The correct choice is the attachment method used in a current, approved roof assembly that matches the deck, insulation, geometry, wind-uplift design, detailing, maintenance plan and warranty. The same membrane material can have different performance characteristics and installed costs when its attachment changes.
The available excerpt from Building Design + Construction’s December 23, 2016 Roofing System Series raises that comparison but does not provide the article’s detailed testing, prices or final recommendation. Use the framework below to compare complete assemblies rather than membrane labels alone.

What the two attachment methods mean
Fully adhered membranes
A fully adhered membrane is bonded across its field to an approved substrate or cover board with the adhesive specified for that assembly. The membrane is not held down by a regular pattern of exposed fastener plates through the field. The design still depends on compatible primers, adhesive coverage, substrate preparation and correctly treated seams, edges, penetrations and transitions.

For a vegetative roof, the membrane normally sits below protection, drainage and growing-media components. That makes the quality of the bond and the concealed details important to verify before the overburden is installed. Ask the manufacturer for the exact tested assembly, including the membrane thickness, adhesive, cover board, insulation, deck and overburden assumptions.

Mechanically attached membranes
A mechanically attached membrane is secured with fasteners and plates, or another approved fastening pattern, to the structural deck or an approved board. The fastening layout, fastener type, plate dimensions, perimeter zones and seam treatment are part of the engineered system; they are not interchangeable job-site choices.
Mechanical attachment can be useful where the substrate, sequencing or weather conditions make bonding difficult, but the project team must account for every penetration and for how the finished vegetative assembly protects the membrane and permits future inspection. A specification that simply says “mechanically attached EPDM” is incomplete without the manufacturer’s fastening and wind-uplift design.
Why the same membrane can perform and cost differently
The BD+C archive excerpt explicitly notes that membrane performance characteristics and cost can change with the attachment method, even when the membrane material is the same. Attachment changes the load path, substrate requirements, installation operations, detailing and sometimes the amount of labor and ancillary material. Those effects belong to the complete roof assembly, not to an isolated roll of membrane.

What current EPDM service-life evidence does—and does not—show
The EPDM Roofing Association’s February 19, 2026 article reports results from its 2025 survey of nearly 600 roofing professionals. In that survey, 160 respondents, or 28%, expected adhered 90-mil EPDM to last 40 years or more. That is a survey expectation about EPDM roof systems in general. It is not a controlled service-life test of a vegetative roof, and it should not be used as a guarantee for any particular project.

The review says professionals consider attachment type and membrane thickness when forming service-life expectations. It also summarizes older field research, most of which examined EPDM manufactured in the mid-1970s through the late 1980s. Modern-formulation research is described as forthcoming, so historical results should be treated as context rather than direct validation of a current product or green-roof assembly.
Historical studies summarized in 2026
- Researchers examined 45 EPDM membranes from 13 U.S. states in work conducted in 1991. The association’s 2026 review says 87% exceeded ASTM D4637 criteria for new EPDM membrane. This is a secondary summary of older research, not a new 2026 experiment.
- A 2004 study of 33 membranes up to 26 years in service is summarized as finding that all tested membranes remained “watertight and functional.” The sample represents field-aged membranes, not a controlled comparison of adhered and mechanically attached vegetative roofs.
An unnamed respondent quoted in the 2026 review said, “EPDM roofs properly designed and installed and appropriately maintained have some of the longest service lives I’ve seen.” The statement is useful as professional perspective, but the respondent is not identified and the quotation does not establish a service-life guarantee.
Decision criteria for a vegetative-roof project
1. Start with an approved complete assembly
Request the manufacturer’s current assembly drawing and approval for the actual vegetative-roof configuration. It should identify membrane type and thickness, attachment method, deck, vapor-control layers where applicable, insulation, cover board, protection layers, drainage components and the intended growing-media system. If the approval covers only a conventional exposed roof, do not assume it covers the loads, protection and environmental conditions created by the green-roof build-up.

2. Verify the deck, substrate and insulation
Confirm that the deck can receive the proposed fasteners if the system is mechanically attached, or that it is suitable for adhesive bonding if the system is fully adhered. Check board facer compatibility, surface cleanliness, moisture condition, pull-out capacity and any requirements for primers or temporary protection. These checks should be documented before membrane installation, because a change in board or deck can invalidate the original assembly approval.

3. Design for wind uplift by roof zone
Provide the project’s design pressures and ask for the approved field, perimeter and corner fastening or bonding details. Vegetative roofs can conceal the membrane, so the design team should resolve edge securement, parapets, drains and penetrations before the overburden is placed. Do not compare attachment methods using a single field value while ignoring perimeter and corner requirements.
4. Plan for drainage and service access
Coordinate drains, inspection chambers, overflow paths and walk pads with the membrane details. The design should show how maintenance personnel can reach drains, flashings and penetrations without damaging the membrane or disturbing more growing media than necessary. A theoretically durable membrane is not a practical choice if the finished roof cannot be inspected and repaired.
5. Compare workmanship demands
The 2026 EPDM review identifies installation quality around seams, flashings and penetrations as important to roof-system longevity. Require a written quality plan covering substrate preparation, membrane placement, seam preparation and testing, flashing installation, protection from follow-on trades and correction of deficiencies before concealment. For mechanically attached systems, include fastener and plate placement and pull-out verification where specified. For fully adhered systems, include adhesive coverage, open time, rolling and substrate moisture checks as required by the manufacturer.
6. Compare lifecycle cost, not a membrane-roll price
Obtain bids that use the same membrane thickness, insulation, cover board, drainage and growing-media scope. Separate labor, fasteners or adhesive, testing, protection, mobilization, temporary weather protection, inspection and warranty charges. The cited BD+C excerpt confirms that attachment can affect cost, but it does not publish a universal price difference. A project-specific estimate is therefore more reliable than a generic cost-per-square-foot claim.

7. Read the warranty conditions before selecting
Ask who must inspect the roof, what installer qualifications are required, whether the vegetative assembly is expressly included, and which maintenance records must be retained. Check exclusions for ponding, unauthorized penetrations, incompatible chemicals, alterations to the growing-media system and damage by later trades. The warranty should name the exact assembly drawing and attachment pattern, not merely the membrane brand or polymer.
Step-by-step selection process
- Define the roof: Record deck type, slope, dimensions, parapets, penetrations, drains, insulation, cover board, climate exposure and the proposed vegetative build-up.
- Set design loads: Give the structural and roofing teams dead load, saturated growing-media load, maintenance loads and wind-uplift pressures by roof zone.
- Obtain approved options: Ask manufacturers for both fully adhered and mechanically attached assemblies, if each is available for the project, with drawings and installation requirements.
- Screen compatibility: Verify substrate, board facers, adhesives, fasteners, protection layers, drainage products and growing-media components against the approval.
- Build a quality plan: Specify seam testing, flashing and penetration inspections, fastening checks or adhesive checks, hold points and documentation before covering the membrane.
- Price equal scopes: Compare complete installed systems, including details, protection, testing, inspections, warranty fees and access provisions.
- Review maintenance access: Confirm inspection routes, drain chambers, walk pads, replacement procedures and how damaged areas can be exposed and repaired.
- Document the decision: Keep the selected assembly drawing, calculations, product data, installer qualifications, inspection records and warranty in the building’s roof file.
Installation and handover checklist
- Deck and substrate are dry, sound, clean and accepted by the roofing contractor.
- Insulation and cover-board layout match the approved assembly.
- Fastener type, plate size, spacing and zone changes match the engineered schedule, or adhesive and primer use match the manufacturer’s instructions.
- Seams are prepared, joined and tested using the specified method, with defects repaired and retested.
- Flashings, curbs, drains, penetrations and perimeter edges are installed to the approved details.
- Membrane is protected from following trades and from sharp or incompatible materials before drainage and growing media are placed.
- Drainage paths, inspection chambers and access routes remain clear after overburden installation.
- Photographs, test records, material deliveries, daily reports and corrective work are retained for the owner and warranty provider.
Common selection mistakes and how to correct them
Choosing by membrane material alone
Problem: The specification names EPDM but omits attachment, substrate, details and vegetative-roof approval.
Correction: Specify the complete tested assembly and require written approval for every layer.
Using a conventional-roof approval for a green roof
Problem: A product approved for an exposed roof is assumed to remain approved beneath drainage and growing media.
Correction: Obtain documentation that addresses the intended overburden and protection system.
Comparing bids with different scopes
Problem: One bid excludes cover board, testing, access paths or warranty inspection, making its attachment method appear cheaper.
Correction: Normalize quantities and inclusions before comparing totals.

Covering the membrane before inspection
Problem: Defects at seams, flashings or penetrations become difficult to locate once concealed.
Correction: Set inspection hold points and require written acceptance before installing drainage and growing media.
Treating survey expectations as a promise
Problem: The 28% figure for adhered 90-mil EPDM is presented as a guaranteed 40-year life for a green roof.
Correction: Label it as a 2025 professional survey expectation for EPDM roofs generally and rely on the approved assembly, workmanship and maintenance plan for project decisions.
How to use service-life claims responsibly
Ask whether a number is a laboratory result, a field observation, a warranty term or an opinion survey. Identify the membrane thickness, attachment method, manufacturing era, climate, maintenance history and whether the roof included vegetative overburden. The historical EPDM studies summarized by the association provide valuable evidence that aged membranes can remain functional, but they do not isolate the effect of attachment method on a current green-roof system.
Recommended Free Tools
For a new project, the most defensible longevity strategy is to select an approved assembly, control installation quality at seams and penetrations, preserve drainage and inspection access, and follow the manufacturer’s maintenance requirements. Ask for current product data rather than extrapolating from membranes made decades ago.
What to request when sourcing membrane products
If you search for products, a useful category phrase is commercial EPDM roofing membrane. Treat a membrane listing as a component search, not as a complete vegetative-roof recommendation. Before purchase, confirm compatibility, current approval, thickness, attachment method, accessory requirements, installer qualifications and warranty conditions with the system manufacturer and the project’s design team. No single product listing can establish that an assembly is suitable for your deck, wind pressures or green-roof build-up.
Bottom line: select the assembly, not the label
A fully adhered membrane may be the right solution on one vegetative roof, while a mechanically attached system may be better suited to another. The evidence available for this question does not establish a universal winner or a general cost premium. Make the choice only after comparing approved assemblies for the actual deck and insulation, wind-uplift design, roof geometry, workmanship controls, access requirements, lifecycle cost and warranty. Keep the EPDM survey figures in perspective: they describe professional expectations for EPDM roofs generally, not guaranteed performance for your green roof.
