That model assumes standard quality and complexity, normal access, installed costs, contractor overhead and profit, and a 12% planning contingency. It is a benchmark—not a bid for a particular property.
Another 2026 U.S. guide from Angi reports a $52,000 average for whole-house remodeling and a published range of $3,000 to $225,000. The figures are not interchangeable: Angi’s number covers a broad mix of room selections and scopes, while Project Cost Lab defines a specific 2,000-square-foot project. Your actual cost depends on house size, rooms, finish level, layout changes, local labor, permits, demolition and concealed conditions.

What a house-renovation estimate should cover
“Cost to renovate a house” is not one standardized price. A cosmetic repaint, a kitchen with new cabinets and relocated plumbing, and a structural whole-home remodel are different projects even when they occur in the same building. Before using any national figure, define six items:
- Property and area: total floor area, room dimensions and the quantities to be worked on.
- Scope: cosmetic, partial, full or structural work.
- Finish tier: basic, standard, premium or custom materials and fixtures.
- Systems: whether plumbing, electrical, heating, cooling, insulation, windows, roofing or structural work is included.
- Location and access: local labor and permit conditions, parking, stair access and material-delivery constraints.
- Cost inclusions: labor, materials, demolition, disposal, design, permits, contractor overhead and profit, taxes, cleanup and contingency.
A planning range is useful only when those assumptions travel with the number. National averages should help you decide whether to investigate a project, not substitute for written local estimates.

Whole-house cost benchmarks for a U.S. plan
Project Cost Lab’s 2026 index models a representative 2,000-square-foot remodel at three levels. The model includes installed costs, contractor overhead and profit, standard quality and complexity, normal access and a 12% planning contingency.
| Planning level | Estimated cost | What it represents |
|---|---|---|
| Low | $98,600 | Lower end of the defined 2,000-square-foot model |
| Planning center | $112,000 | Central allowance for the defined model |
| High | $140,000 | Upper end of the defined model |
The 12% allowance is a planning contingency, not a universal rule for every house. Project Cost Lab says the index does not perform a property-specific concealed-condition investigation and does not supply ZIP-code labor or permit pricing, engineering advice, code advice or tax advice. Confirm those items locally before treating the benchmark as a budget commitment.
Angi’s 2026 whole-house guide gives a separate average of $52,000, with reported projects ranging from $3,000 to $225,000. It emphasizes that room selection and scope drive the spread. Do not average the $52,000 figure with Project Cost Lab’s $112,000 center; they describe different project bases.

Room-wise renovation cost split-up
Angi’s 2026 U.S. guide reports the following room-level averages and published ranges. They are source-specific remodeling estimates, and their scopes are not identical. Do not add every average together to create a whole-house price.
| Room or scope | Average | Published range |
|---|---|---|
| Bathroom | $12,000 | $6,600–$18,000 |
| Kitchen | $27,000 | $15,000–$42,000 |
| Basement | $22,000 | $12,000–$35,000 |
| Garage | $18,000 | $7,000–$30,000 |
| Living room | $8,000 | $2,500–$15,000 |
| Bedroom | $20,000 | $12,000–$28,000 |
| Dining room | $20,000 | $7,000–$25,000 |
| Laundry room | $11,000 | $6,000–$17,000 |
| Attic | $20,000 | $7,500–$35,000 |
| Exterior remodeling | $10,500 | $5,000–$30,000 |
Kitchen
Angi gives a minor kitchen remodel a separate example range of $10,000–$20,000. A complete kitchen remodel can reach $65,000–$130,000 or more. The distinction reflects cabinets, counters, appliances, flooring, lighting and whether walls, plumbing or electrical circuits move. A kitchen that keeps its layout may fit a lower scope; relocating a sink, gas line or electrical service creates additional trades and permit questions.

Bathroom
Replacing finishes and fixtures within the existing layout is a different job from moving drains, adding a shower, correcting subfloor damage or changing ventilation. Angi’s $12,000 average and $6,600–$18,000 range should therefore be read as a broad room guide, not a guaranteed price for a particular bathroom.
Living room and bedroom
Angi reports an $8,000 living-room average and a $20,000 bedroom average, but the range of work is wide. A living-room cosmetic refresh can be as little as $500, while a large-scale remodel can exceed $40,000. Built-ins, new windows, insulation, electrical upgrades, flooring and structural changes move a room out of a paint-and-finish scope.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsBasement, attic and garage
Conversions add more than surface finishes. Egress, moisture control, insulation, stairs, heating and cooling, plumbing and fire-separation requirements can determine whether an unfinished area is habitable. Angi lists averages of $22,000 for a basement, $20,000 for an attic and $18,000 for a garage, with each range extending substantially above and below its average.
Defined interior project examples
Project Cost Lab’s 2026 planning-center examples attach costs to defined quantities:
| Defined work | Planning-center cost | Quantity or basis |
|---|---|---|
| Full bathroom remodel | $28,000 | One midrange bathroom |
| Basement finish | $50,400 | 1,000 square feet |
| Garage conversion | $22,400 | 500 square feet |
| Interior-wall painting | $7,850 | 2,000 square feet of wall surface |
These examples are not directly equivalent to Angi’s room averages. The bathroom figure is for one defined midrange full remodel, while a room average may combine smaller cosmetic jobs with more extensive work. The painting figure is based on wall-surface area rather than the home’s floor area, so measure the quantity being painted before comparing bids.

Exterior renovation costs by system
Exterior work is easier to control when it is split into roof, siding, windows, doors and paint instead of one unexplained “exterior” allowance. JLC’s 2025 Cost vs. Value report modeled average job costs across 28 projects in 119 U.S. markets. Selected national benchmarks are:

| Exterior project | Modeled 2025 national job cost |
|---|---|
| Fiber-cement siding replacement | $21,485 |
| Vinyl siding replacement | $17,950 |
| Vinyl window replacement | $22,073 |
| Asphalt-shingle roof replacement | $31,871 |
| Garage-door replacement | $4,672 |
These are defined projects, not an all-house exterior package. A siding replacement may exclude roof repairs, trim rot, insulation or window flashing; a roof benchmark may not include sheathing replacement or drainage changes. Verify the written scope and quantities with a contractor.
For painting, Project Cost Lab’s 2026 planning center gives $6,400 for painting 2,000 square feet of exterior envelope surface. That measured surface is not the same as the home’s interior floor area. Angi’s broader exterior-remodeling category averages $10,500 and ranges from $5,000 to $30,000, but it may represent different combinations of work.
How to build your own renovation worksheet
- List every room and exterior system. Write a separate line for kitchen, each bathroom, living areas, bedrooms, basement, attic, garage, roof, siding, windows, doors and paint when applicable.
- Describe the scope. Mark each line cosmetic, partial, full or structural. State whether the existing layout remains and identify any wall, plumbing, electrical or HVAC changes.
- Measure quantities. Record floor area, wall-surface area, cabinet length, window count, roof area and other quantities relevant to the work. A laser distance measurer can help capture dimensions; it does not determine a contractor’s price.
- Document existing conditions. Note moisture, mold, structural movement, outdated wiring, damaged subfloors, asbestos concerns or inadequate ventilation that could require investigation or remediation.
- Separate cost categories. Keep materials, labor, demolition and disposal, permits, design, remediation and contingency as separate lines. Ask whether overhead, profit, taxes and cleanup are included.
- Choose a finish tier and location. Record the intended fixture, appliance, flooring and surface quality, then apply local labor and permit information rather than assuming a national average.
- Obtain comparable written estimates. Give each contractor the same drawings, measurements, finish schedule and inclusions. Require allowances and exclusions to be explicit.
Permits, demolition and hidden conditions
Angi identifies project type, room size, materials, location, accessibility and demolition as major cost factors. It also advises budgeting for permits and possible remediation, including mold removal or structural repairs. These items can appear after finishes are removed, so a low initial allowance does not guarantee a low final cost.
Use contingency as a planning allowance tied to the uncertainty in your scope. Project Cost Lab’s 12% is embedded in its own benchmark; it is not a rule that every homeowner or contractor must use. A property with unknown framing, old services or water damage needs investigation and local advice rather than an automatic percentage copied from a national index.

How to compare contractor estimates
Put proposals side by side only after matching these axes:
- Work scope: demolition, preparation, installation, testing and finishing.
- Area and layout: room dimensions, quantities and every relocation or structural change.
- Finish and material tier: named products or clear allowances instead of vague “standard” language.
- Trades and systems: plumbing, electrical, HVAC, insulation, structural work and exterior-envelope details.
- Local conditions: labor market, permit fees, inspection requirements, access and disposal costs.
- Commercial terms: overhead, profit, taxes, cleanup, schedule assumptions, allowances, exclusions and contingency.
Statistics Canada’s renovation-price methodology illustrates why inclusions matter: its contractor price measure includes materials, labor, equipment, overhead and profit, but excludes value-added taxes and project design. That is a Canadian methodology example, not a U.S. price benchmark. The practical lesson is to ask each U.S. contractor which components are included before comparing totals.
What homeowner spending statistics can—and cannot—tell you
Houzz Research’s 2026 U.S. study surveyed more than 20,000 respondents from January through March 2026 about 2025 renovation activity and 2026 plans. It reports a $20,000 median renovation spend in 2025, a $150,000 90th-percentile spend, and a $15,000 median planned spend for 2026. It also found that 37% of surveyed homeowners exceeded their initial renovation budget in 2025.
Those figures describe reported behavior among Houzz users, not a census of all U.S. homeowners and not a quote for your house. They are useful context for how widely spending varies, but your worksheet and local proposals should control the decision.

Using one average for every house
Correction: attach every figure to its house size, room list, scope, finish and included costs. A 2,000-square-foot benchmark cannot price a 900-square-foot cosmetic update or a 3,500-square-foot structural remodel without adjustment.

Adding room averages into a “whole-house” total
Correction: treat Angi’s room figures as separate, source-specific guides. Build a project list with measured quantities and remove overlapping work before totaling it.
Hiding exterior work in one allowance
Correction: split roof, siding, windows, doors, paint and repairs. Separate replacement quantities from remediation such as rot, flashing or sheathing.
Comparing bids with different inclusions
Correction: normalize demolition, disposal, permits, design, taxes, overhead, profit, cleanup and allowances before selecting the lower number.
Treating contingency as guaranteed coverage
Correction: investigate concealed conditions and confirm local requirements. A percentage cannot replace an inspection, engineering review or code determination where those are needed.
A practical decision rule
Start with the defined 2,000-square-foot benchmark only if your planned project resembles its standard-quality, normal-access assumptions. Otherwise, use the room and system tables to identify the largest cost drivers, measure your quantities, and request written local estimates on the same scope. Proceed when the proposals, inclusions, permits and contingency are clear enough that you can explain what each dollar buys—and what would trigger a change order.
