How to Assess Whether a Solar Farm Is Suitable for Your Land

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A solar farm is suitable only when the grid, land, physical site, planning, environmental constraints and commercial terms work together. A nearby electricity line or a large field is not enough. Start with a desktop screen, then commission the surveys and connection studies needed to test the actual proposal before granting an option, signing a lease or selling land.

The process below is written for landowners and farmers. Planning and agricultural examples from England and Wales are identified as such; the broad siting principles also apply elsewhere, but local rules, classifications and grid procedures always control.

What “suitable land” means

Developers normally need a site that can host the proposed array, inverters, transformers, cabling, access roads, drainage and security infrastructure while exporting electricity at an acceptable cost. Suitability therefore has four parts:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Technical: adequate solar resource, workable terrain, construction access and a credible grid connection.
  • Regulatory and environmental: a planning route that can address landscape, ecology, water, heritage, neighbours and cumulative effects.
  • Land and agricultural: acceptable soil quality, drainage, existing farming arrangements and a realistic restoration plan.
  • Commercial: a project design and contract that compensate for land taken, risks accepted and obligations lasting for decades.

The U.S. Department of Energy groups similar questions under power customers, interconnection and transmission, topography, land cost, zoning, wildlife, environmental effects and host-community priorities in its large-scale solar siting research. Those are screening categories, not a guarantee that any particular parcel can be developed.

1. Define the proposal and the rules that apply

Clarify what the developer is proposing

Ask for the proposed boundary, panel and infrastructure layout, expected export capacity, battery or other co-located equipment, construction programme and operating life. Confirm whether the approach is a short-term option, a lease, an outright purchase or a combination. A proposal for a utility-scale ground-mounted array has very different land, traffic and planning implications from a small private installation.

Identify the decision-makers

Record the planning authority, land-use designation, electricity network operator and any other permitting bodies. In England and Wales, check the adopted local plan, development-management policies, protected sites and landscape designations, local validation requirements and any relevant national infrastructure regime. The UK renewable and low-carbon energy planning guidance stresses that local environmental effects, community views, land quality, restoration and heritage can all influence the decision.

In the United States and other countries, do not transfer English agricultural grades or planning terminology to your parcel. The DOE notes that permitting requirements differ by project location. Obtain written confirmation of the applicable zoning, environmental reviews, road approvals and utility process before relying on a developer’s timetable.

2. Screen sunlight, shading and terrain

Solar resource

Review available irradiance data, seasonal output assumptions, shading from hills, trees and buildings, and the proposed panel orientation and tracking system. Irradiance affects generation and revenue. Higher or exposed sites may receive stronger year-round sunlight, but exposure can also increase wind loading, visibility and construction requirements. A developer should show the assumptions behind its energy estimate rather than quoting a generic annual yield.

Topography and earthworks

Map slopes, ridges, hollows, unstable ground and elevation changes. Neither flat land nor sloping land is automatically suitable. Steep or irregular ground may require grading, longer access tracks, retaining works or a lower panel density; extensive earthworks can increase cost, erosion and visual impact. Ask for a preliminary grading and drainage concept, not just an aerial outline.

Water and flood conditions

Identify rivers, ditches, springs, ponds, groundwater protection zones and mapped flood areas. Flood risk can affect equipment locations, foundations, cable routes, maintenance access and consent requirements. The design should show how runoff will be managed during construction and operation and how watercourses will be protected.

3. Treat the grid as a feasibility gate

The most important early question is not whether a power line is visible; it is whether the network can accept the project’s likely output at a viable cost and on a deliverable timetable. The 2025 UK National Policy Statement EN-3 states:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

“The capacity of the local grid network to accept the likely output from a proposed solar farm is critical to the technical and commercial feasibility of a development proposal.”

Ask the developer or its connection consultant for:

  • the proposed connection point and voltage level;
  • available or expected export capacity;
  • the distance and route from the site to that point;
  • reinforcement, substation, cable and wayleave requirements;
  • the connection offer status, milestones, assumptions and expiry dates;
  • estimated connection and reinforcement costs and who bears them; and
  • the consequences if the network operator delays, curtails or changes the offer.

Capacity, voltage and distance can materially alter commercial viability. A connection route may cross third-party land, roads, watercourses or heritage features. Treat an informal statement that “capacity is available” as unverified until the relevant network operator and qualified specialists confirm it in writing. EN-3 is available from the UK Government; the local process differs outside the UK.

4. Establish agricultural land quality and soil conditions

England and Wales: distinguish maps from field evidence

Natural England’s 2026 guidance defines grades 1, 2 and 3a as the best and most versatile (BMV) agricultural land. That classification is not a statement that your field is, or is not, suitable. Predictive Agricultural Land Classification maps are not accurate enough to classify an individual field; detailed records or a new field survey may be necessary.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Obtain the available ALC information, soil maps and previous surveys, then check whether they match current conditions. A competent agricultural land specialist may need to sample soil horizons, drainage, stoniness, wetness, droughtiness, slope and other limiting factors. The survey should identify peat or other sensitive soils and explain how construction, tracks and cable trenches would affect soil resources.

EN-3 prefers lower-quality agricultural land where agricultural land is needed and expects soil-resource protection and restoration measures. A proposal that crosses several fields may need field-scale evidence rather than a single desktop label.

Other jurisdictions

Land-quality grades, protected farmland policies and mitigation requirements are local. Use the classification system and agricultural agency guidance for your jurisdiction; do not present England and Wales grades as a worldwide rule.

Current farming, tenants and drainage

List owners, tenants, graziers, contractors, field-by-field cropping, drainage assets, irrigation, tracks, water supplies and access rights. Removing fields from a tenancy can affect the viability of the remaining holding. The UK Solar Roadmap discusses possible continued livestock grazing and developing agrivoltaic approaches, but neither is automatic: stocking, panel clearance, fencing, shade, animal welfare, machinery access and planning conditions must be tested against the actual design. Discuss compensation and relocation with every affected tenant before signing.

5. Test access and construction buildability

Construction access is often a decisive practical constraint. Map the route from the public highway to every proposed work area and have a transport specialist assess:

  • road width, weight limits, bends, gradients, visibility and passing places;
  • bridges, culverts, level crossings, gates and overhead lines;
  • turning space for abnormal or long loads;
  • temporary widening, verge works, traffic management and reinstatement;
  • on-site tracks, crane pads, storage compounds and emergency access; and
  • permanent operations and maintenance access after construction.

Large components may arrive at different times and require swept-path analysis. Confirm who obtains highway consents, pays for strengthening, repairs damage and restores temporary works. EN-3 requires applicants to include necessary access routes and assess their effects; its guidance is in the national policy statement.

6. Screen environmental, landscape and neighbour constraints

Ecology, water and protected features

Check designated habitats, protected species records, veteran trees, hedgerows, watercourses, wetlands, peat and ecological corridors. Surveys may need to cover different seasons, and mitigation can change the layout, programme or usable area. Identify construction lighting, fencing, vegetation clearance, pesticide use and maintenance regimes early.

Landscape and visual effects

Assess views from homes, roads, public rights of way, settlements, designated landscapes and heritage settings. The assessment should consider panel height, fencing, inverters, substations, security lighting, screening vegetation and the appearance of the site during construction. Screening can reduce views but may consume land, need irrigation and take years to mature.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Glint, glare and aviation

Request a site-specific glint-and-glare assessment for nearby homes, roads, railways, airports and communication infrastructure. Panel technology and orientation matter, as do changing sun angles and existing screening. Do not accept a generic statement that panels are non-reflective as a substitute for the assessment required by the relevant authority.

Heritage, rights of way and cumulative development

Map listed or protected buildings, archaeological areas, historic landscapes, public footpaths, bridleways and other rights of way. A project can be unacceptable because of its setting or cumulative effect even when its own footprint is modest. Include nearby solar, battery, wind, highway and transmission proposals in the baseline and ask how construction traffic and views will be managed.

7. Commission the specialist work in the right order

A sensible due-diligence sequence avoids paying for detailed design before a fatal constraint is found.

  1. Desktop constraints screen: collect planning designations, grid context, aerial imagery, flood maps, landscape and heritage information, rights of way, ecology records and land ownership.
  2. Grid enquiry: obtain a documented connection route, capacity position, milestones and cost assumptions from the network operator or its appointed consultant.
  3. Land and soil investigation: commission field-scale agricultural classification, soil, drainage, contamination and geotechnical work where the desktop screen indicates a risk.
  4. Topographic and access survey: test slopes, earthworks, turning movements, bridges, temporary works and permanent maintenance routes.
  5. Environmental and visual surveys: scope ecology, water, flood, landscape, heritage, glint and glare, noise and cumulative effects to the standard required by the planning authority.
  6. Layout and yield model: compare buildable area, panel arrangement, infrastructure corridors, export limit, battery space, agricultural use and mitigation.
  7. Independent contract review: have a solicitor and appropriately qualified land, agricultural and tax advisers review the option, lease or sale before execution.

8. Compare an option, lease or sale on more than rent

When several developers or layouts are available, use a written comparison. The following headings expose differences that headline rent often hides:

Issue Questions to put in writing
Grid Is the connection offer real, transferable and financeable? Who pays reinforcement, route works and overruns? What happens if export is curtailed?
Design and land take What is the fenced area, and which land is occupied by tracks, substations, batteries, drainage, cable easements and temporary compounds?
Farming and tenants Can grazing or another agricultural use continue? Who compensates tenants, contractors and businesses for lost access or production?
Construction What traffic route, working hours, delivery controls, reinstatement standard and damage security apply?
Planning and mitigation Who funds surveys, screening, habitat works, landscape planting, rights-of-way changes and monitoring?
Payments When are option fees, milestone payments, rent or purchase consideration due? Are payments indexed, conditional or subject to deductions?
Term and control How long is the option and lease, what extension rights exist, and can the developer assign, mortgage or share occupation?
Risk and insurance Who carries construction, contamination, flooding, grid delay, business interruption, tax and third-party liability risk?
End of life Who removes panels, foundations, cables, fencing and roads; restores soil and drainage; and provides security for decommissioning?
Sale versus lease Does a sale give up future agricultural, development or inheritance options, and are overage, clawback or access rights addressed?

There is no universal minimum acreage, guaranteed lease income, connection price or payback period that can be inferred from the available guidance. Values depend on the parcel, local market, network, planning outcome, project design and contract. Obtain independent advice rather than treating a developer’s headline figure as a valuation.

9. Use a clear decision gate before signing

Do not sign an option or lease merely because the site passes a map screen. Require written answers to these questions:

  • Has a credible network connection been identified, with costs, route and programme?
  • Is the proposed layout based on surveyed boundaries, slopes, drainage and access?
  • Is the agricultural quality established at field scale where required?
  • Have tenants, occupiers, lenders, neighbours and rights-of-way users been considered?
  • Are ecology, flood, landscape, heritage, glint and glare and cumulative effects scoped to local requirements?
  • Does the contract protect the landowner if planning, grid or funding fails?
  • Are restoration standards, financial security, insurance and dispute procedures specific enough to enforce?
  • Have an independent solicitor and relevant technical specialists reviewed the actual documents?

If a critical answer is unknown, make the agreement conditional on obtaining it, or delay commitment. An option should give enough time and access for surveys without granting unrestricted control over the land or allowing indefinite extensions.

How much land will solar need?

Area depends on technology, spacing, terrain, shading, export limits, storage, access and environmental buffers. National forecasts are not a parcel rule. The U.S. DOE page reports a projection of about 5.7 million acres of ground-mounted solar by 2035 and up to 10 million acres by 2050 in the contiguous United States, equivalent to 0.3% and 0.5% of that region respectively. These are projected national totals attributed to the Solar Futures Study; the opened DOE page does not state that study’s year, and the figures are not current measurements or a minimum acreage requirement for an individual site.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When the answer is “not yet” or “no”

A site may be unsuitable for the current proposal but worth reconsidering after a design change. Examples include a smaller export capacity, a different connection point, relocating equipment away from a floodplain, retaining a public right of way, reducing earthworks, or designing genuine dual agricultural use. Conversely, a fatal grid constraint, unacceptable access route, protected habitat, unresolved tenancy, or unmanageable heritage impact may end the project regardless of sunlight or land area. Record the reason and the evidence, rather than relying on a general statement that the land is “good for solar.”
