Why Does Salt Appear on Bricks? Causes, Harm and What to Do

White salt on brick is efflorescence: soluble salts carried by water to the surface and left as it evaporates. Here is how to tell new bloom from a moisture problem, and what to do.

The white or pale powder on brick is almost always efflorescence: soluble salts that water has carried to the surface and left behind as it evaporated. On the outer face of the wall it is usually cosmetic and often fades or can be brushed off. What matters more is the water that brought the salt there, because that moisture is what can damage the brick over time.

How the white deposit forms

Efflorescence needs three things: soluble salts, water, and a porous path through the masonry. Water dissolves salts that are in or in contact with the wall and carries the solution through the pores toward a surface. When the water evaporates at that surface, the salts stay behind and show up as a powder or a faint crust. The water can travel through the pores of the brick or mortar, or along the boundary between the units and the mortar.

The salt does not have to come from the brick. Published guidance from the Brick Industry Association (BIA) identifies several possible sources:

  • mortar and grout
  • concrete and backing materials
  • trim and other materials in contact with the wall
  • adjacent soil
  • the brick itself

For that reason, a deposit on a brick face does not prove the brick is the culprit. Only an inspection of the wall can identify the salt source or the water path in a particular building.

New bloom versus a deposit that keeps coming back

Timing and distribution are the most useful first clues. The BIA, in Technical Note 23A (June 2019), calls a deposit on brickwork less than a year old “new building bloom.” It often appears fairly uniformly across the wall and may disappear as the construction moisture dries and normal wind and rain weather the surface.

The same note associates deposits that appear more than a year after completion with excessive water penetration or poor drainage, and says they may be worse in winter or cold weather. Recurring deposits on older brickwork usually point the same way. Treat these patterns as clues that narrow the search, not as proof of a specific defect.

Is the salt harmful?

A light deposit on the outer face is usually not harmful to brick masonry. The concern is what the deposit signals and what happens when salts stay inside the wall. When salt solution moves to a place where it crystallizes below the surface, the growing crystals can create pressure that causes cracking, distress or spalling (flaking of the face). Impermeable coatings can make this worse by trapping moisture and salts within the masonry.

The National Institutes of Health Office of Research Facilities, in Technical News Bulletin issue 71 (December 2017), recommends looking for internal sources of excess moisture and rising damp for persistent deposits. Historic England’s decontamination guidance on salts (efflorescence), published 30 October 2025, covers the same risk of salts trapped behind sealants, cement renders and some paints.

Find and fix the water path first

Cleaning changes what you see, but it does not stop salts from reaching the surface. Before you rely on any cleaning, check the routes water commonly takes into a wall:

  • roof and wall junctions
  • gutters and downspouts, including leaks and overflow at joints
  • flashing and drips
  • sealant joints and defective mortar joints
  • wall penetrations such as pipes, vents and fixings
  • drainage and ground levels next to the wall

If the building is historic, or the brick is soft or deteriorating, bring in conservation or masonry expertise before you apply chemicals or coatings. Harsh treatment on fragile brick can cause more damage than the salt itself.

Cleaning a light deposit

For a light, temporary deposit, letting it weather naturally may be enough. If you want to speed it up, the Brick Development Association’s guidance (Cleaning of Clay Brickwork: General Guide, 2023) describes dry brushing:

  1. Wait for the wall to be dry.
  2. Brush the surface with a soft nylon or natural-bristle brush. Do not use a wire brush, which can scratch the face and leave metal residue.
  3. Sweep up the loosened powder so it does not settle back into the wall at a lower level.
  4. Avoid soaking the masonry. Water can redissolve the salts, draw them back into the brick, and leave them to reappear as the wall dries.

Dry brushing does not add moisture, so it is the lowest-risk option. It will not fix a leak or drainage fault, and if the deposit comes back, the cleaning was not the solution.

Stubborn deposits and specialty cleaners

For heavy or stubborn deposits, the BIA says a cleaner formulated for brickwork can be effective. Test any cleaning solution on a small, inconspicuous area before treating the whole wall. Follow the manufacturer’s instructions, and consider the type of brick and its condition before choosing a product.

Washing and chemical cleaning both add water, and water can bring more salts to the surface. Repeated washing is not a substitute for stopping water entry. If a deposit returns after every clean, the moisture source still needs attention.

Coatings and sealers

The BIA warns that coatings should not be the only treatment for efflorescence. If a coating slows evaporation while water and dissolved salts keep moving outward, the salts can crystallize beneath the treated surface and contribute to spalling. The same risk applies to relatively impermeable sealants, cement renders and some paints, as noted in Historic England’s guidance. Address the water source before covering the wall.

Prevention

The BIA’s Technical Note 23A states: “The most effective means of preventing efflorescence is to minimize the amount of water that penetrates brickwork.”

For new work, the BIA recommends:

  • good water-resistant design and construction
  • protecting materials from precipitation and groundwater during storage and construction
  • considering materials with fewer soluble salts

The NIH bulletin adds sound flashing, drainage cavities and weep holes where they apply, properly tooled mortar joints, and grading that directs water away from walls. For existing buildings, fix the actual moisture route, such as a leaking gutter, defective flashing or a drainage problem, before expecting a surface clean to last.

Common questions answered in brief

If you are looking at a fresh wall and can see whether the bloom is uniform, you can apply the timing test above. If you are looking at a stain that has come back in the same spot, start at the water path rather than the brush.

A wall that shows efflorescence for a short period and then clears is different from one where salts keep forming, flaking or cracking the surface. The first is usually a drying and appearance issue. The second means moisture is still getting in and needs to be traced.
