How to Choose Building Materials Based on Price, Durability, and Maintenance

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choose the material that meets the job’s performance requirements at the lowest credible total cost of ownership—not simply the lowest purchase price. Define the building element and exposure first, eliminate products that cannot meet code or service needs, then compare equivalent installed assemblies over the same time period. Include installation, inspections, cleaning, finishing, repairs, replacement, disposal, and the labor needed to access and maintain the work. Verify every assumption with current manufacturer documentation and comparable local quotes.

How do I choose building materials based on price, durability, and maintenance?

Use a five-stage decision process:

  1. Define the job. Identify the component—roof, cladding, insulation, window, floor, or finish—and write down its required structural, moisture, thermal, fire, safety, appearance, and code performance.
  2. Describe the exposure. Record climate, wind, rain, snow, humidity, ultraviolet exposure, salt, pollution, traffic, impact, cleaning chemicals, temperature swings, and the consequences if the component fails.
  3. Screen for suitability. Remove any option that does not meet the required performance, code provisions, installation conditions, or manufacturer exposure limits. Price comparisons are meaningful only among products that can do the same job.
  4. Compare total ownership cost. Use the same functional unit and analysis period for every candidate. Add installed cost, planned maintenance, operation where relevant, repairs, replacements, inspections, and end-of-life costs.
  5. Check evidence and local reality. Obtain quotes for the same scope, confirm maintenance and warranty conditions, and have a qualified professional review regulated structural, fire, moisture, or safety issues.

There is no universally best building material. A product that is economical for a dry, lightly used interior may be a poor choice on a coastal exterior or a high-traffic floor. Durability is always relative to the material’s use and exposure.

Start with the building element, not a favorite material

Write a performance brief

Before asking for prices, create a one-page brief for the assembly. State the area or quantity, expected service conditions, target appearance, required performance, acceptable maintenance schedule, and project timing. Include whether the work is new construction or a replacement, because removal of an existing assembly can dominate the cost of a replacement project.

  • Function: weather barrier, structure, insulation, daylight, walking surface, acoustic control, fire separation, or finish.
  • Geometry: dimensions, slopes, penetrations, edges, joints, corners, and interfaces with other materials.
  • Exposure: rain, snow, freeze-thaw, standing water, humidity, salt spray, UV, wind-blown debris, chemicals, abrasion, impact, and biological growth.
  • Use: occupancy, traffic intensity, wheeled loads, cleaning equipment, furniture movement, and access restrictions.
  • Risk: what happens if the material stains, leaks, delaminates, cracks, burns, becomes slippery, or is unavailable for repair.
  • Constraints: building code, planning rules, fire ratings, energy targets, acoustic requirements, historic-character requirements, lead times, and installer qualifications.

This brief prevents a common error: comparing products that look similar but do not provide equivalent performance. For example, two roof coverings may have different wind ratings, underlayment requirements, repair methods, and replacement scopes even when both are marketed as roofing.

Compare like with like over an explicit time horizon

Choose a functional unit

Compare the same amount of work delivering the same function. A roof comparison might use one 140 m² roof providing weather protection for 60 years. A floor comparison could use one square metre of finished floor meeting the same slip, wear, and cleaning requirements for 30 years. Do not compare a material price per square metre with an assembly price that includes underlayment, fasteners, flashing, substrate preparation, or labor.

Set the analysis period

Choose a period that fits the decision: the expected ownership period, the building’s design life, or a fixed interval such as 30 or 60 years. Use the same period for every option. If a product lasts beyond the horizon, state whether you assign a residual value or simply stop the calculation at the end of the period. If a product’s service life is uncertain, show a range rather than a single precise result.

Build the cost equation

A practical undiscounted life-cycle cost model is:

Total cost = initial installed cost + planned maintenance + operating cost + repairs + replacements + inspections + removal and disposal.

For each item, record the date or frequency, quantity, labor rate, material rate, access equipment, taxes or fees, and the source of the estimate. Include temporary protection, mobilization, setup, and the cost of removing adjacent work when replacement requires it. A low-maintenance finish may still be expensive if every repair requires scaffolding or a specialist.

Discount future costs only when assumptions are visible

Discounting converts future spending to a present value, but the result depends on the selected rate and the timing of each cost. Report the discount rate, inflation treatment, replacement dates, and whether prices are in today’s currency. Present an undiscounted total as well when it helps readers understand the actual cash paid over time. Never divide purchase price by advertised service life and call that a complete life-cycle analysis.

The National Institute of Standards and Technology describes its BEES Online 2.1 economic method as covering initial investment, replacement, operation, maintenance and repair, and disposal. The U.S. General Services Administration defines life-cycle costing as comparing initial and future costs over a specified period to identify the lowest total cost of ownership. Those categories are a useful minimum scope for a material comparison.

Illustrative roof comparison: why replacement frequency changes the result

The Canada Mortgage and Housing Corporation’s Housing Design Catalogue Materials Guide provides a modeled comparison for a 140 m² residential roof in Canada. The figures are representative guide values, not current bids or a universal ranking. Local labor, product specifications, roof geometry, and market conditions can materially change them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Roofing option Guide material rate Guide initial cost for 140 m² Typical service life stated in guide Replacements in 60-year example Relative lifecycle cost in guide
Asphalt shingles About $75/m² About $10,500 20 years Two full replacements About $31,500
38 mm prefinished standing-seam metal roofing About $120/m² About $16,800 40 years One replacement About $33,600

The example shows the decision that a purchase-price comparison misses: the metal roof costs more at installation but requires fewer replacements. In this particular 60-year model, the two options end up relatively close, with the asphalt-shingle figure lower. That result does not establish that one material is cheaper everywhere. It excludes the project-specific effects of roof complexity, tear-off, flashing, ventilation, fasteners, repairs, local labor, financing, and actual service conditions. Ask the estimator to show those assumptions rather than transferring the guide values directly to a project.

Evaluate durability under the actual exposure

Identify the dominant failure modes

Ask what is most likely to degrade the assembly in its location. Moisture may cause corrosion, rot, swelling, freeze-thaw damage, mold, adhesive failure, or loss of insulation performance. UV can embrittle coatings and fade finishes. Wind can lift coverings or drive rain through joints. Traffic and impact can wear, dent, crack, or puncture surfaces. Cleaning chemicals can attack sealants, coatings, and metals. A durable product in one exposure can fail quickly in another.

Separate material life from assembly life

A cladding panel may remain intact while fasteners, joints, flashings, membranes, or the supporting substrate fail first. A window’s frame can outlast its seals and hardware. A floor covering can be serviceable while the subfloor or moisture barrier beneath it is not. Request service-life information for the complete assembly and its components, not just the headline product.

Account for appearance, safety, and obsolescence

Durability is not only whether a product remains physically present. Staining, fading, gloss loss, dents, noise, slipperiness, reduced daylight, or an obsolete replacement profile may trigger replacement before structural failure. The National Bureau of Standards’ Technical Note 783, issued in August 1973, discusses flooring selection in relation to service severity, durability, maintenance, appearance, comfort, and safety. Its decision factors remain useful, but its historic date means it should not be treated as a current product-performance comparison.

Ask whether repair is practical

  • Can a damaged section be replaced without removing sound adjacent work?
  • Are matching colors, profiles, fasteners, and finishes likely to remain available?
  • Can a local contractor perform the repair, or is a specialist required?
  • Will a small failure allow water or heat into concealed assemblies?
  • Does the repair preserve the manufacturer’s warranty?
  • What access, protection, testing, and cleanup are required?

A material with a higher failure rate can sometimes be economical if damage is localized and inexpensive to repair. Conversely, a material with a long nominal life can be costly if one defect requires removal of an entire assembly.

Define maintenance as labor, materials, and access

List recurring tasks

Maintenance includes more than an occasional product purchase. List inspections, cleaning, recoating, resealing, lubrication, filter changes, vegetation removal, drainage clearing, corrosion treatment, and touch-up work. For each task, specify frequency, consumables, labor hours, equipment, and whether the work requires a lift, scaffold, traffic control, or shutdown.

Read the maintenance instructions before accepting a warranty

Manufacturers may require particular cleaners, inspection intervals, fasteners, primers, sealants, or records to preserve warranty coverage. A product that is advertised as low maintenance may still require periodic professional inspection or a coating renewal. Obtain the current installation and maintenance documents for the exact product and finish; generic statements about a material category are not enough.

Price the consequences of skipped maintenance

For each required task, record what happens if it is delayed. Does dirt merely affect appearance, or can it block drainage and cause leaks? Does a coating protect against corrosion? Does an unsealed joint allow moisture into insulation or framing? Include the expected cost of corrective work when a maintenance interval is missed, especially for buildings where access is difficult.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use a comparison table that exposes assumptions

For each viable assembly, create one row and complete every field. A blank is not proof of equivalence; write “not stated” and obtain the missing information.

Get comparable local quotes

Issue one scope to every bidder

Send each supplier or contractor the same drawings, quantities, substrate condition, access assumptions, performance requirements, and alternates. Ask for separate product and labor lines, preparation, removal, waste, flashing or trim, fasteners, sealants, testing, permits, and cleanup. A quote that omits those items is not cheaper; it is incomplete.

Ask questions that reveal the estimate’s boundaries

  • What exact product, thickness, grade, finish, and accessory package is included?
  • What labor productivity and crew qualifications are assumed?
  • What substrate repairs are excluded, and how will concealed damage be priced?
  • Which maintenance tasks and intervals are required?
  • What service-life evidence applies to this climate and exposure?
  • What happens if the specified product is unavailable during a future repair?
  • Which code tests, approvals, inspections, or engineering are included?
  • How long is the quote valid, and which costs are allowances?

Normalize the quotes

Convert every bid to the same functional unit and scope. Add omitted but necessary items, remove optional upgrades from the base comparison, and identify allowances separately. Record the quote date because labor and material prices change. Broad published averages are useful for orientation only; product, labor, location, and assembly details can change the result.

Verify documents, codes, and warranty conditions

Use current manufacturer specifications for service life, exposure limits, installation details, maintenance, repair procedures, and warranty terms. Confirm that the document applies to the exact product and finish, not merely to a product family. Check local code requirements for structure, fire, moisture, energy, acoustics, egress, and accessibility. Where failure could threaten occupants or the building envelope, obtain review from the appropriately qualified designer, engineer, inspector, or contractor.

The Canada Mortgage and Housing Corporation’s Materials Guide cautions that its values are representative averages and directs readers to specific manufacturer documents and local suppliers or contractors for accurate life-span, maintenance, and cost information. Treat any published table in the same way: a starting point for questions, not a substitute for project evidence.

Keep environmental comparisons separate from cost comparisons

Life-cycle assessment (LCA) measures environmental impacts within a defined product life-cycle boundary. Life-cycle costing (LCC) measures money over a defined period. They answer different questions. A lower-impact product is not automatically cheaper, and a recycled-content product is not automatically more durable.

If environmental performance matters, compare compatible data:

  • Use the same functional or declared unit and the same service delivered.
  • Check system boundaries, including manufacturing, transport, installation, use, replacement, and end of life.
  • Match geography, electricity assumptions, product category, and data dates.
  • Use product-specific environmental product declarations where available, or a consistent life-cycle inventory tool.
  • Do not combine an environmental result from one boundary with a cost result from another and present them as one score.

The U.S. General Services Administration explains the distinction between LCA and LCC. NIST’s BEES tool combines environmental LCA and economic LCC methods, while the U.S. Department of Energy describes its Life Cycle Inventory Database as a source of consistent, critically reviewed material and assembly impact data. Product-category coverage and data availability vary, so state exactly what was compared.

  • Low-cost case: favorable installation, longer service life, and routine maintenance with no major concealed damage.
  • Base case: the most defensible quote and manufacturer-supported service assumptions.
  • High-cost case: shorter life, difficult access, higher labor, more frequent repairs, or a required replacement of adjacent assemblies.

Then identify which assumption changes the ranking. If a small change in service life reverses the result, the decision is sensitive and should not be presented as a definitive price winner. Spending more on inspection, drainage, substrate preparation, or detailing may reduce that uncertainty more effectively than switching materials.

Common mistakes and how to correct them

Choosing the lowest unit price

Problem: The cheapest material excludes accessories, labor, removal, or future replacement.

A practical worksheet for the final decision

  1. Describe the element, quantity, location, exposure, use, and required performance.
  2. List two or more products or assemblies that meet the minimum requirements.
  3. Obtain current, itemized local quotes using the same scope.
  4. Record manufacturer service-life, installation, maintenance, repair, and warranty documents.
  5. Set the analysis period and functional unit.
  6. Enter initial cost, recurring maintenance, inspections, repairs, replacements, access, disposal, and disruption costs.
  7. State all service-life, timing, inflation, and discount-rate assumptions.
  8. Run low, base, and high scenarios and mark the assumptions that could change the result.
  9. Check code, climate, moisture, fire, structural, and safety compliance with qualified reviewers.
  10. Select the option with acceptable performance and the strongest evidence for the lowest credible total ownership cost—not necessarily the lowest initial price.

Which building material is cheapest over the long term?

There is no single answer without the building element, location, exposure, required performance, analysis period, and maintenance plan. The cheapest long-term choice is the compliant assembly that delivers the required function with the lowest total cost after installation, upkeep, repair, replacement, access, and disposal are counted. In the CMHC roof illustration, a higher-priced metal roof approaches the modeled 60-year cost of lower-priced asphalt shingles because it is replaced less often; the guide still shows the asphalt figure as lower in that particular example. Your project may rank the options differently.

Make the decision auditable: keep the scope, quotes, documents, assumptions, calculations, and uncertainty range together. That record is more valuable than a generic “best material” list because it shows why the selected assembly fits this building.
