Rain control works best when a building assumes some water will get past the outer cladding and gives that water a continuous route back outside. The reliable pattern is layered construction: shed most rain at the surface, collect what passes through, drain it downward, and discharge it before it reaches moisture-sensitive materials. That route must connect the site, roof, walls, windows and doors, penetrations, decks, and foundation—not stop at one membrane or product.
What “control water” means in building design
“Don’t fight water” is not permission to accept leaks. It is a design decision to work with gravity and with the realities of exterior construction. Cladding joints, wind-driven rain, imperfect seals, and aging materials can admit water. A durable enclosure limits how much enters, prevents it from being trapped, and sends it out through planned paths.

Joseph Lstiburek states the principle in Building Science Corporation’s RR-0103: Water Management (2001): “The fundamental principle of water management is to shed water by layering materials in such a way that water is directed downwards and outwards out of the building or away from the building.” The important words are layering, downwards, and outwards. A single coating cannot provide the redundancy, continuity, and drainage that a building enclosure needs.

Water management includes rain above grade, runoff at the site, moisture at below-grade walls, and incidental water at openings. Each part has to hand water to the next part without creating a hidden dead end.

How a drained wall handles rain
In a drained enclosure, the outer cladding is the first rain-shedding surface, not the only defense. Behind it is a gap or drainage space, then a water-resistive drainage plane such as a properly installed house wrap or membrane. Base flashing collects water and outlets—often weep holes or equivalent openings—let it leave at the bottom.
| Layer or detail | Job | Continuity requirement |
|---|---|---|
| Cladding or screen | Deflects most rain and protects inner layers from direct exposure. | Joints, laps, and penetrations must not create channels into the wall. |
| Drainage gap | Provides a low-resistance space for water to run downward and for some assemblies to dry. | Keep the space open enough to connect from the top of the wall to its outlets. |
| Water-resistive drainage plane | Receives water that passes the cladding and directs it toward flashings. | Lap and tape or otherwise seal transitions so the plane remains continuous. |
| Base flashing | Collects water at the bottom of a wall or at a transition. | Extend it to a visible exterior discharge; never terminate it inside the wall. |
| Outlets and weeps | Release collected water to the exterior. | Do not block them with mortar, sealant, insulation, or landscaping. |
The drainage plane only works when every interruption is connected back to it. Windows and doors, roof-to-wall junctions, decks, balconies, utility penetrations, and changes in cladding all need compatible flashing. If one detail directs water behind the plane, gravity can carry the leak deep into the assembly.
How to create a continuous drainage path
- Map where water must exit. Draw the exterior water path from roof edges and wall faces to the base of the wall, then to site drainage or a designed below-grade system. Identify every change in plane, opening, penetration, and attachment that can interrupt the route.
- Establish the bottom discharge first. Install base flashing so water can leave the wall before the cladding is installed. Provide a durable, visible outlet and coordinate it with the foundation, sill, grade, and any insect screen or protective mesh.
- Install the drainage plane in shingle fashion. Upper layers should overlap lower layers so gravity carries water over, rather than behind, each joint. Follow the membrane manufacturer’s approved fastening, taping, and lapping requirements; different products have different limits.
- Integrate windows and doors. Use a sill or pan flashing that drains toward the exterior, then connect jamb and head flashing to the wall drainage plane. The head detail needs a way to shed water over the opening, while the sill must not send water into the rough opening or framing.
- Detail penetrations and attachments. Pipes, vents, electrical boxes, fasteners, signs, and exterior equipment need boots, collars, sealants, or self-adhered flashing compatible with the drainage plane. Attachments should not crush or close the drainage gap.
- Connect roof and wall transitions. Kick-out flashing, step flashing, counterflashing, parapet caps, and coping details must move roof runoff away from the wall plane. A roof edge that dumps water onto an unprotected wall can overwhelm otherwise sound cladding.
- Protect and inspect the path before covering it. Check that gaps are open, flashings slope outward, laps face the correct direction, and outlets are unobstructed. Photograph concealed work and correct discontinuities before insulation or interior finishes hide them.
Which forces move water, and what each requires
Downhill flow is only one moisture path. The Whole Building Design Guide’s Moisture Management guidance identifies gravity, capillary action, surface tension, air-pressure differences, and wind loading. Building Science Corporation also discusses momentum. A detail that solves one force may leave another untouched.

| Movement mechanism | What it looks like | Design response |
|---|---|---|
| Gravity | Water runs down a wall, roof, or flashing. | Provide sloped surfaces, shingle-lapped layers, collection points, and outlets. |
| Capillary action | Water wicks through a narrow joint or porous contact. | Use a deliberate air gap, a capillary break, or a nonporous separator; avoid tight, wet joints. |
| Surface tension | Water clings to an underside, edge, or small joint instead of falling. | Add drip edges, kerfs, grooves, and projecting edges that break the contact line. |
| Momentum | Wind-driven drops continue moving across a surface or through an opening. | Use overlapping deflection layers and avoid straight, aligned paths into the assembly. |
| Air-pressure difference | Pressure pushes rain through cracks, joints, or imperfect seals. | Maintain a continuous air-control layer and reduce uncontrolled leakage around openings and penetrations. |
| Wind loading | Gusts drive rain against façades and vulnerable corners. | Choose details and fastening appropriate to exposure; reinforce corners, edges, and transitions. |
These are design principles, not universal dimensions. The required gap, flashing geometry, sealant, fastening, and outlet arrangement depend on the assembly, exposure, materials, and applicable code.
Extend the water path from the site to the foundation
Grade the site away from the building
Surface water should move away from walls rather than collect at the perimeter. Shape finished grade, paving, swales, and hardscape so runoff has a defined destination. Keep soil, mulch, and snow from covering wall outlets or bridging materials that must remain above grade. Final slopes and drainage features must reflect the site survey, soil, rainfall, and local requirements.
Control roof runoff
Roof coverings shed water only when edges, valleys, penetrations, gutters, downspouts, and scuppers are coordinated. Discharge downspouts where they cannot erode soil or saturate the foundation zone. At roof-to-wall intersections, use flashing that carries runoff onto the exterior drainage route instead of into the wall.

Keep openings on the drainage plane
Windows and doors are frequent failure points because they combine a large hole in the wall with multiple materials and tolerances. Sill pans, end dams, jamb flashing, head flashing, and a water-shedding exterior trim detail should function as one sequence. Sealant is a backup, not a substitute for a sloped sill and an outward discharge.

Drain below grade
Foundation walls need a strategy for both bulk water and damp soil. Perimeter drains, filter material, protection layers, and a reliable discharge point can reduce hydrostatic pressure, while a capillary break and appropriate waterproofing limit moisture entry. Below-grade design depends on groundwater, soil permeability, site topography, and whether the space is occupied; do not select a generic drain detail without those inputs.
Coordinate decks, balconies, and projections
Attached decks and balconies interrupt wall drainage and can concentrate runoff. Flash their ledger or support connections, preserve the wall’s drainage plane, and provide positive drainage at the walking surface. Where a projection meets a wall, treat the transition like a small roof-to-wall intersection.

Drained, barrier, and mass approaches are different strategies
Building Science Corporation distinguishes three broad rain-control strategies. They are not interchangeable labels, and no source cited here selects one strategy for every climate or building.
| Strategy | How it manages rain | Key strengths | Important limits and questions |
|---|---|---|---|
| Drained | Allows incidental water behind the outer layer, then drains it through a gap, drainage plane, flashing, and outlets. | Provides a deliberate exit route and can tolerate some cladding leakage. | Requires uninterrupted laps, open gaps, working flashings, and accessible outlets. Ask how the assembly dries if it becomes wet. |
| Barrier | Relies on a highly water-resistant outer layer or sealed enclosure to stop entry. | Can be effective when joints, seals, and penetrations remain exceptionally continuous. | A small breach can admit water, and pressure-driven leakage is difficult to manage without a robust air-control layer. |
| Mass | Uses a thick, moisture-tolerant material to absorb and store limited moisture, then release it over time. | Mass can moderate short-term wetting in suitable materials and exposures. | Storage capacity is finite; persistent wetting, freezing, salts, or interior finishes may cause damage before drying occurs. |
Choose by rain exposure, climate, cladding and wall type, drying potential, moisture tolerance, and the practical ability to keep details continuous. Hybrid assemblies are common, but combining labels does not remove the need for a clear water path.
Materials: what a house wrap or membrane can—and cannot—do
House wrap and other membranes can serve as the water-resistive drainage-plane material identified in Building Science Corporation’s guidance. Their performance depends on installation: correct orientation, compatible tapes and sealants, supported laps, protected edges, and integration with flashing. Some membranes are vapor-open, some are more vapor-resistant, and some are designed to act as both an air-control and water-control layer. Select according to the complete wall assembly, not a marketing category.

Flashing may be sheet metal, flexible membrane, molded pan, or another approved material. Compatibility matters: a sealant or adhesive that damages a membrane can defeat an otherwise correct detail. Drainage mats, rainscreen furring, weep screeds, drip edges, and insect screens are system components, not optional decorations.
Buying a roll of wrap does not solve water intrusion. The material must connect to base flashing, opening flashings, roof transitions, penetrations, and outlets. If the route stops at the bottom of a wall or is covered by sealant, the product is no longer functioning as a drainage system.
Common failure modes and practical corrections
- Blocked weep outlets: Mortar, caulk, paint, or landscaping closes the exit. Clear the obstruction and add protection that keeps insects out without preventing drainage.
- Reverse-lapped flashing: An upper membrane terminates behind a lower one, sending water inward. Rework the sequence so upper layers shed over lower layers.
- Missing sill pan or end dams: Water collects at an opening and wets framing. Install a sloped pan with end dams and connect it to the wall drainage plane.
- Crushed or discontinuous drainage gap: Furring, insulation, or fasteners block downward flow. Restore a continuous channel and verify that cladding attachments do not close it.
- Roof runoff dumped onto a wall: A missing kick-out or poorly aligned gutter concentrates water at a corner. Redirect discharge to the exterior and repair damaged sheathing or cladding after the source is controlled.
- Sealant used as the only defense: A joint looks sealed but has no backup drainage or movement capacity. Add a shaped flashing or redundant layer; use sealant for the joint it is designed to handle.
- Interior finishes installed before enclosure testing: Leaks are discovered after insulation and drywall conceal them. Inspect and, where appropriate, test the exterior enclosure before closing the wall.
- Grade hiding the wall base: Soil or paving bridges the drainage plane and raises splashback. Re-establish clearance and provide a durable transition at the foundation.
Field checklist for design reviews and construction
- Can a continuous line be traced from every roof and wall area to an exterior outlet?
- Do all openings have a sloped sill or pan, end dams, jamb integration, and a head detail that sheds water outward?
- Are membrane laps shingle-lapped and compatible with the specified tape, sealant, and fasteners?
- Are drainage gaps open at the top and bottom, with no blocked weeps or concealed dead ends?
- Do decks, balconies, signs, pipes, vents, and equipment attachments preserve the water and air-control layers?
- Does roof drainage discharge away from walls and foundations?
- Will site grading, paving, soil, and landscaping keep water moving away from the building and leave outlets visible?
- Are below-grade waterproofing, perimeter drainage, filter layers, and discharge designed for actual soil and groundwater conditions?
- Has the team documented concealed flashing before it is covered?
- Have local code, manufacturer instructions, fire requirements, wind exposure, and climate-specific drying needs been checked?
Limits, climate, and code responsibilities
The cited guidance is primarily U.S.-oriented building-science material. It explains mechanisms and design logic, but it does not replace the adopted building code, engineering, manufacturer instructions, or a project-specific enclosure design. Rain intensity, wind exposure, freeze-thaw cycles, humidity, wildfire requirements, seismic movement, and local inspection rules can change the acceptable detail.
