A veranda is usually a roofed outdoor area attached to a building, often running along one side or around a corner. It may be open or partly enclosed. The term overlaps with “porch,” “balcony,” and “terrace,” and its precise meaning—and the rules for building one—depends on where you live.
What makes an outdoor space a veranda?
In everyday use, a veranda is a covered outdoor space connected to a building. It is often long enough to follow part or all of an exterior wall, and may continue around a corner. Its roof provides shelter while the open or partly enclosed sides keep it connected to the outdoors.
Official definitions are not identical. UK Government householder guidance describes a veranda as “a gallery, platform, or balcony, usually roofed and often partly enclosed, extending along the outside of a building at ground level.” That is the definition used in that guidance, not a universal rule. New Zealand Building Performance describes a veranda as typically a long porch that may extend along the full length of a building or around more than one side.
How is a veranda different from a porch, balcony, or patio?
These words overlap in ordinary conversation, and local building or planning rules may use them in specific ways. The distinctions below are practical clues, not a universal legal classification.

What is a veranda used for?
A veranda can create a sheltered transition between indoor and outdoor areas. It can provide a place to sit, dine, or spend time outside with some protection from sun and rain. If you are planning one, consider the sun’s path, prevailing breezes, views, and privacy, as recommended in New Zealand’s official design guidance.

A dining setup is one possible use, not a requirement. The layout should suit how you want to use the space and how it connects to the rooms and doors beside it.
What should you consider before building a veranda?
A veranda is an addition to a building, so its roof, supports, attachment, drainage, and location need to work together. New Zealand Building Performance identifies several issues for a proposed project; they are useful prompts, not a complete design specification.

- Roof water: Plan how stormwater will drain from the roof and where it will discharge.
- Structure and connection: The building attachment must resist uplift, and the open side needs suitable support.
- Weatherproofing: The roof-to-wall junction needs appropriate flashing.
- Site constraints: Check local requirements for site coverage, setbacks, daylight access, and fire protection near boundaries.
- Approvals: Confirm whether council or other authority approval is needed before work begins.
These considerations can affect one another. For example, the roof’s position and drainage may influence setbacks and how the addition connects to the existing building. Ask the relevant local authority and a qualified building professional to assess the proposed design and applicable requirements.

There is no single answer across countries. The rules depend on location, the design, and the legal category used for the work. Two official examples illustrate why you should check locally:

- England: The cited UK Government permitted-development guidance says a veranda is not permitted development under those rules, so planning permission is required.
- New Zealand: Official guidance describes conditional exemptions, including a category for qualifying porches and verandas up to 20 square metres. Other categories cover certain work up to 30 square metres with professional involvement. Conditions apply, including limits related to attachment, floor level, access, and other requirements.
Those examples apply only within their stated jurisdictions and under the relevant conditions. Before building—or enclosing an existing outdoor space—check current requirements with your local authority. A change in enclosure or construction may affect how the work is assessed.
