Use the GOV.UK planning-decision finder to identify the council responsible, then move to that council’s planning register to search by postcode, address, map or application reference. Read the case documents and consultation dates, comment through the case record, and use any available tracking or saved-search alerts. A regeneration scheme needs a second track: follow the council’s project page plus cabinet, scrutiny and planning-committee papers, because the programme is usually broader than one application.
This guide covers the official route used in England and Wales. Register layouts, search fields, publication delays, consultation rules and alert features vary by council. The GOV.UK finder does not establish a single equivalent route for Scotland or Northern Ireland, so residents there should start with their own local authority.

1. Identify the council that owns the application
Planning records are maintained by local planning authorities. Start with GOV.UK’s Search the register of planning decisions. Enter the postcode for the site or nearby property; the service is designed to point you to the relevant council in England or Wales.
Use the council’s own register for the case itself. The national page is a directory, not a complete substitute for the authority’s case file. The council register is where you should expect to find the plans, supporting documents, consultation information, comments and decision notice.

Check the jurisdiction before searching deeply
- Use the address of the proposed development, not necessarily your home address.
- For a boundary site, try the postcode on both sides of the boundary and check which authority’s map contains the land.
- For a scheme crossing council boundaries, search each authority separately; one regeneration programme can generate more than one planning case.
- If you are following a named town-centre or housing project, search the council’s regeneration pages as well as its planning pages. The programme name and the planning-case address may not match.
2. Search the local planning register
Open the council register and search by application reference if you have one. Without a reference, use the site address or postcode first, then try the map, keyword and list tools the authority provides. Councils expose different combinations of these options.
Search methods that commonly work
| Method | When to use it | What can limit it |
|---|---|---|
| Application reference | You have a number from a letter, site notice, project page or committee paper. | A later amendment or related application may have a different reference. |
| Address or postcode | You know the building, street or development location but not the reference. | Address formatting, postcode boundaries and large sites can produce incomplete results. |
| Map search | The address is unclear, the site is vacant, or you want to see nearby cases. | The map may require a zoom level or a pin placed inside the application boundary. |
| Keyword search | You know a project, estate or building name. | Applicants may use a legal owner name or a different description. |
| Weekly or monthly lists | You want newly valid applications across an area. | Lists may cover only particular application types or publication periods. |
For example, Southwark Council documents property, map, advanced and list-based searches. Leicester City Council publishes a weekly list of new valid applications. Those are examples of local features, not a promise that every council offers the same filters or list coverage.
Search broadly, then narrow the result
- Run the postcode or address search with the smallest useful date range, if the register offers one.
- Open every plausible result and compare the site address, description and plan location.
- Record the application reference, proposal description, date validated, consultation closing date and current status in your own notes.
- Repeat the search with the project name or a nearby address if the first result set looks incomplete.
3. If the application is missing
A blank result does not prove that no application exists. The authority may not have validated or published it yet, the search may be using the wrong address, or another council may have jurisdiction.
Allow for validation and publication
Northumberland County Council says applications are published after validation and this usually takes up to ten working days. Other authorities can use different intervals. If you have seen a site notice or received a notification letter, save its date and reference, then check again after the authority’s stated publication period.
Use the register’s alternatives
- Switch from keyword to postcode, address or map search.
- Remove an exact street-number filter and search the whole street or postcode.
- Check weekly or monthly valid-application lists.
- Search the council’s planning committee agenda if the project is already being reported to members.
- Ask the planning service which authority and application reference apply, quoting the site address and any number on the notice.
Keep a dated note of searches that return no result. It helps distinguish a publication delay from a genuinely different application or authority.

4. Read the case record, not just the headline status
Once you find the case, open the full record and download the documents that explain what is proposed and what stage it has reached. Northumberland describes its register as including plans, consultation dates, comments, responses and decision notices; comparable records often provide similar material under different labels.
Documents and fields to check
- Proposal and site address: confirm that the description covers the part of the regeneration scheme you care about.
- Application type and reference: note whether it is a full, outline, listed-building, advertisement, change-of-use or other case type shown by that council.
- Validation and registration dates: these explain when the authority accepted the submission as ready for processing.
- Plans and supporting statements: look for drawings, design and access statements, transport material, environmental information and any revisions.
- Consultation dates: record the opening and closing dates displayed for this case.
- Public comments and officer responses: read the published representations and the officer’s assessment where available.
- Committee reports and recommendations: distinguish an officer recommendation from the formal decision.
- Decision notice: this is the document to use for the conditions, reasons and operative decision once issued.
Interpret status carefully
“Validated”, “under consideration”, “committee”, “approved”, “refused”, “withdrawn” and similar labels describe a point in the case workflow. A project page may discuss an expected milestone while the register still shows an application awaiting consultation or a decision. Use the dated case documents and decision notice to establish what has actually happened.

Use the comment link on the individual case record, following the council’s instructions about registration, identity and publication. Read the case-specific deadline rather than relying on a generic planning rule.
Southwark says comments are accepted for at least 21 days from publication, while other councils describe a period running from a notification letter or site notice. The start date, minimum period and application types publicised can therefore differ. Leicester notes that some kinds of application are not publicised in the same way as others.
A practical comment checklist
- Quote the application reference and site address.
- Address planning considerations relevant to the proposal, such as design, access, traffic, noise, overlooking, heritage or housing effects, rather than personal disputes.
- Submit before the case page’s closing time and save the confirmation.
- Check whether your comment will be published with your name and remove private information you do not want displayed.
- If revised plans appear, read the council’s notice to see whether a further comment period is open.
6. Set up alerts for the application
Some councils offer two different tools: tracking a known case and saving a search for future cases. They are not a single nationwide notification service.

Track a known application
- Create an account if the register requires one.
- Open the case record and select the authority’s Track, Follow or similarly labelled control.
- Confirm the email address and notification settings.
- Keep the application reference in your own calendar or project log as a backup.
Kingston Council says tracked cases generate an email when the status changes. The exact events that trigger an email, and whether new documents generate a message, are authority-specific; continue checking the record itself.
Save a search for new applications
A saved search can alert you when new results match a postcode, address, keyword or other criteria. Use it when you do not yet know the application reference—for example, while a regeneration proposal is moving from consultation into formal submission. Saved-search alerts and case tracking may require separate settings, so verify both.
7. Follow the regeneration programme separately
A regeneration project can include several planning applications, land or funding decisions, consultations, procurement steps and construction milestones. A planning register alone will not show the whole programme.
Use the council’s project page
Find the council page for the named scheme and record its publication or update date. Project pages commonly set out the overall timeline, consultation material and expected milestones. For example, Blackpool Council’s Central housing regeneration page lays out a project timeline. Treat each item as a project-specific statement: label it completed, in progress or planned according to the page’s wording and date.
Search cabinet, scrutiny and committee records
Use the council’s democracy or committee site to search the project name, site and ward. Agenda papers and minutes can reveal progress reports, recommendations, funding decisions, consultation findings and supporting documents that do not appear in the planning case.

North Hertfordshire Council’s Churchgate regeneration update in Overview and Scrutiny and its Cabinet record illustrate why both scrutiny and executive records matter. A committee recommendation is not automatically the final decision; read the decision record and date.
Track consultations, funding and delivery milestones
- Save consultation reports and the dates on which feedback was published.
- Record cabinet or committee decisions separately from officer recommendations.
- Note funding approvals, land decisions and procurement milestones when the council publishes them.
- Watch for construction-start, phased-completion or handover dates, distinguishing targets from events already completed.
- Check whether the project page has been updated since the last committee report; a newer page may change an expected date without changing the planning register status.
8. Link the project page to its planning applications
When a project update names an application reference, open that reference in the planning register and track it there. When the register description names a scheme but does not link back, search the project page and committee papers for the same address and reference.
An example is Ashford Borough Council’s 9 July 2026 update on the Civic Centre and Tanyard regeneration. It describes planning applications moving into public consultation and later Planning Committee consideration as part of a wider town-centre programme. The update is evidence of that milestone on that date; the live register remains the place to check the current consultation, documents and decision.
Expect more than one case
Search separately for each address, phase and building within the scheme. A masterplan may be followed by applications for different parcels, changes to an earlier proposal or applications dealing with conditions. Do not assume that tracking one reference automatically covers every later or related case; ask the authority how its register handles linked applications and set up separate searches where necessary.
9. A repeatable monitoring routine
| When | Action | Record |
|---|---|---|
| First visit | Use GOV.UK, identify the council and open its register. | Authority, register URL, project address and search terms. |
| When a case appears | Read the proposal, plans, validation date and consultation notice. | Application reference, documents, opening and closing dates. |
| During consultation | Submit comments through the case page and check for revised documents. | Submission confirmation and any revised-plan deadline. |
| Weekly or at each alert | Open the record instead of relying on the email subject line. | New documents, status changes, officer report and committee date. |
| After a decision | Download the decision notice and read its conditions and reasons. | Decision date, outcome, conditions and any next action stated by the council. |
| Monthly for the programme | Review the project page, cabinet, scrutiny and committee calendars. | Milestone wording, responsible meeting, published papers and source date. |
10. Troubleshoot common problems
“No results found”
- Try the authority’s map, list and postcode searches rather than one exact address.
- Check validation timing; Northumberland’s stated usual period is up to ten working days after validation.
- Confirm that the site lies in the authority you searched.
- Look for a project-specific page or committee paper that gives a different reference or phase name.
“The status changed but I cannot see why”
Open the document list and sort by publication date. Look for a new officer report, committee agenda, decision notice or revised plan. If the register offers only a short status label, contact the planning service and quote the reference; the authority can explain which document governs the change.

“I missed the consultation deadline”
Check whether the case page shows a revised consultation or amended plans. If not, you can still read the published material and monitor the decision, but the authority’s page—not a general internet guide—determines whether further comments are accepted.
“The project page says one thing and the register another”
Compare publication dates and terminology. The project page may describe a target or a political or funding milestone, while the planning register records the legal case stage. Cite the dated source when sharing an update and avoid presenting an expected milestone as completed.
11. Comparing the available routes
| Route | Best use | Typical information | Account or alert caveat |
|---|---|---|---|
| GOV.UK finder | Identify the responsible planning authority in England or Wales. | Link to the relevant council register. | It is a starting point, not the complete case file. |
| Council planning register | Find and follow an individual application. | Plans, dates, comments, responses, committee material and decision notices, depending on the authority. | Search fields and publication timing vary; tracking may require an account. |
| Council project page | Understand the regeneration programme and its public timeline. | Consultations, expected milestones and programme updates. | It may not list every planning reference or live document. |
| Cabinet, scrutiny and committee records | Follow governance, recommendations, funding and formal decisions. | Agendas, reports, minutes and decision records. | A recommendation and a final decision can be different documents. |
| Saved search | Discover new cases matching a place or keyword. | New matching results after publication. | Availability and email triggers differ by council. |
12. What you can establish—and what you cannot
With the application register, you can establish the published proposal, its consultation record, the documents added to the case and the formal decision once issued. With the project and committee pages, you can establish the council’s published programme updates, recommendations and decisions.
