The Perpetua, built by Frontier Tiny Homes, is reported to sleep as many as eight people—but only if its standard sofa is replaced with a sofa bed. That maximum packs guests into a 520-square-foot trailer home with two low-ceiling lofts and one shared bathroom, so it describes capacity, not roomy sleeping comfort.
How the Perpetua fits a group
New Atlas reported the Perpetua on December 11, 2024, as a triple-axle trailer home measuring 40 feet (12.2 m) long by 10 feet (3 m) wide, with 520 square feet (48 sq m) of interior space. Those are the dimensions in that dated report, not independently confirmed current builder specifications. The extra width makes the interior more apartment-like than a compact trailer layout, but it also matters for towing: New Atlas says a permit is required on North American roads. Requirements vary by jurisdiction and route, so verify them locally.
Ground-floor sleeping and living
The entrance opens into a living room with a sofa, fireplace, and TV area. The sofa can be exchanged for a sofa bed; that change is necessary to reach the reported maximum of eight. The ground-floor master bedroom has a king-sized bed, storage, standing headroom, and a glass door providing direct exterior access.
Two loft bedrooms
Stairs lead from the main floor to two loft bedrooms connected by a gangway. The report describes one loft as empty and the other as furnished with a bed, cabinetry, and TV. Both lofts have low ceilings, a practical constraint for adults or anyone who needs to sit or move around comfortably.

The kitchen is beside the living room and is reported to include an oven with a four-burner propane stove, microwave, dishwasher, fridge/freezer, sink, walnut butcher-block countertops, cabinetry, and a dining area. A hallway leads from the living room to the bathroom and master bedroom.
There is one bathroom, with a shower, sink, flushing toilet, and washer/dryer. A single bathroom may become a bottleneck when a full group is staying in the house, particularly at busy times.

What “sleeps up to eight” means in practice
The eight-person figure depends on using a sofa bed in addition to the king bed and loft sleeping areas. New Atlas characterizes the maximum as a squeeze. Before planning a stay, confirm the current sleeping arrangement with the builder and consider who will use each space: the ground-floor bedroom offers standing headroom, while the lofts are low-ceiling sleeping areas and the living room becomes a sleeping space when the sofa bed is installed.

The 2024 report describes standard power as a conventional RV-style hookup. Solar power and a composting toilet were optional extras at additional cost, not standard equipment in that account. The same report gave an approximate price of US$140,000 depending on options; this is a historical figure, not a current quote.
