Yes, a small home can have a central courtyard—but the successful move is to copy La Negrita House’s functions, not its scale. Use a compact open-to-sky space to bring daylight into several rooms, organize circulation and views, and create an outdoor connection without giving up privacy. A documented precedent measures 2.5 by 1.6 metres (about four square metres) and serves three rooms; it is a useful example, not a universal minimum or guaranteed performance.
La Negrita House, a 2026 project by Estudio Palacios in Córdoba, Argentina, is listed at 1,520 square metres beside Lake Los Molinos in dense eucalyptus forest. Its central courtyard is part of a much larger landscape and plan. On a small urban lot, the transferable lesson is to make every square metre of the court perform several jobs.

What La Negrita House’s courtyard is actually doing
The project description presents the courtyard as the organizing heart of the plan: a sun-catching void that draws natural light inward, keeps rooms visually connected to the landscape and provides an outdoor room within the house. Because the court is below street level, it combines privacy with an outside connection. The Spanish-language project description reports the same intentions.

A large deck and stair lead toward the internal court, while views extend both to the courtyard and through the surrounding forest toward the lake. Existing eucalyptus trees were preserved as part of the site strategy. Those moves depend on a large, wooded property; for a small house, the principle is to consider the courtyard during the arrival sequence, the main circulation route and the most important view, where the site permits.

- Stronger Solid Lead: This work pencil is matched with a 2.8 mm thick lead , which is much thicker and stronger during the drawing process of construction work, it will not break or damage easily
- Marks on Various Surfaces: 3 colors solid construction pencil can marks on various surfaces, such as metal, plastic, wood, paper etc. Ideals for woodworkers, contractors, craftsmen, builders, merchants and masons
Material choices are similarly contextual. Black-pigmented concrete and stone respond to the eucalyptus forest and forest floor. Inside, stony and greenish tones are combined with wood, saddle-coloured leather and reddish accents. Circular skylight openings in darker areas filter daylight and produce changing shadow patterns. These are ideas to interpret, not a specification to copy. Structure, climate, maintenance, budget and local requirements should decide whether a similar finish or filtered-light detail is sensible.
How do I adapt a courtyard design for a small home?
1. Define the problem before drawing the opening
List the rooms that currently lack daylight, an outside view or privacy. Then mark the route people actually use between entrance, living spaces, kitchen, bedrooms and bathroom. A court is worth the floor area it removes when it solves several of those problems at once—for example, giving a bathroom borrowed light, a dining room a picture window and a reception room a direct door.
Yoko Kloeden, an interior designer quoted by Amiya Baratan in Livingetc on 19 September 2026, describes a recent example measuring 2.5 by 1.6 metres. The approximately four-square-metre court serves three rooms: a door from a second reception room, a bathroom window and a picture window from a new dining area. It sits where a side-return extension would normally start, with the building resuming 2.5 metres beyond the original rear wall. Treat this as one designer-reported arrangement, not a code rule, minimum size or promise of adequate daylight.

2. Decide what must face the court
Choose the rooms that gain the most from direct contact with the opening. Living and dining rooms often benefit from a larger visual connection; bathrooms, stairs or circulation zones may benefit from borrowed light and privacy. Draw the court with the doors and windows shown, rather than leaving connections to a later stage. A small opening can feel central when several rooms acknowledge it, and peripheral when only one window faces it.
3. Test central, side and rear positions
La Negrita’s central court organizes a large plan, but a compact house may work better with a side court or a lightwell. Compare options against the same questions: how much enclosed floor area is surrendered, which rooms receive light and views, how exposed the court is to neighbours, how much sky and sun it sees, whether it improves circulation, and how drainage and maintenance will be handled.
| Option | Potential strengths | Questions to resolve |
|---|---|---|
| Central courtyard | Can serve rooms on several sides and make circulation feel like a continuous sequence. | How will structure, roof lines, fire separation, privacy and rainwater drainage work where the opening interrupts the plan? |
| Side courtyard | Can preserve a clear front-to-back plan while giving a side-return or extension a deliberate pause; may suit a narrow lot. | Will neighbouring windows overlook it? Does the court receive enough sky, and can every intended room reach it without awkward corridors? |
| Rear courtyard | Can connect living areas to a private outdoor room and simplify access for planting or cleaning. | Will it improve more than one room, or is it simply a smaller version of a conventional rear garden? |
| Lightwell | Can bring daylight and ventilation potential to an internal bathroom, stair or hallway where a full court is impossible. | How will occupants access it, remove leaves, clean glazing and maintain waterproofing? A narrow opening may provide less sky than expected. |
The table is a planning framework, not a performance calculation. The documented sources do not establish a universal width, daylight factor, ventilation rate or energy saving for any of these forms.
4. Protect privacy without turning the court into a shaft
La Negrita’s below-street court demonstrates one way to reduce direct exposure while preserving an outdoor relationship. On another property, inspect neighbouring window heights, street sightlines, boundary walls and the direction of the sun before choosing a level or enclosure. A raised planter, screen, higher sill or carefully placed tree may control views, but each can also reduce sky and light. Model the sightlines from standing and seated positions, not only on a plan.

5. Make the opening part of arrival and circulation
Ask whether the first view on entering should be the court, whether a corridor can borrow its light, and whether a stair or deck can frame it. La Negrita uses a deck and stair as part of the approach to the internal courtyard. In a small home, even a short path, a change in floor finish or a framed door can make the court an intentional destination rather than a leftover void.
Can a small house have a central courtyard without losing too much floor area?
It can, but the trade-off must be explicit. Every square metre left open is a square metre that cannot be enclosed as a bedroom, storage area or larger living room. Set the court’s value beside the benefits you expect: daylight to rooms that would otherwise need artificial lighting, a view that improves orientation, potential cross-ventilation, separation from neighbours and a usable outdoor pause.
Do not promise passive cooling, lower energy use or a particular daylight result without a site-specific design analysis. The available project descriptions state design intent, and the compact precedent reports its arrangement; neither supplies measured daylight, temperature, ventilation or energy performance.
Use a multi-room test
Draw the smallest plausible court and connect every proposed door and window. If only one room benefits, compare the opening with a conventional window, rooflight or rear garden. If three or more spaces gain distinct functions—as in Kloeden’s example—the unbuilt area may justify itself more convincingly. Count circulation as a function only when it genuinely improves movement or orientation.

A 2.5-by-1.6-metre rectangle can perform differently depending on wall height, orientation, roof overhangs and adjacent buildings. Sketch a section showing the visible sky from each window. A court hemmed in by tall walls may be bright at midday but gloomy in winter; a lower court may offer more sky but less privacy. These outcomes require a designer to test the actual site.
Planning the courtyard room by room
Living and reception spaces
Use a full-height door or picture window when the court is intended to become part of the living-room view. Consider whether furniture will block the opening and whether the threshold can tolerate rain, dirt and frequent traffic. A smaller opening may be preferable if the room needs wall space for storage or a television.
Dining areas
A dining room can turn the court into a framed picture, as in the compact precedent’s picture window. Place the table so seated occupants see planting or sky rather than a blank boundary. Check glare at breakfast and evening hours, and provide shading that does not make the room permanently dark.

Bathrooms
A bathroom window beside the court can provide borrowed daylight while maintaining privacy. Use obscured glazing, a high sill or a screened planting layer where neighbouring views are possible. Confirm ventilation requirements separately; a courtyard window is not automatically a compliant mechanical or natural-ventilation solution.
Bedrooms and quiet rooms
Bedrooms facing a court need acoustic and visual privacy. Consider whether footsteps, rain on paving or maintenance activity will disturb sleepers. A narrow planted edge, operable high-level window or screened opening can preserve light while reducing direct views.
Stairs and circulation
Stairs, landings and corridors are often the best recipients of borrowed light because they need less furniture and can distribute the court’s presence to several rooms. Use aligned doorways, a roof opening or a glazed landing to make movement legible. Keep escape routes, guarding and fire requirements in the design from the beginning.
Structure, water and maintenance: resolve these before construction
Structure and movement
Removing a section of roof or floor changes load paths. An engineer should determine how beams, walls, foundations and lateral stability are handled, especially when an existing extension is cut back to form a court. Do not infer structural dimensions from La Negrita House or from the 2.5-by-1.6-metre example; neither source provides construction specifications.
Waterproofing and drainage
An open court concentrates rain at its lowest point and places more junctions at doors, walls and roof edges. Plan falls, gullies, overflow routes, membranes, thresholds and access for clearing leaves. A below-street or sunken court deserves particular attention to surface-water protection and pump reliability where gravity drainage is not available. Local professionals must verify the details for the property and jurisdiction.

Walls around a court receive reflected rain and sunlight from several directions. Select paving, render, timber and sealants for the local freeze-thaw, heat, wind and rainfall conditions. A dark material inspired by La Negrita’s black concrete may absorb more heat than a lighter finish; assess surface temperatures before specifying it near doors or seating.
Cleaning and access
A court that cannot be reached becomes a maintenance liability. Provide a route for sweeping, replacing plants, washing glazing and inspecting drains. If the space is a narrow lightwell, include safe access or a maintenance strategy before construction. Falling leaves from existing trees can make a beautiful court impractical without regular clearance.

Planning, building and safety requirements
Check local planning controls, boundary rules, overlooking limits, fire separation, guarding, accessibility, drainage approvals and any requirements for work to an existing building. The published sources do not establish approvals or technical standards for any particular location. A local architect, building designer, engineer and contractor can coordinate those decisions.
Light, shade and planting strategies
Use filtered light deliberately
La Negrita’s circular skylight openings create patterned light and shadow in darker areas. A small home could interpret that idea with a roof opening, perforated screen, pergola or carefully sized clerestory. First check structure, waterproofing, glare, overheating and fire performance. A decorative opening is not automatically a useful daylight device.

Choose plants for the actual microclimate
Courtyards can be hotter, windier, damper or shadier than the surrounding garden. Select species for the court’s orientation, soil depth, irrigation access and winter conditions rather than copying the eucalyptus setting of Córdoba. Planters are optional furnishings, not items specified by the La Negrita architects. Keep roots, mature canopy, leaf drop and irrigation away from drainage and foundations.
Coordinate planting with views and privacy
Layered planting can screen a neighbour at eye level while leaving a band of sky visible above. Place taller plants where they block the most intrusive sightline, and lower planting where daylight is scarce. Allow room to prune and replace plants without entering bedrooms or moving large furniture.

- Survey the property. Record boundaries, neighbouring windows, existing trees, levels, services, sun paths and the rooms that currently lack light or privacy.
- Write the courtyard brief. State which rooms it must serve, whether it is primarily a view, a circulation marker, a planted outdoor room or a lightwell, and what privacy level is required.
- Draw three options. Test central, side and rear/lightwell positions at the same scale. Show every door, window, roof edge, downpipe and maintenance route.
- Compare sections. Check visible sky, winter and summer sun, overlooking, rain entry, threshold levels and the height of surrounding walls.
- Value the lost floor area. Compare the open footprint with the cost and usefulness of alternative windows, rooflights, mechanical ventilation, a rear garden or internal re-planning.
- Obtain professional checks. Have local design and engineering professionals review structure, drainage, waterproofing, fire safety, accessibility and approvals before work begins.
- Detail the interfaces. Resolve thresholds, flashings, membranes, falls, guards, screens, glazing, planting beds and access for cleaning before selecting finishes.
- Build a maintenance plan. Specify who will clear drains, wash glazing, prune plants, inspect waterproofing and replace damaged materials, and how those tasks can be performed safely.
Common mistakes and better fixes
Copying the large house literally
A 1,520-square-metre lakeside project has resources and landscape relationships unavailable on most urban lots. Copy its central void without its site logic and you may sacrifice too much usable space. Fix: copy the functions—light, views, circulation and privacy—and resize the opening around the rooms that need them.
Treating four square metres as a guaranteed minimum
The 2.5-by-1.6-metre court is one designer’s example serving three rooms. It does not establish a universal minimum or guarantee that another home will be bright or comfortable. Fix: test the actual section, orientation, wall heights and window positions.
Leaving drainage until the end
An attractive court can fail through ponding, leaking thresholds or inaccessible gullies. Fix: draw rainwater paths and overflow routes with the first plan, then have the details checked locally.

Over-screening for privacy
Solid walls, dense planting and opaque roofs can produce the darkness the court was intended to cure. Fix: screen the critical sightline while preserving a calculated band of sky.
Assuming a courtyard automatically ventilates the house
Air movement depends on openings, wind, temperature differences, geometry and local climate. Fix: treat ventilation as a design question requiring site-specific analysis, not an automatic benefit.
Choosing finishes for appearance alone
Dark concrete, stone and timber may echo La Negrita’s palette but behave differently in another climate and under another maintenance budget. Fix: select locally suitable, durable finishes after checking heat, slip resistance, staining, drainage and repair requirements.
How to decide whether your project needs a courtyard
- Several rooms need daylight or a view and cannot gain it from the boundary.
- You can identify a meaningful circulation or arrival sequence around the opening.
- Privacy from neighbours is easier to achieve with an inward-facing court than with street-facing windows.
- The lost floor area is justified by more than one function.
- There is a credible route for drainage, waterproofing inspection and maintenance.
- Local professionals can confirm that structure, fire, accessibility and planning requirements are achievable.
If most answers are no, a rooflight, a larger boundary window, a reconfigured plan or a conventional garden may deliver the needed benefit with less complexity. If the answers are yes, a compact court can become the small home’s organizing device rather than an expensive leftover.
Frequently asked questions
What is the smallest practical courtyard for a house?
No universal minimum is established here. The cited example is 2.5 by 1.6 metres, approximately four square metres, serving three rooms. Your minimum depends on orientation, wall height, access, drainage, privacy and the number of rooms connected to it.
Was La Negrita House designed as a small-home model?
No. It is a 2026, 1,520-square-metre project by Estudio Palacios in Córdoba, Argentina, on a wooded lakeside site. Its courtyard principles can inform a small plan, but its scale and landscape cannot be reproduced literally on every lot.
Can a courtyard replace mechanical ventilation?
Not automatically. The available descriptions do not provide measured ventilation performance. A professional must assess openings, climate, wind and code requirements for the specific home.
Free tools Windows power users keep installed
One-click scans. No signup required.
Should the courtyard be central, on the side or at the rear?
Choose the position that serves the most important rooms while meeting privacy, sky-view, circulation, drainage and maintenance needs. Compare all three arrangements in plan and section before deciding.
Do I need an architect or engineer?
Existing-building alterations, structural openings, waterproofing, drainage, fire safety and local approvals warrant qualified local advice. The published project descriptions do not provide construction details or approval guidance.
