ESPN’s Bristol, Connecticut, headquarters combined high-efficiency mechanical equipment, variable-speed controls, solar systems, water reuse, efficient lighting and waste programs. The documented work belongs mainly to 2011–2014 reports, so it is best understood as a historical account of projects and targets—not proof of what remains installed or how the campus performs today.
What the historical record covers
The subject is ESPN’s corporate campus in Bristol, Connecticut. A 2013 profile described an 18-building campus totaling just under 1 million square feet on 125 acres, with additional leased space nearby. An ESPN release from 2011 instead described 116 acres and more than 1.2 million square feet across ESPN facilities. Those figures use different dates and definitions; neither should be treated as a current, reconciled campus inventory.

The projects were part of a continuing facilities program rather than a single “green” construction package. John Cistulli, then ESPN’s senior director of global construction and facilities engineering, said in the 2013 profile that the initiative was intended to reduce energy use, greenhouse-gas emissions and the company’s carbon footprint. The documented measures span central heating and cooling, air-distribution controls, lighting, renewable energy, plumbing, water reuse and waste diversion.

Which building systems delivered the efficiency gains?
Condensing boilers in the radio building
The 2013 account describes a radio-building retrofit with two Lochinvar SYNC condensing boilers, each specified at 1 million Btu per hour. The profile reports a maximum stated thermal efficiency of up to 98 percent for the SYNC product. That is a manufacturer specification reported in the article, not a measured efficiency for the campus installation.

Condensing boilers recover heat from water vapor in flue gas when return-water temperatures are low enough for condensation. In a retrofit, the practical benefit depends on the heating-water reset strategy, terminal-unit temperatures, combustion setup, maintenance and the way boilers are sequenced at part load. A high nameplate efficiency therefore does not by itself establish annual fuel savings.
KNIGHT XL boiler projects
Boiler work in Buildings 3 and 5 used KNIGHT XL units, with the 2013 profile reporting maximum stated thermal efficiency of 94.6 percent. As with the SYNC figure, this is a product-level value rather than an independently verified, campus-wide operating result. Replacing poorly operating equipment with higher-efficiency units was consistent with the facilities strategy described by Cistulli.
Chillers, pumps and variable-frequency drives
Building 13 was described as having high-efficiency electric water chillers, efficient pump motors and variable-frequency drives (VFDs) on air handlers and pumps. The 2014 account for Digital Center 2 adds efficient water chillers, adaptive frequency drives, efficient motors, VFDs and direct digital HVAC controls.
A VFD changes a motor’s speed to match the required airflow or water flow instead of running continuously at full speed and throttling with a damper or valve. Cistulli explained the operating concept in the 2013 interview: “With the variable-frequency drives, we can ramp up or ramp down AHU fan motors depending on the building’s CFM requirement.” The savings opportunity is greatest when loads vary substantially and the controls, sensors and minimum-speed settings are commissioned correctly.
Direct digital controls provide the supervisory layer that schedules equipment, resets temperatures, coordinates plant staging and exposes faults to operators. They can make efficient equipment perform poorly if sensors are miscalibrated, schedules are overridden or sequences are not commissioned, so controls quality matters as much as the hardware list.

Chilled beams at the childcare center
The childcare center’s 2013 description included chilled-beam HVAC. Chilled beams circulate water through ceiling-mounted beams to absorb room heat, using less fan energy than an all-air system for the sensible cooling portion. They require careful humidity control and adequate ventilation air; condensation prevention is a design and operations requirement.
The same 2013 report said the center was aiming for LEED Gold. A 2014 project account described the project as under review for LEED NC 2.2 Gold. Neither account establishes that Gold certification was awarded.
How were renewable energy and water measures used?
Solar photovoltaic systems
The childcare-center reports disagree on photovoltaic capacity. The 2013 profile lists a 35 kW solar photovoltaic system, while the 2014 project account lists 22 kW. These may represent different design stages, system scopes or reporting definitions; the sources do not resolve the difference. It is therefore inaccurate to combine them or present one number as the confirmed final installation.
Photovoltaic modules convert sunlight into electricity, reducing purchased electricity when production coincides with building demand. Their actual annual output depends on orientation, shading, weather, inverter availability and system degradation. The cited project descriptions do not provide a verified production total.
Solar hot-water preheat
The 2013 childcare-center account also describes solar hot-water preheat. Solar thermal collectors transfer heat to domestic hot-water storage or a preheat loop, reducing the load on conventional water heating. This is a different function from photovoltaic generation: PV makes electricity, while solar thermal directly supplies heat. Output varies with hot-water demand, collector temperature, storage losses and backup-boiler operation.

Low-flow fixtures and captured water
Building 13 included low-flow plumbing fixtures, which reduce potable-water demand at each lavatory, sink or toilet fixture. Digital Center 2 was described in 2014 as reusing treated groundwater and air-handler condensate for cooling-tower makeup and toilet flushing. That approach substitutes non-potable sources for some municipal water, but it requires treatment, storage, backflow protection, monitoring and a code-compliant distribution system.
Quick wins for a faster PC:

Its volume is seasonal and depends on indoor humidity, ventilation rates and cooling load. Groundwater treatment and condensate reuse are therefore operational systems, not passive plumbing substitutions.
What lighting and waste programs were reported?
LED parking-lot lighting
Building 13’s documented measures included LED parking-lot lighting. LEDs generally use less electricity and last longer than many legacy exterior sources, reducing relamping and maintenance at a large site. The source does not state the fixture wattage, pole count, controls strategy or measured reduction for the parking lot itself.
The strongest published lighting figure comes from a 2013 Northeast Energy Efficiency Partnerships (NEEP) project record, which credits lighting projects with more than 436,000 kWh of annual savings. That figure is a historical project-record estimate, not a current campus measurement and not a result that can be assigned solely to parking-lot fixtures.
Waste diversion and reuse
An ESPN press release from March 2011 reported that almost 70 percent of waste was diverted from the trash-to-energy plant. It also reported more than 14 tons of food waste composted each quarter and seven tons of beverage containers diverted each quarter. Employees were provided reusable mugs and water bottles, and office paper was reported to contain 50 percent recycled content.

These are company-reported practices and quantities for 2011. They show the scope of the program at that time, but they do not establish present diversion rates, current compost volumes or continued use of the same materials policy.
What energy savings were published?
NEEP’s 2013 project record reports more than 436,000 kWh in annual savings from lighting projects and approximately 671,000 kWh from HVAC projects. The same record lists 1,491,041 kWh in annual energy savings, $244,997 in total savings, $780,448 in total project cost, $297,697 in incentives and $482,750 in customer cost.
| NEEP project-record item | Reported value | How to read it |
|---|---|---|
| Lighting-project savings | More than 436,000 kWh annually | Historical 2013 project-record figure |
| HVAC-project savings | Approximately 671,000 kWh annually | Historical 2013 project-record figure |
| Total annual energy savings | 1,491,041 kWh | Summary total shown in the record; do not add to the two specific figures |
| Total savings | $244,997 | Value reported in the record; period and calculation basis should be read as stated there |
| Total project cost | $780,448 | Historical project cost |
| Incentives | $297,697 | Historical incentives |
| Customer cost | $482,750 | Historical net customer cost |
| Simple payback | 2 | The displayed table does not specify the unit; it should not automatically be called two years |
The summary total sits alongside the lighting and HVAC line items in the NEEP record. Because the record does not provide a reconciliation method in the supplied material, adding those figures together would risk double-counting or mixing scopes.

Building 13
The 2013 profile said Building 13 was aiming for LEED Silver. A later project account reports that the U.S. Green Building Council granted the building LEED Certified under LEED NC 2.0 in June 2014. The accurate sequence is a Silver target followed by a reported Certified award; Silver should not be presented as the final rating.

Childcare center
The childcare center was described as aiming for LEED Gold in 2013, while the 2014 account says the project was under review for LEED NC 2.2 Gold. The supplied reports do not confirm a Gold award. The differing PV capacities—35 kW in the earlier account and 22 kW in the later one—should remain attributed rather than silently reconciled.

How do the measures fit together?
| Measure | Primary function | Key design or operating issue |
|---|---|---|
| Condensing boilers | More efficient building heating | Low return-water temperatures, sequencing and maintenance determine real performance |
| High-efficiency chillers | Central cooling production | Part-load efficiency, condenser conditions and plant controls matter |
| VFDs and adaptive drives | Match fan and pump speed to demand | Requires reliable sensors, sequences and commissioning |
| Chilled beams | Deliver sensible cooling with reduced fan energy | Humidity and condensation control are essential |
| Solar PV | Generate electricity | Output depends on sun, orientation, shading and equipment availability |
| Solar hot-water preheat | Supply renewable heat for domestic hot water | Requires storage, backup heat and demand matching |
| Low-flow fixtures | Reduce potable-water demand | Fixture performance and user behavior affect savings |
| Groundwater and condensate reuse | Provide non-potable water for cooling towers and toilets | Treatment, storage, code compliance and monitoring are required |
| LED exterior lighting | Reduce lighting energy and relamping | Fixture selection, controls and operating hours determine results |
The sources do not provide a controlled comparison of these measures’ relative cost-effectiveness, emissions impact or present-day performance. A project team should not infer that one category produced the largest benefit simply because it is technically prominent.
What can a construction or facilities team learn from the Bristol projects?
- Start with operating data. Identify poorly performing boilers, chillers, pumps, fans and controls before selecting replacements. Cistulli described the campus obligation as finding inefficient equipment and replacing it with high-efficiency equipment to reduce operating costs.
- Pair equipment upgrades with controls. A high-efficiency chiller or boiler cannot deliver its rated potential if schedules, set points, staging or sensors are wrong. Include commissioning, trend logs and operator training in the scope.
- Match the measure to the load. Variable-speed drives are most useful where airflow or water flow changes. Chilled beams can reduce fan energy but need a robust latent-load and ventilation strategy. Solar hot water is most valuable where demand is regular enough to use the collected heat.
- Separate energy, water and waste accounting. Track kWh, fuel, peak demand, potable water, reused water and diverted waste with clear boundaries. This prevents a project-level estimate from being mistaken for a campus-wide outcome.
- Document certification status precisely. Record the rating targeted, the rating awarded, the rating system and the award date. Building 13’s target and later Certified result demonstrate why those fields should not be collapsed.
- Plan for verification after turnover. Recommission controls, inspect condensate and water-reuse treatment, verify boiler combustion and measure lighting schedules. Historical design intent is not evidence that equipment still operates as intended.
What is still unknown about ESPN’s campus?
The cited 2011–2014 material does not establish whether the specific boilers, chillers, drives, chilled beams, solar arrays or water-reuse systems remain installed and operational. It also does not provide current campus-wide energy use, emissions, waste diversion, water savings or a complete list of later LEED certifications. The NEEP savings and ESPN waste figures should therefore be read as historical reported results, not as a current sustainability scorecard.
