Then trace a continuous, lawful route for rainwater: away from the building, across a deliberate fall or into an infiltration feature, and onward to an approved outlet. On a ground-level impervious surface near a house, U.S. Department of Energy Building America guidance associated with the 2009, 2012, and 2015 International Residential Code recommendations uses a 2% fall away from the foundation for 10 feet (or to the edge, if that is closer). An elevated terrace requires a coordinated waterproofing and drainage assembly; cutting or covering its membrane to install a drain can create a leak far more serious than the original puddle.
Persistent ponding can result from a blocked outlet, settlement, a low spot, inadequate falls, or failure of the waterproofing system. Diagnose the assembly and destination before buying a drain or rebuilding the surface.

Identify the terrace assembly before changing anything
The same puddle has very different consequences depending on what is below it. Record the terrace construction, its elevation, and every visible route by which water could leave.
Ground-level patio or paved terrace
A patio on soil normally sheds water by surface grading, infiltration through suitable ground, or a combination of both. Impervious concrete, dense stone, and conventional paving need a deliberate fall to an edge drain, swale, planted area, or other approved destination. Permeable blocks, porous paving, and gravel can allow infiltration, but only where the soil, groundwater level, adjacent foundations, and local rules make that safe.

Elevated terrace, balcony, or deck above a room
An occupied roof, balcony, or deck that does not freely drain through its surface functions as a roof over the space below in the code context described by the British Columbia Building and Safety Standards appeal material. Its walking surface, drainage layer, flashings, thresholds, outlets, and waterproofing membrane must work as one assembly. A leak can damage insulation, ceilings, finishes, structure, and electrical services below, so a surface-only repair may conceal rather than solve the defect.
Diagnose the cause of ponding
Carry out the following checks after rainfall and again when the surface is dry. Photograph conditions and mark the deepest or longest-lasting areas on a sketch.
- Measure persistence. Note when the rain stops and how long each pool remains. A shallow temporary film is different from water that remains through a drying period or returns in exactly the same depression.
- Map relationships. Locate pools relative to doors, walls, foundations, terrace edges, outlets, downpipes, drains, and room ceilings below. Water close to a threshold or wall deserves priority because it can reach vulnerable joints.
- Check accessible grates and outlets. Remove leaves, silt, and loose debris carefully, without levering against a membrane, seal, grate frame, or flashing. The sources support maintaining suitable drainage and access, but there is no universal cleaning method for every assembly.
- Check the fall. A straightedge and level can reveal a local hollow that is invisible across the full terrace. On ground-level paving, compare the fall toward the house with the fall toward the intended outlet. On an elevated terrace, do not drill test holes or lift bonded finishes merely to measure a membrane slope.
- Look for movement and settlement. Depressed paving, rocking slabs, cracked joints, open edges, or a step that has changed height can interrupt the original drainage route.
- Inspect waterproofing warning signs. On an elevated surface, look for holes or cuts in waterproof surfacing, failed seals, staining, blistering, exposed membrane, interior water damage, or movement. New Zealand Building Performance identifies these conditions, along with ponding and flat access at a doorway, as risk factors requiring attention.
- Determine where the water is allowed to go. A convenient pipe, road edge, or neighboring garden is not automatically a lawful or safe discharge point. Confirm the destination before designing the work.
Improve a ground-level patio or terrace
Correct the fall away from the building
For impervious surfaces close to a home, the U.S. Department of Energy Building America Solution Center cites a 2% grade away from the foundation, maintained for 10 feet or to the surface edge, whichever is less. A 2% grade is 20 millimetres of change per metre, but the cited figure is guidance tied to those U.S. code editions, not a universal requirement in every country or retrofit.

Where paving has settled, the durable remedy may be lifting and re-bedding slabs, rebuilding the base, or replacing a concrete section so the designed fall is continuous. Adding a thin topping over a low spot often leaves the underlying route unchanged and can create an abrupt step at a door or edge. Check finished levels at thresholds, wall damp-proof courses, vents, and steps before raising the surface.

Use a drain or swale where a barrier blocks the fall
Walls, property boundaries, steps, retaining edges, and a neighboring high point can make a full fall away from the building impossible. In that situation, a surface drain, linear channel, or swale can intercept water and carry it toward a permitted destination. The drain needs a genuine downstream route; a grate placed in the lowest point will simply become another pond if its pipe has insufficient fall, is blocked, or discharges somewhere unacceptable.
A patio channel drain kit is a product category that may fit a ground-level project when grading alone cannot carry water away and an approved outlet exists. Government guidance supports the category of drains and surface drainage but does not establish a universal channel width, load class, outlet diameter, or flow capacity. Select those details from the catchment, rainfall, traffic loading, and local design requirements rather than from a generic kit description.
Choose infiltration only when the site can accept it
Permeable paving, gravel, and other pervious surfaces can reduce runoff by allowing water into the underlying soil. They are not suitable everywhere. Clay or compacted fill may infiltrate slowly; a high groundwater table can keep the base saturated; and infiltration next to a foundation can move water toward the building instead of away from it. Consider soil permeability, seasonal groundwater, buried services, tree roots, slopes, and neighboring structures.

Keep runoff off streets, foul sewers, and neighboring land
GOV.WALES advises that runoff from hardstanding should not drain to a foul sewer or run onto the highway, and favors managing additional runoff on site where practical. The exact rule depends on jurisdiction and connection type, so confirm whether a surface-water sewer, soakaway, watercourse, or other outlet is permitted and whether approval is required. Never solve a pond by directing concentrated flow through a neighbor’s garden or against a boundary wall.
Drain an elevated terrace without compromising waterproofing
Treat the membrane and drainage as one system
Australian National Construction Code guidance warns that occupiable roof spaces, decks, and balconies over interior areas can allow water ingress and damage when their drainage or waterproofing is inadequate. It references AS 4654 Parts 1 and 2 for membrane materials and design and installation. The applicable standard in your location may differ, but the principle is consistent: surface finishes, falls, outlets, flashings, upstands, movement joints, and the membrane must be compatible.
Maintain a controlled route to an edge, gutter, internal outlet, or designed overflow. Do not puncture a membrane to fit a new grate, screw down a channel through waterproofing, trap water beneath a new topping, or seal over an existing outlet without an assembly-specific design. A replacement finish can alter outlet height, door clearance, and the amount of water retained above the membrane.
Protect walls, thresholds, and overflow paths
The 2024 NHBC excerpt gives a general 150 mm waterproofing upstand where a terrace meets a wall and includes threshold, outlet, and overflow details. That figure belongs to the cited NHBC guidance; it is not a universal retrofit dimension. Existing doors, accessible thresholds, parapets, and fire or ventilation requirements may make a different detail necessary. A qualified designer should coordinate the height of the membrane, finished surface, door sill, drainage outlet, and emergency overflow.

Recognize when a specialist is needed
Obtain a building or waterproofing assessment when water enters the room below, the deck or balustrade moves, the membrane is visibly damaged, staining is spreading, or a repair would require lifting finishes or altering flashings. The Australian and New Zealand guidance treats these as building-envelope risks, not merely cosmetic surface defects. Stop short of invasive work until the assembly and likely water path are understood.
Compare drainage approaches against the site constraints
| Approach | Best fit | Key checks | Main limitation |
|---|---|---|---|
| Regrade impervious paving | Ground-level terrace with room to fall away from the foundation | Finished levels, foundation distance, thresholds, steps, and edge destination | May require demolition and cannot overcome a boundary or retaining wall |
| Permeable paving or gravel | Ground-level site with adequately draining soil and no foundation risk | Soil infiltration, groundwater, base design, maintenance, and local rules | Infiltration can fail in saturated or clay soils and may move water toward structures |
| Swale or planted infiltration area | Site with available open space and a lawful on-site route | Longitudinal fall, overflow, soil, erosion control, and neighbor protection | Needs land, maintenance, and an overflow plan for intense rainfall |
| Channel or surface drain | Ground-level terrace where a barrier prevents sufficient grading | Catchment, grate loading, pipe fall, cleanouts, outlet capacity, and approval | Cannot work without a reliable and permitted discharge route |
| Roof-terrace outlet or edge drainage | Elevated waterproofed terrace designed as a roof assembly | Membrane compatibility, outlet detailing, upstands, thresholds, overflow, and access | Improper alterations can cause concealed leaks and damage below |
A practical project sequence
- Survey the existing levels. Record the terrace perimeter, building walls, thresholds, low points, drains, downpipes, boundaries, and any room directly below. Use a level or laser where appropriate, but do not damage waterproofing.
- Classify the assembly. Decide whether the surface is ground-supported or part of a roof/deck waterproofing system. If uncertain, treat it as an elevated waterproofed assembly until a competent inspection confirms otherwise.
- Select the water route. Choose a fall to open ground, a swale, permeable construction, a channel drain, an edge gutter, or a piped outlet. The route must end at a location that can accept the expected flow.
- Check permissions and constraints. Verify local surface-water rules, sewer connection requirements, boundary responsibilities, easements, flood or groundwater constraints, and any building-control requirements. Do not assume a foul sewer or highway is available.
- Design levels around doors and walls. Keep water away from thresholds and maintain required clearances, damp-proofing, flashings, and ventilation. On elevated terraces, coordinate the membrane and outlet detail before selecting the finish.
- Build or repair the base and drainage. Correct settlement, provide the specified falls, install suitable edge restraint and drainage components, and protect membranes and seals. Use an assembly-specific detail for any roof or balcony work.
- Test before closing the work. Remove construction debris, run controlled water to each inlet or drainage path, observe the outlet, and check that no flow is directed toward the building or a neighboring property. Follow any formal waterproofing test required by the applicable standard.
- Document and maintain it. Keep photographs of concealed outlets, membrane details, cleanouts, and final levels. Schedule inspections of grates, channels, gutters, overflow paths, joints, and vegetation before the wet season.
Maintenance and troubleshooting
The terrace still ponds after cleaning
If an accessible grate is clear but water remains in the same location, suspect a low spot, settlement, blocked downstream pipe, inadequate fall, or a closed outlet rather than assuming the grate needs replacing. Check whether water reaches the outlet during a controlled test. A contractor can trace a buried route and verify its discharge without guessing from the surface appearance.
Water appears near a door
Compare the threshold height with the surrounding finish, inspect seals and flashings, and check whether the approach is flat or slopes toward the opening. On an elevated terrace, flat access at the doorway is identified as a warning condition by New Zealand Building Performance. Do not simply add sealant or raise the adjacent surface if that would trap water against the threshold.
A new drain overflows
Confirm that the grate is not obstructed, the pipe has a continuous fall, the receiving system is open, and the outlet is legally connected. If the catchment is larger than the drain was designed for, upgrade the drainage design rather than relying on a second unplanned outlet. Intense rainfall can exceed a small surface drain even when it is installed correctly.

Water is reaching the room below
Stop invasive surface work and arrange a qualified waterproofing or building-envelope inspection. Record rainfall, entry points, staining, and any movement. A visible puddle may be only the highest point of a concealed membrane or flashing failure.
When to hire a drainage or waterproofing professional
Use a local drainage contractor or landscape drainage professional when ponding persists after basic maintenance, grading affects the building, the outlet is uncertain, excavation may encounter services, or runoff could affect a boundary or neighbor. Ask for a written description of the proposed route, discharge point, maintenance access, and any approvals.
Use a specialist familiar with waterproofed roofs, balconies, and terraces for any elevated assembly, especially where there is interior damage, membrane cutting or replacement, structural movement, unstable balustrades, failed flashings, or a need to alter thresholds and outlets. The consequence of an incorrect detail is water entering occupied space, not merely an outdoor puddle.

Jurisdiction and guidance limits
The sources informing this guide span Wales, the United States, Scotland, New Zealand, Australia, British Columbia, and the 2024 NHBC standard. Their dimensions and requirements are jurisdiction- and edition-specific. The 2% ground-level fall, the 150 mm NHBC upstand example, and references to AS 4654 should therefore be used as guidance to discuss with the designer or authority responsible for your property, not copied as universal rules.
No reviewed source establishes a universal channel-drain size, outlet capacity, membrane-repair method, product performance figure, or statistic for how common standing water is. Those decisions require the terrace dimensions, rainfall exposure, assembly, soil and groundwater conditions, and lawful discharge route.
