They are not the strongest nitrogen source, not a weed killer, and not a magic fix for compacted clay. The fair verdict is this: Revive is a useful soil-conditioner and light fertilizer in the right lawn program, but it should not be treated as a one-bag cure for every brown lawn.
The current granular product is sold in a 25-pound bag rated for up to 5,000 square feet. The guaranteed analysis is 5-1-1, meaning 5% nitrogen, 1% phosphate, and 1% potash. At full labeled coverage, one bag delivers about 0.25 pound of nitrogen per 1,000 square feet. That is a modest feeding rate. Many turf programs use roughly 0.5 to 1.0 pound of nitrogen per 1,000 square feet per application, depending on grass type, season, soil test results, and local guidance.
That nutrient math explains both the strength and the limitation of Revive. It is gentle and low-risk compared with many quick-release synthetic products, but it will not usually produce the fast dark-green response people expect from a high-nitrogen fertilizer. On our construction and renovation sites, that distinction matters. A lawn struggling after grading, equipment traffic, poor topsoil depth, or irrigation problems usually needs a system: soil testing, compaction correction, drainage review, proper watering, overseeding where needed, and then fertilizer.
What Revive Granules Actually Are
Revive Organic Soil Treatment Granules are an organic-based lawn and soil treatment sold as a 25-pound granular bag. The bag covers up to 5,000 square feet, and the fertilizer analysis is 5-1-1. Revive identifies dehydrated poultry waste as a key ingredient, which is part of why the product is positioned as slow-release and lower burn than many synthetic fertilizers.

The product sits between two categories. It is a fertilizer because it supplies nitrogen, phosphate, and potash. It is also marketed as a soil treatment because its main value claim is better water penetration in hard, compacted, or hydrophobic soils. That makes it especially relevant for lawns with localized dry spots, drought stress, and soil that sheds water instead of absorbing it.
Here is the practical translation: if your lawn is pale because it is short on nitrogen, Revive can help, but slowly and moderately. If your lawn is brown because water is running off compacted soil, Revive may help as part of a larger fix. If the grass is dead from grubs, pet urine concentration, fungal disease, deep shade, bad grading, or no topsoil, fertilizer will not solve the root problem.

The 5-1-1 Nutrient Math Homeowners Should Know
The most useful part of this review is the math on the bag. A 25-pound bag with 5% nitrogen contains 1.25 pounds of total nitrogen. At the rated coverage of 5,000 square feet, that works out to:
- 1.25 pounds nitrogen per 5,000 square feet
- 0.25 pound nitrogen per 1,000 square feet
- 0.25 pound phosphate per full bag
- 0.25 pound potash per full bag
That is not a heavy feeding. It is a maintenance-rate application, especially compared with common turf recommendations that often land around 0.5 to 1.0 pound of nitrogen per 1,000 square feet per feeding. The exact right rate depends on whether you have cool-season grass or warm-season grass, your soil test, your mowing height, irrigation, and the time of year.

This matters because many disappointed fertilizer reviews come from the wrong expectation. If a homeowner spreads Revive on a weak, thin lawn in early spring and expects a dramatic synthetic-style green-up in a week, the product is being judged against the wrong job. Organic fertilizers depend partly on microbial activity. They tend to perform better when soil is warm, turf is actively growing, and moisture is consistent.
2026 Cost: What Revive Costs Per Lawn
Current 2026 retail pricing for Revive Organic Soil Treatment Granules is roughly $28.99 to $34.99 per 25-pound bag. Home Depot pricing found for the 25-pound, 5,000-square-foot bag is $32.49, while a regional turf supplier price found is $28.99. That puts DIY material cost at about $5.80 to $7.00 per 1,000 square feet per application before tax, shipping, spreader purchase or rental, and any soil testing.
For a typical 5,000-square-foot suburban lawn, one application is often under $40 in product. For 10,000 square feet, plan on two bags, or about $58 to $70 in product. If you are applying several times per year, the annual material cost can climb quickly, especially if you also need lime, seed, compost, aeration, or irrigation repairs.
| Lawn Size | Revive Bags Needed | Estimated DIY Product Cost | Nitrogen Applied at Label Rate |
|---|---|---|---|
| 2,500 sq. ft. | 1/2 bag | $14.50-$17.50 | About 0.25 lb N per 1,000 sq. ft. |
| 5,000 sq. ft. | 1 bag | $28.99-$34.99 | About 1.25 lb total N |
| 10,000 sq. ft. | 2 bags | $57.98-$69.98 | About 2.5 lb total N |
| 1 acre, 43,560 sq. ft. | 9 bags | $260.91-$314.91 | About 10.9 lb total N |
Professional fertilization is a different comparison. National cost ranges in 2026 commonly show about $65 to $100 per application for up to 10,000 square feet, with broader ranges depending on location, visit frequency, product type, licensing, terrain, and bundled weed or pest services. Organic fertilizer service can run about $200 to $500 for a 5,000 to 10,000 square foot lawn. For an acre, per-treatment professional pricing often lands in the $220 to $440 range.

Where Revive Performs Best
Revive makes the most sense on lawns where water behavior is part of the problem. We see this often around new additions, driveway replacements, pool projects, patio builds, and major grading work. Heavy equipment can compact the soil. Imported fill may have poor structure. Topsoil may be thin. Sod may look fine for the first few weeks, then decline once roots hit dense subsoil.
In those situations, Revive can be useful, but only if the rest of the site is addressed. If water is running across the lawn instead of soaking in, inspect slope, downspout discharge, sprinkler coverage, and soil compaction. If a screwdriver cannot push into moist soil more than 2 or 3 inches without force, fertilizer is not the main missing piece.
Good Use Cases
- Dry spots where irrigation is reaching the area but water is not soaking evenly
- Compacted clay lawns that also receive core aeration
- Drought-stressed turf during active growing periods
- Lawns where a lower-burn, organic-based product is preferred
- Maintenance feeding after soil pH and major nutrient issues are corrected
- Post-construction lawns recovering from equipment traffic and disturbed soil
Poor Use Cases
- Dead turf that needs reseeding or sod replacement
- Lawns with active grub, disease, or severe weed pressure
- Areas with standing water from drainage or grading problems
- Heavily compacted soil that has not been aerated
- Cold or dormant turf where microbial breakdown is limited
- Lawns in states or watersheds where phosphorus use is restricted without a soil test
How to Apply Revive Granules Correctly
Start by measuring the lawn, not guessing. A 25-pound bag covers up to 5,000 square feet. If your front lawn is 40 feet by 60 feet, that is 2,400 square feet before subtracting beds, driveway, or walkways. If the back lawn is 70 feet by 80 feet, that is 5,600 square feet before deductions. Most homeowners overestimate or underestimate lawn size, and that leads to uneven results.

Use a broadcast spreader for open areas and a drop spreader or shielded edge pass near pavement, beds, storm drains, and water. A reliable method is to set the spreader for half-rate and make two passes at right angles. The first pass runs north-south; the second runs east-west. This reduces striping and missed zones, especially on irregular lawns.
Do not apply before heavy rain. Do not apply to frozen, saturated, or dormant turf. Sweep granules off sidewalks, driveways, patios, and curbs back into the lawn. Hosing fertilizer into the street sends nutrients toward storm drains and waterways.
Watering depends on label directions and site conditions, but for a soil-treatment product, water management is central. Audit irrigation before blaming the fertilizer. Look for blocked sprinkler heads, broken nozzles, dry arcs, overspray onto pavement, and short-cycle watering that wets the leaf blades but never reaches the root zone. A lawn usually does better with deeper, less frequent watering than with shallow daily sprinkling.
Revive vs Synthetic Fertilizer, Compost, Aeration, and Soil Testing
Revive is not an either-or product. It belongs in the same conversation as soil testing, core aeration, compost topdressing, and traditional fertilizer. Each tool solves a different problem.
| Option | Best For | Typical Strength | Main Limitation |
|---|---|---|---|
| Revive 5-1-1 granules | Light feeding, dry spots, water penetration support | Gentle organic-based application | Only about 0.25 lb N per 1,000 sq. ft. |
| Synthetic lawn fertilizer | Faster green-up and predictable nutrient delivery | Higher nutrient concentration | Higher burn and runoff risk if misapplied |
| Core aeration | Compacted soil, thin turf, poor rooting | Physically opens soil | Does not supply nutrients by itself |
| Compost topdressing | Organic matter and soil structure improvement | Improves soil over time | Labor-heavy and quality varies |
| Soil test | pH, phosphorus, potassium, nutrient planning | Prevents guessing | Requires sampling and interpretation |
For compacted clay, we would rather see core aeration first, then a soil-improvement product, then overseeding if the stand is thin. Granules alone cannot mechanically open dense soil. For a lawn with poor pH, fertilizer may underperform until lime or sulfur recommendations are handled. For a lawn low in potassium, a 5-1-1 product may not be enough. For a lawn already high in phosphorus, applying more phosphorus may be unnecessary or restricted.

Phosphorus Rules, Runoff, and Safety Notes
Revive’s 5-1-1 analysis includes phosphate. That does not automatically mean you cannot use it, but it does mean you should understand your local rules. Some states, counties, and watersheds restrict phosphorus lawn fertilizer unless a soil test shows need or the application is tied to establishment of new turf. Other areas have seasonal blackout dates, rainy-season restrictions, or buffer requirements near water bodies.
Examples of fertilizer restrictions vary by location. Some states regulate phosphorus use to protect waterways. Some counties restrict nitrogen and phosphorus applications during rainy seasons. Some states have winter blackout dates when lawn fertilizer cannot be applied. A homeowner in Florida, Maryland, New York, Washington, or any regulated watershed should check local rules before applying a fertilizer that contains phosphorus.
For practical safety, keep fertilizer away from storm drains, drainage swales, ponds, streams, and hardscape edges. Use a drop spreader or edge guard near pavement. Sweep stray granules back onto turf. Store bags dry and out of reach of children and pets. After application, follow the label for watering and re-entry. Organic-based does not mean careless; it means the nutrient source is different.
If you hire a company for fertilizer plus weed or pest control, licensing may matter. Fertilizer-only work is treated differently from pesticide application, and pesticide applicators generally need proper certification. In some states, commercial fertilizer applicators also need training or certification. Ask what is being applied, who is licensed, and whether the program follows state and county rules.
When to DIY vs When to Hire a Pro
DIY makes sense when your lawn is small to moderate, the terrain is simple, and the problem is maintenance-level. A 5,000-square-foot lawn can be treated with one bag of Revive for roughly $29 to $35 in product. If you already own a spreader and are willing to measure the lawn, calibrate the application, and clean up hardscape, the cost is hard to beat.
Hire a pro when the lawn problem is bigger than fertilizer. That includes severe compaction, drainage issues, large dead areas, new construction recovery, irrigation failures, steep slopes, or repeated fertilizer disappointment. A professional visit may start around $65 to $100 for up to 10,000 square feet, but organic programs or larger packages can run higher. If aeration, overseeding, soil amendments, or drainage correction are needed, the total project cost changes.
On our job sites, the lawns that recover best after construction are the ones where the soil is treated as part of the build, not as an afterthought. That means protecting topsoil when possible, avoiding unnecessary equipment traffic, correcting grades before sod, loosening compacted subsoil, and making sure downspouts and hardscape runoff do not dump water into one saturated strip. Fertilizer can support that work. It cannot replace it.

Common Mistakes With Revive Granules
The first mistake is applying more than the label rate to chase faster color. With Revive, more product raises cost, odor potential, runoff risk, and nutrient imbalance without fixing the underlying issue. If the lawn needs more nitrogen, choose a fertilizer program based on grass type and soil test results rather than doubling a soil-treatment product.
The second mistake is skipping the soil test. A basic soil test can show pH, phosphorus, potassium, and other recommendations. That matters especially where phosphorus fertilizer is regulated. It also prevents wasting money on the wrong input. If pH is far off, grass may not use nutrients efficiently even when fertilizer is applied correctly.
The third mistake is using Revive instead of aeration. If the soil is severely compacted, core aeration removes plugs and creates channels for air, water, and roots. Revive may help water movement, but it does not pull cores or fracture dense soil. For heavy clay, combine aeration, proper watering, and gradual organic matter improvement.
The fourth mistake is ignoring irrigation. Before any fertilizer review is trusted, run the sprinklers and watch the lawn. Check whether each zone runs long enough, whether heads overlap correctly, and whether water is landing on pavement. Brown arcs often match sprinkler coverage problems, not fertilizer failure.

Revive Organic Soil Treatment Granules are a good fit for homeowners who want a gentle, organic-based lawn product that provides light feeding and may help with water penetration in dry, compacted, or water-repellent soils. The 5-1-1 analysis is modest, and the product supplies only about 0.25 pound of nitrogen per 1,000 square feet at the labeled rate. That makes it better for maintenance and stress support than for rapid dark-green color.
At about $28.99 to $34.99 per 25-pound bag in 2026, the DIY product cost is reasonable for a 5,000-square-foot lawn. The value is strongest when Revive is used as one part of a soil-based program: test the soil, correct pH, mow high, water deeply and less often, aerate compacted areas, overseed thin turf, and keep fertilizer out of drains and waterways.
If your lawn is basically healthy but struggles with dry spots or hard soil, Revive is a sensible product to try. If the lawn is failing after construction, has severe compaction, poor grading, disease, insect damage, or dead turf, start with diagnosis. Fertilizer is useful only after the site conditions allow grass to grow.

Frequently Asked Questions
Is Revive Organic Soil Treatment Granules a fertilizer or a soil conditioner?
It is both. Revive has a 5-1-1 fertilizer analysis, so it supplies nitrogen, phosphate, and potash. It is also marketed as a soil treatment because it is intended to help water penetrate hard, dry, or water-repellent soil.
How much nitrogen does Revive apply per 1,000 square feet?
A 25-pound bag at 5% nitrogen contains 1.25 pounds of total nitrogen. Spread over the labeled 5,000 square feet, that equals about 0.25 pound of nitrogen per 1,000 square feet.
How often should you apply Revive granules?
Follow the product label and local fertilizer rules. In general, organic-based products perform best when turf is actively growing and soil temperatures support microbial activity. Avoid applying to frozen, saturated, dormant turf or before heavy rain.
Can Revive fix brown spots or drought-stressed grass?
It can help some dry or drought-stressed areas if water penetration is part of the problem. It will not fix dead turf, grubs, disease, pet urine damage, deep shade, poor grading, or irrigation coverage problems by itself.
Can you use Revive if your state restricts phosphorus fertilizer?
Revive contains phosphate, so check state, county, and watershed rules before applying it. Some areas restrict phosphorus lawn fertilizer unless a soil test shows need or the lawn is newly established.
Is Revive better than synthetic fertilizer?
It depends on the goal. Revive is gentler and more soil-focused, but it is not as strong or fast as many synthetic fertilizers. For quick green-up, synthetic fertilizer may work faster. For light maintenance and dry-spot support, Revive can be a better fit.
