To keep a home cooler in India’s increasingly hot summers, start by limiting heat through the roof, walls and windows, then plan shade and ventilation around the local climate. For a new home, these choices work best as one design; for an existing home, roof reflectance, insulation and external shade may be practical upgrades. Passive measures can reduce heat gain, but they are not a substitute for air-conditioning in every climate or circumstance.
How can homes stay cool without relying only on air-conditioning?
Begin with the building envelope: the parts of a home that separate indoors from outdoors. The Bureau of Energy Efficiency (BEE) says its Eco Niwas Samhita Part I sets minimum envelope-performance standards to limit heat gains in cooling-dominated climates and heat loss in heating-dominated climates, while supporting natural ventilation and daylighting. That framing matters in India: a design that blocks unwanted sun should still respond to local needs for daylight, airflow and seasonal comfort.
NITI Aayog’s buildings-sector report calls for wider adoption of climate-responsive design, passive cooling and efficient active cooling in homes and workplaces. These approaches complement one another: reducing heat entering a building can help, while fans or air-conditioning may still be needed depending on outdoor conditions and household requirements.
Which design choices belong in a new home?
In a new build, treat orientation, shade, the envelope and airflow as coordinated decisions rather than separate add-ons. The best configuration depends on the site and climate; the available official guidance does not establish one universally suitable layout or a quantified ranking of measures.

Plan orientation and shade together
Use the site plan to consider where the sun reaches the home and where openings need protection. Roof overhangs, verandas, or other external shading can reduce direct solar exposure. NITI Aayog identifies shading among the climate-responsive measures used across India, alongside courtyards, thermal mass, cross-ventilation and locally sourced materials. These are design options, not a single recipe: their suitability depends on the local climate and the building’s form.
Specify the roof and walls as part of the envelope
Solar control is especially important at the roof. NITI Aayog identifies reflective roofing among relevant measures, and BEE’s residential handbook search result recommends light-coloured or reflective roof finishes. Insulation can also limit heat entering through roofs or walls, but the material and installation need to suit the particular construction. The cited guidance supports insulation as a general measure, not any product-specific performance claim.

Design ventilation for the conditions outside
Plan openings and airflow paths to support ventilation when outdoor conditions are suitable. BEE’s handbook result describes window ventilation as useful when outdoor conditions are similar to or cooler than indoor conditions, especially for night flushing—using cooler night air to remove heat stored during the day. Opening windows is not a universal daytime response: when it is hotter outdoors, ventilation can bring more heat inside.
What can you retrofit in an existing home?
For an existing home, first identify where direct sun and heat are most likely to enter, then consider upgrades that fit the building. Roof work is a common starting point in the official guidance, but a measure’s suitability depends on the roof, local climate and installation constraints.

Consider a reflective roof finish
A light or reflective finish can be a candidate for reducing solar heat absorbed by a suitable roof. Reflective roof coating or cool roof paint is a category to discuss with a qualified local contractor—not an endorsement of a particular brand. Check whether the coating suits the existing substrate and whether surface preparation, waterproofing or other work is needed.
Assess roof insulation and external shade
Roof insulation and external shading may also be retrofit candidates. Insulation needs to match the roof assembly and installation conditions; external shade may be possible where the site and building allow it. Seek local professional advice before work that could affect structural safety, waterproofing or compliance with building rules.

Why does the right approach vary across India?
India’s climates and building conditions differ, so a strategy that is useful in one place may not suit another. NITI Aayog describes a range of vernacular and climate-responsive approaches—including courtyards, thermal mass, cross-ventilation, shading and locally sourced materials—rather than prescribing one design for every region. Consider the local pattern of heat and humidity, the site, construction type and when outdoor air is cooler before deciding how to combine measures.
Rules and implementation are local, too. The Ministry of Housing and Urban Affairs says state governments and urban local bodies implement cool-roof measures, green-building provisions and related regulations through local planning and building bye-laws. Check the rules that apply to the property before designing or carrying out work.

What the available evidence does—and does not—establish
NITI Aayog reported residential air-conditioner ownership at about 8% in 2022 in its 2025 report context. That figure describes ownership, not the cooling performance, cost or savings of any design measure. The official sources cited here identify design principles and policy context; they do not establish a universal temperature reduction, household saving, payback period or product-level result for a particular home.
