How to Create a Continuous Air and Water Barrier with a Self-Adhered Membrane

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A self-adhered air and water-resistive barrier (AWB) works only when its membrane field remains continuous through openings, joints, penetrations, transitions and terminations. Select the specified system, follow its current technical documents for substrate preparation and installation limits, and connect every adjoining detail so the completed wall has one uninterrupted control layer.

What a self-adhered AWB does

A self-adhered AWB is a sheet membrane applied to the exterior side of a wall assembly to control both air leakage and liquid-water intrusion. The Air Barrier Association of America’s ABAA S0007-2021 specification defines bitumen-based self-adhered sheet membranes as materials intended, independently of the substrate, to create a plane of airtightness and water resistance in a building assembly. That is a category definition, not certification of every product sold under the AWB label.

The membrane is therefore one part of a control-layer strategy. A roll spread across opaque sheathing does not by itself make the wall airtight or watertight. Seams, edges and interfaces can interrupt the plane unless they are connected to compatible transition materials, flashings, sealants and adjacent membranes. Continuity is an assembly result.

Why continuity matters more than field coverage

Air and water follow different paths through a commercial wall. Air can move through small cracks at pressure differences, carrying moisture into the assembly. Rainwater can reach the wall at cladding joints, penetrations and changes in plane. A membrane field can appear fully covered while the control layer is open at a window corner or at the base of a parapet.

Plan the AWB as a line that can be traced around the entire elevation. At every change in material or geometry, that line must remain connected. Sto’s Air Barrier Continuity at Transitions article, published October 12, 2026, treats self-adhered sheets and detail components as parts of continuity across wall transitions, openings and penetrations. Henry’s CCW-705 XLT description likewise identifies transition-sheet uses at rough openings, angle changes, joints, transitions and terminations.

First confirm which membrane the project specifies

The phrase “this self-adhered AWB” does not identify a unique manufacturer or model. Confirm the basis-of-design product in the drawings, specifications, approved submittals or architect’s clarification before issuing installation instructions. A product with a similar name can have different vapor behavior, approved substrates, primers, adhesive chemistry and exposure limits.

For example, Siplast describes WALLcontrol Monolith VP as a flexible, UV-resistant, primerless membrane with a vapor-permeable acrylic adhesive for commercial wall systems. The same page lists a 36-inch by 100-foot roll. That information makes it a useful example, but it does not establish that it is the specified material for every project using a self-adhered AWB.

Henry describes CCW-705 XLT as a self-adhered air, vapor and water-resistive barrier for above-grade walls. Its description identifies an SBS rubberized-asphalt compound laminated to film and includes transition-sheet applications. Calling one membrane vapor permeable and another an air, vapor and water-resistive barrier is not interchangeable language; the selected system’s vapor characteristics must be coordinated with the wall’s drying strategy.

Map the continuous control layer before installation

Use the elevation drawings and wall sections to draw the intended AWB plane. Mark where it meets every adjacent control layer and where the geometry changes. The following review should occur before material is ordered or field work starts:

  • Exterior sheathing or another approved substrate across each wall area.
  • Window, curtain-wall and door rough openings, including sill, jamb and head conditions.
  • Inside and outside corners, shelf angles, offsets and changes in wall thickness.
  • Floor-line joints, expansion joints and interfaces between different wall assemblies.
  • Roof-to-wall, parapet, foundation and grade transitions.
  • Mechanical, electrical, plumbing and structural penetrations.
  • Top and bottom edges, façade terminations, copings and other exposed ends.
  • Connections to adjacent air-barrier, flashing and waterproofing systems.

Assign a detail for each mark. If the drawings do not show a connection, obtain a design clarification rather than allowing the installer to improvise a break in the control layer.

Installation workflow for a continuous AWB

  1. Verify the approved system. Obtain the current product data, installation instructions, safety information and detail drawings for the exact membrane, primer, transition sheet, sealant and accessories. Manufacturer pages can change; the current project submittal governs.
  2. Confirm substrate readiness. Check that the substrate type, surface condition, moisture state, cleanliness and flatness meet the selected system’s requirements. Remove contaminants and repair defects using materials approved for that system. Do not assume that a substrate accepted for one membrane is accepted for another.
  3. Check weather and exposure conditions. Record the product’s required installation-temperature range, primer rules, allowable ultraviolet or weather exposure before cladding, and storage requirements. These limits are product-specific; the cited overview pages do not establish one universal temperature, exposure period or priming method.
  4. Install the field membrane. Apply the sheet in the orientation and sequence shown in the manufacturer’s instructions. Keep the membrane fully adhered, avoid wrinkles and fishmouths, and form laps and end joints exactly as specified. Do not transfer an overlap width or roller pressure from another product.
  5. Build the opening details. Tie the field sheet into the sill, jamb and head transition materials in the sequence required by the approved window and AWB details. Preserve drainage paths and avoid creating a reverse lap that can direct water into the wall.
  6. Connect transitions and penetrations. Use the specified transition sheet, accessory membrane, sealant or flashing at corners, joints, angle changes and service penetrations. Prepare and prime adjoining surfaces only where the selected system requires it, and confirm chemical compatibility before covering another membrane or sealant.
  7. Close terminations. Secure or seal the top, bottom and perimeter edges as shown in the details. A loose edge can become an air leak or a path for water even when the center of the sheet is well bonded.
  8. Inspect before concealment. Check the completed plane for unbonded areas, tears, punctures, open laps, fishmouths, contaminated adhesive and missing transition pieces. Repair with the manufacturer-approved method, then document the repair before insulation, furring or cladding hides the work.

Details that commonly break continuity

Openings and rough openings

Windows and doors combine several materials and a three-dimensional change in plane. The AWB must connect to the opening’s sill, jamb and head treatment without leaving an unsealed corner. Coordinate the membrane detail with the window manufacturer’s perimeter seal, sill pan or flashing and the cladding drainage plane. The Henry product description specifically lists rough openings and terminations among transition-sheet applications; the exact sequence still comes from the approved product and window details.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Joints and changes in plane

Structural joints, floor-line joints, control joints and changes from masonry to framed construction can move differently. A rigid field sheet that is simply bridged across a joint may split or debond. Use the movement-capable transition assembly specified for that joint, including any backer, sealant or accessory membrane. Sto’s transition guidance frames these locations as part of the air-barrier system rather than optional patches.

Penetrations

Every pipe, conduit, bracket, anchor and sleeve creates an edge to seal. The detail must identify the compatible collar, patch, sealant or transition membrane and how it interfaces with the penetration. Seal around the penetration without blocking any required drainage path or trapping water behind a flashing component.

Terminations and dissimilar materials

At parapets, foundations, roof edges and façade changes, the AWB must meet another control layer or a termination accessory. Confirm adhesion and compatibility where the membrane touches insulation facer, metal, concrete, masonry, sealants or another sheet membrane. “Self-adhered” describes the product’s application method; it does not guarantee adhesion to every neighboring material.

Coordinate sequencing with other trades. Sheathing repairs, window installation, firestopping, shelf-angle work and cladding attachments can damage an installed membrane. Define who restores the barrier after each penetration and who accepts the repair. Keep the membrane visible long enough to inspect it, while respecting the specified exposure limit.

Quality-control checklist before the wall is closed

  • The installed product matches the approved submittal and lot records.
  • Substrates were prepared according to the selected system’s instructions.
  • Field sheets are continuously bonded, with no open laps, fishmouths or visible punctures.
  • Openings have complete sill, jamb and head connections.
  • Joints, corners, angle changes and dissimilar-material interfaces use the approved transition detail.
  • All penetrations and fastener-related interruptions are sealed with compatible components.
  • Top, bottom and perimeter terminations are closed as detailed.
  • Repairs are documented and inspected before insulation or cladding conceals them.
  • Installation temperature, weather exposure and any required primer use are recorded against the product instructions.

How to troubleshoot a suspected break

Visible wrinkle, blister or unbonded area

Stop covering the area. Identify whether the cause is substrate contamination, moisture, inadequate pressure, temperature or an incompatible primer. Remove or repair the membrane only by the method allowed in the manufacturer’s instructions, then reinspect the surrounding lap.

Open lap or damaged sheet

Do not rely on a bead of unapproved sealant as a universal fix. Clean and prepare the area as required, install the specified patch or transition material with the required overlap and pressure, and verify that the repair reconnects to sound membrane on all sides.

Unsealed penetration discovered after installation

Coordinate with the trade that made the penetration. Install the approved collar, patch or sealant detail, check that water can still drain outward, and record the repair before the opening is concealed.

Membrane will not adhere to an adjacent material

Pause work and verify compatibility, surface preparation and primer requirements with the technical representative or current product documents. Substituting a different membrane or sealant can change vapor behavior and invalidate the detail.

Use the manufacturer documents as the final authority

ABAA S0007-2021 explains the intended function of bitumen-based self-adhered sheet membranes, while manufacturer documents govern the selected product’s substrate preparation, priming, temperature range, laps, exposure, tie-ins and repairs. The Siplast and Henry examples demonstrate why those instructions cannot be generalized: their vapor descriptions and material constructions differ. A continuous AWB is achieved by documenting and executing the complete assembly detail, not by choosing a roll and covering the largest possible area.
