Safety Checks Before You Touch the Heater
Give yourself 60 seconds for a safety scan. Look for standing water near electrical parts, scorched wiring, gas odor, loose vent pipe, water coming from the relief valve discharge pipe, and corrosion at the top or bottom of the tank. If any of those are present, do not keep cycling the heater.
Set expectations around temperature. For most households, 120 degrees F is the practical target. It reduces scald risk, saves energy, and is hot enough for normal bathing and cleaning. Some homes with dishwashers, mixing valves, immune-sensitive occupants, or special plumbing layouts may require a different setup, but that should be deliberate rather than accidental.
Before calling a plumber, photograph the rating plate. We ask for the model number, serial number, capacity in gallons, fuel type, input BTU or wattage, and manufacture date. A clear photo often saves a trip because it helps confirm whether parts are available, whether the tank is still under warranty, and whether replacement is the more practical path.
No Hot Water: Electric Water Heater
An electric storage water heater usually has two heating elements, two thermostats, a high-limit reset, and a dedicated 240-volt circuit. A typical residential electric tank is 40 or 50 gallons and may use 4,500-watt elements. That is not a casual low-voltage appliance.

Check the breaker first. If it is off, reset it once. Also check for a local disconnect if your installation has one. Then confirm the thermostat has not been turned down. If the heater has been off, allow recovery time. A 40- or 50-gallon electric tank can take roughly 1 to 2 hours to recover depending on incoming water temperature, element wattage, and usage.
If the high-limit reset button has tripped, that may indicate a thermostat problem, element issue, loose wiring, or overheating condition. Pressing it once after the cause is understood is different from using it as a routine restart button.
Stop when it trips again
A breaker that trips repeatedly is not a DIY reset problem. It can point to a shorted element, failed thermostat, damaged wiring, water intrusion, or an overloaded circuit. Element and thermostat testing involves live-voltage risk unless power is locked out and verified off with the right meter. That work should be handled by someone qualified.
No Hot Water: Gas Water Heater
A gas water heater adds combustion and venting to the equation. Homeowner checks should stay limited: gas valve position, pilot or ignition instructions printed on the heater, air intake visibility, and obvious signs of water leakage.
Pilot or ignition issues
If the pilot is out, follow the exact relighting instructions on the manufacturer label. Modern tanks vary. Some have standing pilots, some have electronic ignition, and many include sealed combustion chambers that should not be opened casually.

If the pilot will not stay lit, common causes include a failed thermocouple, flame sensor issue, dirty pilot assembly, gas pressure problem, blocked intake, or venting/combustion issue. Those are pro-level repairs. Do not keep relighting a unit if you smell gas. Leave the area and call the gas utility or emergency service.
Venting matters
Older Richmond homes often have tight basements, crawlspace installations, older masonry chimneys, or aging metal vent connectors. A gas water heater must draft properly. Rusted, disconnected, undersized, or backdrafting venting can create carbon monoxide risk. If you see a loose vent pipe, scorch marks, melted plastic near the draft hood, or moisture streaking around vent connections, shut the process down and bring in a licensed professional.
Not Enough Hot Water
Short hot-water supply is one of the most common service calls because it can be a heater problem, a sizing problem, or a usage problem. A 40-gallon tank that served two people may struggle with four people, a soaking tub, a high-flow shower head, and laundry running at the same time.
Start with demand. A standard shower may use 2 gallons per minute or more. A 15-minute shower can consume 30 gallons of mixed water. If two showers, a dishwasher, and a washing machine overlap, a correctly operating tank can still feel undersized.
Mechanical causes include sediment buildup, a failed lower element on electric units, a broken dip tube, thermostat miscalibration, mixing valve crossover, or a burner problem on gas units. Sediment is common enough in Central Virginia that we treat noise and slow recovery as meaningful clues, especially on older tanks that have not been flushed.
Leaks: What Is Repairable and What Is Not
Water around the heater does not always mean the tank has failed. It can come from a cold-water supply fitting, hot outlet fitting, drain valve, temperature and pressure relief valve discharge pipe, expansion tank, condensation, or nearby plumbing. But a tank-body leak is different. If water is coming from the welded tank shell or seeping from the bottom after other sources are ruled out, replacement is the practical answer.
The T&P valve is a safety device
The temperature and pressure relief valve is designed to discharge if pressure or temperature becomes unsafe. Never cap, plug, reduce, or ignore its discharge pipe. If it releases once after testing, that may be expected. If it drips repeatedly or dumps water during normal operation, it can indicate thermal expansion, excessive pressure, overheating, a failed valve, or missing/failed expansion control.
Many homes have closed plumbing systems because of pressure-reducing valves, backflow devices, or check valves. When water heats, it expands. If that expansion has nowhere to go, pressure rises. An expansion tank may be required or recommended depending on the system. During replacement, this is one reason a simple swap can become a code upgrade.
Noise, Rust, and Odor
Popping or rumbling from a tank usually points to sediment. As minerals settle at the bottom, water flashes under the sediment layer and makes noise. Flushing can help when the heater is not badly scaled and the drain valve still works. On a 10-year-old tank with heavy noise, slow recovery, and rusty water, flushing may be too late to justify much labor.

Rusty water deserves a hot-versus-cold comparison. If cold water is clear but hot water is rusty, the tank or hot-side piping may be corroding. A sacrificial anode rod is designed to corrode before the tank does, but once the tank lining and steel are compromised, repair options narrow quickly.
A rotten-egg smell isolated to hot water can involve bacteria reacting with the anode rod and water chemistry. The fix may involve anode replacement, system disinfection, or water treatment review. Do not assume the tank is the only cause until you confirm where the odor appears.

Tankless and Heat Pump Water Heater Troubleshooting
Tankless heaters are not just smaller tanks. They depend on flow sensors, combustion control, venting, gas sizing, condensate handling, filters, and sometimes dedicated electrical circuits. If a tankless unit flashes an error code, write it down exactly before turning power off. The code history can help the technician.
Common safe checks include cleaning an accessible inlet screen if the manual allows it, confirming power, checking that hot-water flow is strong enough to activate the unit, and making sure exterior vents are not blocked. Combustion setup, gas pressure, heat exchanger cleaning, vent changes, and condensate issues are professional work.
Hybrid heat pump water heaters have their own quirks. They need enough air volume, filter cleaning, condensate routing, and reasonable ambient temperature. A heat pump unit installed in a cramped closet may fall back to electric resistance mode, run noisier than expected, or fail to deliver the savings the homeowner expected. Location matters.
Repair or Replace: The Practical Rule
Most storage tank water heaters last about 8 to 12 years. Some fail earlier because of water chemistry, poor installation, high pressure, or lack of maintenance. Some last longer. Age alone is not the only factor, but it is a strong starting point.
Repair a newer unit when the failure is isolated: a thermostat, heating element, thermocouple, igniter, drain valve, or supply connection. Replace a tank near or over 10 years old when it has a tank leak, rusty hot water, recurring sediment issues, slow recovery, multiple failed components, or a repair estimate approaching 50 percent of replacement cost.
For example, putting a $500 repair into a 3-year-old heater can be sensible. Putting $800 into an 11-year-old tank with corrosion and rumbling usually is not. That money is better aimed at a properly permitted replacement with new shutoffs, expansion control where needed, a drain pan where appropriate, and corrected venting or electrical issues.
2026 Richmond-Area Cost Expectations
Actual Richmond pricing depends on access, fuel type, code corrections, same-day needs, disposal, and whether the installation is like-for-like. Tight basements, crawlspaces, old shutoff valves, galvanized remnants, poor vent connectors, missing pans, and electrical limitations can change the quote quickly.

The T&P valve should be tested by a qualified person or according to the manufacturer instructions. The reason for caution is simple: an old valve may not reseat after testing, and the discharge must be routed safely. Anode rods should be inspected about every 2 to 3 years where access allows, especially if the water heater is expected to last. Tankless units need descaling based on water hardness and manufacturer schedule. Heat pump units need filter cleaning and condensate checks.
When to DIY vs When to Hire a Pro
DIY is reasonable for observation and basic checks: breaker position, gas valve position, thermostat setting, reading the model plate, noting an error code, checking whether hot or cold water is affected, and looking for obvious leaks. If the manual allows it, you may also clean a simple filter or intake screen.

Hire a pro for repeated breaker trips, live electrical testing, element replacement if you are not qualified, gas burner work, gas pressure, venting, combustion issues, T&P valve discharge, tank leaks, expansion tank diagnosis, tankless error codes involving combustion or sensors, and any replacement that requires permitting and inspection.
Before the appointment, gather five details: tank age, capacity, fuel type, symptom timeline, and photos of the heater from 6 to 8 feet away plus close-ups of the label, top piping, venting, drain pan, and any leak. That information helps separate a quick repair from a replacement estimate and avoids surprises once the technician arrives.
