Bermondsey Heights: How the ‘Beds and Sheds’ Model Works—and Where It Falls Short

Bermondsey Heights puts homes above a purpose-designed industrial volume on a constrained Strategic Industrial Location beside the South London railway line. The completed Southwark scheme shows how servicing, structure and acoustic planning can make that physical co-location workable. It also exposes the model’s unresolved question: although the space was designed to retain industrial capacity, Building reported that it was ultimately let to a self-storage company rather than a light-manufacturing or logistics occupier.

That distinction matters. “Beds and sheds” describes the building’s arrangement and planning ambition; it does not, on the available evidence, prove that the completed scheme delivers the full range of production and logistics employment originally envisaged.

What “beds and sheds” means at Bermondsey Heights

“Beds and sheds” is shorthand for stacking residential accommodation over industrial or logistics floorspace instead of separating the two uses into different districts. At Bermondsey Heights, the proposition is literal: a residential tower and associated homes sit with a large industrial volume on land designated as a Strategic Industrial Location.

The project was designed by Maccreanor Lavington and delivered by dMFK for Barratt London. Its site had previously been occupied by Leathams, a food-distribution operation. According to a 2026 article by project architects Gavin Finnan and Tom Smith in RIBAJ, that operation generated around 50 commercial-vehicle movements each day. The redevelopment therefore had to accommodate a working industrial edge while introducing a substantial residential population.

Finnan described the design objective to Building: “The emphasis was on trying to create a proper co-location warehouse, not just a bit of workspace or a maker-type space”. The phrase captures the intended scale: an operational warehouse designed into the plan, rather than a token ground-floor studio.

Project scale and the published home-count discrepancy

Most project descriptions give Bermondsey Heights 253 homes and 2,538 square metres of industrial or logistics space. The dMFK project page and the British Homes Awards entry both use those figures. New London Architecture, however, lists 254 homes with the same 2,538 square metres of industrial workspace.

Because the published sources do not explain the one-home difference, the defensible description is “253 homes in most project accounts, or 254 according to New London Architecture.” The industrial-space figure is consistent across those descriptions.

How the plan separates trucks, homes and neighbours

One-way loading along the railway edge

The design team’s account describes a linear, internalised loading yard running parallel to the railway tracks. Vehicles enter from Sharratt Street and leave via Rollins Street, creating a controlled one-way route rather than asking lorries to reverse or circulate through the residential frontage. The arrangement concentrates loading activity at the least publicly exposed edge of the site.

Building describes the same strategy as a service road along the eastern boundary. This tucked-away route allows industrial access to function without making the principal residential spaces serve as a delivery court. It also gives the building team a clear operational logic: access, loading and departure are resolved before vehicles reach the homes’ shared areas.

Industrial functions as a railway-side buffer

The noisiest functions are placed next to the railway, according to the Building review. That location uses existing rail noise and the industrial volume as a buffer, placing quieter residential areas farther from both the tracks and loading activity. The strategy is not simply to add acoustic products after the plan is fixed; it starts by putting the loudest uses where they cause the least additional disturbance.

Shared landscape and the winter garden

Residents have communal landscaped space, including a shared garden and a winter-garden or podium element described in the project accounts. The review identifies these spaces as contributing to acoustic separation as well as resident amenity. In a stacked mixed-use scheme, that intermediate layer is valuable: it creates distance and sheltered communal territory between the industrial base and private dwellings.

The structural choices that make stacking possible

A 10 by 10 metre warehouse grid

The warehouse uses a 10 by 10 metre structural grid, selected to suit industrial operation. Such a regular bay size can accommodate storage, vehicle manoeuvring and flexible fit-outs more efficiently than a residentially driven column pattern. The grid also gives future occupiers a comparatively legible floor plate.

Reducing transfer complexity below the homes

The design team says the industrial grid was aligned to reduce the need for a complex transfer structure beneath the residential accommodation. Transfer structures are often required when columns or walls in the uses above do not line up with the larger, more open spans needed below. Aligning the residential and warehouse planning as far as possible limits that structural discontinuity, with potential benefits for buildability, load paths and cost control.

This is a key difference between a genuine co-location warehouse and a nominal industrial label. The lower volume was planned as industrial infrastructure first, then coordinated with the homes above, rather than treated as leftover space under a residential block.

Acoustic design: why layout matters as much as construction

Mixed-use housing beside loading operations faces several sound paths: vehicle movements, shutter doors, loading equipment, plant, rail noise and airborne or impact transmission through the structure. Bermondsey Heights addresses those sources in layers.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Source placement: noisier industrial functions sit at the railway edge, away from the quieter residential zones.
  • Circulation control: the one-way service road keeps delivery movements on a defined route rather than dispersing them through the site.
  • Spatial separation: the winter garden, podium and shared landscape provide an intermediate zone between industrial activity and residents.
  • Existing-noise context: locating the industrial volume beside the railway uses the rail corridor as part of the acoustic planning logic.

These measures do not make the project silent, and the published accounts do not provide decibel measurements or post-occupancy monitoring. They show instead how a plan can reduce conflict before detailed envelope and building-services specifications are finalised.

What is actually in the industrial space?

The intended use was a substantial co-location warehouse capable of supporting industrial or logistics activity. The outcome reported after discussions with prospective commercial tenants was different: Building says Barratt London let the industrial space to a self-storage company. Barratt’s explanation, as reported there, was that demand for self-storage in the area remained high.

That reported tenancy should be stated precisely. Self-storage occupies the industrially designated volume, but it is not evidence that light manufacturers, distributors or logistics operators currently run businesses from the scheme. Nor do the available sources establish how many jobs the self-storage use provides.

Question What the sources establish What they do not establish
Was industrial capacity built? Yes. The scheme includes 2,538 sq m described as industrial, logistics or industrial workspace. The sources do not quantify later changes to the physical capacity.
Was a warehouse-style co-location intended? Yes. The design team describes a proper co-location warehouse with a 10 by 10 m grid and dedicated servicing. Intent alone does not prove the final occupier mix.
Who occupies the space? Building reports a self-storage company as the tenant. No published source here identifies a light-industrial or logistics tenant operating there.
What employment resulted? Not stated in the cited coverage. Do not convert the area-wide jobs projection into a project jobs count.

Housing numbers and tenure: read the source labels carefully

The affordable-housing description also varies by source. dMFK describes 40% of the homes as affordable. Building gives a more granular breakdown of 163 private homes, 58 socially rented homes and 32 First Homes. Those categories total 253 homes, but the two descriptions should not be presented as if they were an unexplained, perfectly interchangeable percentage: the sources use different ways of describing tenure and affordability.

How the scheme fits the Old Kent Road growth strategy

Bermondsey Heights sits within the wider Old Kent Road Opportunity Area, where the design team’s RIBAJ article attributes to the Greater London Authority a potential of 12,000 homes and 5,000 jobs by 2041. That is an area-wide projection, not a delivery count for Bermondsey Heights and not a measured employment outcome for its industrial space.

The project is therefore best understood as one built experiment within a larger planning question: can London add housing on constrained land without removing strategic industrial capacity? Its answer is physical rather than fully economic. The building retains a large industrial floor plate and engineers access, structure and acoustic separation for co-location. The reported self-storage tenancy shows that the market may favour a different occupier even when the building can support the intended industrial format.

A practical way to assess “beds and sheds” schemes

1. Check whether the industrial space is operationally credible

Look for a loading route, turning or queuing logic, adequate floor-to-floor height, robust structure and servicing that does not rely on residential circulation. Bermondsey Heights has the one-way railway-edge loading arrangement and the 10 by 10 metre grid that indicate deliberate industrial planning.

2. Test the acoustic strategy at the plan stage

Identify where the loudest activities sit, how many façades face homes, and whether communal or winter-garden spaces provide separation. At this scheme, the railway-side placement and shared landscape are central to the buffer strategy.

3. Separate planning capacity from occupier demand

A designated industrial volume can be successfully built yet leased to a use with a different employment profile. The reported self-storage tenancy is a reminder to distinguish what the plan preserves from what the market ultimately occupies.

4. Report housing and affordability with attribution

When sources provide different totals or definitions, publish the figures together with their source labels. For Bermondsey Heights, that means acknowledging both the 253-home descriptions and New London Architecture’s 254, while keeping dMFK’s 40% affordable statement separate from Building’s tenure breakdown.

What Bermondsey Heights demonstrates—and what remains unresolved

The completed building demonstrates that housing and a substantial industrial volume can share a constrained site when circulation, acoustic buffering and structural grids are resolved together. The railway-edge service road, one-way vehicle movement, industrial buffer and coordinated 10 by 10 metre grid are not decorative gestures; they are the practical mechanisms that make co-location possible.

Its unresolved issue is the relationship between built capacity and real employment use. A self-storage tenant satisfies the presence of a commercial occupier in the industrial space, but the cited sources do not show the manufacturing, distribution or logistics activity implied by the original “beds and sheds” ambition. Bermondsey Heights is therefore a credible construction and planning case study in physical integration, while its broader employment promise must be judged more cautiously.
