Repair Windows errors before they cause bigger problemsFix Now →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Clear out junk files and repair common Windows errorsFree Scan →If a LiftMaster gate will not open or close, first identify the operator’s exact model and production era, then use its matching manual to check the relevant inputs, settings, battery condition, and safety devices. The steps below use the RSW12UL swing-gate and RSL12UL slide-gate manuals as examples—not universal instructions for every LiftMaster operator. If the gate fails an entrapment-protection test, stop using it until the fault is resolved.
Identify your operator before troubleshooting
Find the model label on the operator and match it to the correct installation and troubleshooting documentation. LiftMaster’s RSW12UL product page separates installation documents for models manufactured before 2022 from a troubleshooting guide for models manufactured after 2022. Switch settings, wiring, diagnostics, and battery instructions can vary by model and production era.
Use the symptom checks below only if they match your operator and manual. The examples are drawn from the RSW12UL swing-gate manual and RSL12UL slide-gate manual. The battery threshold and control settings mentioned here apply only to the specific situations those manuals describe.
Gate closes but will not open
RSW12UL swing-gate checks
The RSW12UL manual lists an active vehicle-loop detector and a low battery with the LOW BATT option set to CLOSE among possible causes. Check the vehicle-detector inputs and the operator’s actual setting against the manual. These are possible causes, not a diagnosis; other models may use different inputs or options.

When the RSW12UL is running on batteries because AC power is unavailable, the manual specifies a minimum of 11.5 Vdc for the cited battery checks. If the batteries are below that level, the manual directs the owner to charge them using AC or solar power, or replace them as appropriate. Do not treat 11.5 Vdc as a general specification for every LiftMaster operator.
Gate opens but will not close
RSL12UL slide-gate checks
The RSL12UL manual lists several possible causes: an active open control or vehicle-loop detector; loss of AC power when AC FAIL is set to OPEN; a low battery when LOW BATT is set to OPEN; an active fire-department input; Timer-to-Close not being set; or an active close entrapment-protection device. Check those inputs and settings in the RSL12UL manual rather than changing settings by guesswork.

If an entrapment-protection input is active, do not bypass it to make the gate close. Find and address the cause using the model-specific instructions. If the cause is unclear, contact a qualified gate professional.
Gate does not stop or reverse when obstructed
A gate that fails to stop or reverse at an obstruction has a safety-function problem. The RSW12UL and RSL12UL manuals identify force adjustment as one possible issue and direct users to perform the manual’s obstruction test and proper force adjustment. They also identify incorrect wiring or a defective photoelectric sensor or edge sensor as possible causes when that device does not stop or reverse the gate.

- Programming Guide: Download the MyQ app onto your phone and set up an account. While setting up in the app, select "Smart Garage Hub" in the devices. Do Not pick Garage Door. Once you select Smart Garage Hub, you will see pictures of various models. Pick the one that looks like the 828LM model and follow the prompts to enter the serial number of the unit off the back. When you get to the prompt, hit "Allow for home data". Other settings can be adjusted later if you want or can remain as default
- Follow the obstruction test and adjustment instructions for the exact operator; do not improvise a force setting.
- Check safety-device wiring only if you are competent to do so and the manual provides the relevant procedure.
- If the manual’s checks identify a defective sensor, replace it only with a device confirmed compatible with the exact operator and safety system.
- Retest the safety device as the manual directs. Do not leave the gate in service if it fails the test.
LiftMaster advises checking for photo eyes or reversing edges at entrapment points and separating pedestrian access from the moving gate’s path. Its gate-safety guidance recommends contacting a local LiftMaster dealer with safety questions. A monitored dual-sided photo-eye such as CPS-OPEN4 is listed as a commercial safety accessory; do not assume it is a compatible replacement for a residential operator. Verify approved devices in the operator’s manual.
Alarm sounds or beeps
Alarm sounds for five minutes or with a command
For the RSW12UL, the manual says an alarm sounding for five minutes or with a command can indicate double entrapment: two obstructions detected within one activation. Correct the obstruction-detection cause first, then press reset as directed by the manual to silence the alarm and reset the operator.

Three beeps with a command
The RSW12UL manual lists three beeps with a command as a low-battery symptom. For the specific case in which the operator is running on batteries without AC power, it calls for at least 11.5 Vdc and directs the owner to charge or replace the batteries as appropriate. Confirm the model and battery instructions before acting on this threshold.

For an RSW12UL dual-gate system, the manual identifies incorrect Bipart switch settings as a possible cause. In that system, set Bipart to ON on the operator that opens second and OFF on the operator that opens first, following the manual. Do not apply this switch instruction to other models or systems.

Quick Recap
| Next step | When it fits | Key constraint |
|---|---|---|
| Check an input or setting | The exact model manual lists an active detector, control, or configuration as a possible cause. | Confirm the input or setting in that manual; do not infer it from another model. |
| Check or replace a battery | The model’s troubleshooting guidance points to low battery and you can confirm the required battery specification. | Battery type and configuration vary. For example, LiftMaster’s SL1000ULC listing describes optional backup using two 12 V, 2.2 Ah batteries; that is not a universal recommendation. |
| Inspect or replace a safety device | The manual identifies sensor wiring or a defective photo eye or edge as a possible cause. | Use only a device approved for the exact operator and retest the safety function after repair. |
| Request professional service | The fault involves unclear entrapment inputs, wiring, force adjustment, or mechanical repair—or the safety test fails. | Keep the gate out of service if its safety function is not working; contact a qualified gate professional or local LiftMaster dealer. |
