Realtor.com reported in October 2025 that the larger home was planned at nearly 16,000 square feet and the second at 6,550 square feet. The homes were still under construction when that report was published; their completion and occupancy have not been established by the reporting cited here.
What happened to the Beverly Hills estate?
Realtor.com reported that James bought the property in 2020 for about $37 million, demolished the original house and was developing two homes on separate parcels carved from the original 2.72-acre site. Its account cited planning applications it reviewed. The Times of India later reported the purchase price as $36.75 million; the difference appears to reflect reporting precision, so the commonly rounded figure is about $37 million.
The Times of India’s September 26, 2026 retrospective said construction began in 2023 after planning approvals. Realtor.com’s October 24, 2025 report described the project as still under construction. Neither report establishes that construction is now complete or that James has moved in.
How do the two planned homes compare?
Realtor.com’s October 2025 descriptions portray two residences with different scales and layouts. These are reported plans and features, not confirmed final specifications.

What would the homes share?
Realtor.com reported that the two parcels were planned to share a driveway, motor court and water feature. The plans also listed a 209-square-foot guard house. The report described 10-foot perimeter fencing and an alarm system. The published account does not establish whether every shared feature or security detail was ultimately built.

Who is expected to live in the second home?
That has not been confirmed. Realtor.com noted speculation that the smaller residence might be intended for Bronny James, but did not establish that as its purpose. The reporting cited here does not identify occupants for either home.
