Do High-Voltage Transmission Lines Affect Home Value, Health, or Internet Service?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Short answer: High-voltage transmission lines produce power-frequency electric and magnetic fields that decrease as distance increases. Current public-health reviews do not confirm health consequences from low-level exposure, although studies report a weak, unproven association between magnetic fields and childhood leukemia. A line may influence a particular property’s marketability through visibility, easements and buyer perceptions, but there is no reliable universal percentage discount. Evidence reviewed here does not show that transmission lines disrupt modern broadband, Wi-Fi, fiber, cable, fixed-wireless or satellite service.

What a transmission line exposes a nearby home to

Transmission lines create two related but different fields at the power frequency of the electrical grid:

As an Amazon Associate I earn from qualifying purchases.

  • Electric fields arise from voltage. They are measured in volts per metre (V/m) and are more readily reduced by building materials such as walls.
  • Magnetic fields arise from current flowing through the conductors. They are commonly reported in microtesla (µT) or milligauss (mG). Ordinary walls do not reduce them as effectively, so distance and the line’s instantaneous load matter more.

Both fields fall as you move away from the conductors. The World Health Organization (WHO) says that, directly beneath high-voltage lines, magnetic flux density at ground level can reach several microtesla and electric fields can reach 10 kilovolts per metre. Those are possible levels under a line, not a prediction for every yard or room.

WHO also reports that at approximately 50 to 100 metres from a high-voltage line, field levels are normally similar to levels in areas away from high-voltage lines. “Normally” is important: conductor height, line design, terrain, weather, current demand and the exact point of measurement can change the result. Distance alone is not a personal exposure assessment.

A measured distance example

The U.S. National Institute of Environmental Health Sciences (NIEHS) reproduces a WHO (2010) example for a 230-kilovolt line. It illustrates how magnetic fields can decline with distance; it is not a universal curve for every transmission corridor.

Location relative to the 230 kV line Example magnetic field
Immediately beside the line 57.5 milligauss
100 feet away 7.1 milligauss
200 feet away 1.8 milligauss

For population context, WHO’s 2007 ELF backgrounder gives average residential magnetic-field values of about 0.07 µT in Europe and 0.11 µT in North America. These are broad averages, not a reading for a home beside a particular line.

Is it safe to live near high-voltage power lines?

Public-health agencies distinguish between established effects at high exposures and the unresolved question of possible long-term effects at the much lower levels found around homes. WHO’s assessment states that current evidence does not confirm health consequences from exposure to low-level electromagnetic fields. Its Q&A also notes that even directly beneath a high-voltage transmission line, the currents induced in the body are very small compared with thresholds for shock and other electrical effects.

That conclusion does not mean every scientific question is closed. WHO’s wording is that no adverse health effects from low-level, long-term exposure to radiofrequency or power-frequency fields have been confirmed, while research continues. The agency’s 2007 review considered the evidence for childhood leukemia more notable than evidence for other long-term outcomes, but judged it insufficient to justify lowering quantitative exposure limits.

What the childhood-leukemia finding means

Some epidemiological studies report a small increase in childhood-leukemia risk associated with higher residential power-frequency magnetic fields. WHO says researchers generally have not concluded that these findings establish a cause-and-effect relationship. NIEHS characterizes the association as weak and says the few studies in adults show no evidence of a link to adult cancers.

An association can arise from measurement limitations, confounding factors or chance; it is not proof that living beside a line causes leukemia. The evidence also does not provide a distance at which a child’s risk suddenly changes. Families concerned about a specific home should discuss medical questions with a qualified clinician rather than infer a diagnosis or prognosis from a field-meter reading.

What a field measurement can and cannot tell you

A properly documented measurement can show the electric or magnetic field at a particular spot and time. To be useful, record the room or outdoor location, height above the ground, date, operating conditions if known and the meter’s frequency range. Readings can vary as electricity demand changes.

A consumer meter is not a medical diagnostic device. It cannot establish that a field caused a symptom, prove that a home is medically safe, or substitute for a health assessment. If you need a defensible site survey, use a qualified measurement professional who can describe the instrument, calibration and measurement method.

How far away from power lines is safe?

There is no single legal or medical distance that makes every property “safe.” WHO’s general description is that, at roughly 50 to 100 metres, levels are normally like those away from high-voltage lines. Treat that as a population-level rule of thumb, not a guarantee for a particular line or parcel.

For a home closer than that, the sensible approach is to measure rather than guess. Identify the nearest conductor, measure several indoor and outdoor locations where people spend time, and note whether the line is heavily loaded when readings are taken. A utility, local authority or qualified surveyor may also be able to provide corridor and easement information. Do not enter a restricted easement or approach conductors to take a reading.

Do power lines lower property values?

A nearby transmission corridor can affect a sale, but the effect is parcel-specific. There is no defensible, current universal percentage that can be applied to every home. The 1994 U.S. Government Accountability Office (GAO) report documented public concerns about reduced property values during transmission projects. Scholarly and regulatory records also discuss property-value fears and high-voltage transmission-line impacts, but those records do not establish a transferable discount for today’s markets.

A buyer may react to what is visible from the house, the amount of land covered by an easement, restrictions on buildings or landscaping, perceived noise, and personal attitudes toward infrastructure. Another buyer may value the same home’s price, layout, school access or acreage more heavily. Two properties the same distance from a line can therefore sell for different amounts.

Factors an appraiser should compare

Factor What to verify for the parcel Why it can affect marketability
Recent comparable sales Closed sales of similar homes in the same local market Shows what buyers actually paid under local conditions
Distance and visibility Setback to the nearest conductor and whether the line is visible from living areas or outdoor space Perception and visual prominence differ by site
Easement terms Recorded width, access rights, vegetation limits and building restrictions Can reduce usable land or constrain future improvements
Other property features Lot size, condition, layout, views, traffic, schools and amenities These may outweigh or amplify the corridor’s influence
Local buyer sentiment Listings, marketing time and accepted offers for comparable corridor properties Reveals how this specific market responds rather than relying on a national assumption

For a purchase, ask for the recorded easement and have a local appraiser analyze recent comparable transactions. For a sale, disclose the line and easement accurately and price from local evidence. An online rule such as “homes lose 10 percent” is not a substitute for a parcel-specific valuation.

Can high-voltage lines interfere with Wi-Fi or internet?

The evidence available here does not establish that transmission lines disrupt modern residential internet. The historical GAO report recorded public concerns about television and radio reception during transmission projects. That is evidence that people raised a concern in 1994, not proof that lines caused those problems, and it cannot be generalized to broadband.

Fiber, cable, fixed wireless, satellite and Wi-Fi use different network paths and equipment. A transmission corridor’s presence by itself does not identify the cause of a slow connection, dropouts or high latency. Diagnose the service you actually have.

Internet troubleshooting sequence

  1. Identify the access technology. Check whether the home uses fiber, cable, fixed wireless, satellite or another service, and record the plan’s advertised speed.
  2. Check for an outage. Use the provider’s status page or support line and note the outage reference number and time.
  3. Separate Wi-Fi from the incoming connection. Test a computer with an Ethernet cable where possible. If wired service is normal but Wi-Fi is slow, investigate router placement, channel congestion and device limits rather than the transmission line.
  4. Run the provider’s diagnostics. Ask support to test the modem, optical network terminal, signal levels or fixed-wireless link, depending on the technology.
  5. Document symptoms. Record times, affected devices, wired and wireless results, and whether every household user is affected.
  6. Escalate a physical fault. Request a technician when diagnostics show a damaged drop, connector, antenna alignment, neighborhood plant problem or failing equipment. Do not attribute the fault to the corridor without a service-specific finding.

A practical decision process for a home near a line

Before making an offer

  • Map the line, towers, conductors and easement boundaries in relation to the house, yard and planned improvements.
  • Visit at different times so you can judge visibility, traffic, weather and the property’s general feel.
  • Obtain recent local comparable sales and ask an appraiser to account for the corridor explicitly.
  • Ask the utility or local records office about access rights, vegetation management and construction restrictions.
  • If health concerns remain, commission a site-specific electric- and magnetic-field survey and keep the method and conditions with your records.
  • Confirm the actual internet provider and technology at the address; request a serviceability check before relying on a listing’s speed claim.

After moving in

  • Keep easement documents with your property records and check them before adding structures, trees or play equipment.
  • Use a field reading only to characterize that location and time; do not treat it as a medical test.
  • For connectivity problems, follow the provider’s diagnostics and compare wired with Wi-Fi performance.
  • Seek medical advice for symptoms or health worries independently of property or internet questions.

What the evidence supports—and what it does not

It supports the basic physics: fields are present, they decline with distance, and electric fields are more easily reduced indoors by walls than magnetic fields. It supports WHO’s conclusion that low-level exposure has not been confirmed to cause adverse health effects, while acknowledging a weak, non-causal childhood-leukemia association reported in some studies. It supports a local, evidence-based valuation rather than a fixed discount. It does not establish a modern broadband-interference effect, a site-specific reading for your home, or a universal “safe” setback.
