Cladding should be selected as part of a moisture-control system, not as a finish chosen in isolation. A screened-and-drained wall assumes some rain will pass the outer cladding, then uses a cavity, connected drainage plane, flashings and exterior outlets to carry that water away. The suitable arrangement depends on the building’s use, climate zone, project goals and the complexity the team can detail and maintain.
Why moisture control determines cladding performance
Owners and design teams often focus on appearance, durability and installation when comparing cladding. Those decisions are inseparable from moisture management. Moisture vapor, wind-driven rain, rooftop ponding and corrosion can increase maintenance, repair and operating burdens. A wall that looks sound at completion can still fail if water, vapor and air are not given continuous, intentional paths through the enclosure.

Building Design + Construction’s October 3, 2017 overview, “Barriers and Screens Further the Art of Cladding,” describes the central choice as a balance between simplicity and complexity. Assemblies may contain only a few components or many layers with unique details at windows, roofs, corners, bases and penetrations. More parts can provide more control, but every transition is another place where continuity must be designed, installed and inspected.

1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsThe same article lists metal and insulated metal sandwich panels, composite panels, fiber cement, ceramic and timber as possible cladding materials. None is automatically the right answer. The useful question is whether the complete wall can control water, vapor and air for the building’s exposure and use.

What “screened and drained” means
A screened-and-drained wall does not claim that the outer cladding is perfectly watertight. Building Science Corporation’s description starts with the opposite assumption: some rain will get past the screen. The wall therefore includes a deliberate drainage path and a water-resistive drainage plane behind the cladding.
In this arrangement, the outer layer screens most rain and shades the layers behind it. Water that enters through joints, laps, fastener penetrations or pressure differences reaches the cavity, flows down the drainage plane and is directed back outside. The system succeeds only when that path remains continuous from the point of entry to an exterior outlet.
The five functional parts
| Part | What it does | Detailing question |
|---|---|---|
| Screen or cladding | Forms the visible exterior layer and limits direct rain exposure. | Where can water enter at joints, edges, penetrations and attachments? |
| Drainage gap | Creates space for water to move downward and acts as a capillary break between wet cladding and the layer behind it. | Is the cavity continuous, unobstructed and protected from mortar, sealant or debris? |
| Drainage plane | Provides the water-repellent surface that receives water and guides it toward flashings and openings. | Does it remain connected across sheathing joints, corners, windows and service penetrations? |
| Base and transition flashing | Collects water and turns it toward the exterior instead of allowing it to run into the wall, roof or foundation. | Are head, sill, corner, roof and base flashings lapped in the direction of drainage? |
| Drains or weeps | Give accumulated water a visible exit to the outside. | Are outlets open, insect-protected where required and not blocked by finishes or landscaping? |
A drainage plane is a system function rather than one universally suitable product. It can be formed by a water-resistive membrane, panel or another compatible layer, but the material must connect to flashings and openings. A nominally water-resistant sheet that stops at a window or changes direction at a corner is not a continuous drainage plane.
Barrier walls and rainscreens: the practical distinction
“Barrier wall” and “rainscreen” describe different moisture-control emphases, although real projects can combine strategies. A barrier-oriented wall attempts to stop water at a primary exterior plane through continuous joints, seals and membranes. Its performance depends heavily on the continuity and durability of that first line of defense.

A rainscreen or screened-and-drained wall treats the cladding as a first line of defense, not the only one. It accepts that a limited amount of water may pass and provides a cavity, drainage plane, flashing and outlets behind the screen. The inner layers still need to control water, air and vapor, but the outer cavity reduces the amount of time water remains in contact with sensitive materials.
| Design question | Barrier emphasis | Screened-and-drained emphasis |
|---|---|---|
| Primary rain strategy | Keep water out at a continuous exterior barrier. | Screen rain, then drain incidental entry behind the cladding. |
| Most critical continuity | Seals, joints and barrier transitions. | Cladding, cavity, drainage plane, flashings and outlets as one connected path. |
| Role of cavity | May be limited or absent, depending on the assembly. | Provides drainage and a capillary break; an air path can also support drying. |
| Typical detailing risk | A failed joint can admit water directly into the wall. | Blocked cavities, discontinuous membranes or missing flashings can interrupt the escape route. |
This table is a conceptual comparison, not an approval of a particular wall type. The appropriate strategy depends on exposure, materials, code requirements and the project’s ability to execute details consistently.
What the drainage gap contributes
The cavity behind a screen performs more than one job. Gravity carries water downward, while the separation between cladding and drainage plane limits capillary transfer. If the cavity permits airflow, that airflow can help the assembly dry after wetting. Building Science Corporation’s guidance emphasizes keeping drainage and ventilation paths continuous; it does not establish one gap dimension or vent pattern that fits every building.

Designers therefore need to check the actual attachment system, cladding geometry, insulation placement and fire-performance requirements together. Rails, clips, shelf angles, insect screens, insulation edges and sealants can all narrow or block the intended path. A cavity that appears open on a typical wall section may be interrupted at every floor line or window unless those locations are detailed deliberately.

Drainage is not the same as ventilation
Water must have a gravity path even if the cavity has little airflow. Conversely, an air space that ventilates but has no connected flashing or outlet does not solve drainage. Treat the two functions separately: verify that water can reach the base or a designed intermediate discharge point, then verify that any ventilation route is protected from blockage and compatible with the enclosure’s fire and air-control strategy.
Choosing among common cladding materials
The 2017 overview names several material families without ranking them. Their suitability comes from the complete assembly and the building brief rather than from the label on the face of the panel or board.
| Cladding named in the overview | Questions the design team should resolve |
|---|---|
| Metal panels | How are joints, fasteners, corners and dissimilar-metal interfaces kept from directing water inward or accelerating corrosion? |
| Insulated metal sandwich panels | How do panel joints, end conditions, penetrations and transitions preserve water, vapor and air control? |
| Composite panels | How are the panel support system, open joints and perimeter flashings integrated with the drainage plane? |
| Fiber cement | How are laps, joints, cut edges, fasteners and the cavity behind the boards detailed for wetting and drying? |
| Ceramic cladding | How do the support rails, clips, grout or open joints and base details maintain a clear drainage route? |
| Timber | How is recurring wetting limited, and how can the assembly dry without trapping moisture against the wood? |
For each option, compare building use, climate zone, project goals, assembly complexity, number of components and unique details, and the required control of water, vapor and air. A material that is straightforward on a low-rise sheltered wall may require a very different support and flashing strategy on a tall, wind-exposed façade.

A project workflow for selecting a system
- Define exposure and use. Record climate zone, prevailing rain and wind exposure, building height, occupancy, interior humidity and consequences of leakage. Wet rooms, archives, healthcare spaces and equipment areas may justify more conservative moisture control than a lightly conditioned storage space.
- Set the control layers. Identify where the water-resistive drainage plane, air-control layer and vapor-control strategy will be continuous. Do not assume that a single product performs every function at every joint.
- Map water movement. On elevations and sections, draw the path from the cladding surface to the cavity, down the drainage plane, across flashings and out through weeps or drains. Repeat the exercise at windows, doors, roof edges, parapets, balconies, penetrations and material changes.
- Test complexity against capability. Count components and unique details. Confirm that the designer, contractor and trades have the sequencing, tolerances and inspection access needed to install them. Simpler is not automatically safer if it leaves water with no backup path; more complex is not automatically better if its transitions cannot be built.
- Coordinate attachments and fire measures. Integrate girts, clips, shelf angles, insulation, fire stopping, insect screens and movement joints without closing the drainage route. Resolve these conflicts before selecting a final panel or board layout.
- Review constructability. Use enlarged details and mock-ups at the most difficult transitions. Confirm laps, terminations, sealant joints, fastener locations and outlet openings in the sequence they will be installed, not just as an idealized final drawing.
- Verify against current requirements. The 2017 article is an overview, not current code guidance. Check the codes and approvals applicable to the project’s jurisdiction, including fire, structural, energy, air-barrier, water-resistive-barrier and accessibility provisions.
Inspection checklist for a drained cladding assembly
- The drainage plane is continuous behind the cladding and tied into compatible window, door and roof flashings.
- Base flashing projects water to the exterior and is not buried behind sealant, insulation or paving.
- Head, sill and jamb details are lapped so upper layers shed onto lower layers.
- The cavity is free of mortar droppings, foam, sealant smears, packaging and other obstructions.
- Weeps and drain openings are present where shown, remain open after finishes are installed and discharge outside the weather line.
- Attachment hardware does not create an unintended inward slope or close the drainage path.
- Transitions at parapets, roof edges, balconies, corners and changes in cladding are documented at a scale installers can use.
- Any ventilation openings are compatible with fire stopping, insect control and the air-control strategy.
Common failure modes and corrective questions
Water reaches the wall but cannot exit
Symptoms may include staining at the base, damp sheathing or corrosion near a shelf angle. Check for missing base flashing, a blocked weep, a cavity interrupted by mortar or a drainage plane that terminates above the outlet. The correction is to restore a continuous path, not simply to add sealant at the visible symptom.

A window interrupts the drainage plane
If the membrane is not connected to sill, jamb and head flashings, water can bypass the plane and enter the rough opening. Confirm the installation sequence and lapping direction, then inspect the transition before it is concealed by trim or cladding.
The cavity is present on the drawing but absent in the field
Rails, clips, insulation, fire safing or sealant can consume the intended space. Compare as-built conditions with the design section at floor lines and corners. Where a restriction is unavoidable, provide a deliberate alternate discharge route rather than relying on a narrow, discontinuous gap.
Water control is mistaken for vapor or air control
A drainage plane can shed liquid water while the assembly still has uncontrolled air leakage or an unsuitable vapor profile. Coordinate all three control functions and evaluate the interior and exterior climate conditions before changing membrane locations.

Keith Lolley, CSI, identified in the 2017 Building Design + Construction article as a Director of the Building Enclosure Moisture Management Institute and Vice President of Advanced Building Products, is quoted as saying: “Roughly 90% of all wall failures are the result of moisture-related issues.” That is a reported estimate from that 2017 article, not an independently validated current statistic in the available material. The underlying study or dataset is not identified there.

The practical lesson does not depend on treating the percentage as a universal measurement: moisture deserves explicit paths, details and inspections because failures can affect structure, finishes, indoor conditions, maintenance and operating cost.
Limits of a general cladding explanation
No general description can select a membrane, mat, cavity size or cladding for a particular address. Current code editions, fire tests, structural loads, manufacturer instructions, warranty conditions and local climate data must be checked for the actual project. Product categories such as rainscreen drainage mats, barrier membranes, flashing and attachment systems can help form a cavity or complete a transition, but compatibility and current approvals need to be verified before specification.
Building Science Corporation’s technical discussions of drainage, storage and drying explain the principles; they do not replace project-specific enclosure engineering. The design team should document assumptions, review difficult transitions and confirm that water has a continuous route to the exterior before the wall is closed.

The most defensible cladding choice is the one whose entire enclosure can be detailed and maintained for the building’s climate, use and goals. A screened-and-drained wall gives the project a useful second line of defense by pairing the cladding with a drainage gap, connected drainage plane, flashing and open outlets. Whether the face is metal, composite, fiber cement, ceramic or timber matters less than preserving those functions at every joint and transition.
