How much did The Shard cost to build?
In its account of the project, engineering publication Ingenia says construction methods helped keep the cost of The Shard under £450 million. The source links the savings to a construction programme shortened by three months. It does not establish that the figure includes every development expense.
That distinction matters: a reported construction cost is not necessarily the same as the total investment in a completed building. The available sources do not provide a fully inclusive, audited total with clear boundaries for land, financing, professional fees or work elsewhere in the London Bridge Quarter. An unqualified “total cost” would therefore imply more certainty than the published evidence supports.

The Shard used top-down construction: work on the foundations and basement excavation progressed while the building’s core rose. Rather than waiting for all below-ground work to finish before starting upward, the method allowed parts of the programme to overlap.

Ingenia attributes a three-month programme saving to this approach and connects the time saving with keeping the reported construction cost below £450 million. This is a project-specific account, not evidence that the method guarantees a particular saving on other towers.
What was unusual about the approach
Ingenia notes that top-down construction had earlier precedents, while describing its use for the core of a very tall building as a world first. That characterization belongs to Ingenia’s engineering account; it should not be broadened into a claim that top-down construction itself had never been used before.

What building does the cost figure refer to?
The Shard is a 309.6-metre (1,016-foot), 95-storey building in London. Its highest habitable floor is level 72, and its official site describes it as Western Europe’s tallest building. It combines offices, a hotel, apartments, restaurants, retail and a public viewing gallery, reflecting its developer’s stated ambition for a mixed-use “vertical city.”
The project’s milestones also help put the construction figure in context. The Shard was officially inaugurated on 5 July 2012; its public viewing gallery opened in February 2013. Those are separate dates, not interchangeable descriptions of when the building or visitor attraction opened.

The Shard’s official building facts page records a peak construction workforce of 1,450 people from 60 countries. The page does not state when that workforce statistic was published.

A meaningful comparison needs the same kind of cost on both sides. A construction figure cannot be fairly compared with another building’s all-in development total unless their accounting boundaries match. Currency year and building scope matter too: a figure may or may not include land, financing, fees, adjacent infrastructure or public-realm work.

- Scope: establish whether the figure covers only the tower or also land, station work, public space or neighboring development.
- Currency basis: identify the year of the figure and whether it has been adjusted for inflation or exchange rates.
- Building scale: compare consistently measured height, floor area and usable floors; height alone does not make two projects equivalent.
Without consistent floor-area and cost-scope data, a per-square-metre comparison would not be defensible. The sources cited here also do not establish an inflation-adjusted Shard cost or a financing-inclusive total.
