Start by making every quote comparable
A lumber price is meaningful only when the material behind it is defined. Before comparing a number from a sawmill, distributor, dealer, or online listing, copy each offer into a worksheet with the same fields. If one field is missing, mark the quote incomplete rather than assuming that the missing specification matches another seller’s offer.

Pick the symptom - the matching free tool is one click away.
Record species and the species group
Write the exact species when the seller provides it, or the recognized species group when lumber is marketed that way. Species affect strength, density, machining, appearance, drying behavior, treatment uptake, and price. A quote for a mixed species group is not automatically equivalent to a quote for one named species.

Separate nominal and actual dimensions
Nominal dimensions are the trade names used before surfacing; actual dimensions are what you can measure on the board. Record thickness and width in both forms whenever possible. A surfaced board has less material than a rough board sold under the same nominal size. For a project that depends on finished thickness, compare the actual dimension after surfacing, not the nominal label.
Identify the surface condition
State whether the stock is rough, surfaced on one or more sides, or S4S (surfaced four sides). Surfacing changes dimensions and removes some defects, but it also reduces volume. Two quotes with the same nominal size can deliver different usable material if one is rough and the other is fully surfaced.
Specify lengths and the length mix
Ask for the available length range and how many pieces fall into each length. A unit price for random lengths is not equivalent to a price for the long, straight pieces your framing, stair, beam, or furniture layout requires. Short offcuts can create more joints or waste even when the total board-foot quantity is identical.
State grade and grading rule
For structural softwood, record the grade, species or species group, grading agency, and applicable standard shown on the grade stamp. For appearance hardwood, record the National Hardwood Lumber Association (NHLA) grade, thickness such as 4/4, and whether the tally is green or kiln-dried. “Select,” “clear,” or “shop” without a named rule is not a complete grade description.
Define the moisture condition
Classify the lumber as green, air-dried, kiln-dried, or otherwise seasoned. Require a target moisture range, the test method, and the point at which the requirement applies: at shipment, pickup, or delivery. A seller’s statement that lumber is “kiln dried” does not tell you the moisture content of the bundle you will receive.
Add quantity, unit, freight, and geography
Write the quantity and selling unit exactly: per piece, linear foot, board foot, or thousand board feet. Add delivery charges, fuel surcharges, unloading requirements, taxes when relevant, and the delivery location. A lower mill price can disappear after freight or after you pay to sort out a short or damaged shipment.
| Quote field | What to record | Why it changes value |
|---|---|---|
| Species | Named species or species group | Strength, appearance, drying, treatment, and market price differ. |
| Dimensions | Nominal and measured actual thickness and width | Actual volume and finished dimensions may not match the label. |
| Surfacing | Rough, S2S, S3S, or S4S | Surfacing removes material and may alter defects and tolerances. |
| Length mix | Exact lengths or random-length range | Required lengths determine usable yield and joints. |
| Grade | Grade name, agency, species group, and standard | Grade controls defects, strength, and clear-cutting yield. |
| Moisture | Green, air-dried, kiln-dried; target range and test method | Moisture affects movement, weight, stability, and installation timing. |
| Quantity and unit | Pieces, linear feet, board feet, or MBF | Different units conceal different volumes. |
| Logistics | Freight, delivery date, unloading, and destination | Delivered cost and damage risk can exceed the quoted mill price. |
| Treatment | Preservative, retention or use classification, if required | Treatment is a separate specification from grade and moisture. |
Convert prices to a common volume and usable-yield basis
Board-foot pricing is common for hardwood and some rough-sawn material. One board foot is a piece 1 inch thick, 12 inches wide, and 12 inches long. Calculate each piece as:
Board feet = thickness in inches × width in inches × length in feet ÷ 12.
For example, a nominal 2-inch by 8-inch board 10 feet long contains 13.33 nominal board feet before accounting for the actual surfaced size. If a seller quotes by piece and another by board foot, convert both using the same dimensional basis and state whether the calculation uses nominal or measured actual dimensions.

- FIND HIDDEN WALL MOISTURE EARLY — Check suspicious drywall and building surfaces after a leak, water stain, or other moisture concern. Detect abnormal moisture before a small issue develops into more extensive damage and costly repairs
- CHECK BEFORE YOU REPAIR — Don't rely on a wall looking or feeling dry. Use the moisture meter to check questionable areas before painting, repairing, or covering the surface, helping you make decisions based on actual moisture readings.
- CHECK FIREWOOD BEFORE YOU BURN — Test firewood before placing it in your fireplace or wood stove. Knowing the moisture level of your firewood helps you choose wood that is ready for burning and avoid relying on appearance alone.
- PIN-TYPE TESTING FOR DIRECT MEASUREMENTS — The contact pins penetrate the material to measure moisture inside wood and building materials. This makes it useful for checking areas where surface conditions may not tell the whole story.
- ONE TOOL FOR TWO IMPORTANT HOME CHECKS — Keep it ready for two practical jobs: checking walls for hidden moisture and checking firewood before burning. A simple way to make informed decisions before a moisture problem becomes expensive or wood goes into the fireplace.
Compare delivered cost, not the headline number
Add freight and other mandatory charges to the material total, then divide by the comparable board-foot quantity. Keep one-time delivery charges separate from recurring per-unit charges so a small order is not unfairly compared with a truckload. If a seller quotes a minimum quantity, include the unused material you must purchase.
Adjust for expected waste
Price per board foot is only a starting point. Estimate the amount that will become usable parts after defects, trimming, kerfs, end checks, and layout waste. A higher-grade bundle can cost less per finished component when it produces more clear cuttings. Conversely, inexpensive lower-grade material may be sensible for a project that accepts knots, wane, or shorter pieces.

A practical comparison is:
Cost per usable board foot = delivered price ÷ expected usable board feet.
Document how you estimated usable volume. Use the same defect tolerance and cutting plan for every seller; otherwise the calculation simply shifts the bias from the price column to the waste column.
Use length mix in the yield calculation
List the parts your project needs, then test each quote against that cut list. A bundle with abundant short boards may have a favorable gross price but fail to supply the long members you need. Include the cost of splicing, extra joints, or buying a second bundle when the length mix does not fit.
Use market indexes as context, not as a checkout price
Published indexes help explain whether lumber markets are generally rising or falling; they do not replace a local, like-for-like quote. The U.S. Bureau of Labor Statistics reported a Lumber Producer Price Index of 282.340 for September 2026 (preliminary), a Softwood Lumber PPI of 288.562, and a Hardwood Lumber PPI of 285.075. These are index readings, not dollars per board foot at a particular store or mill.
The Western Wood Products Association (WWPA) describes its indexes as monthly, grade-weighted regional averages built from reported prices and an Index Log. Its guidance says the index “indicates price trends for a region-wide ‘average’ log of that species” and is not an expected realization for a specific mill or timber sale. Use it to ask why local prices moved, then compare actual offers that match your species, grade, dimensions, moisture, quantity, and delivery terms.
Account for the WWPA methodology break
WWPA changed the grade-recovery basis used for its index logs from 2017–2018 surveys to 2022–2023 surveys beginning with the January 2025 indexes. Because the underlying methodology changed, do not compare an older index level with a newer one as though they were on an uninterrupted scale. Check which basis applies before drawing a long-term trend.
Why an index cannot settle a dispute about your quote
An index averages a defined market population; your shipment has a particular species, grade, thickness, length distribution, moisture condition, seller, and freight route. A local quote can legitimately sit above or below an index because those characteristics differ. Treat a large gap as a prompt to inspect specifications, not as proof that either party is wrong.

Read structural softwood grade evidence
Structural softwood should carry an approved grade stamp. The stamp should identify the grading agency, species or species group, grade, and applicable standard. Photograph the stamp before the bundle is broken apart and retain the bundle tag with your purchase records.

Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →Match grade to the engineering requirement
Use the grade required by your plans, code official, engineer, or manufacturer. A visually attractive board is not automatically a structurally adequate board, and a higher grade can be unnecessary if the design already allows the grade you are buying. Ask the supplier to identify any grade substitution in writing rather than accepting a verbal assurance.
Check the actual pieces, not only the stamp
A stamp establishes the marked grade for the product, but handling can introduce damage, end splits, crushed corners, or wet pieces. Inspect representative boards for defects that matter to your application. If the bundle contains mixed stamps or unmarked pieces, segregate them and ask how they will be priced and documented.
Decode appearance hardwood grades and tallies
Appearance hardwood is commonly sold under NHLA rules. The grade describes the amount and size of clear usable cuttings available from a board, not a promise that every board will look identical. Request the exact NHLA grade, thickness, and tally basis.
Confirm thickness notation
Hardwood thickness is often expressed in quarters: 4/4 means a nominal one-inch board before final surfacing. Record the rough thickness and the expected surfaced thickness so your design leaves enough material for flattening and finishing. A 4/4 quote is not interchangeable with a surfaced board that has already lost material.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteAsk whether the tally is green or kiln-dried
A green tally and a kiln-dried tally can represent different measured volumes and different weights. The quote must state which condition is being tallied and whether the price is per board foot or per thousand board feet. Compare offers only after putting both on the same tally basis.
Use grade for yield, not prestige
Higher NHLA grades generally provide more clear usable cuttings, but the right grade depends on your cut list and defect tolerance. For painted utility work, a lower grade may produce the required parts economically. For visible furniture panels or wide clear components, the extra yield from a higher grade may reduce glue-ups and waste. Make the decision from the parts you must obtain, not from the grade name alone.
Make moisture a written specification
Moisture content affects dimensional movement, weight, machining, fastening, finishing, and the time you can safely install or enclose the lumber. USDA Forest Products Laboratory guidance states: “If the moisture requirement is critical, the level of moisture content and the method by which it will be achieved must be specified.” Put that requirement in the quote and purchase order.
Distinguish green, air-dried, and kiln-dried
- Green: recently sawn or otherwise high-moisture stock that may shrink, warp, and check substantially as it dries.
- Air-dried: dried under ambient conditions; the final moisture level varies with climate, stack design, duration, and storage.
- Kiln-dried: dried in a controlled kiln schedule, usually at a higher processing cost, but the label alone does not establish the moisture level at delivery.
USDA’s dimension-lumber definition describes surfaced, unseasoned lumber as over 19% moisture for the applicable category. That threshold is a classification reference, not a universal target for every project. Your contract should state the project-specific range and method.

Specify the target, method, and timing
Write the acceptable moisture range, how it will be measured, and when compliance is tested. Ask whether the seller’s number is an average, a maximum, or a reading from selected boards. State whether the requirement applies when the material leaves the yard, arrives on site, or is accepted after acclimation.
Verify with a calibrated pin-type meter
- Confirm that the meter is calibrated according to its manufacturer’s instructions and select the species or species-group setting.
- Choose representative boards from different parts of the bundle rather than testing only the easiest piece to reach.
- Take readings away from ends, freshly cut surfaces, metal fasteners, visible water, and obvious wet spots.
- Insert the pins to the depth recommended for the board thickness and record the reading, board location, species setting, and date.
- Compare the readings with the written target and notify the seller before installation if the shipment falls outside the agreed range.
A meter reading is a verification sample, not a substitute for a contract term. Keep the bundle tag, your readings, and photographs together if a claim is possible.
Decide whether kiln-dried lumber is worth the premium
Kiln drying adds energy, handling, scheduling, and sorting costs, so kiln-dried material commonly costs more than wetter stock. The premium is easier to justify when dimensional stability, indoor installation, machining accuracy, or a short construction schedule matters. It may be less valuable when the project is temporary, tolerates movement, or will intentionally dry in a controlled way before final fitting.
Pay for a measurable result
Do not pay extra for the words “kiln dried” alone. Require a target moisture range, test method, and documentation. If the seller cannot state those terms, compare the offer as unspecified moisture stock and price the risk of shrinkage, rework, storage, and inspection.
Plan for storage after delivery
Dry lumber can regain moisture if left uncovered in rain or stored against a damp slab. Keep bundles supported, stickered when appropriate, protected from direct weather, and ventilated according to the supplier’s handling guidance. The moisture condition at delivery does not guarantee the condition at installation.
Keep species performance and treatment separate from grade
Species selection should follow the application: structural capacity, decay exposure, wear, appearance, machining, or finishing. Grade describes defects and yield within a product category; it does not by itself make a species suitable for exterior or ground contact.
Compare preservative treatment independently
For exterior or ground-contact work, record the preservative treatment, use classification, and any required retention or labeling separately from moisture and grade. Untreated kiln-dried lumber is not equivalent to treated lumber merely because both are dry. Confirm fastener, cutting, and disposal requirements for the specified treatment before ordering.
Check project-specific compatibility
Verify that the species and treatment are compatible with finishes, adhesives, connectors, and code requirements. If the design calls for a particular species or treatment, a lower price achieved by substituting another product may create a compliance or durability problem.

A step-by-step buying workflow
- Define the job. Write the required species or acceptable group, structural or appearance grade, finished dimensions, lengths, moisture range, treatment, quantity, and delivery location.
- Request itemized quotes. Ask each seller to state surfacing, grade rule, moisture condition, unit, length mix, freight, taxes or fees, and delivery date.
- Normalize dimensions. Convert all offers to the same nominal or actual dimensional basis. Do not mix rough board feet with surfaced board feet without recording the difference.
- Convert units. Translate piece, linear-foot, and board-foot prices into a common unit. For hardwood, identify whether the quote is per board foot or per thousand board feet.
- Calculate delivered cost. Add freight, unloading, minimum-order effects, and mandatory charges.
- Estimate usable yield. Apply the same cut list, defect tolerance, trimming allowance, and length requirements to every offer.
- Check evidence. Photograph grade stamps or bundle tags, inspect representative boards, and verify that the documented moisture method matches the contract.
- Resolve exceptions in writing. Obtain written approval for substitutions, mixed grades, out-of-range moisture, short lengths, or damaged pieces.
- Write the purchase order. Include species, grade rule, dimensions, surfacing, length mix, moisture target and test method, treatment, quantity, price basis, freight, inspection window, and remedies.
- Recheck at delivery. Count pieces, measure representative boards, inspect defects and damage, and take moisture readings before the material is distributed around the job.

Common buying mistakes and how to correct them
Comparing nominal sizes as though they were finished sizes
Symptom: The boards arrive thinner or narrower than the drawing allows. Correction: Put actual post-surfacing dimensions in the quote and measure a representative sample before acceptance.
Using a market index as a local price target
Symptom: A seller is accused of overcharging because a published index is lower. Correction: Rebuild the comparison with matching species, grade, dimensions, moisture, quantity, freight, and region; use the index only to describe market direction.
Accepting “kiln dried” without a target
Symptom: Boards show uneven moisture, movement, or finishing problems despite the label. Correction: Require a numerical range, test method, timing, and a remedy for out-of-range material.
Recommended Free Tools
Ignoring tally condition in hardwood
Symptom: A green tally appears to yield less after drying or surfacing than expected. Correction: Compare green with green or kiln-dried with kiln-dried on the same board-foot basis, and state the condition in the purchase order.
Choosing the highest grade automatically
Symptom: Money is spent on clear yield the project does not use. Correction: Map the required cut list and visible surfaces to the grade’s expected usable cuttings.
Failing to inspect at delivery
Symptom: Mixed grades, short lengths, damage, or wet boards are discovered after installation begins. Correction: Set an inspection window, photograph tags and defects, measure representative boards, and notify the seller before distribution.
Treating certification as a guarantee of every board
Symptom: A facility certificate is used to reject the need for bundle-level checks. Correction: Confirm what the program covers and still verify the specific bundle, contract terms, and claim deadlines.

When a quote is incomplete
Do not fill in missing specifications with assumptions. Ask the seller to state the grading rule, moisture condition, dimensions, length mix, unit, and freight. If the seller will not provide those details, label the offer incomplete and assign a risk allowance for sorting, waste, rework, storage, and possible replacement. A transparent higher quote is safer to compare than an apparently cheap quote whose key variables are unknown.
