In construction, BIM means building information modeling: the process of creating, sharing, and using a coordinated digital representation of a building or other built asset. It is more than a 3D model and is not a particular software product.
What BIM means in plain language
A BIM model is a digital information resource representing a real or planned asset. It can connect the asset’s geometry with information about its components and functions. Project participants use that information for agreed tasks, which may include design, coordination, construction planning, estimating, and later operation or maintenance.
The distinction is useful: the model is the representation; BIM is the wider process of producing, sharing, and using project information around it. An ISO-derived definition reproduced by the National Institute of Building Sciences describes BIM as generating and using a shared digital representation to facilitate design, construction, and operation processes and support decisions. ISO terminology and NIBS’s NBIMS-US Version 4 BIM Use Definitions provide related definitions.
Is BIM just a 3D model?
No. Three-dimensional geometry can be part of BIM, but BIM also concerns the information attached to or associated with the model and how that information is managed and used. A model that only depicts shapes does not, by itself, capture the broader information-management approach used across an asset’s phases. ISO’s concepts page describes information modeling and management across the asset life cycle; it is a draft/revision page, not confirmation of the currently published edition.

The information required depends on the project and its agreed requirements. Different participants and phases may need different information, so a model should not be assumed to contain every detail or deliverable simply because it is called BIM.
How construction teams use BIM
BIM uses are defined by the purpose the project information is meant to serve. NIBS identifies examples including coordinating design and construction to check layouts and spatial relationships, and extracting quantities from models to support project or lifecycle cost estimates. Its definitions also include capturing existing conditions and compiling record deliverables. These are possible applications, not automatic results of using BIM software.

Planning and design
Teams can develop and share asset information to support design decisions and coordination. Checking how elements relate spatially is one example; the usefulness of that check depends on the information and model being suitable for the task.
Construction
During construction, teams may use coordinated information to support planning, communicate design intent, and document work. The project’s requirements determine what information is developed and what deliverables are expected.

Operation and maintenance
Information can be retained for use after construction, including for operation or maintenance. The asset owner’s needs and the agreed information-management process shape what is collected and handed over.
BIM is not a software brand
BIM describes a process or methodology, not one required application. Autodesk, for example, describes BIM as a process and Revit as a software platform designed to support it; that is a vendor’s explanation, not a rule that Revit—or any single product—is necessary for BIM. See Autodesk’s BIM page.

What BIM does—and does not—guarantee
BIM can support coordination, quantity-based estimating, and information continuity when the project has suitable information, defined purposes, and an agreed way to manage it. Merely adopting software or creating a model does not guarantee lower costs, fewer delays, or better outcomes. Information quality, level of detail, interoperability, project scope, and team expertise all affect whether a particular BIM use is practical and useful.
