SkyHouse is a custom, four-level penthouse at 150 Nassau Street in Lower Manhattan, built inside an unfinished rooftop structure on an early New York skyscraper. Its most striking feature is an 80-foot stainless-steel slide connecting the floors. Property reports in June 2026 said the $20 million listing had entered contract; those reports did not confirm a completed sale.
What is SkyHouse?
Designed by architect David Hotson with interior designer Ghislaine Viñas, SkyHouse occupies a four-story penthouse structure that had previously been unoccupied. Hotson describes finding a raw shell with partial floors, an original riveted steel frame, arched windows and a roof volume that narrows as it rises. The design turns those unusual existing conditions into a multi-level home rather than treating the penthouse as a conventional apartment.
Hotson says the owners wanted a residence that was “rigorous yet playful,” with carefully executed details, layered spaces and oblique views of the surrounding city. The result combines dramatic vertical space with features designed for recreation and everyday use.
How the four-level layout works
CityRealty’s 2026 coverage describes a staircase and an 80-foot stainless-steel slide linking the four floors. The slide is a bespoke architectural feature; the coverage does not identify its fabricator or a retail product used to build it.

Vertical living space
The home includes a reported 46-foot-tall living room, a mezzanine study and a floating lounge with a fireplace. These spaces use the height and irregular geometry of the rooftop structure to create different settings across the levels.
Playful features and outdoor space
Other features reported by CityRealty include a swing, a climbing wall attached to an original riveted steel column and two terraces. The available coverage does not identify the climbing-wall equipment.

Design details beyond the slide
Lighting is integrated into the architecture rather than treated only as freestanding fixtures. The lighting-design collaborator describes concealed backlit LED troughs, narrow reveals that hide HVAC vents and small spotlights, and lighting behind bathroom mirrors. This approach helps preserve clean surfaces while accommodating building systems and illumination.

The Real Deal reported on June 8, 2026, and CityRealty on June 10, 2026, that the penthouse had entered contract after being marketed for $20 million. A signed contract does not establish that a sale closed.
