Design daylighting before a modular building’s module grid, structure and factory documentation are fixed. Effective results come from coordinating site orientation, room planning, openings, glazing, shading, electric lighting, controls, thermal comfort and local planning rules as one system. Adding larger windows late can create glare, overheating, structural changes and production delays rather than a better visual environment.
The evidence available does not establish a current growth rate for modular construction, so this guide focuses on the design decisions that remain important whether a project is a single permanent module or a large volumetric programme.

Why daylighting is a modular-building decision from the start
In a site-built project, a window or shading revision may be absorbed through several rounds of field coordination. In volumetric modular construction, the same change can affect a repeated module design, lifting points, transport dimensions, structural members, service routes, factory jigs and approval drawings. A daylighting concept therefore belongs in the project brief and module studies, not in a late interior fit-out package.
ISO 16817:2017 treats the indoor visual environment as an integrated architecture-and-engineering process. Its scope connects daylight and electric lighting with occupant satisfaction, well-being, energy performance and sustainability outcomes (ISO 16817:2017). ISO 19454:2019 similarly identifies sunshine duration, daylight-opening ratios, human visual needs, controls, thermal comfort, thermal gains and energy efficiency as parts of daylight-opening design (ISO 19454:2019).

That systems view changes the first question from “How many windows can fit?” to “What visual environment does each room need, under this climate, orientation, occupancy pattern and module arrangement?”
Step 1: Establish the project context before choosing openings
Create a short daylighting brief that the architect, engineer, client, fabricator and planning team can use together. Record the following before selecting a standard module façade:
- Location and climate: document latitude, seasonal sun paths, typical sky conditions, cooling and heating concerns, and any local climate files used for simulation.
- Site and obstructions: map neighbouring buildings, trees, embankments, balconies and future development that could block sky or sunlight.
- Orientation: identify each façade’s exposure and the consequences of low-angle morning or afternoon sun, rather than assuming every elevation performs alike.
- Room use: classify bedrooms, classrooms, offices, care spaces, circulation, workshops and other rooms by occupancy, occupied hours and visual tasks.
- Visual requirements: note screen work, reading, clinical observation, colour-sensitive work, privacy and view expectations.
- Planning and code framework: identify the authority receiving any daylight or sunlight report, applicable building regulations, energy provisions, fire and accessibility constraints, and client performance requirements.
ISO 16817 places occupant satisfaction and well-being alongside energy and sustainability objectives. That means a compliant opening ratio alone cannot define success: the team must decide what “good daylight” means for each occupied space.
Step 2: Bring the fabricator into the layout and envelope study
Invite the modular manufacturer while alternatives are still inexpensive to change. The American Institute of Architects’ modular guide describes early collaboration with fabricators as important to thoughtful outcomes and states: “When done thoughtfully—through early collaboration with fabricators—architects can create unique designs that address a range of client needs.” (AIA modular and off-site construction guide).

- Do transport envelopes, lifting points or site tolerances limit projecting fins, external louvers or façade screens?
- Which details must be frozen for procurement, and which remain configurable until site confirmation?
For Canadian permanent volumetric projects, CSA Z252:2023 addresses permits, factory certification, transport, storage, installation and inspection. It is a compliance and delivery guide, not a daylight-performance target; provincial or territorial requirements still apply (CSA Z252:2023).
Step 3: Compare daylighting options with a common scorecard
Model a small number of meaningful alternatives rather than optimising one window in isolation. Keep room geometry, reflectances, furniture assumptions and occupancy schedules documented so that each option is comparable. Assess every option against the following axes.
| Decision axis | Questions to answer | Modular implications |
|---|---|---|
| Daylight availability and distribution | Which occupied areas receive useful light, and how far does it reach from the façade? | Deep modules may need borrowed light, clerestories, rooflights or shallower planning zones. |
| Glare and visual comfort | When do direct sun, bright sky or reflections interfere with screens and tasks? | Blind pockets, shade controls and furniture layouts must be coordinated before factory production. |
| View quality and privacy | What can occupants see, at what height, and is the view worth the solar or privacy trade-off? | Repeated sill heights and façade screens can affect both transport protection and planning appearance. |
| Solar and thermal effects | Will gains help heating or drive overheating and cooling demand? | Glazing, external shading, insulation continuity and module HVAC capacity must be checked as one assembly. |
| Electric-light and shade controls | Can electric lighting dim or switch in response to daylight, and can occupants override shades? | Sensor locations, wiring, commissioning access and replacement strategy should be built into the module. |
| Factory and site delivery | Can the chosen opening, frame and shade be fabricated, transported and installed repeatably? | Protect glazing and moving parts during lifting and trucking; verify site joints do not change light or air leakage. |
| Code and planning | What local targets, reports, approvals and neighbour rights apply? | Approval dates may govern which façade options can still be changed. |
Do not use a single daylight metric as a proxy for glare, view, thermal comfort or user satisfaction. ISO’s draft daylighting procedure describes context-sensitive metrics and view criteria, but ISO/FDIS 20734 remains under development in the approval phase; it is not a published requirement (ISO/FDIS 20734 status page).
Opening, glazing and shading strategies
Size and position openings for the room, not just the façade
A high window can deliver sky light deeper into a room, while a low window may provide a stronger seated view. A wide opening can improve distribution across a narrow module but may consume a repeated structural bay. Test head and sill heights against furniture, privacy, fire separation, fall protection and cleaning access.
Select glazing with orientation and controls in mind
Visible transmittance, solar-control properties, thermal performance and colour rendering influence both daylight and comfort. A heavily tinted pane may reduce glare and cooling load while making interiors feel dim; clear glass may support a better view but require external shading. Compare the complete window-and-shade assembly under the project’s climate rather than selecting glass from a generic schedule.

Prefer reliable glare control
External overhangs, fins, louvers, screens and operable blinds each have different effects on sunlight, view, maintenance and wind exposure. External devices generally intercept solar energy before it enters the room, but they must survive transport, lifting and site installation. Internal blinds are easier to protect and replace, yet they cannot prevent all solar heat from entering. Provide occupants with understandable override controls and a defined default position.

Daylight-responsive electric lighting can reduce unnecessary electric output when daylight is adequate, while shading controls can limit glare and solar gains. The Lawrence Berkeley National Laboratory and IEA reference explains that daylight systems can enhance interior daylight when selected for the daylight climate and integrated appropriately with electric lighting and shading controls; it also warns that completed-building performance can differ from test-room results (LBNL/IEA, “Daylight in Buildings”).
Specify the control logic with the same care as the hardware:
- Define daylight zones parallel to the façade and identify which luminaires can dim independently.
- Place sensors where they read representative workplane light, away from direct sun, bright finishes and obstructions.
- Set dimming, switching and shade schedules around actual occupied hours, with commissioning access to change thresholds.
- Provide local occupant override without defeating safety, privacy or overheating protection.
- Coordinate control power, network points and cable routes with the module’s factory electrical installation.
- Record scenes and set points in the handover information so facilities staff can maintain them.
Modeling, testing and interpreting predictions
Use climate-based studies or other appropriate simulations to compare the alternatives identified in the scorecard. Include surrounding obstructions, orientation, glazing, shading states, reflectances, furniture and realistic occupancy. Examine seasonal and hourly patterns, not only an annual average. Review images or glare indicators from critical screen and task positions, and test how blinds and electric lighting respond when the sky changes.
Physical mock-ups or a representative module can reveal frame depth, blind operation, interior reflections and view quality that a model misses. Treat both simulations and test-room measurements as design evidence, not a guarantee: LBNL specifically notes that actual-building results may differ. Climate-appropriate selection, installation quality and controls determine whether the predicted benefit appears after occupation.

Plan for factory production, transport and installation
Convert the selected daylight concept into repeatable manufacturing information. Include window schedules, opening tolerances, flashing, air and water seals, insulation continuity, shade brackets, sensor locations and protection requirements in the module drawings.
- Factory: inspect frame alignment, glazing labels, seal continuity, blind operation and control wiring before closing walls.
- Transport: protect glass, louvers and projecting shades from vibration, impact and weather; define removal and reinstatement procedures.
- Site assembly: inspect module-to-module joints, façade seals, shading alignment and damaged finishes before commissioning.
- Change control: require a daylighting review for substitutions in window type, tint, shade fabric, interior finish or partition location.
Commissioning and post-occupancy evaluation
Write the verification plan before procurement. At minimum, assign responsibilities and acceptance records for:
- Window dimensions, orientation, glass and shading components matching the approved schedule.
- Continuous air and water seals and insulation around each opening.
- Manual and motorised shade movement, limits, obstruction detection and occupant overrides.
- Daylight sensors, dimming response, switching logic and fault indications.
- Measured light levels and glare observations in representative rooms under documented conditions.
- Training for facilities staff and occupants, including cleaning and replacement of blinds or control components.
After occupancy, review complaints, override frequency, blind positions, electric-light operation, temperature and energy data where available. Compare findings with the original assumptions and adjust control settings or maintenance procedures. ISO/FDIS 20734’s draft abstract includes construction checks, commissioning, post-commissioning review and post-occupancy evaluation as process phases, but its draft status means it should guide discussion rather than be cited as a final mandate.

Common failure modes and corrections
Windows are enlarged after the module is frozen
Symptom: structural headers, services and production tooling must be redesigned. Correction: test opening families during the module-grid study and reserve a controlled range of options before design freeze.
