What Is a VRF System? How Variable Refrigerant Flow HVAC Works

A VRF system uses variable refrigerant flow to provide heating and cooling to multiple zones. Learn how it works, which types support simultaneous heating and cooling, and how ventilation fits in.

A VRF system is a refrigerant-based heating and cooling system in which one or more outdoor units serve multiple indoor units, with capacity adjusted to meet the changing needs of individual zones. VRF stands for variable refrigerant flow. Whether the system can heat and cool different zones at the same time depends on its type.

How a VRF system works

The outdoor unit contains the compressor and a heat exchanger. Refrigerant piping connects it to multiple indoor fan-coil units installed in or near the areas they serve. Together, these components form an engineered multisplit HVAC system, as described in ASHRAE’s terminology entry.

As a zone’s heating or cooling demand changes, an electronic or linear expansion valve at its indoor unit adjusts refrigerant flow. The system’s variable-capacity compressor responds to the combined demand across the connected indoor units. Each indoor unit can control its zone’s temperature, while the shared system coordinates operation.

VRF system types and simultaneous heating and cooling

ASHRAE identifies three basic types of VRF systems. Their key difference is how they provide heating and cooling across connected zones:

Type What it does Can connected zones heat and cool simultaneously?
Cooling-only Provides cooling. No; this type provides cooling only.
Heat-pump VRF Reverses refrigerant flow to provide heating or cooling. Indoor units can have separate temperature setpoints, but the connected heat-pump system operates in the same heating or cooling mode at a given time. No. Separate zone setpoints do not mean different zones can select heating and cooling modes at the same time.
Heat-recovery VRF Transfers recovered heat between zones through the system’s heat-recovery arrangement. Yes. It can heat some zones while cooling others.

This distinction matters when a building has zones with different needs at the same time. A heat-pump VRF system can offer zone-level temperature control without allowing simultaneous heating and cooling. That capability is specific to heat-recovery VRF.

Where VRF may be used

ASHRAE lists offices, schools and universities, healthcare facilities, multifamily buildings, historic buildings, retail, hospitality, data-center cooling and cultural facilities among possible applications. These are examples, not a blanket recommendation: suitability depends on the building’s loads and design conditions. ASHRAE’s Handbook—HVAC Systems and Equipment includes a chapter on VRF systems.

Efficiency and outdoor ventilation are separate questions

Efficiency depends on the building and system

Variable-capacity compressor control can help VRF operate efficiently at part load, according to ASHRAE. That general characteristic does not establish a universal energy-saving percentage or prove that VRF will outperform another HVAC system in every building. Actual performance depends on the project’s loads, design and operating conditions.

VRF does not automatically provide required outdoor air

VRF moves refrigerant to provide space heating and cooling; do not assume that it also supplies a building’s required outdoor ventilation air. ASHRAE says VRF is frequently integrated with a dedicated outdoor air system (DOAS), which can provide ventilation airflow separately from the changing heating and cooling demand in individual zones. Ventilation needs should be addressed as part of the building’s HVAC design.

What to consider for a building project

A general definition cannot establish whether VRF is right for a particular project. A building-specific evaluation should account for:

  • How heating and cooling loads vary across zones and through the building’s operating schedule.
  • Whether the connected zones need simultaneous heating and cooling, which requires a heat-recovery system.
  • How required outdoor ventilation air will be provided.
  • Project location, building use, design conditions and applicable requirements.
  • Manufacturer-specific operating limits and system design details.

Installed cost, project-specific energy savings, local code compliance, refrigerant requirements and current equipment specifications cannot be determined from the VRF category alone. They require details about the building, its location and the system being considered.
