Computer simulation helped the Craftsbury Outdoor Center compare solar orientation, insulation levels and building form before construction of its Activity Center in Craftsbury Common, Vermont. Those modeled choices were combined with passive-solar controls, a high-mass envelope, low-energy ventilation and heating, a rooftop photovoltaic array, and aggressive water conservation.
The result is a four-season facility planned as a net-zero, carbon-conscious replacement for the former touring center—not simply a winter ski lodge. The available project record documents the design intent and systems, but it does not publish measured annual energy balance, energy-use intensity, construction cost or post-occupancy net-zero verification.

Vermont Public reported the groundbreaking on September 30, 2013. That account described a planned May 2014 opening and a program containing an event space, bike shop, cafe, fitness room and ski-waxing area. Craftsbury’s current project page gives the completed building’s opening as fall 2014, so the later official date should be used when describing when the facility actually opened.

- Lodge wing: A winter cafe, ski shop and seating area that can be divided into classrooms or meeting spaces.
That mixed program matters to the energy strategy. A building occupied for classes, fitness, retail, food service and events has different schedules and internal loads from a single-purpose ski hut. Simulation gave the design team a way to test the building as a year-round facility before committing to its geometry and envelope.
What the computer simulation changed
A contemporaneous project report states that “An energy modeling computer simulation was used to optimize solar orientation, insulation values and the form of the building.” The important point is timing: the model was used while fundamental design decisions could still be changed, rather than only after the architecture and mechanical systems had been fixed.
Solar orientation
Orientation determines which facades receive low winter sun, how much glazing can contribute useful heat, and where summer overheating is most likely. By comparing orientations in a model, the team could balance daylight and winter solar gains against unwanted warm-season gains and the exposure of the envelope to Vermont weather.
Insulation values
Insulation is not an isolated specification. More insulation can reduce conductive heat loss, but it also affects wall thickness, window placement, junction details and cost. Modeling allowed the project team to test insulation levels as part of the whole building instead of selecting a nominal value without seeing its effect on heating demand.
Building form
Form controls surface area, solar exposure, roof geometry and the relationship between occupied rooms and service spaces. Comparing alternative massing early can reveal when a visually attractive shape creates disproportionate envelope losses or difficult solar-control problems. The simulation therefore functioned as a design filter for the building’s basic shape, not merely as a compliance calculation.
Passive-solar design: collecting winter sun without overheating
Craftsbury’s project page says window sizes and roof overhangs were optimized to capture winter sun and limit summer gains. This is a paired strategy: glazing admits useful low-angle winter radiation, while overhangs shade higher-angle summer sun.

Windows sized for the climate
Large windows can provide daylight and passive heat, but they can also increase transmission losses and summer cooling loads. The documented approach was to optimize window size rather than maximize it. That distinction is especially relevant in a cold, seasonal climate, where a window’s orientation and shading can matter as much as its nominal area.
Roof overhangs as fixed shading
Overhangs provide a durable, non-mechanical way to block high summer sun while admitting lower winter sun. Their effectiveness depends on latitude, facade orientation, window height and roof geometry—the type of interaction an energy model can evaluate before construction.
Envelope and air-tightness measures
The Activity Center combines thermal mass, insulation and infiltration control. The owner identifies concrete floor slabs and insulated concrete-form walls as major envelope elements. It also reports sealed windows and doors to reduce cold-air infiltration.
Concrete slabs and insulated concrete-form walls
Concrete floor slabs add thermal mass: they can absorb heat when conditions are favorable and release it more gradually as temperatures change. Insulated concrete-form walls combine concrete’s mass with continuous insulation within a wall system. Together, these elements help moderate indoor temperature swings, but they do not eliminate the need for sound detailing at joints, penetrations and openings.

Infiltration is uncontrolled air leakage through cracks and gaps. Sealed windows and doors reduce that leakage, making the heating system’s output more predictable and preventing cold drafts. Air-sealing also protects the value of the insulation: a highly insulated wall can still perform poorly if moving air bypasses it.
Ventilation, heating and heat exchange
The building uses several approaches rather than relying on a conventional, energy-intensive all-air system.
EarthTube air exchange
Craftsbury identifies an EarthTube air-exchange unit. An earth-coupled air path can temper incoming air with the relatively stable temperature of the ground before that air enters the building. Its contribution depends on airflow, ground conditions, moisture control and maintenance; the project record names the system but does not publish an annual performance figure.

Passive summer ventilation
Passive summer ventilation uses natural pressure differences and operable openings to move air when outdoor conditions are suitable. It can reduce mechanical cooling and fan energy, but it requires a control strategy that responds to outdoor temperature, humidity, wind and occupancy. The system is therefore complementary to, not a replacement for, air sealing and appropriate shading.

Radiant-floor heating
Radiant-floor heating supplies heat through the floor rather than distributing it primarily through forced air. Craftsbury’s project page says the radiant floor is supplied from the center’s central heating system. Radiant delivery can provide even comfort at lower air temperatures, while the building’s thermal mass helps smooth the timing of heat input and demand.
Recovered heat from snowmaking
Vermont Public’s 2013 report quoted the project press release saying hot water would come from waste heat generated by the center’s snowmaking system. The same release said the facility would rely on passive ventilation for heat distribution instead of a conventional, energy-intensive heating and ventilation system. Those statements describe the planned approach at groundbreaking; the available sources do not provide a later commissioning report or measured heat-recovery output.
Photovoltaic generation and the net-zero goal
The roof carries 3,000 square feet of photovoltaic panels, a figure confirmed by Craftsbury’s project page. Vermont Public’s 2013 account said the array was intended to supply the building, with surplus electricity applied to the center’s other energy needs.
This arrangement explains how a recreation facility can pursue a net-zero energy target despite variable loads. The building first reduces demand through orientation, insulation, shading, air-sealing, ventilation and heating choices. Solar generation then supplies electricity on site or offsets demand elsewhere at the center when production exceeds the Activity Center’s instantaneous use.

It is not accurate to attach a specific annual surplus, payback period or carbon reduction percentage to the building without those records.
Water, sanitation and hot-water demand
Water conservation was treated as part of the energy strategy, not as a separate plumbing specification.

Composting toilets
Clivus composting toilets reduce the need to flush potable water and can reduce the volume of wastewater requiring treatment. Their success depends on correct sizing, ventilation, moisture management and an operating routine suited to occupancy peaks. The project page identifies the technology but does not state a model, capacity or maintenance schedule.
Low-flow fixtures
Low-flow fixtures reduce potable-water use at sinks and other points of use. They also reduce the amount of water that must be heated, linking fixture selection to both water and energy demand.

Timed showers address a distinctive ski-center load: many users may shower in a concentrated period after outdoor activity. Limiting run time reduces hot-water draw during those peaks and can make the central heating and hot-water system easier to size.
Materials and embodied-carbon considerations
The project committed to using as much local wood as possible. Craftsbury identifies New Hampshire spruce and fir siding, Morrisville pine countertops and tabletops, and cedar furniture legs made on site.
Local sourcing can shorten transport distances and keep value in nearby communities, although transport distance alone does not establish a material’s total embodied carbon. Species, forestry practices, drying, processing, replacement cycles and end-of-life handling also matter. The documented choices show that the design team considered material origin and craft alongside operational energy; they do not support a quantified embodied-carbon total.

What designers can learn from the case
Model decisions while they are still reversible
Orientation, massing and insulation are expensive to change after construction. Energy modeling is most valuable when it compares those decisions early enough to influence drawings, structure and procurement.
Coordinate passive and active systems
Shading, thermal mass and air sealing reduce loads; EarthTube exchange, passive ventilation and radiant floors address the remaining comfort and air-quality needs; photovoltaics address electricity supply. Treating any one measure as a complete solution misses the interaction among them.
Design for the actual operating calendar
A four-season center has winter ski surges, summer biking, classroom use, cafe operation and event occupancy. Schedules, shower peaks, kitchen loads and seasonal ventilation should be represented in the model rather than assuming a generic office profile.
Separate intent from verification
Plans, specifications and press releases can show what a project intended to achieve. Utility records, calibrated models, commissioning documents and several seasons of occupancy data are needed to show whether it achieved that target. Craftsbury’s public record is strong on design strategies and limited on measured outcomes.
How to compare this building with another net-zero recreation project
Use the same questions for every case rather than comparing labels alone:
- Climate and solar exposure: Are orientation, glazing and shading appropriate to the site?
- Envelope: What insulation levels, thermal bridges and infiltration-control measures are documented?
- Ventilation and heating: Is air exchange mechanical, passive or hybrid, and what supplies heat during peak demand?
- Renewable capacity: What array size is installed, and is generation compared with measured annual consumption?
- Water and sanitation: Do fixtures, showers and wastewater systems reduce both water and hot-water loads?
- Materials: Are local or low-carbon materials identified, and is embodied carbon quantified?
- Verification: Are post-occupancy energy records and an independent net-zero accounting method available?
On those axes, Craftsbury provides a documented example of simulation-led, passive-first design with on-site solar and water-conserving sanitation. Its public sources do not establish a numerical post-occupancy result.
