This guide explains how the main systems work, what homeowners can check, and when to bring in a qualified professional. The guidance is general U.S. information; follow equipment manuals and local requirements for your home.
What HVAC and plumbing systems do
HVAC means heating, ventilation and air conditioning. Residential HVAC equipment helps control indoor temperature, humidity and air quality. A home may have central air conditioning, a heat pump, room air conditioners or another arrangement; not every home has the same components or ducts. The U.S. Department of Energy (DOE) reported on January 15, 2025, that heating and cooling buildings account for around 35% of all energy consumption. That is a buildings-wide figure, not a statement that HVAC accounts for 35% of every household’s utility bill.
Plumbing brings water into the home, distributes it to fixtures and appliances, heats and delivers hot water, and carries wastewater away. Because leaks or poorly maintained equipment can affect both a building and its operating costs, basic checks across HVAC and plumbing are useful even when repairs require a trade professional.
How common home air-conditioning systems work
A typical central air-conditioning system includes an outdoor unit, refrigerant piping, an indoor evaporator coil, ductwork, registers and an air filter. The system moves heat out of the home and circulates conditioned air through the ducts. Other homes use room air conditioners or heat pumps, which may have different components and maintenance needs. Check the owner’s manual before applying instructions intended for another equipment type.

Air-conditioner maintenance homeowners can do
Clean or replace the filter as directed
Filter dimensions and replacement intervals depend on the equipment and filter. Use the size and schedule specified by the manufacturer, and check more often during periods of heavy use if the manual recommends it. A correctly sized replacement filter should fit the system; do not assume one filter type or interval suits every home.
Keep airflow paths clear
- Keep leaves, grass and other debris away from outdoor equipment.
- Check that indoor registers are not blocked by furniture or other obstructions.
- Look for disconnected or crushed ducts where they are safely accessible; arrange repair if you find a problem.
Arrange professional inspection
DOE recommends professional HVAC inspection as part of regular maintenance. Its 2021 homeowner guide says regular maintenance can reduce heating and cooling costs by 10% or more; that is a potential reduction cited by the guide, not a guaranteed saving for an individual household. Ask the technician what the inspection covers and whether any recommendation is required for safety, performance or continued operation.

When to repair or replace an air conditioner or heat pump
A replacement decision should consider more than a headline efficiency rating. Compare the equipment type’s suitability for the home and climate, the installed price, projected operating costs, and the qualifications of the installer. A higher-efficiency option can cost more upfront, so DOE advises considering whether lifetime energy savings justify any price premium.
DOE’s purchasing guidance, updated in December 2024, covers single-phase residential central systems below 65,000 Btu/h. ENERGY STAR criteria differ by region. Check the current ENERGY STAR specifications and the CEE-AHRI Directory of Efficient Equipment for the model and region rather than treating older SEER thresholds as universal current recommendations. The appropriate efficiency metric and criteria depend on the equipment and location.

- Ask which system types are suitable for your home and climate, and why.
- Request the model numbers and verify current listings and applicable regional criteria.
- Compare installed cost and projected operating cost, including any assumptions used in the estimate.
- Ask how the proposed equipment will work with existing ducts and other system components.
- Confirm the installer’s relevant qualifications and who will handle permits or other local requirements.
Refrigerant work requires a qualified technician
Do not try to recharge an air conditioner yourself or mix refrigerants. The U.S. Environmental Protection Agency (EPA) says refrigerant handling is subject to Section 608 certification requirements and advises homeowners to use technicians certified to handle refrigerants. Equipment is designed for a specific refrigerant; changing refrigerants is not a simple drop-in substitution. EPA notes: “System leaks harm the environment and result in increased operation and maintenance costs.”
How to check for a water leak
Leaks can waste water and damage a home. EPA WaterSense recommends regular checks, including looking beneath sinks and comparing the current water bill with the same month in the prior year. A meter reading that changes while no water is being used can indicate a leak; it does not by itself identify the cause or location.

- Look beneath sinks and around plumbing fixtures for moisture or signs of leakage.
- Compare water bills with the same month in the previous year to spot an unusual increase.
- When the home is not using water, observe the meter; movement may point to a leak that needs investigation.
Leak-monitoring options include point moisture sensors, which detect water at a chosen location, and flow-monitoring devices, which can identify unusual water use. Compare notification methods, compatibility, whether a shutoff valve is included, and the need for installation, testing and maintenance. These are different approaches, not a brand endorsement; a detector cannot replace repairing the underlying leak.

WaterSense describes 45–60 psi as a typical range for incoming service pressure. If pressure is notably outside that range, seek professional help rather than adjusting equipment without knowing the cause or local requirements.

Water-heater maintenance depends on the model and plumbing. EPA WaterSense identifies inspecting for leaks and corrosion, flushing sediment annually where appropriate, checking the temperature-and-pressure valve, and considering insulation for the tank and hot-water pipes as possible maintenance measures. Follow the heater manual; flushing or testing procedures may not be appropriate for every system, and unfamiliar work is best left to a qualified professional.
Choosing a water-heater temperature
DOE’s home energy checklist gives 120°F as a general recommended water-heater setting to save energy and avoid scalding. That is not a universal setting for every plumbing system or household. EPA guidance on Legionella discusses keeping plumbing water outside the bacteria’s preferred temperature range, while warning that higher outlet temperatures can increase scald risk; mixing valves can help mitigate that risk. The appropriate approach depends on the system, occupants and local code. Discuss the tradeoff with a qualified professional rather than changing the thermostat based on one general number.
Why hot water may take time to reach a tap
The wait for hot water depends in part on the plumbing layout and how much water is stored in pipes between the hot-water source and the fixture. EPA WaterSense describes trunk-and-branch, core and manifold distribution arrangements. Each home has different fixture locations, pipe routes and installation constraints, so the names alone do not determine which arrangement is best.
For new design, reducing the water volume between the hot-water source and fixtures can shorten waits and reduce water and energy waste. WaterSense gives no more than 0.5 gallons as a design target for WaterSense labeled homes; it is not a simple retrofit rule for every existing house. When considering changes, compare pipe-run length and stored volume, the locations served, installation constraints, any recirculation approach and its maintenance needs.
WaterSense labeled homes and fixtures
EPA’s WaterSense labeled homes specification says qualifying homes must be at least 30% more water-efficient than typical new construction, based on national standards and common design and landscape practices. This is a qualification for the labeled-home program, not a savings guarantee for an individual fixture, household or retrofit. When selecting plumbing products, check that they suit the existing system and understand what a product label does—and does not—promise.
