Keep a compatible HVAC filter installed and maintained, damp-dust surfaces, and vacuum settled dust carefully. Ventilate with outdoor air only when outdoor conditions are clean enough to help rather than worsen the problem.
These measures reduce particle entry and resuspension; they do not make a home airtight or remove every pollutant. Source control at the construction site remains essential, so persistent visible dust should be reported to the contractor, landlord, building manager or relevant local authority.

Why nearby construction affects indoor air
Outdoor particles can enter through open windows and doors, mechanical outdoor-air intakes, and small gaps in the building envelope. Fine dust can then settle on floors, furniture and other surfaces, where normal activity can stir it back into the air.
Closing a window removes one entry route, but it cannot seal every gap or stop particles entering through a shared ventilation system. A home also generates its own pollutants. Cooking, cleaning products, paints, adhesives and air fresheners can add particles or irritants, so reducing unnecessary indoor sources matters while outdoor dust is elevated.

The U.S. Environmental Protection Agency (EPA) says people spend about 90% of their time indoors, mostly at home (2018 consumer guidance). That figure is general context, not an estimate of exposure from any particular construction project. The actual pollutant mix and concentration at a site depend on the work, weather, distance and building design.
First response when dust is moving toward your home
- Check outdoor conditions before opening windows. Look and smell for visible dust, and consider information from your local air-quality agency. If construction dust is reaching the building, keep windows and exterior doors closed where practical.
- Use recirculation. If your air conditioner or heat pump has a fresh-air setting, select recirculation while outdoor dust is elevated, provided this is safe for the equipment and indoor temperature. New York City Health guidance specifically advises closing the fresh-air option when present. Do not disable a required ventilation or safety system without checking the building instructions or asking management.
- Protect the room used most. Run a portable air cleaner in the bedroom, home office or other room where occupants spend the most time. Leave clearance around its intake and outlet, and use a higher fan setting when noise and comfort permit.
- Keep doors closed during dusty activity. Limit repeated opening of exterior doors while cutting, demolition or earthmoving is occurring. If dust enters through a shared hallway or lobby, notify building management rather than trying to create a seal around a separate work site.
- Remove settled dust without redistributing it. Damp-dust hard surfaces and use a vacuum with a high-efficiency filter where available. People with asthma or allergies should leave the area during vacuuming because the process can temporarily stir dust into the air.
Make a simple room-by-room plan
Choose one room as a cleaner-air refuge, usually a bedroom or room where a vulnerable person spends substantial time. Keep its door and windows closed during the dustiest tasks, place the portable cleaner where its airflow is unobstructed, and avoid storing dusty clothing or equipment there. Other rooms can be cleaned in stages so that activity does not spread settled material into the refuge.
Ventilation: when outdoor air helps and when it hurts
Ventilation dilutes pollutants generated indoors, but it only improves air quality when the replacement outdoor air is cleaner than the air inside. Opening a window during a dusty construction operation can bring particles directly into the home.
Use outdoor air when it is clean
When construction is paused, wind has shifted, or local air-quality information indicates cleaner conditions, brief window ventilation can reduce indoor-generated pollutants. Close windows again if visible dust, odor or irritation returns. There is no fixed number of minutes that is safe for every site; reassess conditions each time.
Handle mechanical outdoor-air intakes carefully
Homes and apartments differ. Some systems draw outdoor air continuously; others have a selectable fresh-air damper or a whole-building ventilation schedule. Check the equipment manual or ask building management how to reduce particle entry safely during a short dusty period. There is no universal instruction to switch off all ventilation: doing so can create heat, moisture or indoor-pollutant problems and may conflict with building or safety requirements.
If you rent, ask which controls serve only your unit and which are shared. Never cover a grille, seal a combustion-air opening or alter a life-safety system. A manager or qualified HVAC professional can identify whether a control is a fresh-air damper, an exhaust fan or something that must remain operating.
Keep temperature and vulnerable occupants in mind
Closed windows can make a dwelling overheat or become uncomfortable. Balance particle reduction with safe indoor temperature, especially for infants, older adults and people with heart or lung disease. If you cannot maintain safe conditions while windows are closed, contact the property manager or a qualified professional for a building-specific solution.

Choose a portable air cleaner by CADR
For construction dust, compare a cleaner’s particle clean air delivery rate (CADR) with the area of the room. CADR describes the amount of particle-filtered air delivered under the rating conditions; it is more useful for sizing than the word “HEPA” alone. A HEPA filter is common in high-CADR devices, but the whole device’s CADR, fan setting and operating time determine how much air is treated.
EPA’s rough sizing table assumes an 8-foot ceiling:
| Room area | Minimum particle CADR |
|---|---|
| 100 square feet | 65 cfm |
| 200 square feet | 130 cfm |
| 300 square feet | 195 cfm |
| 400 square feet | 260 cfm |
| 500 square feet | 325 cfm |
| 600 square feet | 390 cfm |
These are EPA estimates, not a guarantee of a particular indoor concentration. For ceilings higher than 8 feet, choose a higher CADR or use more than one cleaner. For example, a 400-square-foot room with a 10-foot ceiling contains about one-quarter more air than the table’s 8-foot example, so additional capacity is sensible. An open-plan space may need to be treated as several connected areas rather than relying on a rating based on one small room.
Check that the published CADR is for particles, not merely a marketing claim about airflow. If a product lists several fan settings, the highest CADR generally applies only at the highest setting. A quiet low setting may be useful overnight, but it filters less air. More operating hours and higher tolerable fan speed generally increase the amount of air treated.

Set up and operate the cleaner effectively
- Place it in the occupied room, away from curtains, furniture and walls that block airflow.
- Run it for longer periods and at higher speeds when occupants can tolerate the noise; more filtered airflow generally removes more particles.
- Keep doors and windows closed during the dustiest work if the room is being used as a clean-air refuge.
- Do not place objects on the unit or cover an intake, even temporarily.
- Follow the manufacturer’s filter-change instructions. A dirty or overloaded filter will not perform well.
- Confirm that replacement filters are available before buying; a device that cannot be maintained will lose effectiveness.
Particles are not the same as gases or odors
Particle CADR does not measure removal of gases, vapors or volatile organic compounds (VOCs). Activated-carbon or other absorbent media can help with some gases and odors, but performance depends on having enough sorbent material. There is no broadly used gas-removal rating system equivalent to particle CADR.
Do not assume that a HEPA filter removes solvent vapors, fuel odors or every chemical released by construction. If strong chemical odors or irritation persist, leave the area if possible and contact the contractor or building manager. A health professional can advise occupants who develop symptoms.
Use the central HVAC system without damaging it
Install the highest-rated filter that your HVAC system can accommodate while preserving the airflow the equipment requires. The filter must fit snugly; gaps around an ill-fitting filter can allow air to bypass it. When compatibility or pressure-drop concerns are unclear, ask an HVAC professional. Verify the filter dimensions, thickness and orientation arrow rather than assuming a filter with the same nominal rating will fit.
A central filter works only while the system fan is operating. Running the fan continuously may increase filtered-air circulation, but it also affects energy use, comfort and equipment operation. Follow the system instructions rather than assuming that continuous fan mode is appropriate.
Replace the filter according to the equipment maker’s directions and inspect it sooner during unusually dusty conditions. EPA warns that dirty or overloaded filters do not work well. A single calendar interval cannot be applied to every home, filter type or construction environment. Keep a spare compatible filter available if the site expects prolonged dusty work.
Clean dust that has already entered
Damp-dust hard surfaces
Use a damp microfiber cloth or mop on floors, shelves, trim and other hard surfaces. Damp cleaning captures settled material instead of sweeping it into the breathing zone. Rinse or replace cloths as they become dirty. Work from higher surfaces downward, and finish with floors so dust is not deposited on an area you have already cleaned.
Vacuum with suitable filtration
A vacuum equipped with a HEPA filter can reduce dust buildup and help keep some collected material from escaping through the exhaust. It is a cleanup aid, not a substitute for preventing new dust from entering. Keep people with asthma or allergies out of the room while vacuuming, then allow airborne material to settle before they return. Empty or maintain the vacuum according to its instructions so the filter does not become overloaded.
Avoid creating new indoor particles
Postpone nonessential sanding, painting, adhesive use and dusty crafts while outdoor construction dust is high. Use cleaning products and air fresheners only as directed, and provide clean ventilation when conditions allow. These products can contribute particles or irritants even when no construction dust is present. Do not burn candles or use smoky appliances as a way to mask construction odors.

Residents cannot create a pressure barrier around an independent neighboring work site. Dust control has to be addressed where the work occurs. Use specific, non-accusatory questions:
- What dust-control measures are in place?
- Are cutting, grinding and demolition activities enclosed or otherwise contained?
- Are nearby building air intakes protected from the work?
- How is the site being cleaned between dusty tasks?
- Who should I contact if dust is visibly entering my unit?
- When will shared HVAC filters or other protective materials be inspected and replaced?
- Can the dustiest work be scheduled when fewer residents are present?
Keep a dated record of visible dust, odors, affected rooms, weather, work times and any communication. Photographs taken from your property can help document a recurring entry problem. Note whether windows were closed, which ventilation mode was selected and whether a filter appeared overloaded. If the issue continues, contact the contractor, landlord, building manager or the relevant local authority for site-specific action.
What construction-project guidance does—and does not—apply
Work inside your own home or building
EPA remodeling guidance recommends keeping occupants away from the work area, covering doors and openings with taped plastic barriers, and using local exhaust ventilation to the outdoors. Exhaust can remove pollutants and create a pressure difference that limits movement from the work area into the rest of the home.

EPA’s Indoor airPLUS technical bulletin also addresses a home being built or renovated. It notes that fine construction dust can enter ductwork and HVAC equipment, and that a basic fiberglass filter does not prevent fine dust from entering those components. For that project context, the bulletin recommends avoiding HVAC operation during airborne-dust work when possible, sealing duct openings until construction ends, keeping the site clean, and cleaning ducts and replacing filters after completion.
Those instructions primarily protect the HVAC system serving the construction project. They do not tell a neighboring resident to turn off needed heating or cooling, block required ventilation or create a sealed work zone around another property. Any change to a shared or essential system should be approved by building management or an HVAC professional.
How to compare air-cleaner options
When evaluating a portable cleaner or replacement filter, use the following decision points:
| Question | Why it matters |
|---|---|
| Is the particle CADR adequate for the room area and ceiling height? | Insufficient CADR means less treated air; taller rooms need more capacity than the 8-foot-ceiling estimates. |
| Does it address particles, gases, or both? | Particle CADR does not establish gas or odor removal; carbon performance depends on sorbent quantity. |
| Will the HVAC filter fit and work with the system? | A tight fit prevents bypass, while an incompatible high-resistance filter can affect airflow and equipment operation. |
| Are replacement filters available and affordable? | A cleaner or HVAC system is only useful when filters can be replaced as directed; include recurring filter expense in the comparison. |
| Can occupants tolerate the useful fan settings? | Noise may lead people to turn a cleaner down or off, reducing filtered airflow. |
| What ongoing maintenance is required? | Filter inspection, replacement and unobstructed airflow determine real-world operation. |
A room-sized portable HEPA cleaner is the most direct equipment choice for particles, while a compatible central filter is a useful secondary layer. A HEPA-filter vacuum can support cleanup but does not protect a room while new dust is entering. Compare the total operating burden, not just the purchase label: CADR, usable fan settings, replacement-filter availability and the frequency of maintenance all affect practical performance.

EPA states that no air cleaner or filter eliminates all indoor pollutants. Filtration supplements source reduction and ventilation with clean outdoor air; it cannot guarantee protection from every dust constituent, vapor or health hazard.

Contact a qualified health professional if anyone develops breathing difficulty, persistent cough, wheezing, chest tightness or other concerning symptoms, especially when the person has asthma or another respiratory condition. Health guidance should be individualized; construction dust alone does not establish a diagnosis or a specific level of personal risk. Seek urgent care for severe or rapidly worsening breathing problems.
If dust repeatedly enters despite closed windows, recirculation and reasonable filtration, escalate the issue rather than simply buying a larger cleaner. The contractor or property manager may need to change containment, work timing, housekeeping or protection of nearby air intakes. A purifier cannot correct a major source-control failure.
Frequently asked questions
How can I keep construction dust out of my house?
Close windows and exterior doors during dusty work, use HVAC recirculation when your system permits it, protect the room used most with a CADR-sized portable cleaner, and damp-clean settled dust. Ask the site or property manager to control dust at its source.
Should I open windows to get rid of construction smell?
Only when outdoor air is cleaner than the indoor air. Opening windows while dust or strong odors are reaching the home can worsen conditions. Wait for a cleaner period, then ventilate briefly and close the windows if irritation or visible dust returns.
Does a HEPA filter remove construction fumes?
HEPA filtration targets particles, not gases or vapors. Activated carbon or another sorbent may help with some odors, but effectiveness depends on the amount and type of material, and there is no standard gas-removal rating comparable to particle CADR.
Can I turn off my apartment’s ventilation?
Do not shut off a required or shared system on your own. Ask management or consult the equipment instructions about a controllable fresh-air setting. Reducing outdoor-air intake may be appropriate for a short dusty period in some systems, but homes and buildings differ.

What CADR do I need for a 300-square-foot room?
EPA’s rough estimate for an 8-foot ceiling is at least 195 cfm of particle CADR. Choose more capacity for a taller ceiling, unusually dusty conditions or an open layout, and remember that the estimate is not a guarantee of a particular concentration.
How often should I change my HVAC filter during construction?
Follow the equipment and filter maker’s directions and inspect the filter sooner when dust is unusually heavy. Dirty or overloaded filters do not work well, but there is no single calendar interval that fits every system.
Recommended Free Tools
Is a portable cleaner enough for the whole home?
It is most effective in the room where it is placed. Size by room area and ceiling height; for a large or open-plan home, use additional units or focus on a cleaner-air refuge rather than assuming one small unit treats every connected space.
What should I do if dust keeps entering after I close the windows?
Check mechanical intakes and shared areas with management, maintain filters and document when the entry occurs. Persistent visible dust requires source-control action from the contractor, landlord, building manager or local authority, not just more filtration.
A practical checklist
- Close windows and exterior doors during dusty work when indoor temperature remains safe.
- Use HVAC recirculation or close a controllable fresh-air intake only in accordance with equipment and building instructions.
- Run a portable cleaner with particle CADR matched to the room; allow extra capacity for taller ceilings.
- Keep the cleaner’s airflow clear and replace filters as directed.
- Use the highest compatible central-HVAC filter that fits snugly; ask a professional if uncertain.
- Damp-dust hard surfaces and vacuum with suitable filtration.
- Keep sensitive occupants away while vacuuming or during visible dust events.
- Ventilate with outdoor air when conditions are clean, not while construction dust is reaching the home.
- Ask the site or building manager about containment, cutting practices and nearby intake protection.
- Document persistent entry and seek site-specific or medical help when necessary.
