How to Compare a New Shopping Center With Nearby Retail Options: A Retailer’s Site-Selection Guide

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

This guide is for retailers deciding whether a proposed or newly opened shopping center is a better location than nearby centers, town-center stores, main-street units, or standalone sites. The right comparison is not “new versus old.” It is a like-for-like test of which location best matches your customers, merchandise or service, operating requirements, risk tolerance, and realistic sales potential.

Start with customer fit, then compare the offer, demand, access, parking, occupancy cost, and operating practicality using the same definitions and time periods for every site. Treat format labels, visitor analytics, and national rent statistics as evidence to investigate—not as a verdict about one property.

1. Define the decision before comparing properties

Write down what you are deciding. A new center might be considered for a first store, a relocation, an additional branch, a service-area expansion, or a lease renewal elsewhere. Each decision has a different baseline. A relocation should be compared with the current store’s sales, occupancy cost, staffing, and customer behavior; a first store needs a more cautious demand estimate.

Specify the customer and use case

  • Customer segment: Identify the households, workers, visitors, or businesses you intend to serve, including price sensitivity and shopping mission.
  • Purchase frequency: Convenience-led businesses usually need easy repeat access, while destination retailers can accept a wider catchment when the product or service justifies a special trip.
  • Service area: Define the practical area from which customers can reach the store. Do not impose one radius on every format.
  • Operational constraints: Record required floor area, stockroom capacity, delivery frequency, parking needs, opening hours, staffing model, and pickup or delivery requirements.
  • Decision horizon: State whether you are assessing the opening period, a five-year lease, or a longer investment. A location that works during launch may have different economics after introductory traffic fades.

ICSC’s US shopping-center classification illustrates why trade areas differ by center category. Its ranges are typical characteristics, not a guarantee for a particular property and not a universal standard outside the United States.

2. Select fair comparators

List every nearby location that can compete for the same customers and spending. Include comparable shopping centers, relevant town-center or main-street locations, and strong standalone stores. “Nearby” alone does not make a site comparable.

Apply a like-for-like test

Compare centers serving the same retail sector, shopping mission, and price position. UK government town-centre guidance uses a like-for-like approach when assessing retail impact because unlike formats may not compete directly. That is a UK planning principle, not a rule that automatically applies in every country or lease decision.

For each candidate, label the comparison status:

  • Direct comparator: Similar format, customer mission, and merchandise or service category.
  • Indirect comparator: Different format but plausible substitute for the same spending.
  • Complementary destination: Not a competitor, but a place whose visitors or tenants may support your demand.
  • Context-only site: A location useful for understanding the market but not suitable for a direct performance comparison.

Keep indirect and context-only sites in separate rows so a large, dissimilar center does not distort your conclusion.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Build one comparison scorecard

Use the same rows, definitions, and observation periods for every location. Separate verified facts from estimates and assumptions. A scorecard organizes evidence; it does not turn uncertain data into an objective ranking.

Axis What to compare Evidence to record
Customer fit Target customer, local population and market characteristics, observed visitor profile Demographic sources, customer research, visits, intercepts, and on-site observations
Offer and co-tenancy Anchors, tenant mix, complementary businesses, vacancies, direct competitors Current roster, announced openings, leases or landlord information, dated site visits
Trade area and demand Catchment assumptions, visit patterns, comparable centers, plausible demand evidence Day-and-hour traffic, trade-area definitions, sales analogues, and documented assumptions
Access Road and transit access, walking routes, entrances, visibility, delivery and loading Maps, travel-time checks at relevant periods, and physical inspection
Parking and convenience Capacity, restrictions, shared use, payment, and availability during busy periods Parking counts or operator data, observations at peak times, and lease terms
Total cost Rent, shared charges, maintenance and security fees, escalators, and lease terms Draft heads of terms, service-charge budgets, tax or insurance obligations, and fit-out estimates
Operating fit Zoning, permits, stockroom, loading, staffing, pickup, and fulfillment Planning information, drawings, delivery schedules, and operational requirements
Evidence confidence Source quality, date, geography, reporting period, and metric limitations Source log showing what is verified, estimated, or unknown

If you use weighted scores, disclose the weights and the reason for each one. A convenience store may weight repeat access and nearby residents heavily; a destination showroom may weight visibility, parking, and regional reach more heavily. Do not hide a critical lease or access risk inside an average score.

4. Test customer fit and local demand

Start with local evidence, not national averages

Compare the population, households, daytime workers, income or spending indicators, age profile, and relevant market characteristics around each site. Use the smallest geography that is meaningful for the format. National retail growth or national asking rents cannot establish demand for one center.

Then test whether the evidence matches what you intend to sell. A demographic profile that looks attractive on paper may not translate into visits if the center is difficult to reach, the price point is wrong, or the tenant mix signals a different shopping mission.

Observe who actually uses each location

Visit each site on representative weekdays and weekends, at opening, midday, after work, and the busiest period relevant to your business. Record the apparent customer mission, group size, dwell time, queueing, and whether visitors move between tenants or leave quickly. Observation is not a substitute for a properly defined sample, but it can expose a mismatch between a marketing description and actual use.

Use traffic data with precise definitions

Compare visits by day and hour where credible data exists. Ask whether “visits” means entries, device-based observations, transactions, or another measure; identify the geographic coverage and reporting period; and check whether the metric includes employees or repeat visits. Shopify’s retailer checklist recommends comparing traffic by day and hour and checking reported activity against what you see on site.

Traffic is an opportunity measure, not a sales guarantee. A busy center can produce little relevant traffic for a specialist retailer, while a lower-volume site may convert a well-matched audience.

5. Compare the tenant offer, competition, and co-tenancy

Map direct competitors

List businesses offering a close substitute, including strong operators outside the center itself. Note their distance, opening status, size, price position, service level, and apparent customer demand. A vacant unit is not automatically an opportunity: it may signal weak demand, unsuitable premises, or a landlord seeking a different use.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Identify complementary tenants

Complementary businesses can create useful trip combinations. For example, food, services, entertainment, health, or everyday-needs tenants may generate visits that overlap with your customer mission without selling the same product. Shopify treats co-tenancy and competition as separate factors, and cross-shopping data providers use tenant mix and visitor profiles to analyze shopper preferences and behavior.

Check anchors, vacancies, and change

Record current and announced tenants, anchor stores, vacancies, redevelopment phases, and opening dates. A center’s stated roster may lag reality, so verify it with the landlord, operator, tenants, planning records, and a recent visit. Separate signed announcements from speculative marketing.

Compare the offer with your intended price point and brand position. A center can have many tenants yet still lack the businesses that make your target customer visit, stay, or return.

6. Measure trade area, access, and convenience

Map all practical approaches

  • Vehicle: Check route choices, turning movements, congestion, signals, road works, and visibility from the approach.
  • Transit: Record nearby stops, service frequency, interchange requirements, and walking conditions.
  • Walking and cycling: Inspect crossings, footpaths, lighting, barriers, weather exposure, and connections to nearby neighborhoods or workplaces.
  • Entrances: Note how many entrances serve your unit, whether customers can find them, and whether internal circulation creates dead ends.
  • Deliveries: Confirm loading-bay access, delivery hours, vehicle restrictions, lift or dock arrangements, and the route from loading to stockroom.
  • Visibility: Assess sightlines from roads, parking, transit approaches, and internal walkways. Establish whether signage is permitted and where it can be seen.

Inspect parking at realistic busy times

Count or obtain parking information during the periods that matter to your business, not only on a quiet weekday. Check shared parking, time limits, payment, accessible spaces, parent-and-child spaces where relevant, pickup bays, and whether events or peak trading consume capacity. A center that appears convenient at 10 a.m. may be difficult to use at the evening or weekend period that drives your sales.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Keep trade-area assumptions consistent

Use the same travel-time method and time of day when comparing sites. A simple radius can overstate demand across a river, rail line, highway, or poor pedestrian connection. For a destination format, test a wider catchment separately rather than blending it with the repeat-trip area.

7. Calculate total occupancy cost and financial exposure

Go beyond base rent

Estimate the full cost of occupying and operating the unit:

  • Base rent and any stepped increases
  • Service charges and shared property expenses
  • Maintenance, security, cleaning, and marketing levies
  • Property taxes, insurance, utilities, and waste charges where applicable
  • Fit-out, repairs, signage, permits, and required equipment
  • Delivery, parking, storage, and fulfillment costs
  • Lease deposits, guarantees, break rights, renewal terms, and assignment restrictions

Shopify defines occupancy cost ratio as rent and related property expenses compared with projected store sales. Use that concept with assumptions that are consistent across sites. Do not apply a universal “acceptable” ratio without evidence for your format, market, and business model.

Interpret market rent data correctly

Shopify’s guide, updated August 4, 2026, reported CBRE’s national average US retail asking rent at $24.59 per square foot in Q1 2026, up 2.4% year over year. This is a national asking-rent figure reported secondhand by the guide, not a quote for a candidate center, a signed lease rate, or a forecast of your sales. Local proposals and total occupancy costs should control your underwriting.

Stress-test the lease

Model slower opening traffic, delayed tenant openings, higher service charges, rent escalations, fit-out overruns, seasonal sales, and a temporary access or parking disruption. Show the cash requirement and break-even point for each scenario. If a new center depends on an anchor or phase opening, model the period before that tenant is trading.

8. Check operational suitability before signing

A location can fit the customer profile and still fail operationally. Confirm the following in writing:

Have a qualified property professional review the lease and a suitable designer or contractor review the premises. Marketing material cannot establish that a unit is legally or technically ready for your operation.

9. Assess how the new center could affect nearby options

The available evidence does not provide a statistic that predicts whether a particular new center will outperform nearby locations or weaken them. Avoid inferring performance from the project’s size, a format label, a large dataset, or national rent movement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use a structured impact question

Ask how the proposal changes the local offer, who would be drawn from where, and over what period. Distinguish:

  • New demand: Visits or spending that would not otherwise occur in the area.
  • Redistributed demand: Existing local spending that moves from one center or street to another.
  • Complementary demand: Additional trips created by a stronger cluster or improved convenience.

UK town-centre planning guidance provides a method for planning assessments: understand current shopping patterns, define a time horizon, examine a no-development scenario, estimate the proposal’s trade draw, and assess plausible effects on affected centers. Those are UK planning considerations. Check current local policy, thresholds, and legal requirements before applying them in the United Kingdom, and do not treat them as universal law elsewhere.

Model phases rather than one opening-day assumption

Compare the existing market, the period immediately after opening, and a stabilized period after tenants and access arrangements settle. Include plausible tenant turnover, redevelopment, transport changes, and competing projects. Document which assumptions are verified and which are scenarios.

10. Use classifications and commercial datasets as aids

Understand what a center classification can and cannot tell you

ICSC’s US classification describes typical center classes, characteristics, and trade-area ranges. It helps create a common vocabulary, but it does not verify a center’s current performance, customer quality, or suitability for your business. Confirm the property’s actual scale, tenant mix, access, and geography.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Interpret shopping-center datasets carefully

Environics Analytics describes a US shopping-center dataset containing center and tenant attributes such as center type, status, size, anchor stores, tenant information, parking, and trade areas. Its page referencing the Q1 2026 release reported coverage of more than 52,000 shopping centers and more than 368,000 tenants. Those are dataset coverage counts, not a measure of performance or demand at a particular site. File contents and counts can change between releases.

Read cross-shopping metrics precisely

ShoppingCenters.com’s definitions distinguish the nearest competing center as the closest center of any classification and the nearest comparable center as the closest center with the same classification. Its same-visitors percentage describes visitors to both centers during a reported quarter. It does not prove that the visits occurred on one shopping trip, that one center caused the other’s traffic, or that the overlap represents your target customer. Check the quarter, geography, sample, and metric definition before using the figure.

11. Verify every important record

Create a source log for each site. For every number or claim, record the source, date, geographic coverage, reporting period, definition, and confidence level.

  1. Confirm tenant status, opening dates, vacancies, and anchor commitments with the landlord, operator, or tenant directly.
  2. Check maps and access conditions in person at the relevant trading periods.
  3. Reconcile reported traffic with observed activity and ask how the metric was collected.
  4. Confirm parking rules, delivery windows, service charges, and planned works in lease or operator documents.
  5. Ask whether a dataset is current, how often it is updated, and whether the candidate property is represented accurately.
  6. Mark unknowns explicitly and model their financial effect instead of silently assuming the most favorable answer.

Do not use a vendor-maintained record as proof that a tenant is open, a parking space is available, or a trade area will generate sales.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

12. A repeatable comparison workflow

  1. Write the decision brief. State the customer, use, service area, required unit, operating constraints, decision horizon, and financial limit.
  2. Build the comparator list. Include direct, indirect, complementary, and context-only sites; explain why each is included.
  3. Gather the offer data. Record tenants, anchors, vacancies, competitors, complementary businesses, format, scale, and planned changes.
  4. Define the geography. Use a consistent travel-time or catchment method and document exceptions caused by physical barriers.
  5. Collect demand and traffic evidence. Compare day-and-hour visits, local customer characteristics, and observed behavior; record definitions and periods.
  6. Inspect access and operations. Visit roads, transit, walking routes, entrances, parking, loading, signage, stockroom, and customer circulation.
  7. Underwrite total cost. Include rent, shared charges, fit-out, operating expenses, lease terms, and stress scenarios against projected sales.
  8. Verify and score. Replace stale records, separate facts from assumptions, disclose weights, and identify deal-breaking unknowns.
  9. Make a conditional decision. State which site is preferred, what must be negotiated or verified, and the trigger that would cause you to choose another option.

13. Common comparison mistakes

Treating “new” as a demand forecast

New construction can improve access, add tenants, or create a clearer destination, but novelty alone does not establish sustained traffic. Require evidence about customers, tenants, access, and costs.

Using unlike sites as if they were substitutes

A regional destination, neighborhood convenience center, high-street unit, and standalone store may have different missions. Label the differences and compare only the dimensions that make sense.

Counting all traffic as relevant

Visitors may be employees, pass-through users, or shoppers with no reason to enter your category. Examine timing, purpose, tenant mix, and observed behavior.

Relying on a single overlap percentage

Shared visitors can indicate that two centers serve related demand, but the statistic does not reveal trip sequence, causation, spending, or your customer’s propensity to buy.

Free tools Windows power users keep installed

One-click scans. No signup required.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring shared costs and peak constraints

Base rent can look attractive until service charges, security, marketing levies, loading restrictions, or peak-period parking problems are included.

Scoring unknowns as neutral

An unverified opening date, uncertain anchor, or incomplete service-charge budget is a risk, not an average score. Price the uncertainty or make verification a condition of the deal.

14. Final decision checklist

  • Is the target customer clearly defined and supported by local evidence?
  • Are the selected comparators genuinely similar in sector, mission, and format?
  • Have direct competitors and complementary tenants both been mapped?
  • Are traffic figures defined by measure, day, hour, geography, and period?
  • Have access, visibility, transit, walking routes, loading, and parking been inspected at relevant times?
  • Does the financial model include total occupancy cost, fit-out, escalations, and downside scenarios?
  • Can the unit legally and practically support deliveries, storage, staffing, pickup, and fulfillment?
  • Are tenant rosters, opening dates, parking rules, and planned works verified?
  • Are classification labels and cross-shopping statistics being used as context rather than proof?
  • Does the preferred site still work if projected traffic arrives later or at a lower level?

Decision standard

Choose the new center only when its customer fit, relevant demand, access, tenant ecosystem, operating setup, and total cost are stronger—or more defensible—than the best nearby alternative. If the evidence is mixed, negotiate protections such as opening conditions, rent relief, break rights, delivery access, signage, or clear service-charge limits. A disciplined comparison does not promise that any center will outperform; it shows which choice has the clearest evidence and the least unacceptable risk.
