Under Chile’s official definition, a dwelling qualifies as industrialized housing (VIT) when at least 50% of its components are developed in a factory. That label does not mean every part is factory-built, that every model is approved, or that every home has the same performance.
What is a prefabricated house in Chile?
Chile’s Ministry of Housing and Urbanism (MINVU) describes industrialized construction as standardized, modularized production of most components in a factory, followed by transport and on-site assembly. The official VIT definition requires at least 50% of a home’s components to be factory-developed, with finishes and services integrated and coordinated from the design stage. The definition is set out in MINVU’s VIT framework.
In practice, the label covers a range of systems, not one universal product. A project may use factory-made structural elements or modules while still requiring foundations, utility connections, transport, assembly, and other work on site. MINVU emphasizes coordination between factory components and traditional construction so that installation and interfaces are planned rather than improvised.
How Chile’s industrialized-housing program is growing
MINVU reported on November 18, 2025 that Chile’s program included 22 certified industrializers, 43 approved VIT housing models, and more than 12,500 homes across 321 projects nationwide. Those homes were at different stages of development, so the figure is not a count of completed dwellings. MINVU presents industrialization as a way to improve productivity, reduce costs, and maintain quality standards; these are the program’s stated aims, not guaranteed results for every project. The government framework treats quality as something to demonstrate through the design and approvals of a particular system. MINVU materials include VIT certification procedures and documents addressing fire and acoustic compliance, hygrothermal performance, ventilation, and thermal zones. The presence of these requirements does not itself establish that an individual model has met them; buyers should ask for evidence tied to the exact design being offered.
What a delivered project looks like: Lo Espejo
Industrialized housing in Chile has reached beyond detached houses. On February 28, 2025, SERVIU Metropolitano reported that 60 families received keys to the Conjunto Habitacional Industrializado Lo Espejo, a four-story modular building made entirely of wood. Its apartments average 60 m², and Tecno Fast was named as the industrializer. The delivery shows one application of modular construction, but it should not be treated as a standard specification for other projects. Details are in SERVIU’s report on Lo Espejo.
MINVU has also described a 15-home development at Fuerte Bulnes in Arica y Parinacota. The two-story houses are 60 m² and use structural-grade wood that the ministry says was dried and treated against termites and moisture. MINVU says the typology was among those approved by DITEC. These are claims about that development and its specified materials, not a blanket safety guarantee for timber homes.
Are prefabricated houses safe in Chile?
Prefabrication alone does not establish whether a home is safe. The relevant evidence is whether the specific model and project meet the applicable technical requirements, and how the design addresses its location, construction interfaces, and installation. For a named VIT model, check its approval status and request documentation covering fire, acoustics, thermal performance, ventilation, and applicable seismic design. MINVU’s certification and technical materials are a starting point; the project’s own documentation is what matters for the home being considered.

For timber systems, also verify the specified structural materials and treatment rather than assuming they match another project. MINVU’s description of the Fuerte Bulnes houses, for example, applies to that typology and does not certify timber construction generally.
How much does a prefabricated house cost in Chile, and how long does it take?
There is no reliable, apples-to-apples national price or construction-time figure established across Chilean providers. Cost and schedule depend on the model, what is factory-completed, what remains on site, transport distance, site preparation, permits, utility connections, finishes, and local assembly conditions. A quote for a house kit is not necessarily comparable to a price for a completed, installed home.

The World Bank’s 2020 study gives an illustrative scenario in which high-end wood-production technology could reduce delivery time for a four-story building with 16 apartments of 50 m² from 12 months to 8 months, while generating less waste. This is a historical scenario in a policy study, not a current average or a promised schedule for a Chilean buyer. The study discusses potential efficiency, cost, durability, and structural-performance benefits of prefabricated timber systems; those potential benefits should not be read as outcomes guaranteed for every project. They can be designed for energy performance, but factory production does not guarantee a particular rating. Chile’s voluntary Calificación Energética de Viviendas (CEV) uses a scale from A+ to G and considers heating, cooling, lighting, and hot water. MINVU identifies E as the current construction standard. Ask for the specific home’s rating, if available, and check that its performance is suitable for the local climate zone. A general claim that a model is “energy efficient” is not a substitute for project-level evidence. See MINVU’s information on the CEV rating.

What timber-housing figures do—and do not—show
A study in Revista Hábitat Sustentable says no public or private Chilean body is responsible for surveying the capacity of prefabricated wooden housing. It also reports an INFOR analysis of 68,466 existing dwellings using 2017 CASEN survey data: 38.1% were mainly wood, and among every 100 wooden houses, 23 were under 40 m². These figures describe the existing housing stock and its material and size patterns; they do not measure the share of homes that are prefabricated or the current capacity of manufacturers.
What to check before choosing a model
- Confirm the model’s status. Ask whether the exact design—not just the company or a similar model—is on MINVU’s current approved VIT list.
- Define the factory-built share. Get a written breakdown of what is made in the factory, the degree of finish, and the work that remains on site.
- Request technical evidence. Ask for documentation of fire, acoustic, thermal, ventilation, and applicable seismic compliance for the specified model and project.
- Compare installed scope. Have each quotation state whether it includes foundations, transport, assembly, utility connections, finishes, permits, and site preparation.
- Check performance for the location. Request the home’s measured energy rating if one exists, and confirm its suitability for the site’s thermal zone.
- Put delivery and service terms in writing. Ask for a project-specific schedule, warranty conditions, and after-sales coverage in the buyer’s region.
Compare providers only on like-for-like terms: factory-completed share, approvals, energy evidence, total installed scope, regional logistics, and documented delivery and warranty terms. A headline price or build-time claim without those details cannot establish which option is better.
