You can substantially reduce flood damage without extending or structurally remodelling your house by combining four actions: check the risk and warnings, block the specific openings water is likely to use, stop backflow through plumbing, and make rooms easier to recover if water gets inside. Removable door barriers, temporary air-brick covers, non-return valves and sensible changes to floors, storage, appliances and electrics all have a place.
These measures must be chosen for your building and the expected depth and duration of flooding. They delay or reduce damage; they are not a guarantee that a property will remain dry. The detailed Environment Agency guidance cited here applies to England. Scotland, Wales and Northern Ireland have different warning services and technical advice, so use the relevant national and local authority guidance as well.

Start with the flood risk, not a product catalogue
Floodwater can reach homes that are nowhere near a river or the coast. Surface-water runoff, groundwater, overwhelmed drainage and sewer surcharge can all create a flood route. Before buying a barrier or pump, establish which hazards apply to your address and how much warning you are likely to receive.
Check current and long-term risk
- Use the official flood-warning service for your area and check the long-term flood-risk information for the property. In England, GOV.UK provides both current alerts and long-term checks. Elsewhere in the UK, use the equivalent national authority.
- Ask your local authority about surface-water, groundwater and sewer-flooding records. A river-only check can miss the route that actually affects your street.
- Walk around the property in heavy rain if it is safe. Note low door thresholds, air bricks, garage entrances, basement steps, inspection covers and ground that slopes towards walls.
- Find out where water could enter and where it could travel indoors. Photograph and measure each opening, including its width, height above ground and nearby obstructions.
Create a warning-day decision plan
Decide in advance who monitors alerts, where barriers and covers are stored, and who can fit them if you are away. Keep the equipment, instructions, torch, gloves, cleaning materials and contact details together in an accessible place above the likely flood level. A measure that cannot be found, lifted or fitted before water arrives will not protect the opening.

Match each measure to the route water uses
Flood protection works best when every intervention has a clearly defined job. A door barrier cannot stop sewage rising through a toilet, and a drain valve cannot prevent water coming over a threshold.
| Entry route or problem | Limited-work measure | What the measure addresses | Important conditions |
|---|---|---|---|
| External doors and some windows | Removable flood board or door barrier; temporary barrier for a window where suitable | Reduces direct flow through the protected opening | Must fit the exact opening, seal correctly and be installed before water arrives; suitability depends on depth, pressure and duration |
| Air bricks | Watertight temporary cover or a self-closing replacement air brick | Reduces entry through ventilation openings | Do not permanently block ventilation; covers are fitted when flooding is expected and must not damage required airflow when removed |
| Drains and internal pipework | Flood-resistant non-return valve | Helps prevent sewage or dirty water flowing back through connected drains or pipes | Compatibility and installation should be checked by a plumber or other qualified installer |
| Toilet backflow | Inflatable bung placed in the toilet U-bend | Targets water rising through that toilet | It does not protect doors, walls, floors or other plumbing routes |
| Water that has already entered | Puddle pump or other suitable pump | Removes or diverts limited amounts of water | Electrical, discharge and structural hazards must be assessed; large volumes may take days or longer to remove |
Protect doors, windows and air bricks
Removable door barriers and flood boards
A removable barrier is the most direct limited-work response for a doorway. Measure the clear opening, the frame condition and the surface on which the seals will sit. Check that the barrier can be fitted without a step, downpipe, threshold strip or uneven masonry preventing a continuous seal. Confirm how the door will be accessed after the barrier is installed and whether the system is intended for a single door, double door, garage opening or another width.
Store the barrier close to the entrance but above the expected water level. Practise fitting it in dry conditions, following the manufacturer’s instructions, and inspect seals for compression, damage and dirt before each use. Deploy it only when the expected conditions are within its design limits. Water can still pass around a frame, through adjoining walls or beneath a floor if the surrounding construction is not suitable.

Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →The Environment Agency lists a flood-resistant front door, a removable door barrier and raising a threshold as possible measures. Raising a threshold is more intrusive than a removable board, so a temporary barrier is usually the better starting point when major work is not wanted. Temporary barriers can also be relevant to windows, but the frame, opening direction and escape requirements need checking before installation.
Air bricks: protect without removing ventilation
Air bricks ventilate floors and wall cavities. A watertight cover can be fitted when flooding is expected, while a self-closing air brick is a more permanent replacement option. Do not seal an air brick indefinitely with mortar, tape or an improvised board: blocking required ventilation can create damp and indoor-air problems and may affect combustion appliances.

Check every air brick, including those hidden behind bins, decking or stored materials. Covers need a clean, sound surface and should be removed after the event when ventilation is needed again. If an air brick is part of a basement or suspended-floor ventilation system, obtain building-specific advice before changing it.
Stop backflow through drains and toilets
Non-return valves for drains and pipes
A flood-resistant non-return valve closes when flow reverses, helping to stop sewage or dirty water returning through a drain or connected water pipe. It addresses backflow only; it will not stop surface water entering over a threshold, through an air brick or through cracks in walls and floors.
Drain layouts, pipe diameters, access points and maintenance requirements vary. Have a plumber or another qualified installer confirm that a valve is compatible with your system and that it can be inspected and cleaned. A poorly selected valve may fail to close, obstruct normal drainage or be inaccessible when maintenance is needed.
Inflatable toilet bungs
An inflatable bung placed in a toilet U-bend is a targeted temporary response when the toilet is a known route for rising water. Follow the product instructions for insertion and inflation, and remove it when the danger has passed so the toilet can be used normally. A bung is not a substitute for a properly designed drain valve and should never be presented as whole-house protection.
Use a deployment sequence before water arrives
Temporary equipment works only when it is ready, correctly fitted and used early enough. Adapt this sequence to local warnings and the instructions for your equipment.

- Monitor official warnings. Treat an alert as the time to begin checking equipment, not as a signal to wait until water is visible.
- Put people first. Confirm evacuation routes, transport, medication, pets and a contact outside the affected area. Follow emergency-service instructions if an evacuation is advised.
- Inspect each opening. Clear silt, leaves and objects from the threshold or cover seat. Check that seals and fixings are present and undamaged.
- Fit removable barriers and air-brick covers. Use the exact positions tested during your dry run. Do not improvise extensions or force a barrier beyond its opening or depth rating.
- Protect plumbing routes. Install the toilet bung if it is part of your plan and confirm that any fixed valve is operating as expected. Never enter contaminated water to reach a fitting.
- Move contents upward. Relocate documents, medicines, electronics, furniture and irreplaceable items to an upper floor or high shelving.
- Isolate services only when safe. If electricity, gas or water needs to be isolated, follow current emergency guidance and use a qualified professional where required.
- Leave if conditions deteriorate. A barrier is never a reason to delay evacuation or remain in a dangerous building.
Reduce damage if water still gets in
Resilience measures accept that some flooding may occur and concentrate on making the home safer to clean, dry and repair.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsChoose recoverable finishes
Where appropriate, replace fitted carpet in vulnerable rooms with tile installed using suitable waterproof adhesive and grout. Consider water-resistant skirting and other materials that can be cleaned and dried rather than absorb contaminated water. Material choices must still suit the room’s moisture, insulation and ventilation requirements.
Raise appliances and possessions
Place fridges, freezers, washing machines and other appliances on stable plinths where the appliance manufacturer and the floor structure allow it. Keep valuables, paperwork, computers and spare keys high or upstairs. Secure raised items so they cannot topple, and preserve access to shut-off points and escape routes.
Plan electrical improvements properly
Environment Agency guidance recommends raising sockets, fuse boxes, control systems and wiring to at least 1.5 metres. That figure comes from guidance published in 2009 and should be checked against current local electrical requirements. Raising electrical installations is planned work for a qualified electrician, not an emergency DIY action. Never touch electrical switches while standing in floodwater.
Pumps remove water; they do not make a building flood-resistant
A puddle pump can deal with small amounts of water that have entered a room. Larger floods require more capacity, a safe discharge route and realistic expectations: the Environment Agency says pumping can take many days or longer. Do not discharge water where it will flood another property, highway or occupied area, and check whether a permit is needed.

Starting a pump while outside water is higher than the water inside can increase pressure on walls and floors. The Environment Agency advises starting when outside water is lower than inside to reduce damage. Electrical pumping arrangements should be checked by an electrician. If a generator is needed, it must be operated outdoors because its fumes can kill; never run one in a house, garage or other enclosed space.
Seek structural-engineer advice when water inside or outside is at least 1 metre deep. At that depth, the question is no longer simply how to remove water but whether the building, foundations and retaining elements remain safe.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Know when keeping water out becomes dangerous
The Environment Agency states: ‘There is no way to completely stop flood water getting in, but you can make changes to protect your home or business.’ Its adaptation guidance was published on 1 October 2009. Temporary resistance should therefore be treated as one part of a wider plan, not as a promise of a dry building.
GOV.UK planning guidance on flood risk and coastal change, revised 25 August 2022, says short-duration flood-resistant construction may prevent or minimise entry up to approximately 0.6 metres, depending on the building. This is planning guidance, not a safe rating for every house. Above that depth, seek advice from a suitably qualified building surveyor, architect or structural engineer.
The same guidance warns that hydrostatic pressure can cause long-term structural damage, undermine foundations or force leakage through walls, floors or sub-floors unless the building was designed to withstand those stresses. West Northamptonshire Council separately cautions that floods over 900mm or prolonged flooding can create serious damage from unequal pressure. The two figures describe different guidance contexts; neither is a universal threshold. Building design, water depth, duration, ground conditions and the difference between inside and outside water levels all matter.

Choose equipment by evidence and compatibility
Before buying, assess each option against five questions:
- Which route does it protect? Door, window, air brick, drain, toilet or water already inside are different problems.
- Is it temporary or fixed? Temporary equipment needs storage, inspection and a person available to deploy it. Fixed equipment needs correct design and maintenance.
- Does it fit this building? Record opening dimensions, frame condition, thresholds, pipe sizes and access for servicing.
- What conditions can it handle? Check expected depth, pressure, flow, duration and whether the system is intended for contaminated water.
- Who must install or approve it? Drain valves, structural changes, electrical work and complex pumping arrangements may require qualified professionals.
Ask for verifiable dimensions, installation instructions, maintenance requirements and stated operating limits. Be cautious of any claim that a single barrier will protect an entire property or that a product is suitable for every flood scenario.
Costs, professional advice and realistic budgeting
West Northamptonshire Council reports typical domestic flood-damage claims of £20,000–£40,000. The page, updated in 2025, does not identify the underlying dataset or study year, so treat this as the council’s reported range rather than a national average, a prediction for your house or a guaranteed saving from any measure.

For independent help with protection choices and costs, GOV.UK directs householders to the National Flood Forum and to Blue Pages for product and service listings. A local authority also recommends independent advice from a building surveyor, architect or other appropriately qualified professional before purchasing property flood-resilience measures. Ask what route is being protected, what water depth and duration were assumed, how the installation is maintained, and what happens if the building is flooded beyond those assumptions.
Safety rules during and after a flood
- Follow current flood warnings, emergency instructions and evacuation advice. Protecting possessions never takes priority over leaving safely.
- Assume floodwater may contain sewage and other harmful contaminants. Keep children and animals away and use suitable protective equipment for unavoidable contact.
- Do not touch electrical switches while standing in water. Have a qualified electrician assess affected installations before re-energising them.
- Do not enter a basement, cellar or enclosed area with rising water unless emergency professionals have confirmed it is safe.
- Do not deploy a barrier, bung or pump if doing so requires wading into moving or contaminated water.
- After the water falls, photograph damage, keep records for insurers and obtain structural or electrical advice where the building or services may be compromised.
A practical low-disruption plan
For most households, the best sequence is to identify the likely route first, then buy only the measures that address it. A home with door and air-brick entry may need measured removable barriers and temporary covers; a home with sewer surcharge may need a professionally selected non-return valve and a toilet bung; a home that regularly takes shallow water may benefit most from raised appliances, recoverable finishes and an electrical review. Combining the right measures is more effective than buying one oversized product without checking the building around it.
