stays dry.
  • Large screen, easy to read: MT19C is equipped with a color LCD display screen, which will automatically sound and light an alarm when the humidity measurement range is exceeded. The HOLD key function enables easy capture of readings even in difficult to measure areas.
  • Built in flashlight, suitable for dark areas: The wood hygrometer has a built-in flashlight that allows you to accurately measure humidity even in basements, behind walls, or other dark enclosed spaces.
  • Replaceable probe: The electrode length of the moisture meter is 12 millimeters, equipped with a pair of spare needles to ensure long-term stable use and reduce usage costs.

Keep the drying setup compatible with the permanent assembly. A heater that warms one face while another face remains cold and wet can create uneven conditions. Do not direct combustion products or uncontrolled heat at the timber. Follow equipment safety requirements and maintain access for repeated inspection.

Verify before covering

Continue monitoring until readings meet the applicable project requirement. WoodWorks advises multiple calibrated readings adjusted for species and 16% or less before low-permeance encapsulation. Concentrate measurements on deeper-wetted locations rather than averaging away a high reading at a joint. If readings remain elevated, keep the area open, improve drainage or dehumidification, and obtain building-science guidance before proceeding.

What monitored buildings show about recovery

Portland, Oregon: recovery after enclosure

Kordziel, Pei, Glass, Zelinka, and Tabares-Velasco monitored an eight-story mass-timber building in Portland for one year through transportation, construction, and operation, including record rainfall conditions. They reported consistent drying after completion and observed that CLT dried more slowly than glulam and light-frame wood products.

A 2021 follow-up by Pei, Stogdill, Glass, Zelinka, Kordziel, and Tabares-Velasco reported stable moisture contents of 10% to 15% at all monitored locations over three years. The authors concluded that recovery was possible with proper enclosure and prevention of further moisture intrusion. This is evidence from one monitored building, not a guarantee for every project or climate.

Arkansas: waterproofing can delay drying

Poblete, Messadi, Murray, and Zelinka monitored 45 sensor locations at University of Arkansas Adohi Hall in 2022. They found construction moisture trapped in roof CLT by waterproofing, which slowed drying; interior floors did not experience moisture intrusion. The result demonstrates why a roof or membrane cannot be judged only by whether it stops new rain. Its vapor permeability, drainage, sequencing, and access for verification also matter.

Common failures and corrective actions

Failure Why it creates risk Corrective action
Sealed shipping wrap left in place Moisture can be trapped around the bundle. Loosen edges and open the bottom for airflow, then inspect and follow storage requirements.
Temporary cover with no drainage Rain ponds on a deck or runs into a joint. Add temporary drains, slope or redirect water, and remove pooled water promptly.
Only flat surfaces are checked End grain, splines, and interfaces may remain wetter. Map risk locations and use multiple, deeper readings where practical.
Surface feels dry, so covering begins Concealed moisture may be blocked from drying. Complete documented moisture verification before low-permeance layers.
Waterproofing installed without drying analysis The layer may stop evaporation and trap roof moisture. Confirm drainage and vapor-drying potential with the enclosure team.
High heat used for a quick result Uneven or rapid drying can contribute to checking, shrinkage, or warping. Raise temperature gradually and use monitored fans, heaters, or dehumidifiers.
Trades conceal timber without a hold point Later inspection and remediation become difficult. Set a pre-concealment release requiring readings and documented sign-off.

Field checklists

Before delivery

  • Confirm climate, precipitation outlook, exposure duration, and dry-in milestones.
  • Approve the temporary protection and drainage concept, including seams, laps, edges, and penetrations.
  • Identify where toppings, acoustic mats, roofing, fire protection, and finishes will conceal timber.
  • Set the moisture-reading method, species adjustments, records, and release authority.
  • Arrange meters, extension probes, squeegees, temporary drains, covers, fans, heaters, and dehumidifiers as appropriate.

During storage and erection

  • Inspect delivery condition and keep storage protection from trapping moisture.
  • Maintain covers while preserving drainage and airflow.
  • Protect end grain, panel joints, splines, seams, and laps.
  • Remove pooled water promptly and document storm exposure.
  • Advance enclosure so each zone becomes watertight as soon as practical.

Before concealment

  • Inspect all rain-exposed and low-point areas.
  • Take multiple calibrated pin-probe readings, including deeper locations where needed.
  • Resolve readings above the project requirement; do not average them away.
  • Confirm that the permanent assembly preserves drainage and drying potential.
  • Record the release before installing low-permeance coverings or finishes.

Bottom line for project teams

The reliable strategy is preventive and measurable: plan the weather window, protect transport and storage, drain every exposed level, inspect vulnerable interfaces after rain, enclose promptly, and dry wet timber gradually. Mass timber can recover from construction wetting, but only when the project prevents continued intrusion and leaves a path for moisture to escape. Treat 16% or less as the WoodWorks pre-encapsulation guidance target, verify it with multiple species-adjusted readings, and defer concealment when the evidence shows that a joint, roof panel, or other hidden location is still wet.
