Can You Waterproof a Concrete Terrace Without Removing the Tiles?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Yes, but only conditionally. You may be able to waterproof a tiled concrete terrace from above when the existing tiles are firmly bonded, the slab and joints are stable, falls carry water to working drains, and a complete exterior system is approved for that tile surface. The membrane, primers, reinforcement, junction details and any new finish must be designed as one system.

Keeping the tiles is not a shortcut that hides a failing terrace. Loose or hollow tiles, active structural cracks, chronic ponding, unreliable drain or wall details, or insufficient height at a doorway can make an overlay unreliable or impossible. In those situations, investigate repairs or a full reconstruction before selecting materials.

What “without removing the tiles” actually means

There are two materially different ways to retain an existing tiled surface. They have different preparation requirements, finished appearances and compatibility limits.

Waterproofing followed by a new tiled finish

In this approach, the old floor remains only where it is sound and bonded. Unsound tiles and surrounding details are removed, the surface is prepared, and a waterproofing layer is installed before a compatible adhesive and new tiles are laid. MAPEI describes one such overlay build-up as generally no more than approximately 15 mm, including its waterproofing layer, adhesive and tile finish. That figure belongs to the cited system and publication; it is not a universal thickness limit. A current specification must confirm the actual build-up.

“No tile removal” therefore does not mean every tile and edge stays untouched. MAPEI’s method removes skirting tiles and the first 10 cm of render above the floor, as well as detached or cracked tiles. Those areas are opened so the waterproofing can turn up the wall and connect to the surrounding structure instead of ending at a weak surface joint.

An exposed liquid membrane over the existing tiles

Some liquid membranes are made for ceramic or tiled substrates and can remain exposed after curing. The manufacturer describes LATICRETE AQUA BARRIER ROOF as a fibre-reinforced liquid membrane for ceramic coverings, terraces and tiled-surface restoration, with a cured coating that is walkable. That description establishes a product category, not a blanket approval for every terrace.

For an exposed finish, verify the current local datasheet for the exact tile type, primer, number of coats, wet and dry-film thickness, reinforcement, curing conditions, pedestrian exposure and maintenance requirements. A coating marketed for concrete, roofs or below-grade walls is not automatically suitable for a smooth ceramic floor that people will walk on.

When retaining tiles is the wrong strategy

If the substrate or geometry cannot be made dependable, the existing finish may need to be removed and the terrace rebuilt. A reconstruction can correct falls, replace failed screeds, expose structural cracks and reset drain or threshold levels. The relevant question is not whether removal is desirable; it is whether the retained build-up can provide continuous, compatible and maintainable waterproofing.

Inspect the terrace before buying a membrane

Start with a condition survey, not a product selection. Walk the entire terrace in dry weather, then inspect it after rain if possible. Record defects on a plan or photographs so that details are not forgotten when the membrane is applied.

Test the tile bond

Tap tiles with a hard plastic or rubber handle and listen for hollow areas. Check for rocking, open joints, debonded edges and tiles that lift under light pressure. A membrane bonded to tiles that are already separating is still attached to a moving layer. Isolated defects may be removed and repaired; widespread hollow or loose areas undermine the overlay concept.

Map cracks and movement

Distinguish cracked grout from a cracked tile, a crack that follows a joint, and a crack that continues through the build-up. Note whether a crack is active, reopens after repair, or corresponds with movement at a wall, parapet, column or structural joint. A surface membrane can bridge only the movement for which its system is designed. It is not a structural repair for a moving slab or through-crack.

Check falls, ponding and drainage

Observe where rainwater travels and where it remains. Measure or estimate the fall toward each drain and mark areas that stay wet after surrounding surfaces dry. A membrane follows the profile beneath it; it does not reshape a terrace. Ceresit’s guidance for a new exterior tiled build-up illustrates a drainage principle of approximately 2–2.5% slope, with waterproofing below the tiles, sealing tape and flexible adhesive. That guidance does not prove that the same system can be installed over retained tiles, but it shows why inadequate falls must be addressed rather than painted over.

Examine all continuity details

Inspect the drain flange and grate, wall and parapet upstands, internal corners, perimeter joints, railing posts, service penetrations, free edges and door thresholds. Look for failed sealant, staining, damp render, efflorescence or water appearing below the slab. These interfaces are where a waterproof layer must change direction or connect to another material. A field coating that stops short of a drain or terminates on a cracked edge is not a continuous system.

Measure available height

Measure from the existing terrace surface to the underside of door leaves, thresholds, drainage grates, flashings and edge trims. The membrane, adhesive, tile, movement profile and any levelling layer add thickness. Raising the surface can reduce the clearance beneath a door or leave the threshold lower than the finished terrace, creating a new entry path for rainwater. If the finished level cannot be detailed safely, an overlay is not a practical solution even when the tiles are well bonded.

Decide whether an overlay is technically viable

Condition What it means for retaining tiles Likely next action
Tiles are firm, isolated defects are repairable, falls drain, and details have usable height An overlay may be feasible if a current system approves the actual tile and exterior exposure. Obtain a complete system specification and prepare trial areas where required.
Many hollow or loose tiles, widespread cracked grout, or a debonded screed The membrane would rely on an unstable layer. Remove unsound areas and reassess; extensive failure usually favors reconstruction.
Persistent ponding or incorrect falls The coating will reproduce the poor geometry. Correct the falls or rebuild the drainage build-up before waterproofing.
Active structural movement or through-cracks A surface coating cannot establish structural stability. Obtain a qualified terrace or waterproofing assessment and specify movement treatment.
Door, drain or edge clearance is insufficient after adding the system The new surface could create a threshold or drainage defect. Redesign levels or remove and reconstruct the build-up.

When any of the last four conditions is uncertain, have a qualified waterproofing or terrace professional inspect the build-up before materials are ordered. A visual product demonstration cannot replace diagnosis of hidden layers or structural movement.

Typical installation sequence

The exact order, coverage and curing limits come from the selected manufacturer’s current technical datasheet. The following sequence explains the decisions that must be covered; it is not a substitute for those instructions.

  1. Define the finished surface. Decide whether the membrane will remain exposed and walkable or will receive a new adhered tile finish. Confirm that the chosen system is manufactured for that exposure and finish.
  2. Open and remove unsound material. Take out loose, hollow or cracked tiles identified during the survey. Remove failed grout, sealant, contamination and any render or skirting that prevents the membrane from turning up the wall. Dispose of debris without damaging drains or waterproofing that will remain.
  3. Clean and dry the substrate as specified. Remove dust, grease, algae, laitance and salts using the methods permitted by the product instructions. MAPEI’s older technical notebook describes cleaning and roughening for its example build-up, but procedures and safety requirements must be checked against the current product documentation. Do not trap moisture beneath a system that requires a dry substrate.
  4. Repair the underlying surface. Replace removed tiles, fill compatible voids and repair joints or cracks according to their type. Treat movement joints as movement joints; do not simply bridge an active joint with an undetailed coat. Establish sound, flush transitions around repairs.
  5. Detail corners, upstands and penetrations. Install the specified sealing tape, fabric, reinforcing mesh, collars or other accessories at drains, internal corners, wall returns, railing posts, pipes, perimeter joints and free edges. Confirm how the membrane connects to the drain flange and where it terminates at the threshold.
  6. Prime the actual tile surface. Smooth, low-absorbency ceramic tile commonly needs a primer approved for the selected liquid membrane. IVC’s March 24, 2026 guidance emphasizes using the primer specified for the substrate. Respect its coverage, mixing and drying limits; a primer suitable for one membrane is not automatically suitable for another.
  7. Apply the membrane at the specified thickness. Apply the required number of coats, cross-coat direction, consumption rate, dry-film thickness and reinforcement. Record coverage so thin areas are not hidden by a change in sheen. Protect the work from rain, condensation, dust and traffic during the stated curing interval.
  8. Inspect before covering or opening. Look for pinholes, voids, thin spots, missed corners, incomplete drain connections and damage from later trades. Repair defects using the same approved system. If a new tile finish is planned, do not proceed until the membrane manufacturer confirms the adhesive, tile type, grout and movement-joint arrangement.
  9. Install the compatible finish and protect details. For a retiled overlay, use only an adhesive and tile assembly approved over that membrane. For an exposed membrane, confirm that the cured surface is rated for the intended pedestrian use and that furniture, planters or maintenance equipment will not exceed its limitations.

Why terrace overlays fail

The coating is bonded to loose tiles

Surface preparation cannot turn a detached tile bed into a stable substrate. Removing isolated defects may be reasonable, but a high proportion of hollow tiles signals a systemic bond problem. Continuing with a coating can transfer the movement to the membrane and reopen water paths.

Ponding remains after waterproofing

Waterproofing limits penetration; it does not create drainage falls. Standing water can increase exposure at joints and edges and may exceed the membrane’s intended conditions. Correct the geometry before applying the barrier.

Movement is mistaken for a surface crack

Flexible products have designed movement capacity, but that capacity is not unlimited and does not stabilize a moving structure. Cracks that recur, widen, or continue through the slab require a project-specific repair detail.

Junctions are treated as ordinary floor area

Drains, upstands, corners, penetrations, thresholds and free edges need continuity accessories and terminations. Missing one junction can defeat a well-coated field area.

The product does not match the substrate or finish

Confirm all of the following in the current datasheet: ceramic-tile compatibility, exterior exposure, pedestrian or walkable rating, primer, reinforcement, allowable moisture, curing weather, and whether tile can be bonded above it. LATICRETE’s guidance specifically limits tile installation to membranes made for that use; a roof or concrete product cannot be assumed to accept tile.

Preparation, thickness or curing is inadequate

Dirt, dampness, an incompatible primer, under-application, trapped moisture or early traffic can compromise adhesion and continuity. Measure coverage, observe recoat intervals and keep the area protected until the manufacturer’s exposure conditions are met.

Compare overlay and reconstruction on the right criteria

If both approaches appear possible, compare the whole build-up rather than the price of a bucket of membrane. The decision should account for condition, geometry, level changes, finish and disruption.

Decision criterion Retain tiles and overlay Remove and reconstruct
Existing bond Requires a predominantly sound, firmly bonded surface; unsound areas must be removed. Allows failed tiles, screeds and hidden defects to be exposed and replaced.
Falls and drainage Works only when existing geometry is adequate or can be corrected without compromising levels. Provides the clearest opportunity to reset falls, drains and outlets.
Movement and cracking Needs a designed treatment compatible with the membrane and joint layout. Permits investigation of the slab and reconstruction around structural or movement defects.
Threshold and edge height Added membrane, adhesive and finish consume the available clearance; one MAPEI example is approximately 15 mm, not a universal value. Existing layers can be removed to recover height before the new build-up.
Finished appearance Can provide an exposed membrane or a new tile finish, depending on approval. Offers full freedom to select the new drainage and finish assembly.
Disruption Usually limits removal to unsound areas and details, but preparation and curing still require restricted access. Creates more demolition, waste and exposure of the underlying structure.

Ask the designer or installer to identify every layer, accessory and termination in writing. A system specification should name the substrate preparation, primer, membrane, reinforcement, adhesive, tile or exposed finish, movement joints and drain connection. Treat the approximately 15 mm dimension as an example of one published system, not a promise that another manufacturer’s assembly will fit beneath your door.

What to verify in current product documentation

  • The exact substrate wording: existing ceramic or porcelain tile, grout, concrete, screed or another surface.
  • Exterior and terrace exposure, including ultraviolet, rain, frost and temperature limits relevant to your location.
  • Whether the cured membrane is intended to remain exposed and walkable, or must be protected by tile or another finish.
  • Primer type, surface moisture limits, coverage, coat count, wet and dry-film thickness and recoat interval.
  • Required tape, mesh, fabric, collars and treatment of movement joints, drains, corners, upstands and edges.
  • Compatible tile adhesive, grout and joint profiles if a new tiled finish is being installed.
  • Weather, curing and protection requirements, plus inspection or flood-test procedures where the system specifies them.

Technical notebooks and manufacturer pages are useful starting points but may be older than the products currently sold. MAPEI’s cited notebook, for example, should be checked against current local instructions. IVC’s March 24, 2026 article gives a generic diagnostic and application outline while directing readers to product data sheets for the actual details. LATICRETE’s product and FAQ material likewise does not replace a current local datasheet or a project-specific assessment.

Questions to settle with the installer

  • Which tiles will be removed, and how will the remaining tiles be proven sound?
  • How will the system connect to each drain, wall upstand, threshold, edge, joint and penetration?
  • What finished height will result at every doorway and grate?
  • What fall will remain after preparation, and where will rainwater go during heavy weather?
  • Will the membrane be exposed or tiled, and is that exact finish approved?
  • What primer, reinforcement, coat thickness, curing time and weather limits apply?
  • How will cracks and movement joints be diagnosed and treated?
  • What inspection, protection and maintenance instructions will be provided after completion?

Written answers to these questions make it easier to distinguish a complete waterproofing system from a generic coating proposal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Bottom line

Waterproofing a concrete terrace without removing every tile is possible when the retained floor is sound, stable and properly drained, and when a compatible exterior system can be detailed continuously around all junctions. It is not a universal coating solution. Loose tiles, bad falls, structural movement, failed details or inadequate threshold height point toward repair or reconstruction. Choose the system only after the terrace has been diagnosed, and follow the current datasheet for preparation, primer, reinforcement, thickness, curing and final finish.
