1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsA high-performance roof is not selected by one product label or a single reflectance number. Before approving a system, require documented answers on energy performance, code compliance, moisture and wind design, installation, maintenance, warranty coverage, end-of-life handling, and whole-life cost. The 13 questions below turn a roof proposal into a project-specific, comparable decision.
The checklist originated in a 2010 Building Design + Construction article and remains useful as a due-diligence framework. It is not a ranking of membranes or a universal approval test. Apply every question to the actual roof deck, occupancy, climate, code jurisdiction, construction sequence, budget, and intended service period.

1. Does the roof meet current cool-roof or ENERGY STAR requirements?
Start by identifying the requirement that actually governs your project. ENERGY STAR’s roof-products specification was sunset on June 1, 2022, so the older low-slope thresholds often repeated from the 2010 checklist—initial solar reflectance of at least 65% and reflectance of at least 50% after three years—are historical values, not current universal ENERGY STAR qualification criteria.

Current cool-roof guidance describes performance through solar reflectance (how much sunlight the surface sends away) and thermal emittance (how effectively it releases absorbed heat). ENERGY STAR notes that cool roofs generally produce the greatest savings in hot, sunny climates and in buildings with low roof insulation. The U.S. Department of Energy likewise says results depend on climate and building characteristics. Ask the manufacturer for tested initial and aged values for the exact color and product, then compare those values with the adopted code, incentive, or owner standard.

2. Does the assembly comply with the applicable edition of ASHRAE 90.1?
Do not treat a generic statement such as compliant with ASHRAE 90.1 as proof. Confirm which edition the authority having jurisdiction has adopted and which provisions apply to your building type, climate zone, alterations, and roof insulation.
The 2010 article described an older relationship between ASHRAE 90.1, government facilities, and reflectance or emittance figures, including a 70% minimum reflectance and 75% minimum emittance in its account. Those figures are historical statements from that article, not a substitute for the current standard or local energy code. Request the compliance calculation, assembly U-factor or R-value, above-deck insulation details, thermal-bridge treatment, and any exceptions used. Have the energy modeler or code consultant sign off before the specification is issued.
3. Is a life-cycle assessment available for the complete roof system?
A life-cycle assessment (LCA) should cover the roof as an assembly rather than isolate one membrane. Ask whether the assessment includes membranes, coatings, insulation, cover boards, fasteners, adhesives, flashings, manufacturing, transport, installation, maintenance, replacement, and disposal or recycling. Confirm the functional unit, study period, geographic assumptions, and whether the data are product-specific or generic industry averages.
Use an LCA to expose trade-offs, not to declare a winner automatically. A heavier assembly may have higher manufacturing impacts but a longer replacement interval; a recoverable roof may avoid tear-off impacts at the next renovation. Require the assumptions in writing so competing proposals can be normalized to the same service period and building area.
4. Is a tear-off required, or can the existing roof be recovered?
Determine the existing roof’s condition before accepting either a full tear-off or an overlay. A survey should document wet insulation, delamination, trapped moisture, damaged decking, incompatible materials, fastener corrosion, drainage defects, and the number of existing plies. Core cuts, infrared scans, or other investigations may be necessary.

- Ergonomically Designed: Work in tight areas with a compact design that gets into tough spots
- Both tools are designed to fit into difficult to reach spaces
- Complete a wide range of applications with a high-performance motor that delivers up to 300 UWO, and an impact driver delivering up to 1,400 in-lbs of torque
- Both the DEWALT impact driver and drill driver feature integrated LED work lights with a convenient 20-second delay, ensuring enhanced visibility in dimly lit or challenging work areas
- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
Compare both scenarios on structural loading, code limits, vapor control, warranty eligibility, fire classification, construction duration, occupant disruption, disposal logistics, and risk of concealing defects. If recovery is proposed, specify preparation, attachment, separation layers, perimeter details, and the conditions that would force removal. If tear-off is required, include disposal classification, haul routes, protection of occupied spaces, and weather contingencies in the bid.
5. Does the manufacturer provide a recycling or take-back program?
Ask for the program’s current terms, geographic coverage, eligible materials, contamination limits, collection method, fees, and documentation. A statement that the material is recyclable is not the same as a funded take-back pathway for your job.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Clarify whether the program accepts tear-off material, factory scrap, insulation, packaging, or only clean production waste. Put responsibilities in the contract: who separates materials, supplies containers, pays freight, verifies the receiving facility, and provides weight tickets or recycling certificates. If no program serves the project region, record the disposal route and its assumptions in the life-cycle comparison rather than assigning an unverified environmental benefit.
6. Will the roof moderate indoor temperatures in summer and winter without relying on air conditioning?
Reflective surfaces can reduce solar heat gain, but roof temperature and indoor comfort also depend on insulation, thermal bridges, air leakage, roof mass, ceiling configuration, internal loads, ventilation, and controls. In a heating-dominated climate, a highly reflective roof can reduce beneficial winter solar gains while still offering summer advantages; the net effect must be modeled for the building.
Request a project-specific energy analysis that states climate zone, operating schedule, insulation level, HVAC efficiency, utility assumptions, and whether the roof is new construction or a retrofit. Treat claims such as stays cooler or lowers energy bills as incomplete until the model identifies the baseline and the sensitivity to weather and occupancy.

7. Does the system provide one-way or two-way ventilation, and is it actually needed?
Define what ventilation means in the proposed assembly. A vented attic, above-deck ventilation path, pressure-equalized cavity, and mechanically exhausted roof space solve different problems. Some low-slope roofs are designed as compact, unvented assemblies; adding vents without a moisture strategy can introduce air leakage, condensation, or wind-driven rain.

Ask how the design handles humid interiors, cold-weather condensation, wind pressure, snow, and blocked vents. The engineer should state the inspection and maintenance method for keeping openings clear. Ventilation is a performance feature only when it is compatible with the roof’s hygrothermal design.
8. What evidence supports the roofing manufacturer’s reputation and support?
Look beyond years in business or a list of well-known projects. Request references for comparable roof decks, occupancies, climates, and system ages. Ask whether the manufacturer inspects completed roofs, trains and grades installers, monitors workmanship, and provides regional technical and emergency service.
Obtain a summary of common failure causes for the proposed system and the corrective actions used on past projects. Ask for the expected regional service-life range, maintenance intervals, inspection forms, and escalation contacts. Verify financial and operational capacity to honor obligations in the project’s jurisdiction; a warranty is only as useful as the organization that administers it.
9. What exactly does the warranty cover?
Read the proposed warranty, not the brochure. Map coverage across the entire assembly: membrane or surfacing, flashings, edge metal, penetrations, insulation, adhesives, fasteners, workmanship, and accessories. Identify the warranty term, inspection requirements, owner maintenance duties, response times, transfer rules, fees, deductibles, and the process for reporting a leak.

Pay special attention to exclusions for installation defects, ponding water, storm damage, unauthorized repairs, alterations, rooftop equipment, biological growth, and consequential damages such as interior finishes or business interruption. Ask whether the manufacturer can require its own contractor, whether attempted repairs affect coverage, and whether prorating applies. Attach the final warranty form and all maintenance obligations to the contract so the owner is not relying on a sales summary.
10. Can the manufacturer provide a project-specific life-cycle-cost analysis?
Require a transparent model covering initial installation, investigation, tear-off and disposal, temporary protection, annual inspections, planned maintenance, repairs, replacement timing, and potential energy impacts. State the analysis period and discount or escalation assumptions. Use the same roof area, labor rates, utility assumptions, and maintenance scope for every proposal.
Ask for sensitivity cases: a shorter or longer service interval, major leak repairs, energy prices, and different tear-off decisions at replacement. No publication-backed universal cost, service-life, failure-rate, or savings figure establishes a winner for all buildings. The useful output is a range tied to your site and a clear explanation of which assumptions drive it.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.11. Can the system be prefabricated, and what does that change?
Prefabricated panels, flashings, or details can move work from the roof to a controlled facility, reduce field seams, and improve schedule certainty. They can also impose transport limits, crane access requirements, module dimensions, and tighter field-measurement tolerances.

12. Is this the best system for this deck, building type, and climate?
There is no universally best roof system. Compare proposals against the substrate and use: concrete, steel, wood, or existing assemblies; occupied offices, warehouses, kitchens, laboratories, or high-humidity spaces; foot traffic and maintenance access; rooftop equipment; snow, wind, hail, wildfire, and ultraviolet exposure; and the consequences of an interior leak.
Use one decision matrix so each bidder answers the same questions:
| Comparison axis | Evidence to request | Project decision |
|---|---|---|
| Assembly and deck | Section details, attachment, insulation, vapor control, fire classification | Compatible with structure and code |
| Climate and radiative properties | Initial and aged reflectance and emittance; climate-zone analysis | Useful benefit without ignoring heating or moisture effects |
| Weather resistance | Wind-uplift design, drainage calculations, hail or puncture data, watertight details | Resilient for local hazards and use |
| Construction | Tear-off or recovery plan, prefabrication, phasing, protection | Acceptable risk and disruption |
| Ownership | Warranty, maintenance schedule, repair rates or allowances, service contacts | Manageable obligations over the intended period |
| End of life | Recycling terms, disposal route, documentation | Credible environmental and cost assumptions |
13. What is the proper way to design and engineer the roof system?
The specification should identify the responsible design professional and require coordinated calculations and drawings. At minimum, review drainage and overflow paths, wind-related attachment and perimeter design, insulation and condensation control, fire resistance, thermal expansion, tensile and seam strength, puncture resistance, flashing geometry, penetrations, and watertight performance.
Design for inspection as well as installation: provide access to drains, expansion joints, equipment curbs, and vulnerable transitions. Coordinate structural capacity for new layers, photovoltaic or mechanical equipment, snow loads, and maintenance traffic. Require submittals, mock-ups or test seams where appropriate, pre-installation conferences, daily quality records, and a final inspection with deficiencies closed before warranty issuance.
How to turn the answers into an approval decision
- Set the project basis. Record deck type, occupancy, climate zone, code edition, roof area, insulation target, hazards, access constraints, and required service period.
- Issue identical information requirements. Give every bidder the same existing-roof survey, drawings, performance criteria, warranty expectations, maintenance scope, and end-of-life assumptions.
- Normalize the evidence. Check that radiative properties, LCA boundaries, cost periods, tear-off quantities, and energy models use comparable assumptions.
- Score risk separately from price. Evaluate design completeness, installer qualifications, manufacturer support, warranty exclusions, drainage, moisture control, and repair access before weighting cost.
- Resolve exceptions in writing. Record every deviation, allowance, unpriced option, and owner responsibility in the contract and final roof plan.
- Verify at handover. Collect as-built details, product data, test results, inspection records, warranty documents, maintenance procedures, and recycling or disposal certificates.
Use the 13 questions as a gate: a proposal that cannot document code basis, drainage, attachment, warranty scope, maintenance, and whole-life assumptions is not ready for approval, regardless of its advertised performance label. Confirm standards, code requirements, ratings, product availability, warranty language, and program terms against the current documents adopted for the project.
