Shenton Park Suburb Profile: What Are Its Unique Selling Points, and Is It a Good Place to Live?

Shenton Park is known for leafy streets, community character and access to amenities and rail. Here are the housing facts, local concerns and checks to make before choosing a home.

Shenton Park’s strongest appeal, according to City of Subiaco consultation respondents, is its leafy streets and village-like community feel, paired with access to amenities and public transport. It is an established residential suburb near Perth and Subiaco, with a railway station. Whether it is a good fit depends on your budget, preferred home type and the specific location of a property—especially if parking, traffic or walking distance to the station matters to you.

What makes Shenton Park distinctive?

In a City of Subiaco streetscape consultation, respondents most often valued leafy green streets, a sense of community and village character, and convenient access to amenities and public transport. The feedback offers a useful picture of what some locals prize, but it is not a representative poll of the suburb: the consultation received 77 responses, and 70% of respondents identified as Shenton Park locals. REIWA describes Shenton Park as an established suburb of about two square kilometres in the City of Subiaco, close to both Perth and Subiaco. Its profile notes a mix of renovated heritage homes and modern architecture, alongside parks and reserves. Where is Shenton Park, and what is the transport access?

The suburb is near Perth and Subiaco and has Shenton Park Railway Station. That gives prospective residents a rail option, but the available suburb profile does not establish current train frequency, disruptions or a reliable door-to-door journey time. Check current Transperth services and the actual walking route from any home you are considering rather than assuming the station is equally convenient from every address.

The 2021 Census recorded that 44.2% of Shenton Park residents drove to work on Census day, 7.9% used a bus and 7.0% walked only. These are a dated snapshot of reported commute modes, not a measure of current service quality or a prediction of how residents typically travel now. What is the housing mix?

At the 2021 Census, Shenton Park had 4,638 residents, a median age of 41 and 1,990 private dwellings. Among occupied private dwellings, the mix was:

  • 67.2% separate houses
  • 19.3% flats or apartments
  • 13.5% semi-detached, row, terrace or townhouse dwellings

These figures describe the suburb in 2021; they are not a count of homes currently available to buy or rent. Housing cost is another consideration. Prices and rents change with the transaction period, dwelling type and update date; the available evidence does not support a stable figure here or a reliable affordability ranking against nearby suburbs. Compare current listings for the home type you want, and use the same period and dwelling category when comparing suburbs.

What is planned for the former hospital site?

The former Shenton Park hospital site covers about 16 hectares and is governed by a state Improvement Scheme gazetted in 2017. A 2017 structure plan set out a vision for an urban-village setting, varied housing, retained trees and links to the railway station. That is planning intent, not evidence that all proposed works or connections have been completed. Heritage status also needs a property-specific check. The City’s draft 2026 Local Heritage Survey review lists 187 places and two heritage areas while proposing removals; the City states that the survey is not itself a development-control instrument. How to decide if Shenton Park suits you

Shenton Park may suit you if you want an established residential setting with leafy streets, a community or village feel, and access to a rail station and nearby city amenities. The match is more uncertain if affordability is your overriding priority or if you need guaranteed parking, low traffic exposure or a short, verified walk to a particular service.

  • Set a realistic budget: compare current prices or rents for the type of home you want, rather than relying on an undated suburb-wide impression.
  • Check the housing type: the 2021 Census mix was weighted towards separate houses, but included apartments and attached homes.
  • Test the exact location: verify the route to the station and daily destinations, and visit at times when traffic and parking are relevant to you.
  • Check property constraints: confirm applicable heritage and planning controls for the address instead of inferring them from a draft survey or broad suburb description.
