Start by writing down how the space will be used and how people will move between house and garden. Only then settle the footprint, openings and structure. In England, check permitted-development limits and building regulations separately; a rear extension is not automatically exempt from either process.
Start with the life you want the extension to support
Drawings are more useful once the brief is clear. List the activities the room must support, such as cooking and eating, sitting, working, play or a flexible family space. Note which activities need a direct garden connection and which can sit farther from the opening.

Define the main garden route
Decide where people will normally enter the garden from the extension. A dining table, kitchen island or sofa can easily obstruct a route that looked generous on plan. Mark the path from the existing house through the extension and out to the garden, then test it with the furniture you expect to use.

Use the room brief to set the shape
A room used mainly for dining may benefit from the table being close to the garden, while a living room may need a quieter wall for a television or storage. A work area may require glare control and a view that does not expose a screen to neighbours. These are prompts for your own brief, not a standard room recipe.
Ealing Council’s Residential Extensions Supplementary Planning Document, adopted in March 2021, expresses the principle directly: “Consider sunlight and daylight, the position of neighbours, garden access and what you will use your extension for.” The document is local design guidance, but its questions are useful at the start of any scheme.
Map the house, garden and neighbours before choosing a footprint
Make a measured record of the existing rear walls, boundaries, garden routes, useful planting and nearby neighbouring rooms or windows. Include the original house and any previous additions, not just the part of the building you can see from the garden.
Record what must remain
- Mark the garden areas that provide the main route, seating, play space or useful planting.
- Identify trees, beds, walls and changes of level that shape movement or privacy.
- Show where bins, bikes and other regular garden journeys pass.
- Note which parts of the existing house need daylight, ventilation or a practical connection after the extension is built.
Then draw the proposed volume over that plan. Ask whether the extension leaves a usable outdoor space, not merely a leftover strip. A larger room can reduce the quality of the garden if it removes the route, useful planting or the sense of an outdoor destination.
Study neighbouring rooms and windows
Look at the rooms and windows nearest the proposed walls. A new side wall, roof or large glazed opening can change daylight and privacy for both homes. Ealing’s guidance treats layout, height and scale, neighbours, natural light, landscaping and accessibility as related design matters; use that as a checklist while recognising that it is not a national rule.
Where a neighbour’s window faces the extension, test sightlines from standing and seated positions. Consider whether the room needs full-width glazing, a narrower opening, high-level light or a different internal arrangement. Planting and boundary treatment can contribute to privacy, but they should be designed alongside the building rather than added as an afterthought.
Design the indoor-outdoor relationship as a complete route
Coordinate opening, furniture and circulation
Place the proposed opening on the plan before selecting a door system. Show the door swing or sliding zone, furniture clearances and the path to the garden. A wide opening is only useful if people can approach it, operate it and pass through without conflicting with the room’s main activities.

There is no universally best choice between bifold, sliding, French or other door arrangements. The appropriate option depends on the intended use, garden access, daylight, privacy, accessibility, retained garden and the relationship to the existing house. The available guidance does not establish a product ranking or a particular threshold specification.
Plan for all intended users
Include inclusive access from the beginning. Consider how someone using a wheelchair, walking aid or pushchair will approach the opening, cross the threshold and continue onto the outdoor surface. Ask the designer and building-control professional to resolve level changes, drainage and surface transitions for the actual site; do not assume that a particular door product solves accessibility by itself.
Accessibility also includes reach and operation. Check that handles, latches and the route to them remain usable when furniture is in place. If the extension will be used by children, older relatives or visitors unfamiliar with the house, design the route to be obvious and free of avoidable obstacles.
Make the garden feel connected without making the room exposed
Connection is more than the size of the glazed opening. Align views with the part of the garden you want people to use, provide a comfortable place to pause at the threshold and retain a clear route beyond it. If the opening faces a neighbour or a public route, balance the desired view with privacy through orientation, screening and the internal position of seating.
Use daylight, sunlight and privacy together
Daylight changes with orientation, season, neighbouring buildings and the depth of the extension. Sunlight can make a garden-facing room pleasant at one time of day and uncomfortable at another. Map where direct sun falls at the times you expect to cook, eat, work or relax, then decide whether the room needs shade, filtered light or a more controlled opening.
Test more than one glazing position
Compare the full-width opening with alternatives such as a narrower opening, additional side light or roof-level daylight. The comparison should use the same criteria:
| Question | What to check |
|---|---|
| Use | Does the arrangement support the room’s main activities and furniture? |
| Garden route | Can people approach, operate and pass through the opening without crossing the busiest circulation? |
| Daylight and sunlight | Will the room receive useful light without creating unacceptable glare or overheating for its intended use? |
| Privacy | What can occupants and neighbours see from normal standing and seated positions? |
| Accessibility | Can all intended users negotiate the threshold and outdoor route? |
| Retained garden | Does the proposal preserve a usable garden, planting and a coherent outdoor destination? |
| Existing house | Does the extension leave the rest of the home practical, daylit and well connected? |
| Planning constraints | Does the size, position and appearance fit the applicable rules and local restrictions? |
Use sketches or a simple physical model to compare options. The goal is not to maximise glass, but to create a room whose light, privacy and garden relationship work at the times it is actually occupied.

Plan the garden and landscaping at the same time
A garden connection fails if the door opens onto a narrow leftover strip, an awkward level change or a route blocked by planting. Draw the outdoor surface, planting and boundary treatment with the extension. Retain the elements that make the garden useful and decide which parts need to move.

Keep a legible sequence
- Inside the extension, leave a clear approach to the opening.
- At the threshold, provide a transition that intended users can negotiate.
- Immediately outside, create a stable route rather than an isolated landing.
- Beyond the route, place seating, planting or other destinations so the garden invites people farther out.
Landscaping can also moderate privacy and frame views. It should not be used to disguise a proposal that is too large or poorly positioned; the building and garden need to work as one composition.
Check whether planning permission is needed in England
Permitted development can allow some household extensions in England without a planning application, but only when every relevant limitation and condition is met. A rear extension is therefore not automatically permitted development.
Ordinary single-storey rear-extension limits
The government’s household technical guidance describes ordinary single-storey rear projections of no more than 4 metres beyond the original rear wall for a detached house and no more than 3 metres for other houses. The guidance also gives a maximum height of 4 metres for this category. These are conditional limits, not approval of a particular design.
Larger rear extensions and neighbour consultation
In eligible cases outside sensitive land, a larger single-storey rear extension may be possible under a neighbour consultation scheme. The guidance gives outer depths of 8 metres for a detached house and 6 metres for other houses for this larger category. The scheme has additional requirements and is not available to every property or location.

When assessing any limit, consider previous enlargements as well as the new work. The combined existing and proposed enlargement can affect the calculation. Other conditions and restrictions also apply, so do not treat a single measurement as a property-specific decision.
Planning routes to compare
| Route | What it establishes | Important qualification |
|---|---|---|
| Permitted development | Some household work may proceed without a planning application when all limits and conditions are met. | Property history, original house, type of house, location and other restrictions must be checked. |
| Larger-extension neighbour consultation | An eligible larger rear extension may use the specified consultation process. | Depths of 8 metres for detached houses and 6 metres for other houses are guidance figures for the larger category, not a guarantee. |
| Planning application | The local planning authority considers the proposal under the applicable planning system. | Local policies, design effects and site circumstances determine the outcome. |
| Lawful development certificate | The local authority can determine whether a proposed or existing use or development is lawful under the relevant rules. | Apply for the certificate when you need formal certainty about lawfulness; it is not a substitute for building-regulations approval. |
For a property-specific answer, contact the relevant local planning authority. Check the original house, property type, previous work, local restrictions, planning conditions and whether the land is in a sensitive or designated area before fixing the design.

Do not export England’s figures to the rest of the UK
The measurements above describe England’s household guidance. Scotland, Wales and Northern Ireland have separate planning systems and rules. If the property is outside England, use the relevant national guidance and local authority rather than applying these figures by analogy.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Check building regulations separately
Planning permission and building-regulations approval answer different questions. Planning controls whether the development is acceptable under the planning system; building regulations address the construction and extension of buildings. The Building Regulations 2010 cover building work in England, and an extension may need approval even where planning permission is not required.

A practical workflow from brief to construction information
- Write the room brief. List activities, likely furniture, users and the frequency of direct garden access.
- Measure and map the site. Record the existing house, original rear wall, previous additions, boundaries, garden routes, planting and neighbouring windows.
- Sketch at least two layouts. Test the opening, furniture, circulation, daylight, privacy, accessibility and retained garden in each.
- Choose the garden route. Show the internal approach, threshold and external path, including how the route works when the room is occupied.
- Test light and privacy. Review sunlight, daylight, glare, views into neighbouring rooms and views into your own extension.
- Develop the landscape plan. Decide what remains, what moves and where the route, planting and outdoor destinations sit.
- Check planning status. Compare the proposal with England’s permitted-development limits if applicable, account for previous enlargements and ask the local planning authority about restrictions or a lawful development certificate.
- Check building regulations. Confirm the approval route independently of planning before construction information is finalised.
- Coordinate the detailed design. Resolve structure, weathering, drainage, threshold levels, door operation, privacy measures and the relationship to the existing house with the appropriate professionals.
- Review the whole journey. Walk through the finished proposal mentally from kitchen or living space to garden, checking that the route, light, privacy and landscape still support the original brief.
Common planning and design failures—and how to correct them
Starting with a maximum footprint
Symptom: the plan fills the available depth but leaves no convincing garden destination or a cramped route to the opening.
Correction: return to the room brief and draw the furniture, circulation and retained garden first. Reduce or reposition the footprint if the route and outdoor space do not work together.
Assuming “rear extension” means permitted development
Symptom: a design relies on a depth limit without checking whether the house is detached, whether the rear wall is the original wall or whether earlier work changes the calculation.
Correction: check the complete planning history and all conditions with the local planning authority. Use a lawful development certificate when formal certainty about lawfulness is needed.

Treating planning permission as the only approval
Symptom: the project is considered lawful in planning terms but no building-regulations route has been arranged.
Correction: run the building-regulations check as a separate workstream before construction begins.
Choosing glazing before considering privacy
Symptom: the largest opening faces a neighbour’s room or exposes the extension’s seating, making blinds or screening necessary most of the time.
Correction: compare opening positions, internal furniture layouts and landscape screening. Select the arrangement that provides useful daylight and a comfortable view, not simply the greatest glass area.
Leaving the threshold and garden surface until the end
Symptom: the door location is fixed but the external route has an awkward level change, poor connection to the rest of the garden or insufficient space to approach it.
Correction: detail the indoor and outdoor levels, route and planting together, and ask the design and building-control team to resolve accessibility and drainage for the actual site.
Questions to settle with your designer and local authority
- What is the extension’s primary use, and which activities must be closest to the garden?
- Where will the everyday route run when the room is furnished?
- Which garden areas, planting and boundaries need to remain?
- How will daylight, sunlight and privacy change for this house and its neighbours?
- Can all intended users approach, operate and pass through the opening?
- What previous enlargements and planning conditions affect the proposal?
- Does the property qualify for the relevant England permitted-development route, or is a planning application more appropriate?
- Would a lawful development certificate provide useful certainty?
- What building-regulations approval route applies before work starts?
The decision that makes the extension feel natural
The strongest garden-facing extensions are not defined by a particular door type or a maximum projection. They are defined by a coherent sequence: a room arranged for real activities, a clear and accessible route, useful daylight, acceptable privacy, a garden that remains usable and approvals checked for the actual property. Develop those decisions together, then let the footprint and opening follow the way the household will live.
