A lot calculator can give you a first ceiling on how much house your parcel might allow, but it cannot give you a single answer. Lot area is only one input. Local zoning sets the limits on total floor area and ground-level footprint, and setbacks, height rules, easements and site conditions decide whether a design can actually be arranged on the land. Use a calculator to screen options, then confirm the result against your city or county code before you commit to a layout.
What a lot calculator can and cannot tell you
Most online calculators multiply your lot area by one or two percentages or ratios and return a number. That output is useful as a screening figure. It is not a permit determination, because the percentages come from a specific jurisdiction, and the calculator usually does not model every rule that applies to your parcel.
The official calculator published by the City of Boulder shows the pattern clearly. It asks you to choose a zoning district and enter your lot size, and it warns that additional rules it does not model, such as bulk plane, wall articulation, setbacks, height limits and solar shadows, can still prevent expansion. Two different ceilings: total floor area and footprint
A house has two separate size limits, and a design must satisfy both. The first caps the total area counted across all floors. The second caps how much ground the building covers. A two-story house can have a smaller footprint than a one-story house with the same total floor area, but both versions still have to fit within the local limits.

How to run the numbers in the right order
Work through the following steps in sequence. Each one feeds the next, and skipping a step is the most common reason a first estimate turns out to be wrong.
- Confirm the lot area and boundaries. Use a current survey or a verified parcel record, and note any easements and rights-of-way. Toronto’s zoning review guidance calls for a current survey prepared by a licensed Ontario Land Surveyor. City of Toronto, Zoning Applicable Law Certificate (page modified October 2, 2026)
- Identify the zoning district and its standards. Enter FAR and coverage limits only after you have checked the local code or the official calculator. Do not assume a universal allowance.
- Calculate the floor-area ceiling. Multiply lot area by the allowed FAR. If the local rules require it, subtract any existing counted floor area.
- Calculate the footprint ceiling separately. Multiply lot area by the allowed coverage fraction, then adjust for local exclusions and any existing structures.
- Draw the buildable envelope. Apply front, side and rear setbacks, easements, height or bulk-plane limits, grades and any mapped sensitive areas. What remains is where the house can physically go.
- Check all the ceilings together. The feasible design must satisfy the most restrictive combination of floor area, footprint, setbacks, height and site restrictions. If the footprint you need does not fit inside the envelope, the answer is a smaller footprint, more stories, or a different site plan.
A worked example with invented numbers
The figures below are hypothetical. They illustrate the arithmetic only and are not a standard for any location.

Setting the ceilings
Assume a 6,000 square foot lot in a district with a floor area ratio of 0.50 and a lot coverage limit of 35 percent.
- Maximum counted floor area: 6,000 × 0.50 = 3,000 square feet
- Maximum covered footprint: 6,000 × 0.35 = 2,100 square feet
Comparing two layouts
A one-story plan with a 3,000 square foot footprint would meet the floor-area ceiling but exceed the 2,100 square foot coverage limit. A two-story plan with a 1,500 square foot footprint on each floor totals 3,000 square feet of counted floor area and covers only 1,500 square feet of ground, so it satisfies both ceilings on paper. The two-story option still has to fit inside the setbacks. If setbacks leave a buildable area of only 1,400 square feet, the 1,500 square foot footprint fails, and the design must shrink or shift.

Constraints a simple result can omit
A floor-area total that appears permitted does not prove that a house of that size fits on the parcel. Local guidance lists several site factors that calculators often leave out:
- Setbacks and bulk rules. Boulder’s calculator names bulk plane, wall articulation and setbacks as rules it does not model.
- Height and solar limits. Height caps and solar shadow rules can reduce the usable design envelope even when floor area is available.
- Easements and utilities. Bellevue’s site-plan guidance asks for property lines, setbacks, easements and utilities on the plan.
- Grades and critical areas. Bellevue also lists grades, critical areas and buffers as plan information the city reviews.
- Existing structures. Existing buildings count toward coverage and floor area in many codes and must be shown on the site plan.
Toronto’s review guidance likewise asks for building dimensions, setbacks, easements, elevations and floor plans, which shows that a meaningful answer depends on drawings, not on the lot number alone.

When to move from a calculator to professionals
Use a calculator to decide whether a project is worth exploring. Move to professional help once you have a candidate size and layout. A licensed surveyor can establish boundaries and easements, which every other ceiling depends on. A residential architect or building designer can test a specific plan against the local code and setbacks. If the first estimate is close to a limit, the cost of a survey is usually small compared with redesigning a plan after it has been rejected.
Confirm with the local building or planning department which counting method applies to your project and which documents it requires. The rules in one city or county do not transfer to another.

Verifying the result before you design
Treat your calculator output as preliminary until a local review confirms it. Check the current code for your district, confirm the counted-area definitions, verify the survey, and then test the design against every constraint in the list above. Only that combined check tells you what size house will fit on your lot.
