One free scan finds every outdated or missing driver and matches the right update for your exact hardware.Free scan · exact hardware matchBefore signing a residential building contract in Australia, verify three separate things: the exact person or company that will contract with you is licensed or registered for the work in the state or territory where the project is located; the project has the required home-building compensation or warranty insurance for its address and contract; and the relevant company or personal insolvency records show no obvious current warning. These checks reduce information risk, but they cannot guarantee that a builder will stay solvent or finish your project.
The safest approach is to identify the legal entity first, check its licence with the local building regulator, verify insurance against the actual property, then search the insolvency records that match the builder’s business structure. Keep dated copies of every result and repeat the checks before major payments or material contract changes.

Why licence, insurance and financial checks are different
A builder can appear established while still presenting a problem in one of these areas. An Australian Business Number (ABN), Australian Company Number (ACN) or ASIC company record helps establish who the business is; it is not a building licence. A building licence shows that the relevant state or territory authority has authorised a person or entity for specified work. Home-building insurance is tied to a statutory scheme and, in many cases, to a particular project or address. Insolvency records show formal events and notices, not a promise about future performance.
Use the checks for their proper purpose:
- Identity: confirms that the name on the contract, the licence holder, the ABN or ACN and the entity receiving your money are the same legal participant, or that any relationship between them is explained.
- Authority: confirms that the licence or registration is current and that its class, scope, conditions and restrictions cover the proposed work.
- Protection: confirms that the statutory home-building insurance certificate or policy applies to the property, builder and work described in your contract.
- Financial signal: identifies company administration, liquidation or other notices, or personal insolvency information where the builder is a sole trader or partner.
- Timing: records when each check was made, because a register entry, licence and insurance position can change after you search.
No single clean result answers all five questions. Treat the process as layered due diligence rather than a pass-or-fail badge.

Step 1: Pin down the legal entity before searching
Start with the proposed contract, quotation and licence details. Ask for the full legal name of the contracting person or company, any trading name, ABN, ACN (if it is a company), builder licence or registration number, and the names of directors or related entities shown in the paperwork. If a salesperson, project manager or different company accepts deposits, ask why that entity is involved and identify its legal relationship to the contracting builder.
Search ASIC using the legal name or identifier, not only a familiar brand name. ASIC says an ACN, ABN or former business name can help narrow a search. Its guidance on dealing with businesses explains how to check a business identity and points consumers to the relevant licensing authority: ASIC: Dealing with businesses and companies. Company and organisation searches are available through ASIC’s company and organisation register.
Record the exact spelling, entity type, registration status and registered address. Free company information can establish identity; a more detailed current or historical extract may cost money and can show additional company information. A trading name or website is not a substitute for the legal entity named in the contract.
Resolve common identity mismatches
- Trading name differs from company name: require the contract to name the company’s legal name and ACN, while identifying the trading name separately.
- Individual licence, company contract: confirm that the individual is authorised to contract for the company and that the licence permits that arrangement in your jurisdiction.
- Several related companies: identify which entity owns the contract, receives each payment and carries the insurance. Do not assume that a financially stronger related company guarantees the contracting entity’s obligations.
- ABN only: use it to identify the business, then obtain the state or territory building licence separately. An ABN registration does not prove building authorisation.
If the proposed builder will not provide the legal name, identifier or licence number, pause before paying a deposit. You cannot reliably match a licence, insurance certificate or insolvency search without those details.
Step 2: Verify the licence with the regulator where the work will occur
Building licences are state and territory specific. Use the building, fair trading or consumer affairs regulator for the location of the project, not the regulator where the builder’s office happens to be. ASIC states that the relevant fair trading or consumer affairs department can tell you which licences a business needs and whether a business or company holds a particular licence: ASIC’s licensing guidance. ASIC also provides a professional-registers search page at ASIC professional registers search, but that is not a universal national building-licence directory.
Ask the local regulator which licence class covers your project. Then compare the regulator’s record with the contract and quotation:

- conditions, endorsements, suspensions or restrictions do not prevent the work; and
- the licence number in the contract and advertising is the same as the regulator’s number.
Save the search result as a PDF or screenshot showing the date, status and any conditions. If the search returns several people or companies with similar names, match the licence number and legal identifier rather than selecting the closest-looking result.

What a licence result does not establish
A current licence does not prove that the builder has sufficient cash, will meet every deadline, has no defects history or will remain licensed throughout a long project. It also does not automatically authorise subcontractors or specialist trades. Check whether your contract requires separate licences for design, plumbing, electrical or other regulated work and ask who will hold them.
Step 3: Verify insurance for the actual project
Do not stop at a generic certificate, a policy logo or a statement that the builder is “fully insured”. Request the statutory home-building compensation or warranty insurance certificate and the details needed to verify it. Match the builder or contractor name, covered property address, description or value of the work, certificate or policy number, issue date and any commencement or eligibility conditions to your contract.
Use the official scheme search for the state or territory. A certificate for another address, an earlier owner or a different legal entity may not protect your project. If the address, contract value or builder name changes, ask the scheme administrator whether a replacement certificate or endorsement is required before work starts or money is taken.
New South Wales: HBC Check
For residential building work in New South Wales, Service NSW provides the free HBC Check. It can search by certificate number, contractor name or licence, company, or property address. Use the result to confirm that the certificate relates to your address and the contractor named in the contract.
Service NSW states that Home Building Compensation (HBC) cover is required before a builder takes money or starts specified residential building work valued at $20,000 or more including GST. That figure is a New South Wales requirement described by Service NSW, not a national threshold. The scheme is last-resort protection for specified events, including builder insolvency, death or disappearance, or relevant licence suspension. Read the certificate and scheme conditions to understand what events, limits and time requirements apply to your circumstances.

Victoria: arrangements applying from 1 July 2026
Victoria’s scheme changed during 2026. Consumer Affairs Victoria says that from 1 July 2026 the Building and Plumbing Commission (BPC) covers applicable work through first-resort Home Warranty insurance, replacing the previous last-resort domestic building insurance arrangement. Its guidance describes the new cover for major domestic building work worth more than $20,000 where the home is no more than three storeys: Consumer Affairs Victoria: domestic building insurance and insolvency.
The BPC’s property search tool verifies a BPC-issued certificate by policy number and displays the insured property address and issue date: BPC search insurance for your property. Check the address and date against your contract, and follow the BPC’s current instructions if a certificate is missing, an address is wrong or the builder offers a revised contract. Do not apply the Victorian threshold, storey limit or first-resort terminology to another state.
Other states and territories
Insurance names, thresholds, issuing bodies and eligibility rules differ across Australia. Queensland, South Australia, Tasmania, the Australian Capital Territory and the Northern Territory require you to use their current local regulator or statutory scheme instructions. There is no responsible single national insurance lookup that replaces those checks. Confirm the applicable scheme at the time of signing and again before the first payment or commencement of work.

First determine whether the contracting builder is a company, sole trader or partnership. The record to search depends on that structure.
Company builder
Search ASIC company information and notices using the exact company name, ACN and related identities. Look for formal notices or appointments involving administration, liquidation or external control. A company search may not show every commercial difficulty, and detailed current or historical information may require a paid ASIC extract. Save the result and note the search date.
Sole trader or partnership
Consumer Affairs Victoria advises checking the Australian Financial Security Authority (AFSA) for personal insolvency information when the builder is a sole trader or partnership, and contacting both ASIC and AFSA if you cannot tell which structure applies. Search the individual or partners named in the contract rather than assuming that a trading name is a company.

How to interpret administration
An administration entry needs careful interpretation. Consumer Affairs Victoria states: “A builder in administration may not be insolvent and can keep operating.” The administrator’s investigation and the outcome of the administration process determine what happens; the entry alone is not a final finding that the builder is insolvent. If an administrator is appointed, contact that office about whether the business is trading, who can approve payments and what contracts or deposits are affected before making a decision.

A clean company or personal insolvency search is also limited. Public records are time-sensitive and may not reflect an event that has not yet been lodged. They cannot predict cash-flow problems, disputes, delayed projects or a future collapse.
Step 5: Build a dated verification file
Keep one folder for the project containing the signed quotation or proposed contract, licence search, ASIC or AFSA results, insurance certificate and every clarification from the builder or regulator. Record the date, search terms, URL, result and the person who supplied each document.
Repeat the checks at sensible decision points:
- Before signing: confirm the contracting entity, current licence, project-specific insurance and insolvency status.
- Before the first payment or site start: confirm that the licence and insurance remain current and that the certificate covers the final address and contract value.
- Before a major progress payment: recheck if the builder reports financial difficulty, changes entities, requests payment to a different account or proposes a substantial variation.
- Before accepting revised terms: obtain written advice on whether the insurance certificate, licence and responsible entity remain valid.
Use a secure payment process and retain receipts showing the payee’s legal name. A bank account in a different name is a reason to ask questions, not proof of wrongdoing, but do not ignore it.

Pause the transaction and seek advice if any of these conditions appear:
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitches- the contract names a different company from the one in the licence or insurance certificate;
- the licence is expired, suspended, subject to a restriction or in a class that does not cover your work;
- the builder supplies a generic insurance certificate without your property address or refuses official verification;
- the proposed contract value, storey count or work description falls outside the scheme details you were given;
- the builder asks for payment to an unrelated entity or changes the payee after signing;
- ASIC or personal insolvency records show administration, liquidation, bankruptcy or another formal event;
- an administrator, receiver or other external appointee contacts you; or
- the builder pressures you to sign immediately, remove conditions or pay before the required insurance is confirmed.
Do not terminate a contract, pay subcontractors directly, or accept revised terms solely on an informal warning. Consumer Affairs Victoria recommends legal advice before ending a contract or paying subcontractors in an insolvency situation. An independent construction lawyer or financial adviser can assess your contract, payment rights, security interests and insurance position.

How to compare the results before signing
Use the same five questions for every proposed builder:
- Who is responsible? Is the exact legal entity or individual named, and do the ABN or ACN, licence and insurance records match?
- Is the work authorised? Is the licence current, in the right class and free of a condition that conflicts with your project?
- Is this project protected? Does the official insurance record identify your address, builder, work and issue date?
- Is there a current formal warning? Have you searched the correct company or personal insolvency record and read any notice rather than relying on a search headline?
- Will the evidence stay current? Have you dated the checks and set a reminder to repeat them before major payments or changes?
If one answer is unresolved, the sensible comparison is not between two marketing claims; it is whether the missing evidence can be independently verified before you commit money or accept the contract.
Limits of public checks
Registries and statutory insurance are valuable because they provide official, identifiable records. They are still snapshots. A current licence can be cancelled later. An insurance certificate can be limited by exclusions, claim conditions, project value or statutory deadlines. An insolvency search can be clean immediately before an event is lodged. None of these checks assesses workmanship, supervision, programming, subcontractor quality or the likelihood of defects.
Use the checks alongside a contract review, realistic payment schedule, clear variation procedure, evidence of the builder’s relevant experience and independent advice where the project is large or the records are unclear. Keep the scope of each check precise: identity establishes who you are dealing with; licensing establishes authority; insurance establishes statutory protection for defined circumstances; insolvency searches identify formal warning signals.
Jurisdiction and date qualifications
The method is national, but the legal rules are local. The New South Wales $20,000 including GST HBC requirement and the Victorian more-than-$20,000, three-storeys-or-less Home Warranty description are scheme-specific figures. Victoria’s first-resort arrangements apply from 1 July 2026, so use the BPC and Consumer Affairs Victoria instructions in force when your contract is signed. Do not copy either example into another state or territory.
For projects in Queensland, South Australia, Tasmania, the Australian Capital Territory or the Northern Territory, obtain the current licence and insurance pathway directly from that jurisdiction’s building or consumer regulator. If a regulator, insurer or administrator gives you a written instruction that conflicts with an older certificate or website page, ask which current rule applies and keep the response with your project records.
A printable pre-contract checklist
- Contracting person or company’s full legal name collected.
- Trading name, ABN, ACN and licence or registration number recorded.
- Directors, partners or related entities identified where relevant.
- State or territory regulator and correct licence class confirmed.
- Licence status, conditions, restrictions and expiry checked on the search date.
- Official insurance certificate requested for the actual property and work.
- Certificate or policy number, insured address, builder name and issue date matched.
- State-specific threshold and scheme rules confirmed rather than assumed nationally.
- ASIC company search completed for a company builder.
- AFSA personal insolvency search considered for a sole trader or partnership.
- Any administration or external appointment understood through the administrator’s instructions.
- Dated copies of searches and certificates saved.
- Independent legal or financial advice obtained before terminating, paying subcontractors or accepting material changes where a warning appears.
The Bottom Line
Verify the legal entity, local licence, project-specific insurance and the insolvency record that fits the builder’s structure. Repeat those checks as the project progresses, because a clean result today is evidence of the current position—not a guarantee of tomorrow’s solvency or completion.
