Clean and profile the concrete, address moisture and repairs, then apply a compatible floor-coating system according to its current product instructions. Skipping preparation or using a generic application schedule is a common route to peeling, blistering, and unsafe slickness.
Choose a coating for the shop’s conditions
“Floor paint” can mean products with very different performance. Before buying, establish what the floor is made of and what it will face: vehicle and foot traffic, oil or solvent spills, cleaners, moisture, and wet conditions. Also identify whether the concrete is bare, sealed, previously painted, dusty, cracked, or spalled. Those details determine whether a coating is suitable and what preparation it needs.
Compare the complete system—not just the product name—using the following criteria:
- Traffic rating and abrasion, impact, and chemical resistance.
- Moisture tolerance or breathability, plus the product’s permitted substrate-moisture limits and test methods.
- Surface-profile, primer, and repair-material requirements, including compatibility with existing coatings or sealers.
- Slip texture and the cleaning tradeoffs of a textured or anti-slip finish.
- Application temperature and humidity, mixing instructions, working time, recoat window, and cure and return-to-traffic times.
- Number of components and how damaged areas can be repaired.
Commercial and industrial epoxies are potential options, but a product description is not proof that a coating fits an unknown shop floor. For example, Sherwin-Williams describes ArmorSeal 8100 as a two-component, water-based epoxy for commercial, industrial, and residential use, with chemical and abrasion resistance and a breathable formulation. The page describes it as self-priming over concrete and suitable as a standalone coating or paint-chip receiver; it also says all required components must be purchased. ArmorSeal 650 SL/RC is described as a two-component heavy-duty epoxy that can provide nonslip texture, while ArmorSeal 1000 HS is presented for demanding marine and industrial requirements and resistance to abrasion and chemical attack. Treat these as examples, not endorsements or recommendations for a particular shop.

Get the current product data sheet and safety data sheet for the selected system before work begins. They control substrate suitability, components, application limits, handling, ventilation, personal protective equipment, and when the floor can be used.
Inspect the slab before coating
Check for oil and grease, dirt, dust, laitance, loose concrete, cracks, spalls, and any old paint, sealer, hardener, or curing compound. A coating cannot reliably adhere through contaminants or to a weak layer. Look for signs of a sealer; water beading on concrete can indicate one. Rust-Oleum warns that sealed concrete may not accept the coating covered by its guidance, so do not assume a new coating will bond over an unknown finish.

Dusting or spalling is a substrate problem, not something to hide under paint. Remove weak material and make compatible repairs before coating. If the floor is already painted, verify the existing coating is sound and compatible with the proposed system; do not etch an existing painted surface unless the selected product’s instructions specifically call for it.
Check cure and moisture using the selected system’s method
New concrete must reach the cure required by the coating manufacturer. Rust-Oleum’s cited bare-concrete topcoat instructions require at least 28 days of curing before application. That is a product-specific instruction, not a universal rule; another system may define cure differently.

Moisture checks also vary by product. Sherwin-Williams describes taping a sealed plastic sheet to bare concrete and inspecting it after at least 16 hours. Rust-Oleum’s EPOXYSHIELD instructions use a 24-hour plastic-sheet screening check. Both warn that visible moisture means the source should be located and corrected before coating. These are screening directions, not interchangeable product specifications: use the method and limits for the system you choose, and arrange professional testing if its documentation requires it.
Prepare the surface for adhesion
- Remove contaminants. Degrease oil and grease, remove dirt and dust, and rinse or clean as the product directs. Let the slab dry as required before proceeding.
- Remove loose or failing material. Scrape, wire-brush, sand, grind, or otherwise remove loose concrete and failing coatings using a method appropriate for the substrate and the coating instructions.
- Create the specified surface profile. Smooth concrete may need etching or mechanical preparation. Sherwin-Williams identifies blasting, scarification, or suitable chemical treatment as possible approaches where hardeners, curing compounds, laitance, or other contaminants remain. The required profile depends on the chosen system.
- Repair defects. Fill cracks and voids with a compatible repair material, then allow it to cure as directed. A coating is not a substitute for repairing unsound concrete.
- Confirm readiness. Make sure the slab is clean, sound, dry to the selected system’s requirements, and prepared to its specified profile before mixing coating.
Rust-Oleum’s cited bare-concrete EPOXYSHIELD directions call for cleaning and etching after the specified cure period. That instruction applies to that product’s process; other products may require a different preparation method. Apply the coating according to its label
Once the floor is ready, follow the exact instructions for the complete system. Product requirements may specify different limits for air, slab, and material temperature; humidity; mixing order; pot life; film thickness; recoat timing; and cure before foot or vehicle traffic. There is no single schedule that applies to every floor coating.
- Use the label and current product data sheet for mixing, coverage, coat thickness, and recoat timing.
- Use the safety data sheet for handling, ventilation, and personal protective equipment.
- Keep people and vehicles off the floor until the product’s stated cure and return-to-service requirements are met.
- If a textured or anti-slip finish is needed, confirm the specified additive or system and consider its cleaning requirements.
Troubleshoot peeling, blistering, and slickness

These symptoms can have more than one cause. If the floor has persistent moisture, extensive concrete damage, or an unknown existing coating, ask the coating manufacturer or a flooring professional to assess the substrate and specify a compatible system before work starts.
