Maylands Suburb Profile: What Are Its Unique Selling Points, and Is It a Good Place to Live?

Maylands combines a Swan River setting, rail access and a walkable heritage town centre. See its housing mix, dated market figures and what to check before choosing a home.

Maylands’ strongest draws are its Swan River setting, rail access to Perth, and walkable town centre, where heritage buildings sit alongside cafes, retail and arts venues. It may suit people who value those features and are comfortable with a varied housing mix and current market costs. Whether it is a good fit depends on the home, street, budget and daily routine.

Where is Maylands, and what makes it distinctive?

Maylands is an inner-city suburb about 4.5 kilometres northeast of Perth, on the northern bank of the Swan River. The Midland railway line serves the suburb. Its location brings together riverside access, public transport and a town centre with a strong local identity. REIWA’s suburb profile says the name appeared on a land-auction poster in 1896, although the reason for the name is uncertain. The suburb’s history also includes clay extraction for brick and tile making and a former Perth airport site.

Heritage alongside contemporary town-centre life

The City of Bayswater describes the town centre as a mix of historic architecture, art murals, bespoke retail and contemporary food and drink. Peninsula Farm is one of the few buildings remaining from the Swan River colony’s early pioneer period. Construction of the former Victorian Institute and Industrial School for the Blind began in 1898; it is now home to WA Ballet. Maylands Hall, built in 1920, houses the West Australian Youth Jazz Orchestra. The council’s Maylands town-centre information gives a sense of how civic heritage and present-day cultural activity overlap.

The 2025 Western Australian planning strategy describes Maylands District Centre as known for food, beverage and arts culture, services and recreation. It identifies parts of Eighth Avenue, Whatley Crescent and Guildford Road as a heritage area and supports appropriately scaled mixed-use development. That is planning intent, not a promise that any particular project will be built. The state planning framework provides the broader context.

What is daily life and transport like?

Maylands’ appeal is partly practical: the station, town-centre services and river are important local destinations, and the suburb has a shared path connection alongside the rail line. The City of Bayswater lists bus routes 42 and 48 from Perth City, route 55 from Bassendean and route 950 from Morley, and says street parking is available in the town centre. Routes and service levels can change, so check current information before relying on a particular connection.

PerthNow has reported trains between Perth City and Midland running every 10 minutes for much of the day and an eight-minute CBD journey. Those are reported service details, not a guarantee for every time or trip. Check the current Transperth timetable for the station, departure time and destination you would actually use. The Perth–Midland shared path is another option for walking or cycling along the corridor. Transperth publishes current service information.

What kinds of homes and households are represented?

The Australian Bureau of Statistics counted 12,577 residents in Maylands in the 2021 Census, with a median age of 36. Census dwelling figures show a notably mixed stock rather than a suburb made up of one housing type.

How much do homes cost?

REIWA’s Maylands profile, updated 7 October 2026, reports a median sale price of $1.25 million based on transactions in the 12 months ending September 2026, and median rent of $780 per week using year-on-year, three-month rolling rental data to the latest completed month. These suburb-level medians are market indicators, not quotes for an individual property. Actual prices vary with dwelling type, size, condition and location; compare current listings that match your needs and budget. REIWA’s profile identifies the reporting periods.

Is Maylands a good place to live?

It may be a strong match if your priorities include a riverside setting, rail access, nearby services and a town centre with heritage character and arts, food and retail. Its mix of apartments, townhouses and detached houses means there are different kinds of homes to consider, but that diversity does not establish that any one option will suit your budget or lifestyle.

The available evidence does not support a comparative safety verdict. PerthNow reported 1,148 offences in 2024, but the available details do not establish the underlying primary data, offence definitions, comparable geography or a per-capita rate. That count alone cannot tell you whether Maylands is safer or less safe than another suburb. For a meaningful comparison, look for current WA Police information using defined, comparable areas and categories.

How to assess a particular home or street

A suburb-wide profile cannot determine the noise, convenience, parking or condition of an individual property. Before deciding, compare the actual address and your regular routes rather than relying only on suburb-level impressions.

  1. Match the dwelling to your needs. Compare type, size, layout and condition; the 2021 Census indicates that apartments, townhouses and houses all make up substantial shares of the local housing stock.
  2. Test the budget against current options. Use listings for homes of a comparable type and condition, not the suburb median alone, and account for your own purchase or rental costs.
  3. Measure everyday access. Check the walking distance from the specific home to the station, shops, river access and other places you expect to visit.
  4. Check the real commute. Look up the current timetable for the time you travel and confirm the full route, including any bus, walking or cycling connections.
  5. Visit at different times. Pay attention to street-level noise, parking, lighting and activity around the home and along the route to your usual destinations.
  6. Use appropriately comparable safety information. If safety is a deciding factor, seek current official data with clear offence definitions and geographic comparisons rather than treating an isolated reported count as a rating.

Maylands’ documented selling points are strongest for people who want an inner-city riverside location, rail and shared-path access, and a walkable centre with cultural and heritage character. A visit and a close look at the specific property are the best ways to decide whether those advantages outweigh its costs and street-level trade-offs for you.
