Cost to Repoint a Chimney: What UK and US Homeowners Should Budget

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

There is no single chimney-repointing price. Checkatrade’s UK guide, updated in October 2026, gives a ballpark average of £750 per chimney, with illustrative projects from £300 to £1,000. Angi’s 2026 US guide gives $4–$25 per square foot. These figures use different currencies, units and estimating methods, so they are regional guide prices—not a quote for your property. The reliable way to price the work is to obtain local estimates based on measured masonry, access, mortar requirements and the condition of the stack.

Published chimney-repointing prices at a glance

Use the following figures as a starting point, not as interchangeable benchmarks. The UK examples are priced per chimney, while the US figure is priced by surface area.

UK — Checkatrade, 2026 £800 Illustrative medium gable-end chimney with scaffolding Includes the access difficulty described in that example.
UK — Checkatrade, 2026 £1,000 Illustrative chimney requiring access over a roof ridge Reflects a more difficult access arrangement.
US — Angi, 2026 $4–$25 per square foot Guide range for repointing US area-based pricing; it is not directly comparable with the UK per-chimney figures.

A contractor may quote above or below these guides because the actual amount of masonry, joint depth, working height, local labor market and repair scope vary from one building to the next. Ask for a site inspection and a written, itemized estimate.

Why repointing a chimney can be expensive

Repointing replaces deteriorated mortar in the joints between bricks or stones. A chimney is exposed to rain and wind and is usually high above ground, so the work combines masonry labor with access, safety and weatherproofing requirements. The price is driven by the total scope rather than by the mortar alone.

The size and area of the masonry

A small, low-level stack has fewer joints and may be reachable with simpler equipment. A large stack, a broad gable-end chimney or a chimney with extensive joint failure requires more raking out, cleaning and new mortar. Area-based pricing also explains why two homes with apparently similar chimneys can receive different estimates: the measured wall area and the proportion of failed joints are not necessarily the same.

Brick, stone and the existing construction

Material affects both labor and mortar selection. Stone joints are often priced higher than brick joints in component estimates because the work can be slower and the joint profile and masonry characteristics differ. The existing mortar, brick hardness, stone type and previous repairs must be assessed before a replacement mix is chosen. A hard, incompatible mortar can damage softer historic brick or stone, so “the strongest available” is not a safe universal specification.

Height, roof shape and access

Access is one of the largest cost variables. A chimney above a low roof may need limited equipment; one at a high ridge, on a steep pitch or behind an awkward roof slope may require a scaffold tower, full scaffolding or another engineered access method. Angi specifically identifies roof height and pitch as factors that can raise US prices. Checkatrade’s £800 gable-end example includes scaffolding, and its £1,000 example involves access over a roof ridge.

How much mortar has failed

Some projects involve localized joint deterioration. Others require joints around most of the stack to be raked out and renewed. The estimate should state the masonry area and the joints included, rather than describing the job only as “repoint chimney.” If bricks or stones are loose, cracked or missing, the contractor may need to cut out and replace masonry before or alongside repointing.

Local labor and site conditions

Regional labor rates, travel, parking, waste handling, weather exposure and the time needed to protect the roof all influence the final price. Cost guides are useful for orientation, but a local estimate is the only meaningful comparison for a particular property.

UK cost components published by Checkatrade

Checkatrade’s 2026 guide also lists component estimates. They help explain what may sit behind a headline total, but they should not be added together automatically or treated as guaranteed rates.

Component Published guide figure How to interpret it
Raking out existing mortar £35 per square metre Removing deteriorated mortar before new pointing; the actual amount depends on joint condition and depth.
Brick repointing £55 per square metre Guide component for brick masonry, not a complete chimney quote.
Stone repointing £80 per square metre Guide component for stone masonry; stone type and joint detail still matter.
Scaffold tower £300 Illustrative access-equipment allowance; the required system may differ.
Scaffolding £20 per square metre Guide figure for scaffolding area, not necessarily the total access package.

Access equipment can include erection, adaptations, hire duration, inspection and removal. Confirm whether those items are included in the quoted total and whether the contractor has allowed for protecting roof coverings and gutters.

How the US figure differs

Angi’s 2026 guide gives a range of $4–$25 per square foot for chimney repointing in the United States. Because this is an area rate, a contractor normally needs to measure the relevant masonry surface before applying it. The range is broad because labor, height, roof pitch, access equipment, material and the condition of the joints differ substantially between properties and regions.

Do not convert the UK £750 example into a US area rate, or multiply the Angi range by an assumed chimney size and present the result as a local quote. They are different regional guides using different units and methodologies. Request estimates in your local currency and ask the contractor to identify the measured area and unit rate, if one is used.

Repointing versus repairing or rebuilding the stack

Repointing addresses deteriorated mortar joints. It does not automatically include rebuilding a leaning stack, replacing damaged bricks or stones, repairing a crown or cap, or correcting a structural defect. Those conditions broaden the scope and can make a repointing-only price misleading.

Observed scope What the estimate should describe Why the price changes
Localized joint repointing Specific elevations, areas or joints to be raked out and renewed Less masonry and access time than treating the complete stack.
Full above-roofline repointing All stated chimney faces, joint depth, finish and access method Larger measured area and more labor, often with substantial access equipment.
Brick or stone replacement Number and type of units to be removed and replaced, plus matching requirements Includes masonry repair in addition to mortar work.
Partial or above-roofline rebuild Section to be dismantled, rebuilt and weathered, with any temporary protection This is a broader masonry project, not ordinary repointing.

If the stack itself is unstable or masonry units are failing, obtain an assessment from a suitably experienced masonry or chimney professional. A low repointing price is not a saving if it leaves defective masonry in place.

Mortar selection matters, especially on older buildings

ASTM International’s active Standard Guide E2260-24 treats repointing as a project-specific process: evaluate the existing masonry, identify the joints, choose an appropriate removal method, and determine and select a suitable mortar. Its stated purpose is broader than appearance. ASTM says:

“Repointing masonry improves weather resistance, reduces water penetration, maintains structural and visual integrity, and prolongs the life of the building by allowing a mortar joint to shed water and avoid the accumulation and penetration of rainwater between mortar and masonry units.”

The right mortar depends on the existing masonry and the exposure conditions. A public-works specification gives one real example in which chimney joints are raked out and repointed with cement-lime mortar, but that project specification is not universal product advice. Do not accept a quote that names only a generic “masonry mortar” without addressing compatibility, color or finish where those factors matter.

For masonry with artistic, architectural, cultural or historic significance, ASTM recommends seeking a specialist experienced in historic masonry and repointing. Historic work may require a gentler removal method, a compatible mortar and a carefully matched joint profile. Ask the contractor to explain the proposed mortar and why it suits the existing units.

How to obtain comparable chimney-repointing quotes

  1. Describe the property and access. Tell contractors the chimney’s approximate height, roof shape, number of exposed faces and whether access is over a ridge, steep roof or extension.
  2. Request an on-site inspection. A visual estimate from ground level may miss failed joints, damaged units and access constraints.
  3. Ask for the measured masonry area. The quote should identify the elevations or square metres included and whether it covers all joints or only marked sections.
  4. Specify the mortar approach. Require the proposed mortar type, joint finish and any color or sample approval, with compatibility considered for the existing brick or stone.
  5. Separate repointing from masonry repairs. Ask for prices or allowances for damaged-brick replacement, loose stones, rebuilding and any other work discovered during preparation.
  6. Clarify access equipment. Confirm the method—scaffold tower, scaffolding or another system—and whether delivery, erection, hire, inspections, alterations and removal are included.
  7. Confirm protection and cleanup. Ask who protects roof coverings, removes raked-out debris and disposes of waste.
  8. Compare matching scopes. Place estimates side by side only after checking that they cover the same area, joint depth, mortar, access and repairs.

What a complete written estimate should contain

  • The chimney faces or masonry area included.
  • The extent and depth of mortar removal.
  • The proposed mortar specification and joint finish.
  • Brick or stone replacement quantities, if applicable.
  • The access system and every access-related charge.
  • Roof, gutter and property protection measures.
  • Debris removal and final cleaning.
  • Items specifically excluded, such as rebuilding, flue work, caps, flashing or structural repairs.
  • Tax or other applicable charges, the expected duration and payment stages.

These details prevent a low headline number from hiding a narrower scope. They also make it easier to identify why one estimate is higher: more masonry, more difficult access, a different mortar specification or additional repairs.

Practical cost scenarios

Scenario Likely pricing effect Question to ask
Small, low-level chimney with limited joint failure Closer to the lower end of a local range; Checkatrade gives £300 as an illustrative UK example. Is the quote for the complete stack or only the visible failed areas?
Medium gable-end chimney needing scaffolding Higher access and labor allowance; Checkatrade gives £800 as an illustrative UK example. Does the total include scaffold erection, hire and removal?
Chimney reached over a roof ridge More complex access; Checkatrade gives £1,000 as an illustrative UK example. What roof-protection and safe-access measures are included?
Stone chimney or extensive joint failure Potentially higher masonry rate and longer preparation; Checkatrade lists £80 per square metre as a stone-repointing component. Has the mortar been selected for the stone and existing joint?
Damaged bricks, stones or a defective stack Above-repointing scope; a repair or rebuild allowance is required. Which units or sections are being replaced, and is structural advice needed?

The scenario figures are guide examples, not promises of what any contractor must charge. Local estimates should replace them when you are budgeting a real project.

When to question a surprisingly cheap or expensive quote

A very low quote may cover only easily visible joints, omit access equipment or assume that no bricks will need replacement. A high quote may be justified by a steep roof, extensive scaffolding, difficult waste handling, historic-masonry requirements or a larger measured area. Ask the contractor to explain the difference in scope rather than choosing on the total alone.

Before accepting any estimate, check that the contractor has addressed water-shedding details, the condition of the masonry units and the compatibility of the mortar. Repointing is intended to improve weather resistance and reduce water penetration; it is not a substitute for work that the stack itself requires.

Bottom line on chimney-repointing cost

For a UK budgeting reference, start with Checkatrade’s October 2026 ballpark average of £750 per chimney, recognizing its illustrative £300, £800 and £1,000 examples. For the US, Angi’s 2026 guide gives $4–$25 per square foot. Neither figure is a property-specific quote. The final price is mainly a function of measured area, brick or stone, mortar and joint condition, roof access, local labor and whether the job includes masonry repairs or rebuilding. Get several written estimates that state the same scope, access method, mortar specification, repairs, cleanup and exclusions.
