How construction vibration can affect a house and when to call an inspector

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Noticeable shaking does not, by itself, prove that construction has damaged your house. People can feel or hear vibration at levels well below those associated with physical damage, while a new or worsening crack, a building already known to be vulnerable, or project monitoring that shows a concern deserves qualified, property-specific advice. Record what happens, ask the project team or local authority what work and monitoring are in place, and contact a structural engineer or vibration specialist when the change is concerning or continues.

Can construction vibration damage my house?

It can in some circumstances, but sensation alone cannot answer that question. Vibration entering a building depends on the source and the route into the property: the work’s duration and amplitude, whether it is steady or intermittent, distance, topography, local soil, the building’s construction, and the building’s own natural frequencies. The UK Government’s environmental-permit guidance lists these factors and recommends specialist assessment rather than a homeowner diagnosis. Its guidance on noise and vibration management also notes that reported “vibration” may actually include windows or fittings excited by airborne sound.

The same guidance draws an important safety distinction: “However, other than at low frequencies, vibration levels would be physically intolerable to humans before they reached levels capable of causing structural damage.” That is a statement about typical human response and physical thresholds, not a promise that damage is impossible. Low-frequency vibration, a vulnerable structure, repeated work, or an existing defect can change the assessment. A qualified professional must inspect the particular property and the particular event.

Construction vibration can also disturb occupants without damaging load-bearing elements. Rattling dishes, glazing, doors, suspended ceilings, or loose objects may be alarming but are not proof of movement in the foundations. Conversely, a crack that appears or grows during the works should not be dismissed merely because the shaking felt mild.

Why does my house shake when construction is happening?

Ground-borne vibration

Piling, compaction, breaking concrete, drilling, excavation, demolition and heavy vehicle movements can transmit ground motion through soil and foundations. The energy that reaches your home is affected by distance, ground conditions and the continuity of the work. A short impact and a long, repeated operation can produce different responses even at the same nominal measurement.

Airborne sound and rattling

High or low-frequency sound can excite windows, lightweight panels and other fittings. If the window rattles while the ground is not moving in the same way, the pathway may be airborne sound rather than ground-borne vibration. Ask the project team how it separated those possibilities in its assessment instead of inferring the source from what you feel.

Building response

Two neighbouring houses can respond differently because of their foundations, materials, age, alterations and natural frequencies. A modern, well-tied structure and an old building with brittle finishes do not have the same vulnerability. Existing settlement, previous cracking, water damage or neglected maintenance can also make a new change harder to interpret.

What vibration numbers mean—and why there is no universal pass/fail limit

Engineers use different measurements for different questions. The HS2 Phase 2a Code of Construction Practice separates occupant disturbance from potential physical damage: vibration dose values describe effects on people, while peak component particle velocity (PPV) is used for physical damage assessment. Its tables contain project trigger levels that initiate actions; they are not generally maximum permitted values or a homeowner’s damage threshold. Read the HS2 Phase 2a Code of Construction Practice for the project context and definitions.

“Transient” means a short-duration event such as an impact; “continuous” means vibration that persists or is repeated in a sustained way. A lower number for continuous vibration does not mean that every reading above it damages a building. It means that, in that project’s assessment framework, the trigger for investigation or control may be reached sooner.

Published example What is measured and where Figures What the figures do
HS2 Phase 2a Code of Construction Practice (2021-era project code) Foundation PPV triggers for physical-damage assessment; separate disturbance criteria apply to people Structurally sound buildings: 12 mm/s transient, 6 mm/s continuous. Potentially vulnerable buildings: 6 mm/s transient, 3 mm/s continuous. Project-specific trigger levels for further assessment, notification, consultation, monitoring or surveys; not a general legal limit.
Leeds City Council planning guidance (local example; page accessed 13 October 2026) Predicted or surveyed PPV at sensitive receptors for planning control Below 0.3 mm/s: no further action under that guidance. Vibration should not exceed 1.0 mm/s at sensitive receptors without prior agreement with the local authority. Local planning screening and agreement values, not structural-damage boundaries for every house.
Hong Kong Buildings Department APP-137 (provisional empirical references for pile installation) PPV action levels, separated by building robustness and transient versus continuous vibration Robust/stable buildings: transient 9/12/13/14/15 mm/s and continuous 4.5/6/6.5/7/7.5 mm/s. Vibration-sensitive or dilapidated buildings: transient 4.5/6/6.5/7/7.5 mm/s and continuous 1.8/2.4/2.6/2.8/3 mm/s. Escalating contingency actions such as enhanced monitoring, reviewing pile methods, joint inspection and, at the highest action level, suspension of corresponding site work.

The Leeds values come from a local planning document, and the Hong Kong values are expressly provisional empirical references where an engineering analysis is absent. Their different purposes show why copying a number from another city, project or country cannot diagnose your home. Ask which standard, plan, receptor location, building category and action level apply to your project.

What to do when construction vibration starts

  1. Make a contemporaneous log. Record the date, start and finish time, approximate duration, whether the event was a single impact or a continuing tremor, what construction activity you could see or hear, and which rooms or fittings responded. Note weather or access conditions if they appear relevant. A simple written record is more useful than relying on memory.
  2. Photograph visible changes. If a crack, separation, displaced tile or other change appears, photograph it from the same position with the date recorded. Include a wider view showing its location and a closer view showing its shape. Do not scrape, fill or repaint it before it has been documented if you are seeking an assessment.
  3. Contact the project route. Use the contractor’s community liaison contact, site office or published complaints route. Ask what activity was taking place, whether vibration was predicted or monitored, where instruments are installed, and what trigger or response procedure the project uses. Ask how a pre-construction condition survey can be compared with your current observations.
  4. Contact the local authority when appropriate. Planning, environmental-health or building-control staff can explain which local permission, nuisance process or reporting route applies. Local requirements differ; a council’s planning screening value is not automatically a structural-safety limit.
  5. Arrange independent advice for a concerning change. A qualified structural engineer can inspect the building, compare evidence with any baseline survey, and distinguish cosmetic movement from a structural issue. A vibration specialist may be appropriate when the source, pathway or measurements are disputed. Do not treat a consumer meter reading as an engineering diagnosis.

When should I call an inspector about cracks after nearby construction?

Call promptly for new or worsening damage

Arrange a qualified structural inspection when a crack is clearly new, is lengthening or widening during the works, is accompanied by sticking doors or windows, separated finishes, falling material, unusual floor movement, or other changes that concern you. The relevant question is not whether one vibration event exceeded a generic number; it is whether the building has changed and what mechanism could explain that change.

Seek advice early for a vulnerable property

Tell the project contact and local authority if the building is old, already damaged, unusually slender, built with fragile materials, or otherwise known to be vulnerable. HS2’s project code provides a specific example of this approach: for old or unusually vulnerable buildings within 50 metres of significant vibration activity, identification and, above a stated project condition, an initial structural survey may be required. That distance and procedure belong to HS2, not to every construction site, but they illustrate why baseline and condition surveys matter.

Use monitoring information as a reason to investigate, not as a self-diagnosis

If the contractor reports that a project trigger has been reached, ask what action follows: additional monitoring, a method change, notification, a joint inspection or a survey. A trigger is an instruction within that project’s control plan. It does not by itself establish that your house is damaged, and a reading below a trigger does not prove that every visible defect is unrelated.

How professional projects assess vibration risk

Risk assessment before work

UK environmental-permit guidance recommends considering vibration early because mitigation introduced after complaints or damage concerns can be difficult and costly. Where an initial assessment indicates a risk of vibration outside a site boundary, the operator must submit a vibration impact assessment to the regulator under the circumstances described in the guidance. It recommends assessment using BS 6472 for human exposure and advice from a dedicated vibration expert; structural effects should be evaluated with relevant fixed-structure guidance, including BS ISO 4866. The government guidance explains those assessment principles.

Baseline or condition surveys

A condition survey records the state of a building before influential work begins. Photographs, crack locations and descriptions provide a reference for later comparison. A survey is not a guarantee that every future crack will be attributed correctly; it is evidence that helps the owner, contractor, insurer and engineer investigate timing and causation.

Monitoring and action levels

Projects may place instruments at foundations or other agreed locations and set levels that trigger notification, increased monitoring, a construction-method review or a joint inspection. The measured location matters: a foundation PPV value and a sensitive-receptor disturbance value answer different questions. Ask for the project’s monitoring plan, units, sampling method, instrument location and response matrix before interpreting a reported figure.

How to interpret common symptoms

What you notice Possible explanations Practical response
Brief rattling of glassware or windows during equipment use Ground vibration, airborne sound, or a loose fitting Log the timing and activity; ask how the project assessed both sound and vibration pathways.
A hairline crack that was present before work Existing cosmetic movement, drying or settlement; construction may or may not be relevant Photograph it consistently and compare over time; disclose it in any condition-survey discussion.
A new crack or a crack that visibly opens during repeated works Several possible causes, including building movement or an unrelated defect Notify the project contact and seek a structural engineer if it is new, worsening or concerning.
Sticking doors, displaced finishes or falling fragments with shaking Movement or failure that cannot be diagnosed from sensation alone Keep people clear of the area and obtain prompt professional or emergency advice, depending on severity.

Which rules apply to your home?

Thresholds, survey duties, complaint routes and reporting requirements vary by jurisdiction and project. Leeds City Council’s guidance is an example of local planning control; HS2’s values belong to a defined UK rail-infrastructure project; Hong Kong APP-137 addresses provisional pile-installation references; none is a universal house-safety code. In Singapore, the Building and Construction Authority describes a Periodic Structural Inspection regime in which a Structural Engineer evaluates building condition and identifies repairs or remedial work. That page is an example of a regulated inspection service, not a vibration limit and not a requirement that automatically applies elsewhere.

When you contact officials, provide your address, the project name if known, dates and times, photographs, and the contractor’s contact details. Ask specifically which local procedure covers vibration, whether a pre-work condition survey exists, and how to request the project’s monitoring or complaint records. Keep copies of every report and response.

Bottom line for a homeowner

Construction can make a house feel as though it is shaking without establishing structural damage. The sensible test is evidence: what work occurred, how the vibration reached the building, whether a visible change is new or progressing, what the project’s monitoring plan says, and what a qualified inspection finds. Document events, ask for the project’s own assessment and response procedure, and call a structural engineer or vibration specialist for new, worsening or concerning damage or for a known vulnerable property. Never apply a PPV number from another project as a personal pass/fail rule.
