Meet HouseZero: The Cambridge Retrofit Designed to Produce More Energy Than It Uses

Harvard’s HouseZero pairs a deep retrofit with natural strategies, a heat pump, solar panels, batteries, and monitoring. Its latest results show why energy-positive performance depends on the measurement boundary—and does not automatically mean zero lifecycle carbon.

Yes—a building can generate more energy than it uses over a defined period, but the result depends on what energy is counted and how the building is measured. Harvard’s HouseZero, a pre-1940s building in Cambridge, Massachusetts, offers a detailed example: it combines demand reduction, natural strategies, efficient mechanical systems, solar power, storage, and continuous monitoring. Its latest reported year showed more photovoltaic generation than total building energy use per square metre, though the project’s accounting boundary matters.

What HouseZero is—and what it is not

HouseZero is the headquarters of Harvard’s Center for Green Buildings and Cities, converted into a monitored research laboratory and retrofit prototype. It is an existing building, not a typical single-family home or a ready-made construction plan. Its performance reflects a coordinated design, site-specific work, and ongoing measurement.

The project sets ambitious goals: almost zero energy for heating and cooling, 100% natural ventilation, 100% daylight autonomy (no daytime electric lighting), and zero carbon emissions, including embodied energy in materials. These are project goals, not a claim that every target is achieved under every condition.

Ali Malkawi, HouseZero’s creator and founding director of the Harvard Center for Green Buildings and Cities, described the project’s purpose in Harvard’s May 23, 2017 announcement: “We want to demonstrate what’s possible, show how this can be replicated almost anywhere, and solve one of the world’s biggest energy problems — inefficient existing buildings.” The phrase “almost anywhere” expresses an ambition; it does not establish that every building, climate, or budget can reproduce the project’s results.

How the building reduces demand and supplies energy

HouseZero’s approach starts by managing the building itself, then uses mechanical equipment and onsite generation to address remaining needs. Harvard describes a combination of thermal mass, radiant surfaces, natural ventilation, a ground-source heat pump, solar electricity, batteries, and extensive sensors.

  • Thermal mass and radiant surfaces: Help regulate interior conditions and reduce reliance on conventional heating and cooling.
  • Operable triple-glazed windows and a solar vent: Support natural ventilation when conditions allow.
  • Ground-source heat pump: Provides heating or cooling during peak conditions rather than serving as the whole strategy.
  • Photovoltaic panels and batteries: Generate electricity and make stored energy available at night or during low-sun conditions.
  • Sensors and data: Track building conditions and energy use so the team can understand and adjust performance.

The broader construction lesson is to reduce avoidable loads before sizing renewable generation. Insulation, air sealing, efficient heating and cooling, ventilation, efficient appliances, controls, and commissioning work together; actual occupancy and operation also affect results. The National Academies’ 2010 review discusses these whole-building measures and their interaction.

What HouseZero produced and used in its latest reported year

Harvard’s latest update covers the sixth full year of operation, June 2025 through May 2026. It reports energy use intensity (EUI)—energy use per square metre of building area—alongside photovoltaic production:

On these reported figures, photovoltaic production exceeded total EUI per square metre. That comparison is meaningful because both figures are reported against total building area for the same year. Harvard also reports that the renewable surplus offsets emissions associated with the primary building structure, excluding technical-equipment emissions, using a calculation based on total load without IT (such as data servers) and plug loads. That separate emissions claim uses an explicitly restricted load boundary; it should not be mistaken for a claim that all lifecycle emissions have been erased.

Why “energy-positive” does not automatically mean “zero carbon”

Energy balance and carbon balance answer different questions. An energy-positive claim compares energy produced and consumed within a stated boundary and period. A lifecycle carbon assessment also considers emissions embodied in materials, equipment and replacements, as well as the emissions associated with energy supplied by the grid.

Harvard’s update summarizes an analysis finding that, even if grid emissions reach zero by 2050, HouseZero cannot achieve a net-zero carbon balance under that analysis. This illustrates why producing more energy than a building uses is not, by itself, proof of zero lifecycle carbon. The result depends on the carbon accounting method and what sources of emissions it includes.

What homeowners and builders can take from the example

HouseZero demonstrates an integrated retrofit strategy, not a universal package. A project’s potential depends on the existing envelope, climate, orientation, roof area and condition, energy loads, operating patterns, utility rules, and the scope of work. HouseZero’s research-lab IT loads also make it unlike an ordinary home.

  • Loads first: Identify heat loss, unwanted air leakage, cooling needs, ventilation requirements, lighting, appliances, and other major energy uses.
  • Site and building constraints: Assess climate, orientation, shading, roof potential, existing construction, and the feasibility of natural ventilation.
  • Systems as a coordinated design: Consider the envelope, heating and cooling equipment, controls, ventilation, renewable generation, and storage together rather than as isolated upgrades.
  • Measurement and commissioning: Confirm that installed systems operate as intended and monitor their performance under actual occupancy.
  • Boundaries and economics: Compare energy figures over the same period and accounting boundary; obtain current local quotes for installation and maintenance instead of assuming a universal payback.
  • Carbon assumptions: Account for grid mix, materials, equipment, and replacement impacts when evaluating carbon goals.

The National Academies’ 2010 review provides historical illustrations of efficiency paired with solar generation, but those cases are not current cost or performance benchmarks. In a Wheat Ridge, Colorado demonstration home, rooftop PV produced 1,542 kWh more electricity than the home used in a reported year, while the home also used 5.7 million Btu of natural gas during that period. The report classified it as a net energy producer on both a site and source basis. A separate Florida experimental home used 6,960 kWh and generated 5,180 kWh from PV over one year, for calculated net use of 1,780 kWh; a conventional comparison home used 22,600 kWh. These specific historical results show how reducing demand and adding generation can change net use, but they should not be generalized to current houses.

How to judge a net-energy claim

When a project says it produces more energy than it consumes, look for the measurement period, area basis, and accounting boundary. Ask whether the figure includes all building loads, whether generation and consumption cover the same period, and whether the claim concerns energy only or also lifecycle carbon. Without those details, “more energy than it consumes” can describe a narrower result than a reader might assume.
