Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →The dependable way to estimate rooftop-solar economics is to combine four local facts: a realistic system design and annual production, the complete installed price, your utility’s tariff for both electricity you use and electricity you export, and incentives available for your address and project date. Value each kilowatt-hour (kWh) consumed in the house at the retail electricity cost it avoids; value exported kWh at the utility’s actual credit. For a cash purchase, divide verified net upfront cost by first-year net bill savings for a simple payback estimate, then build a year-by-year cash-flow range that includes financing, degradation, maintenance and production uncertainty.
This method is more useful than a national “average.” Roof orientation, shade, household load, export rules, local labor, roof work and loan terms can move the result by years. As of October 13, 2026, do not include the former federal section 25D residential clean energy credit for expenditures made after December 31, 2025; Internal Revenue Service guidance treats an installation completed after that date as a post-deadline expenditure even if money was paid earlier.

What you are actually estimating
A rooftop-PV project has two related but different questions:
- Cost: How much will the complete, permitted, interconnected system cost, including roof and electrical work, equipment, labor, fees, financing charges and any battery?
- Payback: How long until cumulative avoided electricity purchases and export credits recover the net amount you invested?
A panel-only price cannot answer either question. A payback calculation must use the installed system that will serve your home, the tariff that applies to your meter and the cash flows created by the ownership arrangement.

Collect the local facts before calculating
Make one project folder containing the following information. Missing items should be treated as unknowns, not silently replaced with national averages.
- Twelve months of electricity bills, or monthly kWh consumption and charges.
- Service address, serving utility and the current tariff name or rate sheet.
- Roof age, roof covering, usable roof planes, likely azimuths (compass directions), tilt and known shade from trees, chimneys or nearby buildings.
- Whether you expect major new electric loads such as a heat pump, electric vehicle, induction cooking or a larger water heater.
- Whether you own the home, expect to sell during the project life, or rent it.
- Whether the proposal is a cash purchase, a loan, a lease or a power-purchase agreement (PPA).
- Any state, local or utility incentive whose eligibility and expiration date can be verified for the address.
Load changes matter. A system sized only to today’s consumption may undersupply a future heat pump; a system sized for an uncertain future load may cost more than necessary. Ask installers to show the assumptions they used.
Step 1: Estimate annual solar production
Start with PVWatts, not a sales promise
The National Laboratory of the Rockies’ PVWatts Calculator is a suitable first-pass estimator for a grid-connected array. It models energy from the location and inputs you provide, including DC system size, module type, array and mounting type, tilt, azimuth, losses and inverter efficiency. The current API documentation identifies Version 8. Use the calculator to create a planning estimate, not a guarantee or a substitute for a site-specific shade survey.
Enter the roof configuration that could actually be built. Do not choose an unshaded, south-facing array merely because it produces a favorable result when your roof faces east and west or has afternoon tree shade. Record the assumptions and the annual kWh result for each roof plane.
Build low, central and high production cases
Use three production values in your worksheet:
- Low case: lower modeled output reflecting less favorable but credible weather, shade or losses.
- Central case: the best estimate from realistic site inputs.
- High case: a favorable result that is still supported by the design and weather assumptions.
PVWatts documentation discusses uncertainty and factors such as interannual weather, snow, soiling, shading, orientation and user-selected losses. Its displayed range is not a roof-specific performance guarantee and may not capture every obstruction or operating condition. A final installer design should include a shade analysis and an equipment layout.
When a detailed model is justified
For a larger project, complicated roof, battery or unusual tariff, the National Laboratory of the Rockies’ System Advisor Model (SAM) provides a more detailed photovoltaic model. It can represent modules, inverters, shading and other losses and can connect the energy model to financial assumptions. Use that extra detail when a small change in export compensation or system size would change your decision; do not mistake a more elaborate model for certainty about unknown inputs.
Step 2: Convert production into bill value
Separate self-consumption from exports
The same solar kWh can have different value depending on when your home uses it. A kWh generated at noon and consumed by your refrigerator, heat pump or water heater generally avoids a retail purchase. A surplus kWh sent to the grid may receive a lower credit under the utility’s export tariff.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesFor each month, estimate:
- Solar generation used directly in the home.
- Solar generation exported to the grid.
- Grid electricity still purchased after solar.
Value self-consumed generation at the avoided energy rate, including time-of-use differences where applicable. Value exports at the tariff’s actual credit, not automatically at the retail rate. The PVWatts interpretation guidance warns that a simple net-metering assumption can overstate value when surplus electricity is bought below retail. The guidance states that, without net metering, a provider often buys surplus electricity “at a lower price than the retail price.”

Confirm the utility rules in writing
Ask the utility for the current tariff and written answers to these questions:
- What compensation applies to exported kWh for a new system?
- Do credits reset monthly or annually, and do unused credits expire?
- Are there fixed charges, minimum bills, demand charges or time-of-use periods?
- Does adding a battery or exceeding a system-size threshold change the tariff?
- What interconnection application, inspection and meter charges apply?
Rules can differ for existing and new customers. A proposal that assumes full retail net metering is not comparable with one that models a lower export credit.
Improve value through load timing
Higher self-consumption can raise savings without increasing array size. If your tariff permits it, schedule water heating, vehicle charging, laundry or a heat-pump water heater during solar-production hours. A battery may shift energy into evening hours, but its incremental cost, round-trip losses, replacement risk and tariff benefit must be modeled separately. Do not count a battery as free solar value.

Step 3: Use a complete installed quote as the cost input
What an apples-to-apples proposal should show
Obtain at least two or three written proposals from qualified local installers and ask them to use the same annual-load and system-size assumptions. Each proposal should identify:
- Total cash price and price per installed DC watt.
- System size, module and inverter models, array layout and expected first-year kWh.
- Roof attachment, structural, reroofing, conduit, main-panel or service-upgrade work.
- Permitting, utility interconnection, inspections, sales tax and disposal fees.
- Monitoring, production guarantees, workmanship and equipment warranties.
- Battery size and usable capacity, if included, plus its replacement and warranty terms.
- Financing interest rate, term, dealer or origination fees, prepayment terms and total scheduled payments.
Price per watt is useful only alongside system size, first-year production, included work and financing. A lower number can conceal a smaller array, omitted electrical work or a loan fee.
Why national cost figures are not a substitute
The National Laboratory of the Rockies publishes residential rooftop PV and solar-plus-storage cost analysis using a bottom-up framework. That framework helps explain how hardware, labor, permitting and other components are built into a project cost, but it is not a current universal installed price for every home. No broadly applicable national homeowner price or payback figure should replace an itemized local bid.
Roof and construction checks before signing
Solar hardware can last decades, so the roof should have enough remaining service life to avoid removing and reinstalling an array prematurely. Ask for a roof-condition assessment and a written price for any reroofing. Confirm the structural attachment method, flashing warranty, conduit route, attic access and whether a main-panel upgrade is required. These construction items often explain a large difference between two otherwise similar bids.
Step 4: Check incentives for the project date
As of October 13, 2026, the Internal Revenue Service says the section 25D residential clean energy credit “will not be allowed for any expenditures made after December 31, 2025.” IRS guidance ties the expenditure date to completion of the original installation: when installation is completed after that deadline, the expenditure is treated as made after the deadline even if payment occurred earlier.

Therefore, a project installed in 2026 should not assume the former federal 30% residential credit. Check state, local and utility programs separately for your service address, equipment type, ownership arrangement and project date. Verify whether an incentive is a tax credit, rebate, performance payment or bill credit, when it is paid, whether funds are capped and whether a leased or third-party-owned system qualifies. Put only incentives you can currently verify into the base case; show uncertain programs as a separate scenario rather than subtracting them from the quote.
Step 5: Calculate simple payback correctly
Cash-purchase formula
For a purchased system:
Simple payback (years) = net upfront cost ÷ first-year net bill savings
Define the terms precisely:
- Net upfront cost: the complete cash installed price minus only incentives that are currently verified and claimable for this project.
- First-year net bill savings: the value of self-consumed solar plus export credits, minus remaining utility bills and recurring charges attributable to the system.
For example, an illustrative worksheet—not a market quote—might assume a $24,000 installed price, $2,000 of verified local incentives, and $2,200 of first-year net savings. Net upfront cost is $22,000, so simple payback is 10 years. If the same array produces less or exports receive a lower credit, first-year savings fall and payback lengthens. Replace every illustrative value with your quote, tariff and modeled production.
Why simple payback is only a first screen
Simple payback does not show the timing of cash flows, loan interest, tax effects, equipment replacement or the value of electricity after the payback year. It also assumes that first-year savings are representative. Use it to compare clearly defined cases, not as a promise that the system will “pay for itself” on a particular date.
Step 6: Build a year-by-year cash-flow range
Create one row for each project year, preferably 20 to 25 years when comparing ownership options. Include:
- Modeled solar generation after annual degradation.
- Self-consumed kWh and exported kWh.
- Avoided retail purchases and export credits under the tariff.
- Remaining utility charges and any fixed or minimum bill.
- Loan principal, interest and fees, or lease/PPA payments and escalators.
- Maintenance, monitoring, insurance and likely inverter or battery replacement.
- Verified incentives and their payment timing.
- Net annual cash flow and cumulative cash flow.
- A discount rate if calculating present value.
Run at least low, base and high cases. The low case can combine lower production, lower export compensation and higher installed cost; the high case should use favorable values that are documented in the quote and tariff. Keep every assumption visible so you can replace a forecast with an actual bill or production reading.
SAM financial models support payback, net present value and levelized cost of energy using project costs, incentives, financing, electricity rates and load inputs. These metrics answer different questions: payback asks when cumulative cash flow turns positive; net present value includes the time value of money; levelized cost compares lifetime energy cost with lifetime generation. Do not use one metric as a substitute for the others.
Compare cash, loan, lease and PPA offers
Compare ownership structures using the same system output, tariff and escalation assumptions. A low monthly payment is not evidence of a low total cost.

| Arrangement | Who owns equipment and incentives | Cash-flow items to compare | Questions before signing |
|---|---|---|---|
| Cash purchase | Homeowner generally owns the system and must verify incentive eligibility. | Upfront price, maintenance, replacement reserves and long-term bill savings. | What warranties, monitoring and roof-work terms are included? |
| Solar loan | Ownership and incentive treatment depend on the contract and borrower eligibility. | Down payment, interest, dealer/origination fees, scheduled payments and prepayment terms. | Does the advertised payment assume a future lump-sum payment or incentive? |
| Lease | Provider owns the equipment; contract determines who receives incentives. | Total lease payments, escalators, buyout terms, maintenance and transfer costs. | What happens when you sell or refinance the home? |
| Power-purchase agreement | Provider owns the system; homeowner pays for contracted energy. | Price per kWh, escalator, minimum payments, term, production assumptions and buyout. | How does the PPA price compare with your tariff under low and high utility-rate cases? |
For every option, compare total 20- to 25-year payments, expected bill savings, equipment ownership, warranty responsibility, home-sale transfer rules, end-of-term removal or renewal obligations and any fees. The same tariff and production assumptions must be used on both sides of the comparison.

When a solar estimate is decision-ready
Your estimate is ready for a go/no-go decision when you can answer all of these questions with documents or clearly labeled assumptions:
- What system will physically fit, and what first-year kWh does a realistic model produce?
- How much generation will the home use directly, and what credit applies to exports?
- What is the complete cash price, including roof, electrical, permitting and interconnection work?
- Which incentives are verified for this address and installation date?
- What are the low, base and high payback results after financing and replacement assumptions?
- Who owns the equipment, receives incentives, maintains it and handles it when the home is sold?
If one answer is missing, keep that item as a visible variable and ask the installer or utility to resolve it. The resulting range will be less precise than a single advertised payback year, but it will be far more useful for deciding whether rooftop solar fits your home.
