Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesDocument the irrigation system before anyone repairs or discards it. Shut off flowing water if it is safe, photograph and video the entire scene with original capture dates intact, write a construction-and-failure timeline, notify your insurer promptly, and make only temporary repairs that prevent additional damage. Then obtain an itemized estimate from a qualified, insured irrigation contractor. This evidence does not guarantee coverage or prove legal fault by itself, but it gives an adjuster, contractor, or attorney a clear record to evaluate.
What makes irrigation-damage evidence persuasive
A broken sprinkler head is easy to photograph; proving that nearby excavation or heavy equipment caused it requires a connected record. Your file should show four things: the system worked before the project, construction occurred where and when the irrigation components were located, the failure appeared afterward, and the physical damage and repair cost are consistent with that sequence.

No nationwide rule defines exactly how a homeowner must prove construction caused an irrigation failure. The applicable standard can depend on state law, the construction contract, utility-locate records, and the wording of your insurance policy. Treat your documentation as factual evidence rather than a conclusion that assigns blame. Describe what you observed, when you observed it, and what others told you; let the insurer or a legal adviser evaluate liability.

Write down the last date the irrigation operated normally. Note which zones ran, whether pressure and spray patterns were normal, and whether you had any previous leaks, controller errors, or dry areas. Existing maintenance invoices, seasonal watering logs, smart-controller history, landscape photographs, and messages about earlier repairs can corroborate that baseline.

Connect location, timing, and mechanism
Map each damaged component in relation to the construction work. A pipe crushed along a new trench, a severed lateral at an equipment-access point, or soil washed into a valve box provides a more useful explanation than a photograph of a wet lawn alone. Record the project name, contractor and property owner, excavation or grading dates, equipment used if known, and the first time you noticed a leak, pressure loss, pooling, or a dry zone.
First response: make the scene safe without erasing it
- Stop active water safely. If a line is flowing, close the irrigation main valve or isolate the affected zone only if you can do so without entering an unsafe excavation or contacting electrical equipment. Record the time and the valve or controller setting you changed.
- Check for hazards. Stay out of unsupported trenches, flowing excavations, energized wiring, contaminated standing water, and areas where heavy equipment is operating. Call the relevant utility or emergency service for an immediate hazard; do not investigate a dangerous area for the sake of a photograph.
- Preserve the original condition. Before moving soil, cutting pipe, replacing a head, or pumping water, make a complete photo and video record. Keep removed parts and displaced soil together in a clean container or protected area after documenting them.
- Back up the files. Copy the original photographs and videos to a second location without editing or recompressing them. Preserve the device files with their original metadata and make a separate working copy for annotations or captions.
California Department of Insurance guidance describes temporary repairs to prevent further damage as an important post-loss step, while warning against extensive permanent repairs before an adjuster assesses the condition. Maryland Insurance Administration guidance likewise advises having an adjuster or agent see damaged property before it is removed. Those principles apply even when the suspected source is a neighboring construction project.
Photograph and video every part of the loss
Use a sequence that lets a person who was not present understand the scene. Take wide establishing images first, then progressively closer context and detail views. Keep the camera level where possible, avoid filters, and place a ruler, tape measure, or other scale beside breaks and deformation without touching the evidence.

Required shot list
| Subject | What to capture | Why it matters |
|---|---|---|
| Property-wide views | Street, lot boundaries, construction access, structures, landscaping, and the irrigation area from several directions | Shows the relationship between the work site and the damaged system |
| Construction activity | Excavators, trucks, material piles, temporary fencing, trenches, grading, and project signs; include date and time in your log | Places the alleged activity in a specific location and period |
| Trenches and soil movement | Exposed pipe routes, cuts, crushed soil, washout, subsidence, ruts, tire marks, and displaced soil; include a measuring scale | May show a physical mechanism for a break or leak |
| Sprinkler heads and emitters | Broken, sheared, buried, tilted, missing, or displaced heads and emitters in both close-up and surrounding context | Documents the component and its position before replacement |
| Valves and valve boxes | Cracked boxes, flooded boxes, damaged lids, exposed wiring, valve-body breaks, and sediment or mud inside | Distinguishes a valve or electrical problem from a head-only failure |
| Pipes and fittings | Crushed, punctured, pulled, separated, or cut pipe ends; photograph both sides of a break and measure the depth and diameter when safe | Preserves evidence of the type and extent of physical damage |
| Water effects | Standing water, saturated soil, erosion channels, mud deposits, damaged plants, and water entering structures | Records resulting damage separately from the failed irrigation component |
| Controls and testing | Controller display, error codes, pump or pressure readings, and the zone being tested; record who performed any test | Helps identify electrical, pressure, or control failures |
Make a short, continuous video walk-through after the still photographs. State the date, location, zone number, and direction of travel in the recording, then show how the construction area relates to each damaged point. Do not narrate speculation such as “the excavator definitely did this.” Say instead that the pipe was intact in a prior photograph, construction occurred beside the route, and the break was found afterward.
Keep a photo index
Give each file a simple identifier and maintain a list with the capture date, approximate time, location, subject, and photographer. Do not overwrite the originals when adding arrows or labels. An index allows an adjuster to find the wide view, detail, and measurement for the same component quickly.
Build a dated construction-and-failure timeline
A written chronology often explains causation better than a stack of unlabelled images. Start before the project and continue through mitigation and inspection.

- Identify every person you contacted, including the contractor, property owner, insurer, public agency, or utility. For each call, note the person’s name and title, date, time, telephone number, and a factual summary of what was said.
- Add inspection dates, tests, temporary measures, parts removed, and every expense.
Collect project signs, mailed notices, permits, marked utility plans, text messages, emails, invoices, and witness statements. Ask witnesses to write what they personally saw and when; avoid asking them to adopt your conclusion about fault. Keep a separate folder for documents supplied by the contractor or public agency.
Notify the insurer and the construction parties
Give prompt notice to your insurer
Call the homeowners or property insurer as soon as practical under the policy. Request a claim number, the assigned adjuster’s contact information, and the expected inspection date. Follow the call with written notice that identifies the date and location of the suspected loss, the visible symptoms, the nearby construction activity, and the temporary steps you took. Ask where to send photographs and records.
Do not wait for a complete repair estimate before reporting. Policies can contain notice conditions, and the applicable deadline is policy- and jurisdiction-specific; the official guidance reviewed here does not establish one universal filing period. Continue documenting while the claim is opened.
Notify the contractor and property owner separately
Send a factual written notice to the construction contractor and the owner of the project. Identify the location, observed damage, discovery date, and your request that relevant site records, photographs, daily logs, utility-locate information, and video be preserved. Invite them to inspect at a mutually safe time. Avoid signing a release, admitting responsibility, or agreeing that the matter is resolved before you understand the damage and your policy rights.
Whether a formal construction-defect notice, contract notice, or governmental claim is required depends on state law and the parties’ contracts. A prompt factual notice is not a substitute for legal advice when a significant claim is involved.
Temporary mitigation versus permanent repair
Mitigation prevents additional loss; permanent repair restores the system. Keep those decisions separate so that an adjuster can inspect the original condition.

| Isolate a leaking zone or shut the irrigation supply | Yes, when safe and necessary to stop ongoing water loss | Record the valve or controller change, time, and resulting condition |
| Cover an exposed pipe or valve temporarily | Yes, if the cover prevents weather or additional site damage | Photograph before and after; keep receipts |
| Replace a head solely to keep a critical plant alive | Only when delay would cause additional damage and the insurer cannot respond promptly | Photograph and retain the removed head; obtain written insurer direction when possible |
| Excavate, reroute, replace an entire zone, grade soil, or restore landscaping | Generally wait until inspection or written insurer authorization | Obtain a written scope and preserve all removed materials |
California guidance says to make temporary repairs that prevent further damage and not to make extensive permanent repairs until the adjuster has assessed the loss. Florida guidance similarly emphasizes preserving evidence and documenting assignments and repairs, while Maryland guidance advises waiting for an adjuster or agent to see damaged property before removal. If an emergency requires permanent work, photograph every stage, keep the failed parts, obtain a detailed invoice, and tell the adjuster why waiting was unsafe or would have increased the loss.
Obtain a professional, itemized estimate
Choose a qualified and insured irrigation contractor who can locate underground damage and test the repaired system. Verify any license required in your jurisdiction and ask for evidence of general-liability and workers’ compensation coverage. A contractor who also performed the nearby construction may have a conflict; disclose that relationship to the insurer.
Require measurable line items
The estimate should separate diagnosis and locating, access or excavation, pipe and fitting quantities, sprinkler heads, valves, wiring or controller work, pressure testing, backfill, grading, reseeding, planting or other landscape restoration, and temporary watering. It should identify measurements, part sizes, labor hours or units, applicable taxes, and whether prices are one-time estimates or invoices for completed work.

Ask the contractor to describe observed failure modes without assigning legal blame. For example, “two-inch lateral crushed at approximately 18 inches below grade beside the new trench” is more useful than “the builder broke the system.” Have the contractor photograph the open excavation, label removed parts, and provide test results before closing the trench.
Keep signed estimates, work orders, invoices, permits, payment records, and receipts for water, temporary hoses, plant replacement, or other mitigation. Texas Office of Public Insurance Counsel guidance specifically recommends photographs and videos, a written estimate, and a qualified, insured contractor; California guidance emphasizes measurements and records.
Assemble the claim packet
Submit copies and retain originals. Use a table of contents and number pages so the adjuster can cross-reference each amount to a photograph or invoice.

Coverage depends on the policy, exclusions, deductible, cause of loss, and the facts established by inspection. Read the declarations, exclusions, water-damage provisions, and endorsements before assuming that a broken irrigation line or resulting landscape damage is covered.
Ask the insurer in writing:
- Is sudden physical damage to buried irrigation pipe, heads, valves, wiring, or the controller covered under this policy?
- Is resulting water damage to soil, landscaping, structures, or personal property treated differently from the failed irrigation equipment?
- Does the policy exclude flood, earth movement, wear and tear, settling, or damage caused by a third party?
- How does the deductible apply to equipment damage and any separate resulting damage?
- Is a contractor’s alleged negligence handled under my first-party policy, a subrogation process, or a separate liability claim?
- What documentation or inspection is required before emergency or permanent repairs?
California Department of Insurance materials distinguish covered water damage from flood and direct consumers to check their own policy and insurer. Do not assume that a homeowners payment means the contractor is released from responsibility; ask how subrogation or recovery from a responsible third party would work.
Choose the appropriate claim path
| Path | Who evaluates it | What your documentation must show |
|---|---|---|
| First-party homeowners claim | Your insurer under your property policy | Covered physical loss, policy conditions, deductible, and reasonable repair or mitigation cost |
| Third-party construction claim | Contractor’s or owner’s liability insurer, or a legal process | Duty or contract, physical causation, notice, damages, and any required state or contract procedure |
| Both paths | Your insurer and the construction side independently | Consistent chronology, preserved evidence, no duplicate recovery, and clear allocation of each expense |
You may need to notify both your own insurer and the construction parties even while responsibility is disputed. Do not delay policy notice while negotiating with the contractor. For substantial losses, a lawyer licensed in the property’s state can explain notice clauses, statutes of limitation, construction contracts, and subrogation; those rules are not uniform.
Common mistakes and how to correct them
Repairing before photographing
Problem: The broken pipe or head is gone before anyone can verify its condition. Correction: Stop only the active water, photograph and video first, retain removed parts, and obtain written authorization for unavoidable emergency work.
Submitting edited or undated images
Problem: Cropped screenshots and social-media copies do not show when or where the image was captured. Correction: Preserve original files and metadata, back them up, and use a separate annotated copy with a photo index.

Blaming the contractor without a factual record
Problem: A conclusory accusation can distract from the physical evidence or be treated as an admission in a dispute. Correction: State the observed activity, location, dates, symptoms, and test results; reserve legal conclusions for the appropriate adviser.
Using a lump-sum estimate
Problem: “Repair irrigation—$X” does not show quantities, access work, testing, or landscape restoration. Correction: Request a signed, itemized scope with measurements, parts, labor, and receipts.
Throwing away damaged parts
Problem: Disposal removes evidence of the failure mode. Correction: Label and store parts safely until the insurer or adjuster has had a reasonable opportunity to inspect or gives written permission to discard them.

Optional supplemental moisture readings
A handheld water-leak detector or digital moisture meter can help identify active moisture and produce repeatable readings at several points. Photograph the instrument display, record the model, date, location, depth or setting, and whether the reading is a baseline or post-mitigation measurement. Use the same method for comparison readings.
These readings are supplemental only. They can show moisture distribution or a change over time, but they do not establish that construction caused the failure, determine coverage, or replace a qualified inspection. Do not probe an unsafe area or rely on a consumer meter near energized wiring.
