The outer skin admits and diffuses daylight; the air space between skins acts as a thermal buffer; and the inner skin separates that buffer from humid, conditioned pool air. That is the principle behind the proposed envelope for the Ian H. Graham Athletic Center at Peddie School in Hightstown, New Jersey.
The design intent is not the same as a measured result. A contemporaneous Building Design + Construction report dated August 11, 2010 described the project and its goals, but supplied no operating data, energy savings, completion confirmation, or current façade assessment.

How a double-skin cavity wall moderates light and heat
A double-skin wall has two enclosure layers separated by an intentional air space. In this project, both skins were described as polycarbonate, but the announcement did not identify the exact product or whether the panels were solid, corrugated, or multiwall. Those details matter because light transmission, insulation, structural span, and fire behavior vary substantially between systems.
The outer polycarbonate skin
The outer layer is the first weather surface. Translucent polycarbonate can admit broad, diffuse light instead of creating the hard-edged sun patches associated with clear glass. Diffusion can improve visual comfort around a pool, where glare on wet surfaces is especially distracting. Actual daylight levels still depend on panel transmission, orientation, surrounding buildings, roof geometry, interior finishes, and the depth of the room. The announcement states a goal of maximizing daylight; it does not report illuminance measurements or a percentage of floor area that met a daylight target.
The 20-inch cavity
The cavity was specified as 20 inches deep, or approximately 508 millimeters. That space separates the exterior weather layer from the interior air barrier. Depending on the final design, it could be sealed, naturally ventilated, mechanically ventilated, or equipped with dampers that change seasonally. A sealed cavity can add resistance to heat flow when air movement is limited. A ventilated cavity can remove solar-heated air before it reaches the inner skin, but only if openings, airflow paths, controls, and drainage are designed together.
The depth is large enough to affect framing, access, fire stopping, and maintenance—not merely insulation thickness. Designers must decide how workers inspect joints, replace damaged panels, clean the cavity, and prevent birds, insects, or windblown debris from entering. None of those details were included in the 2010 announcement.

The inner skin and conditioned space
The inner layer forms the primary boundary for the pool hall. It must limit uncontrolled air leakage and manage vapor migration from a warm, humid interior toward colder parts of the wall. In winter, warm moist air that reaches a cold surface can condense; in a pool building, repeated condensation can damage framing, finishes, fasteners, and insulation. The inner skin therefore has to work with the air barrier, vapor-control strategy, dehumidification system, and drainage paths.
Temperature moderation is also a controls problem. Sensors, operable vents, shades, and heating or cooling equipment determine whether solar gains are useful or become an overheating load. A cavity that helps on a sunny winter day can add heat in summer if it cannot exhaust accumulated energy. The project description does not identify any of these controls.
Why the approach suits a competition-pool building
Aquatic centers combine demanding environmental conditions: occupants expect visual connection to the outdoors, while the building must control humidity, condensation, glare, and air temperature. A translucent double skin addresses the daylight part of that brief without requiring a fully glazed wall. Diffuse light can reduce reliance on electric lighting during the day, although the report gives no lighting-energy calculation.
Pool halls also have large volumes and substantial air-handling loads. A well-designed cavity may reduce the rate at which outdoor temperature swings reach the interior surface, making the HVAC system’s job more stable. That is a design rationale, not proof of lower energy use. Heating and cooling performance would depend on insulation values, airtightness, solar exposure, pool-cover practices, dehumidifier efficiency, ventilation rates, and operating schedules.

Glare and privacy require equal attention. A translucent skin can soften direct sun, but it does not automatically eliminate glare at every time of day. Orientation-specific shading, interior shades, frits, or changes in panel translucency may be needed. The announcement does not state whether such measures were planned.
How the cavity interacts with water, air, and fire safety
Drainage and rain control
The outer polycarbonate layer must shed rain and resist wind-driven water. Joints, flashings, base details, and penetrations need a drainage route that does not discharge into the interior skin. A cavity can conceal leaks until staining or corrosion appears, so inspection access and visible telltales are valuable. No drainage detail or testing result is provided for the Peddie project.
Humidity and condensation
Pool air can carry more moisture than outdoor winter air. The enclosure design should identify the warm side of the vapor-control layer, maintain continuity at roof and foundation connections, and model surface temperatures at fasteners and frames. Dehumidification and ventilation must be commissioned with the envelope; a sophisticated wall cannot compensate for an undersized or poorly controlled air-handling system.

Fire and smoke movement
A continuous cavity can become a concealed path for flame or smoke unless cavity barriers, fire stopping, and compartmentation are detailed and inspected. Polycarbonate formulations and supporting components have different fire ratings, and local code requirements govern their use in an assembly. The 2010 announcement names no product, rating, test assembly, or code variance, so those items cannot be inferred.

What the wider athletic-center program adds
The pool envelope was one component of a broader campus investment. The reported scope also included renovation of the existing athletic facility, a fitness and wellness center, outdoor turf fields, and a rooftop photovoltaic system.
- Renovation: Work on an existing 112,000-square-foot building creates coordination challenges around occupied operations, structural surveys, hazardous materials, and tie-ins to existing utilities. The announcement does not describe the phasing plan.
- Fitness and wellness space: These rooms have different ventilation, acoustics, and thermal schedules from a pool hall. Shared mechanical systems need zoning so a humid natatorium does not dictate conditions in dry exercise areas.
- Outdoor turf fields: Field drainage, lighting, irrigation, and seasonal maintenance are separate civil and electrical packages. Their inclusion signals a campus-wide athletic program, not an envelope specification for the pool building.
- Rooftop photovoltaics: A photovoltaic array can offset electricity use, but its contribution depends on installed capacity, roof orientation, shading, inverter losses, and utility rules. The report gives none of those figures.
Construction questions to resolve before specifying a similar wall
- Define the performance brief. Set daylight, glare, thermal, humidity, airtightness, acoustic, and durability targets before selecting a panel. “Bright” and “moderate temperature” are useful goals but not testable specifications by themselves.
- Model the enclosure by orientation. Use energy and daylight models to test winter heat retention, summer solar gains, peak cavity temperatures, and interior surface condensation. Include adjacent roofs, stands, equipment, and neighboring buildings.
- Select the cavity operating mode. Decide whether the 20-inch space is sealed or ventilated, where air enters and exits, how openings are screened, and how dampers respond to temperature and weather. Document the control sequence for normal, storm, and fault conditions.
- Coordinate the pool HVAC system. Match the enclosure assumptions to dehumidification, supply-air distribution, pool-cover operation, and exhaust. Commission sensors and controls under representative occupancy and weather conditions.
- Detail water and vapor control. Draw continuous air-barrier, vapor-control, flashing, sill, head, and base details. Require mock-ups and water testing at representative joints before production installation.
- Resolve structural and movement loads. Verify wind pressure, snow, thermal expansion, panel spans, attachment loads, and differential movement between the two skins. A deep cavity changes the location and accessibility of framing.
- Protect the cavity from fire spread. Coordinate cavity barriers, fire stopping, penetrations, and inspection hold points with the authority having jurisdiction. Confirm the tested assembly rather than relying on a panel’s generic material rating.
- Plan maintenance. Provide safe access for cleaning, panel replacement, seal inspection, insect-screen replacement, and removal of condensation or debris. Include spare-panel identification and a replacement method in the facilities manual.
- Verify performance after handover. Log temperature, relative humidity, carbon dioxide, cavity conditions, lighting levels, and energy use through representative seasons. Compare the results with the original targets rather than assuming the concept delivered them.
What can—and cannot—be concluded from the 2010 announcement
The announcement establishes a project location, design team attribution, program elements, and a proposed envelope concept. It supports saying that a double polycarbonate skin and 20-inch cavity were intended to admit daylight and help moderate indoor temperature.
It does not establish annual energy savings, reduced peak loads, measured daylight autonomy, indoor humidity, condensation performance, construction quality, or occupant satisfaction. It also does not confirm whether the building was completed exactly as described, whether the cavity remained 20 inches throughout, or what façade is present today. Treating the sentence about temperature moderation as a guarantee would go beyond the available evidence.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsThere is no named manufacturer, model number, warranty, or retail product identified. Standard polycarbonate sheets sold for small projects should not be treated as substitutes for a tested commercial façade assembly. A procurement package would need panel data, framing details, fire documentation, structural calculations, thermal analysis, water testing, and a maintenance plan.

How to evaluate claims about a double-skin athletic building
Owners and contractors comparing proposals should ask for numbers tied to a defined boundary and climate. Useful submittals include whole-assembly thermal transmittance, solar and visible transmittance, airtightness, water penetration results, condensation analysis, fire-test reports, acoustic data, and control sequences. For a pool, add humidity-control set points, corrosion protection, and evidence that chlorine-containing air has been considered in material selection.
On site, inspect continuity rather than only appearance. Check that cavity barriers are installed where drawn, flashings drain to the exterior, fasteners are compatible with polycarbonate, and penetrations are sealed without blocking designed airflow. Record deviations before the interior skin conceals them. At commissioning, trend cavity and natatorium conditions long enough to capture sunny, cold, and humid days.
This process turns an appealing architectural idea into a verifiable building system. It also separates three different claims: daylight admission is a visual objective; temperature moderation is a thermal objective; and lower operating cost is an economic outcome that requires measured energy data.

Bottom line
The Peddie School proposal used two polycarbonate skins separated by a 20-inch cavity to pursue a bright pool hall with a more stable indoor environment. The concept is credible as an enclosure strategy because the cavity can buffer or exhaust solar heat while the translucent outer layer spreads daylight. The available 2010 account, however, documents intent rather than performance. Any current judgment about the athletic center’s efficiency, completion, or façade condition requires project records and measured operating data that the announcement does not provide.
