Lily Collins’ House Sale: What the Pasadena Flip Means for Her Net Worth

Collins and Charlie McDowell reportedly sold their renovated Pasadena home for $6.13 million, $2.23 million above its reported purchase price. That gross spread is not confirmed profit, a net-worth update, or proof of a house-flipping business.

Lily Collins and her husband, Charlie McDowell, sold their renovated Pasadena home in June 2025 for a reported $6.13 million after buying it for $3.9 million in 2021. That is a $2.23 million gross difference between the reported prices—not confirmed profit, a verified increase in Collins’s net worth, or evidence that she has started a house-flipping business.

What the Pasadena sale actually shows

The property was Case Study House #10, a mid-century home in Pasadena. Architectural Digest reported that Collins and McDowell bought it from actor Kristen Wiig in 2021 for $3.9 million. Architectural Digest and Mansion Global later reported that the couple sold it off-market in late June 2025 for $6.13 million.

Subtracting the reported purchase price from the reported sale price gives a $2.23 million gross price spread. That is a comparison of two reported transaction prices, not a calculation of what the couple kept. The reporting does not establish renovation spending, financing costs, transaction expenses, taxes, ownership allocation, or net proceeds. It therefore cannot establish the sale’s net profit or how much, if at all, Collins’s personal net worth changed.

Renovating a home is not proof of a house-flipping career

Coverage describes Collins and McDowell renovating a historic residence they shared, then selling it several years later. It does not report a new job, a continuing house-flipping operation, or a portfolio of investment properties. Calling this a “new gig” goes beyond what the reported transactions demonstrate.

Vogue’s 2024 home feature describes the couple working with interior designer Emily Farnham. The renovation restored the home’s concrete floors, added a fourth bedroom, and used warm earth tones and Scandinavian-inspired details. Collins characterized the style as “mid-century California meets Scandinavian.”

Why Case Study House #10 is notable

The Pasadena property is more than a celebrity resale. The Los Angeles Times reported that Kemper Nomland and Kemper Nomland Jr. designed the house in 1947. It belongs to the Case Study Houses program, which sought to demonstrate innovative, inexpensive construction in response to the postwar housing shortage.

Vogue recounts that the home made an immediate impression on the couple. Collins recalled their first visit: “We looked at each other, and it was just this overwhelming emotional experience where we didn’t need to say more.” That account frames the purchase as a personal decision about a house, not evidence of a real-estate business strategy.

How the Pasadena sale compares with Collins’s Beverly Hills home

Architectural Digest reported a separate Beverly Hills home sale in 2021. The reported purchase and sale prices also show a gross spread, but the figures do not reveal costs or net profit.

Property Reported purchase Reported sale Reported holding period Disclosed work or context
Beverly Hills home $12.5 million in 2016 (Architectural Digest, 2021) $13.5 million; sale finalized in February 2021 (Architectural Digest, 2021) 2016 to February 2021 Renovation details not stated in the cited report.
Pasadena Case Study House #10 $3.9 million in 2021 (Architectural Digest, 2022) $6.13 million in an off-market deal in late June 2025 (Architectural Digest and Mansion Global, 2025) 2021 to late June 2025 Vogue described a renovation; Architectural Digest reported an expansion of approximately 600 square feet during the couple’s four-year residence, a fourth bedroom, and restored concrete floors.

Both price comparisons are gross spreads. The reported Beverly Hills figures differ by $1 million before costs; the Pasadena figures differ by $2.23 million before costs. Neither comparison establishes realized profit or a change in Collins’s overall net worth.

What is known about Lily Collins’s net worth

A 2022 FirstCuriosity article attributed a $25 million net-worth estimate to Celebrity Net Worth. That is a dated secondary estimate, and the article does not disclose a method that would verify it. It should not be treated as a confirmed current figure. The available home-sale reporting also does not provide enough information to calculate Collins’s net worth or determine how either property affected it.
