Family Flat: Key Facts About a Multifamily Design for Multigenerational Living

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

KTGY’s Family Flat is a proposed multifamily housing concept that combines three private suites with a large shared living, dining and kitchen area. The arrangement is intended to let several generations live together while retaining doors, entries and rooms that support privacy. It is a research-and-development design, not a completed building or a measured study of resident experience.

What Family Flat proposes

Family Flat was presented by KTGY’s Research and Development Studio and covered by Building Design + Construction on August 29, 2023. Its basic idea is to treat a multigenerational household as a coordinated group of smaller living zones rather than as one undifferentiated apartment.

The concept combines one three-bedroom, two-bathroom suite with two single-bedroom suites. Those three components connect to a substantial common area containing the household’s living room, dining area and kitchen. Family members can gather for meals and everyday activities, while the suite arrangement gives different adults, couples or age groups a more controlled private territory.

KTGY describes the plan as accommodating six to ten family members in 2,540 square feet. Dividing that total by the stated occupancy produces approximately 423 square feet per person at six residents and 254 square feet per person at ten residents. Those figures describe the concept’s area and assumed occupancy; they are not measurements of comfort, affordability, operating cost or code compliance.

How the layout balances connection and privacy

Multigenerational living fails when people must choose between constant exposure and isolation. Family Flat’s plan addresses that tension with several layers of separation rather than relying on room size alone.

Three suite-sized living zones

The three-bedroom suite can function as the main family residence for one branch of a family, while each one-bedroom suite can house another adult, couple or smaller household unit. Suite boundaries make it possible to establish different sleep schedules, guest policies and noise expectations without turning every disagreement into a negotiation over the entire apartment.

Dual entries

Separate entrances are intended to give residents more autonomy over arrivals and departures. An older relative, an adult child and the primary household can maintain distinct routines, receive visitors or return late without every movement passing through one front door. The concept description does not specify whether every suite has a fully independent exterior entrance, a shared vestibule or a particular security arrangement, so those details would need to be resolved in a project’s architectural and code documents.

Sliding doors

Sliding doors can change the degree of separation during the day. Open, they connect the suites or common rooms visually and make supervision easier. Closed, they create a boundary for rest, work, caregiving or private conversation. Their effectiveness would depend on acoustic performance, hardware, clearances and how residents can secure each zone; the concept materials do not provide those technical specifications.

Adjoining balconies

Balconies next to one another provide an outdoor connection without requiring everyone to share one outdoor room. Family members can talk across the adjoining spaces, eat together or retreat to separate fresh-air areas. A built project would still have to address guardrails, privacy screens, accessibility, weather exposure, structural loading and local multifamily regulations.

The shared heart of the home

The large common area is more than circulation between suites. KTGY positions it as the place for family meals, celebrations and routine interaction. A generous kitchen and dining zone can support several people preparing food at once, while the living area gives residents a neutral place to spend time without entering another household’s bedroom or private sitting room.

That arrangement may help families share expenses, caregiving and cultural traditions, but the design cannot guarantee those outcomes. Pew Research Center’s October 2021 survey found that people describe multigenerational homes in both practical and emotional terms: financial reasons and caregiving can motivate the arrangement, while experiences may be rewarding or stressful. A floor plan can provide choices; it cannot settle questions about money, authority, privacy or responsibility among relatives.

Why this housing question matters in the United States

Family Flat responds to a substantial, varied housing pattern rather than a niche household type. Pew Research Center, using Census Current Population Survey Annual Social and Economic Supplement data, estimated that 59.7 million U.S. residents lived in multigenerational households in March 2021—18% of the U.S. population.

For that analysis, Pew defined a multigenerational household as one with two or more adult generations, generally including adults aged 25 and older, or a skipped-generation household of grandparents and grandchildren younger than 25. The definition therefore includes several arrangements: parents and adult children, grandparents and grandchildren, and households with more than two adult generations. It does not imply that all residents share the same needs or that every arrangement is chosen freely.

The age trend is also notable. Pew reported that 25% of U.S. adults ages 25 to 34 lived in a multigenerational household in 2021, compared with 9% in 1971. Those are historical comparisons for the specified years, not a 2026 forecast. They indicate why apartment developers and designers may need plans that support adult children, parents and grandparents without assuming a single nuclear-family pattern.

What the flexible room can do

Family Flat includes an adaptable flex space. KTGY identifies several possible uses:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Home fitness: exercise equipment can occupy the room when clear floor area and ventilation are available.
  • Children’s playroom: toys and supervised activities can be kept out of sleeping areas and the main circulation path.
  • Work-from-home space: desks and equipment can be separated from household entertainment and meal preparation.

These uses are alternatives, not simultaneous guarantees. A family may need the room to change function as children grow, an adult begins remote work or an older resident requires a caregiver. Designers would need to plan power, lighting, acoustics, storage, ventilation and door widths around those changes. The concept description does not state a fixed flex-room dimension or equipment schedule.

Design decisions a built project would still need

Family Flat is a planning proposition. Turning it into housing would require decisions that are not established by the concept description.

Accessibility and aging in place

Older residents may need step-free routes, wider clearances, reachable controls, bathroom support and space for mobility devices. The available project material does not provide an accessibility certification, turning-radius schedule or bathroom fixture layout. Those requirements would have to be tested against the applicable building code, accessibility law and the needs of the intended residents.

Acoustic and visual control

Multiple generations often keep different hours. Sound-rated partitions, resilient floor assemblies, door seals and carefully placed bedrooms could matter as much as the number of rooms. Sliding doors and balconies offer separation, but they do not establish a tested sound level or privacy rating.

Kitchen and utility capacity

A household of six to ten can create heavy demand for refrigeration, food preparation, laundry, hot water and waste storage. The concept names a shared kitchen but does not state appliance counts, utility loads or laundry arrangements. A developer would need those calculations before estimating operating costs or confirming infrastructure capacity.

Life-safety and egress

Several suite entries can complicate fire separation, travel distance, smoke control and emergency wayfinding. Whether doors connect directly to a corridor, a common lobby or the shared room affects the code analysis. No approval or compliance result is reported for the concept.

Tenure and management

A family may want one lease, several coordinated leases or ownership structures that recognize separate household units. Building managers would need policies for visitors, deliveries, maintenance access and disputes over shared rooms. Family Flat does not prescribe a tenure model or operating policy.

How to evaluate a multigenerational multifamily plan

Developers, architects and families comparing concepts can use the following checklist. It separates measurable design questions from assumptions about family relationships.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Map private territory: identify which residents sleep, work and store belongings in each suite, and whether each zone has a lockable boundary.
  2. Trace every entry: confirm how residents, guests, caregivers and deliveries reach each suite and the shared area.
  3. Test shared-space capacity: draw furniture for the expected number of diners, cooks, children and visitors instead of relying on a room label such as “great room.”
  4. Check schedule conflicts: consider early shifts, nighttime caregiving, remote meetings, schoolwork and different meal times.
  5. Plan for change: show how the flex room, storage and sleeping arrangements work when children mature, adult children move out or a parent needs assistance.
  6. Review accessibility: test step-free paths, bathroom access, door clearances, controls and space for mobility equipment with the applicable standards.
  7. Verify building rules: confirm fire separation, egress, ventilation, acoustics, balcony safety, utilities and local zoning before treating the concept as feasible.
  8. Price the whole arrangement: compare rent or construction cost, utilities, parking, maintenance and management—not just square footage.

Who may benefit—and where the trade-offs appear

A plan with several suites and a shared core may suit families seeking proximity without putting every resident in one bedroom cluster. It can support shared caregiving, pooled household expenses and cultural or social connection when relatives genuinely want to live together. Separate zones may also make it easier for an adult child or grandparent to retain independence.

The same arrangement can create friction. A larger unit may cost more than a conventional apartment, and a shared kitchen can become a point of conflict over schedules, food and cleaning. Residents may still feel pressure to provide care or contribute financially. Balconies and sliding doors create options for separation, but they do not replace explicit agreements about guests, noise, chores, childcare or decision-making.

For developers, the challenge is balancing a large, specialized unit against the efficiency of more conventional apartment mixes. The concept may appeal to households that are poorly served by standard one-, two- or three-bedroom plans, yet demand will vary by market, price and household composition. The cited materials do not include a feasibility study, rent analysis, construction estimate or comparison with built alternatives.

What is—and is not—demonstrated

Family Flat demonstrates a way to organize a multifamily unit around both shared family life and separate household zones. Its three-suite arrangement, dual entries, sliding doors, adjoining balconies and flex space are design intentions aimed at privacy, connection and adaptability.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

It does not demonstrate resident satisfaction, reduced conflict, lower costs, improved caregiving, accessibility performance or code approval. No completed building, resident evaluation or measured outcome is reported. Those questions would require construction documents, a real project and post-occupancy evidence.

As a design prompt, the proposal is useful because it starts with the household pattern: several generations who may want to live together without surrendering autonomy. The next step for any real development is to test that promise against accessibility, acoustics, life-safety, utilities, management, local regulations and the actual agreements a family is willing to make.
